Investment Property HELOC Requirements for a Five-Rental Airbnb Portfolio

Investment Property HELOC Requirements for a Five-Rental Airbnb Portfolio

The Quick Read: A home equity line on an investment property is underwritten on you rather than on your Airbnb revenue, so five busy listings do not create borrowing power by themselves. The lender looks at your credit, your debt-to-income ratio, how each property is titled, and how much equity remains after every lien. Subject to lender guidelines, these are the numbers that matter on the investment lines Lendmire arranges through its wholesale network:

  • Credit: a 700 minimum on an investment line. A higher score buys eligibility, not extra leverage.
  • Leverage: a ceiling of 70% CLTV on an investment property, with lines from $25,000 up to a $500,000 maximum.
  • Title: held by you personally or by your revocable living trust. An LLC cannot hold title on the line.
  • Debt: DTI up to 50%, measured on the interest-only payment at the maximum draw.
  • Count: up to three lines and no more than 15 financed properties, so five rentals sit well inside the wall.

Here is the part that surprises most Airbnb owners. The binding limits are almost never property count. They are title, combined leverage, and how much debt your return already shows.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

Seven terms carry most of this topic. Each gets one plain definition here and is used freely afterward.

  • HELOC: a home equity line of credit, a revolving line secured by a property you own, which you draw from as needed.
  • CLTV: combined loan-to-value, meaning all loans against the property added together, divided by its value.
  • DTI: debt-to-income ratio, meaning your monthly debt obligations divided by your documented monthly income.
  • Draw period: the stretch of years when you can borrow from the line and pay interest only.
  • Vesting (title): the name that legally owns the property, whether a person, a trust, or an LLC.
  • DSCR: debt service coverage ratio, meaning a property’s rent divided by its monthly mortgage payment, taxes, insurance, and HOA dues (PITIA).
  • Seasoning: the waiting period between buying a property and refinancing it.

How Does a Lender Read a Five-Rental File?

A HELOC lender reads the borrower first and the collateral second. Five rentals do not become five separate applications. They become one borrower profile with five mortgages, five sets of statements, and one new payment stacked on top.

Here is the sequence a file moves through.

1. Collateral. One of your rentals, or your primary home, secures the line. The line equals value times the CLTV ceiling, minus what is already owed.

2. Title. The property must be vested in you or your revocable living trust. This is the first gate, and many Airbnb owners fail it.

3. Count. You may hold up to three lines, and combined exposure caps run from $750,000 to $2,000,000 depending on the program. A borrower with more than 15 financed properties is ineligible.

4. Credit. An investment line needs a 700 minimum. A single-bureau score keyed to the primary wage earner is used, and the report cannot be more than 90 days old at closing.

5. Documents. Expect filed returns, bank statements, and a mortgage statement for every property you own.

6. DTI. The ratio can run up to 50%, calculated on the interest-only payment at the maximum draw.

7. Funding. At least 75% of the approved line is drawn at closing, so this is not a pure standby facility.

Each draw and each new line shrinks the next one. Qualification rests on credit and DTI rather than rent, so every added loan reduces what is left.

Credit history matters beyond the score. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Investment lines also top out at $500,000, and full appraisals begin only above that size. An investment line therefore usually runs on an automated valuation with no traditional appraisal, although a higher CLTV may call for a second valuation.

How Is Airbnb Income Counted?

Airbnb income counts only as it appears on your filed returns and bank deposits, and usually as the net figure after expenses. A listing that grosses well can look thin on paper once cleaning, platform fees, and depreciation are subtracted.

That is the gap between a busy calendar and a borrowing profile. Platform payout records help tell the story. Underwriters still weigh what the return shows, because the product reads the person, not the property.

Picture an owner with five listings who reports modest net rental income after heavy write-offs. The properties may be excellent. The HELOC file still reads as high debt against modest documented income.

A DSCR loan reads the opposite way. It compares a property’s rent to its own PITIA, so the owner’s return matters far less. That difference explains why many Airbnb investors end up preferring DSCR cash-out for equity access.

