Investment Property HELOCs for Landlords Weighing Stock Market Leverage

Investment Property HELOCs for Landlords Weighing Stock Market Leverage

The Quick Read: A landlord can borrow against a rental and put the money into stocks, but the move stacks risk on one asset, and the stock position does not shrink the balance when it falls. On Lendmire’s wholesale network, an investment-property line is a $25,000 to $750,000 product, with investment lines capped at $500,000 and 70% combined loan-to-value (CLTV). Eligibility is subject to lender guidelines.

  • The rental secures the line. A falling stock account does not trigger a margin call, but missed payments put the property at risk.
  • Investment lines on the network need a 700 credit score, cap at 70% CLTV, and top out at $500,000.
  • The payment floats with an index and never converts to fixed, so rent has to cover the line and the first mortgage in a weak year.
  • Interest tax treatment follows how the money is spent, not what secures the debt. Ask a CPA before relying on any deduction. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A landlord sitting on equity and watching a market rally feels the pull. The line is available. The stock account is one click away. What the file looks like on the other side is the subject here, starting with the mechanics and ending with a decision framework.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is an Investment-Property HELOC?

An investment-property HELOC is a revolving credit line secured by a rental you do not live in. Bankrate describes these lines as much less common and harder to get than a HELOC on a primary home. It also notes the process resembles getting a mortgage, since a HELOC is a type of second mortgage.

The usual structure is a draw period with interest-only payments, then a repayment phase of principal and interest, as Experian explains. On the network, an investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats across the draw and the repayment period and never converts to fixed.

Position matters. The line can sit in first or second lien position, so the existing first mortgage keeps its balance, term and payment. That is different from a cash-out refinance, which replaces the first mortgage.

How Underwriting Treats the File, Step by Step

Underwriting looks at the property and the borrower. It does not look at the stock plan. Proceeds are fungible, so a lender reviews equity, credit, rental cash flow, reserves and whether the property fits the program.

1. Equity is measured. Equity is roughly the property’s value minus what you owe. Lenders cap the combined balance of the first mortgage plus the line. On an investment property, the network ceiling is 70% CLTV, and no tier sits above it.

2. Credit is pulled. An investment line carries a 700 minimum credit score. Investment is a two-tier table: 720 and 700 both reach 70% CLTV up to $500,000. Credit above 700 buys no extra leverage on this product.

3. Debt-to-income is checked. The maximum is 50%, and a ratio above 45% requires a 680 score or better. The line is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to draw.

4. Value is established. Because an investment line caps at $500,000, it is structurally in the automated-valuation lane and commonly closes without a traditional appraisal. A borrower can still request a full appraisal.

5. Title is cleared. The individual borrower or a revocable living trust holds title. LLCs, corporations and partnerships cannot hold title on this product. This is the sharpest structural difference from a DSCR loan, and a rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

6. Credit history and exposure are reviewed. A bankruptcy needs 4 years of seasoning. Foreclosure history on investment files follows a 7-year path, with 4 years for a deed-in-lieu, pre-foreclosure or short sale. A borrower is limited to three lines and cannot own more than 15 financed properties.

None of this is a commitment to lend. Lendmire brokers through select wholesale partners and is not the lender. The line is available only in the 16 full-service states where Lendmire operates retail programs, narrower than the 41-market DSCR footprint.

Why Landlords Look at This Move

The pitch is a spread. If the portfolio is expected to earn more than the line costs, the borrowed money adds return. A landlord already thinks in leverage, so borrowing against a rental feels natural.

Yahoo Finance says nearly every financial planner advises against borrowing against equity to invest. The core asymmetry is plain: you cannot know what the investment will do, but you know the lender expects a payment every month.

Here is the practical difference for a landlord. A purchase mortgage buys an asset with its own rent. A line used for stocks buys an asset with no income to the property. The rent has to carry the line, whatever the portfolio does.

Three Risks on One Asset

The collateral problem is the one most competitor explainers miss, so it gets its own section. Three risks sit on the same rental.

