The Quick Read: A HELOC fits when the Airbnb sits in your personal name or a revocable trust, you want to keep the existing first mortgage, and you need cash in stages. A DSCR cash-out fits when the property is in an LLC, the rent is strong, and you want one lump sum for the next purchase. Both depend on lender guidelines and a full file review.
- A HELOC (home equity line of credit) is judged on you: credit and debt-to-income.
- A DSCR cash-out refinance is judged mainly on the property: rent versus the full new payment.
- On an investment property, the network’s HELOC tops out at 70% CLTV (combined loan-to-value, counting the first mortgage plus the line) and $500,000.
- A DSCR cash-out on short-term-rental collateral typically tops out around 70% LTV.
- The choice changes how your next purchase file looks, not just how much cash you get.
The Honest Answer First
Pick the HELOC if you hold the Airbnb personally, your first mortgage is worth keeping, your personal debt load is light, and the next deal needs less than the line size. Pick the DSCR cash-out if the property sits in an LLC, your personal debt-to-income is already stretched, or you want the next lender to see a clean personal file. Neither is better in the abstract. They answer different questions, and the right one depends on title, income proof, and how much cash you need.
How large a line the equity supports in Texas.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 80% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
A HELOC is a revolving line added behind your first mortgage, or placed first on a free-and-clear property. A DSCR cash-out replaces the first mortgage with a larger loan and pays you the difference. DSCR stands for debt service coverage ratio, which compares the rent to the full payment: principal, interest, taxes, insurance, and any HOA dues (together, PITIA). Lendmire is a broker, so the network places both products through select wholesale lenders rather than lending itself. The pillar guide, the complete DSCR loans guide, covers the DSCR side in depth.
Side-by-Side
The table shows typical guidelines across select lenders in Lendmire’s wholesale network. Individual lenders vary, and every file is underwritten on its own.
| Factor | HELOC (investment line) | DSCR cash-out |
|---|---|---|
| Review basis | Your credit and DTI | Rent versus full payment |
| Documentation | Personal income and debts | Property income and lease or STR proof |
| Credit | 700 minimum | Most want about 660; STR files expect 640+ |
| Leverage ceiling | 70% CLTV, investment property | 70% LTV on STR; 75% on standard rentals |
| Size | Up to $500,000 total | Up to $3,000,000 on standard programs |
| Existing first mortgage | Stays in place | Paid off and replaced |
| Funding shape | Revolving; 75%+ drawn at funding | One lump sum |
| Title | Individual or revocable trust only | LLC possible, subject to program terms |
| Property types | SFR, 2-4 units, PUD, townhome, condo | Manufactured, log, barndominium not offered |
| Reserves | Varies by lender | Commonly about 6 months of PITIA; varies |
Two details change the picture. A HELOC counts every financed property you own in your personal debt test, whoever holds title. A DSCR cash-out tests each property on its own rent against its own payment.
What Texas Changes (and What It Doesn’t)
Texas homestead equity rules do not follow you onto a rental. The Texas A&M Real Estate Research Center explains that the state’s home equity rules cover cash-out refinances, home equity loans, and HELOCs secured by a homestead. An Airbnb you rent out is generally a non-homestead transaction. On the network, the 12-day waiting period, the one-lien-at-a-time rule, and the 12-month seasoning requirement bind primary residences only.
There is one trap. If the Airbnb is a former homestead you converted, have title counsel confirm that those rules no longer attach before you assume they don’t.
Texas still brings a few network-specific limits on an investment HELOC:
- The property must be 10 acres or less.
- A property listed for sale, or listed within the past 60 days, is ineligible.
- The minimum draw after funding is $4,000.
Lenders can only count Airbnb income the property can legally earn.
How the Lender Counts Airbnb Income
A HELOC mostly ignores your Airbnb revenue, while a DSCR cash-out depends on it. A DSCR lender wants to see the income through one of three paths: trailing host history such as platform payouts or a 1099-K, a third-party projection, or a fallback to the appraiser’s market-rent schedule.
Short-term-rental files typically expect a 640+ score and about 12 months of hosting history. Many lenders then discount the income. The discount trims income only and never the payment. Run it as a modeled example: gross coverage of 2.0x falls to 1.60x after a 20% factor, while the payment stays put.
Appraisals add a wrinkle. The appraiser’s rent opinion comes on Form 1007 for a single unit or Form 1025 for two to four units. Both were built around monthly leases, so nightly rate times 30 is not a valid conversion. A thin appraised rent can shrink your cash-out even when your equity is large, because the loan is sized at the lower of two tests: the equity ceiling and the coverage ceiling.
Clearing coverage also does not mean the property makes money. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the math, and Airbnb carries more of those than a long-term lease does.
When a HELOC Is the Better Fit
A HELOC wins when the structure of your existing debt is the asset. If you hold a first mortgage you would not want to replace, a HELOC leaves it untouched. A cash-out refinance cannot do that, because it pays the old loan off.
It also suits staged needs. Say you are buying one rental now, expecting a repair bill later, and you may want a down payment for a third deal. A line you can draw on in pieces fits that better than one lump sum. Keep one detail in mind: on the network, at least 75% of the line is drawn at funding, so you start carrying most of it immediately.
The other conditions that favor a HELOC:
- Title. You hold the Airbnb personally or in a revocable living trust.