Why Does Title Decide So Much?

Title is often the whole conversation. An investment HELOC requires fee simple or leasehold title held by you or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

Many Airbnb owners buy through an LLC for liability reasons. If a rental already sits in an LLC, the line needs a vesting change, and deeding a property out has consequences worth discussing with an attorney first. The alternative is a DSCR cash-out, which can be made to an LLC, subject to program eligibility.

Who holds title HELOC on that property DSCR cash-out
You personally Eligible Eligible
Your revocable living trust Eligible Program-dependent
LLC or corporation Not eligible Subject to program eligibility
Irrevocable or land trust Not eligible Program-dependent

Which of the Five Rentals Should Be the Collateral?

Pick the property with the cleanest title, the most equity after existing liens, and the least friction in the property type. Sometimes that is not a rental at all. Your own primary home can secure the line instead, and its CLTV ceiling is different.

Candidate What helps What hurts
Personally titled rental, low first mortgage Equity at 70% CLTV; automated valuation Short-term-rental use may be restricted
Rental in your revocable trust Eligible title Extra file review
LLC-held rental Strong DSCR candidate Title blocks the line
Primary home Ceiling reaches 90% CLTV, only at a 720-or-better profile Your own home secures the debt
Condotel or resort-style unit Nothing Not eligible

Property type matters for the collateral too. Single-family homes, 2-4 units, townhomes, PUDs, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural properties are not.

A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA. An owner who tested the market on a listing should check that window before applying.

A Five-Rental Worked Example

This scenario uses modeled assumptions and percentages only. It is an illustration, not market data.

Say you own five Airbnbs, all titled personally, each with a first mortgage. Take the one with the most equity. Its first mortgage equals 55% of its value. A 70% CLTV ceiling on an investment property leaves 15% of value as the possible line, and the line cannot exceed $500,000.

Now run the borrower side. Suppose your documented monthly obligations across all five mortgages already sit near 38% of documented income. The new line is tested on its interest-only payment at the maximum draw. If that pushes your DTI past 50%, the file fails, no matter how much equity the property holds.

Because at least 75% of the line is drawn at closing, you carry that payment immediately. A line sized for emergencies would stack onto the DTI test just as a fully drawn one would.

Now read the same property through DSCR. If the cash-out is modeled at roughly 1.2x coverage, the rent covers its own payment, and personal DTI is not the main test. Cash-out ceilings are 70% LTV on short-term-rental collateral and 75% on standard rentals, and about 6 months of seasoning is the common expectation. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

One caution applies. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation.

A practitioner pattern worth knowing: in files like this, the line usually works when the borrower has strong, clean W-2 or business income and modest debt. The same owner with heavy write-offs and a thick mortgage stack often finds the DSCR route cleaner. The decision tends to follow the income story more than the equity number.

Where Does the General Rule Break?

Most of the exceptions come from title, rental use, and lender policy rather than from the five-property count.

LLC-held rentals. The line is off the table without a vesting change. DSCR cash-out is the usual alternative.

New listings. A DSCR short-term-rental path expects about 12 months of hosting history. A newer property may underwrite on long-term rent instead. A HELOC does not use that rent calculation at all.

Rental use restrictions. The CFPB’s HELOC booklet warns that renting your home to other people may be prohibited under the terms of your line. The booklet is written for owner-occupied homes. Short-term-rental use should be checked against the line agreement.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If nightly stays are shut down, the property reverts to long-term rent and the coverage figure goes with it.

Bank policy. Many banks do not offer lines on non-owner-occupied property at all. Others cap how many rentals you own. One BiggerPockets discussion lists a credit union with a three-rental maximum, so a five-property owner can hit a count cap before reaching any program wall.

Availability. Lendmire arranges these lines in 16 full-service states, which is narrower than its 41-market DSCR footprint, including Washington, D.C. State availability can decide the outcome.

HELOC, DSCR Cash-Out, or a Primary-Home Line?

Choose by the income story. Strong personal income with a clean DTI favors the line. Property-level coverage favors DSCR. Title, amount, and structure break the tie.

Factor Investment HELOC DSCR cash-out Primary-home HELOC
Reads You: credit and DTI Property rent vs. PITIA You: credit and DTI
Leverage 70% CLTV on an investment property 75% LTV on standard rentals; 70% on short-term rentals Up to 90% CLTV, only at 720+ credit
Amount $25,000 to $500,000 Up to $3,000,000 on standard programs $25,000 and up
Title You or revocable trust LLC allowed, subject to program eligibility You or revocable trust
Structure 5-year draw, 25-year repayment, floating 30-year fixed spine; 40-year and interest-only through select lenders Two draw structures

On the DSCR side, here is how the numbers typically look. A coverage ratio of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

Credit starts around 620 in parts of the network, with most programs wanting about 660. A 700+ score unlocks the strongest tiers. Short-term-rental files expect a 640+ score. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA.

Past three lines or $500,000 per investment line, a DSCR cash-out on seasoned rentals is the next step. Lendmire’s piece on HELOC lease rules for owners of five or more rentals goes further on the lease side. The complete DSCR loans guide covers the property-level side from the start.

How Do You Stress-Test the Payment?

An investment line runs a 5-year draw followed by a 25-year repayment. Pricing floats across both periods and never converts to fixed. The CFPB’s HELOC explainer notes a draw period can last 10 years, so five years is on the shorter side.

Three stresses matter for five Airbnbs.

  • The repayment step-up. When the draw ends, payments start to amortize the balance. Model that jump before you borrow.
  • Floating pricing. The cost of the line moves with the market, so test your cash flow against a higher payment.
  • Seasonal vacancy across five properties. A soft season hits all five at once if they share a market.

A HELOC also preserves your existing first mortgages and usually carries modest closing costs. That is its real appeal. Many investors use one as acquisition capital, then refinance the new property and pay the line back.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Why Do Portfolio HELOC Files Get Declined?

A decline is most often lender policy, not a verdict on you. Common causes are non-owner-occupied property being excluded, property-count limits, LLC title, and existing liens that eat the CLTV room.

Before applying, work through this checklist.

  • Confirm every rental is titled to you or your revocable trust.
  • Add up all liens on your chosen collateral and measure CLTV against 70%.
  • Pull your credit and confirm a 700 score, since lenders typically look at how recent the report is and the timing varies by file and lender.
  • Compute DTI with all five mortgages plus the new line at the maximum draw.
  • Check each property against the 60-day listing rule in NC, PA, TN, TX, and WA.
  • Gather returns, bank statements, platform payout records, and mortgage statements.
  • Confirm local short-term-rental rules and the rental clause in the line agreement.

If the file fails on title or DTI, the property-level route is often the cleaner tool, because it reads the rent against the loan rather than your debt stack.

Frequently Asked Questions

Can I use an LLC to get a HELOC on my Airbnbs?

No. Title must be held by you or your revocable living trust. LLCs, corporations, and partnerships cannot hold it on the investment line. A DSCR cash-out can be made to an LLC, subject to program eligibility.

How many lines can I hold with five rentals?

Up to three lines, with combined exposure capped between $750,000 and $2,000,000 depending on the program. Owning more than 15 financed properties makes you ineligible. Five rentals sit comfortably under that count.

Does a brand-new Airbnb qualify?

A HELOC does not use the short-term-rental history calculation, so a new listing is not penalized for that reason. DSCR short-term-rental paths expect about 12 months of hosting history.

Do my other four rentals reduce my line?

Yes, indirectly. Their mortgage payments count in your DTI, and any liens on the collateral reduce CLTV room. Each draw and each new line also shrinks what the next one can offer.

Is 75% drawn at closing a requirement?

Yes. At least 75% of the approved line is drawn at closing, so the line behaves more like a loan with a revolving tail than a standby facility. Plan the payment on that basis.

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Every figure above is subject to lender guidelines and full file review, and nothing here is a commitment to lend.

A five-rental portfolio rarely fails on size. It succeeds or stalls on whether the lender is reading you or the property.