- Credit. Your score clears 700. Above that, a higher score buys broader lender eligibility rather than more leverage, because the 70% CLTV ceiling on investment property stays the same.
- Size. You need $500,000 or less. An investment line has no tier above that.
- Valuation. Because lines at or below $500,000 ordinarily use automated valuation, an investment HELOC commonly avoids a traditional appraisal. You can still request a full one.
- Debt load. Your personal debt-to-income sits under 50%, calculated on the interest-only payment at the maximum draw.
The line is a second mortgage on the rental, and as Experian notes, missed payments put the property at foreclosure risk. The payment on the line floats, and after the 5-year draw it fully amortizes over a 25-year repayment. Plan the exit before you draw: a refinance, a sale, or rent growth that supports repaying it.
One workaround exists for LLC owners. Borrow against your own home and contribute the funds to the LLC. That avoids the vesting problem but not the debt-to-income hit. On a Texas primary residence, combined leverage caps at 80%.
When a DSCR Cash-Out Is the Better Fit
A DSCR cash-out wins when the property, not your personal file, is the strongest thing you have. LLCs, corporations, and partnerships cannot hold title on the network’s HELOC. A DSCR cash-out can close in an LLC, subject to lender program eligibility, usually with your personal guaranty. Re-deeding a mortgaged LLC property into your own name just to qualify for a HELOC can disturb the existing loan and gives up the entity’s liability separation.
It also fits when your debt picture is crowded. Say you own several financed rentals. A HELOC counts every one of them in your personal debt test, and the network won’t consider a borrower with more than 15 financed properties. A DSCR file tests each rental separately, so owning five financed properties is not a barrier by itself.
Other signs a cash-out fits:
- You need more than $500,000, or one known lump sum for a purchase.
- Your Airbnb has solid hosting history, with coverage that holds after any discount.
- The existing first mortgage is a modest part of your equity picture, or replacing it makes sense for other reasons.
- The property has seasoned. About 6 months of ownership is the common expectation for a cash-out on a recent purchase.
Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better terms and leverage.
A cash-out is not a free pass. It carries the same leverage caps, credit floors, and reserve rules as any DSCR loan, and the property type has to be eligible. Many lenders ask for around 6 months of PITIA in reserves, though that varies by lender, leverage, loan size, and transaction type. Loans above $1,500,000 typically step up to about 9 months.
Buying Again: How Each Choice Shapes the Next File
This is where the two paths diverge most. Your next purchase will be reviewed by a new lender, and your current choice sits inside that file.
A HELOC adds personal debt. It counts in your debt-to-income at the interest-only payment on the full line, even if you haven’t drawn it all. A DSCR cash-out moves the test to the asset. How a given future lender treats that debt in your personal ratios varies, so ask early rather than assume.
A practical sequence for the two-loan path:
1. Confirm title, seasoning, and hosting history on the Airbnb.
2. Choose the structure: a line behind your first, or a replacement loan.
3. Order the valuation. On a DSCR file, the appraisal covers both value and the rent opinion.
4. Receive the funds and set aside reserves for the purchase.
5. Apply for the next purchase with the new debt already in your file.
Run both lenders’ tests before you sign a purchase contract. You can model the next deal on the same ratio: the purchase leverage on most files lands at 75%-80% LTV, and select high-leverage programs reach 85% LTV with roughly a 700+ score. Lendmire’s article Cash-Out vs HELOC vs Delayed Financing When Scaling to 10 Doors goes deeper on sequencing several deals.
Be honest about the limits of this strategy too. A larger down payment lowers the monthly payment and can lift coverage, but it never erases leverage caps, credit floors, or property eligibility. The strongest files have enough equity and enough rental coverage.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
When Neither One Is Right
Sometimes the best answer is to wait. If your hosting history is under a year, STR lenders may fall back to the appraiser’s market rent, and the cash-out can shrink. If the property was just purchased, seasoning may push the refinance out. If the coverage barely clears after the discount, a sale or a smaller draw may beat stretching the leverage. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Balanced Verdict
Choose the HELOC for flexibility when you hold the Airbnb personally, want to keep your first mortgage, and have room in your personal debt ratio. Choose the DSCR cash-out for scale when the property is in an entity, the rent supports a strong ratio, and you want the next file to stay clean.
If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The HELOC side is available in 16 full-service states, Texas included, while the DSCR footprint spans 41 markets, including Washington, D.C.
Frequently Asked Questions
Can an LLC take a HELOC on a Texas Airbnb?
Not on the network. Title must sit with an individual or a revocable living trust, and LLCs, corporations, and partnerships cannot hold it. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead, and the cash-out depends on program terms.
Do Texas homestead rules apply to my Airbnb?
Generally not, if it is a true rental. The Texas A&M Real Estate Research Center ties those rules to homestead property. A converted former homestead is a different case, so confirm with title counsel before you proceed.
Does a DSCR cash-out need my personal income documents?
It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and property eligibility still apply, so it is not a no-documentation loan.
What if my hosting history is short?
Short-term-rental files typically expect about 12 months of history. With less, a lender may use a third-party projection or the appraiser’s market-rent schedule instead. Either can lower the income counted, and a lower income figure can shrink the cash-out.
Is a high coverage ratio the same as positive cash flow?
No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it, so run your own full operating numbers before you borrow.