Collateral. The rental secures the debt. Schwab notes that if the property’s value falls, you could owe more than it is worth, and missed payments could cost you the property.

Floating payment. The payment is indexed and moves. Interest-only during the draw, then principal and interest in repayment. A payment that fit at closing may not fit when repayment starts.

A fixed balance against a moving position. The stock position can fall while the balance stays put. A recession can hit rents, vacancies, property values and portfolio value at once. These risks are correlated, not independent.

Think of it as one rental holding up three claims. If one weakens, the others tend to weaken too.

Margin Call vs. HELOC: What Actually Changes

A HELOC has no market-triggered margin call. Fidelity explains that a margin call happens when account equity falls below the maintenance requirement, and you meet it with cash, more securities or by selling holdings. If you don’t, the securities can be liquidated involuntarily.

So the HELOC feels safer in a downturn. The lender’s remedies tie to your payments and loan terms, not the stock price. The risk moves to the property. If you can’t pay, the lender can foreclose on the rental.

A securities-backed line sits closer to margin. OneDigital says that if pledged investments fall, the lender can require more collateral, partial repayment or liquidation. Fidelity also says margin costs are broadly similar to home-equity borrowing for many investors, depending on size.

Feature Rental HELOC Margin loan Securities-backed line
Collateral The rental The portfolio The portfolio
Market-triggered call No Yes Yes
Worst outcome Foreclosure on rental Forced sale of holdings Forced sale of holdings
Payment Floats with an index Floats Floats

The Rent-Coverage Stress Test

Before drawing, run the file three ways: base, vacancy and repair. Rent has to cover the first mortgage, the new line, taxes and insurance, with room left for vacancy and repairs.

A DSCR file divides monthly rent by the full monthly obligation, which is principal, interest, taxes, insurance and any HOA dues. A 1.00 coverage ratio is where many select programs start, with stronger ratios opening better leverage and terms. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation.

Picture a landlord whose rent covers the first mortgage with a comfortable margin. Add a line drawn to the maximum. The interest-only payment on that draw is what the lender reviews the file on, and it can push the combined coverage close to break-even. Now add a vacancy month and a roof repair. The stock account may not be the problem. The rental is.

Two points hold in any version of this test:

  • Run the line at the maximum draw, since that is how the lender qualifies it.
  • Run the repayment phase too. The payment steps up when amortization starts.

Good Year, Flat Year, Down Year

The same borrowed amount behaves differently in three years. In a good year, the portfolio gain exceeds the carry cost and the spread works. In a flat year, the portfolio earns nothing and the line still costs interest, so the landlord is paying to stand still. In a down year, the position loses value, the balance stays the same, and the payment still comes due.

Yahoo Finance quotes a planner on the burden of making loan payments while watching the investment fall below the loan amount. If investments don’t perform, you could end up with a net loss. The balance does not shrink when the position does.

This one is a genuine judgment call. A landlord with deep reserves and long horizons can absorb a down year. A landlord whose rent barely covers the first mortgage cannot.

Which Collateral Are You Risking?

A line on the rental risks the rental. A line on the primary home risks where you live. A rental-secured line keeps a loss inside the investment portfolio. Using a primary residence adds downside, because the place you live becomes the collateral.

On this network the two lines also carry different limits. Investment lines cap at 70% CLTV and $500,000 and require a 700 credit score. Primary-residence lines can reach 90% CLTV only at a 720-or-better credit profile, and lines above $500,000 are primary-residence only. Lenders review each file individually, and these ceilings are not available on investment lines. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Tax Treatment: Use of Funds Decides

Tax treatment follows how the funds are used, not what secures the debt. IRS Publication 550 says interest on money borrowed to buy property held for investment is investment interest, deductible subject to a limit. Its allocation example is simple: if 80% of a loan buys stock, 80% of the interest is investment interest.

So interest on a line used for stocks is not a rental expense. Tax treatment varies; consult a qualified tax professional.

Alternatives to a HELOC

The right tool depends on how much cash is needed and what the first mortgage looks like.

Option What it does Main tradeoff
Rental HELOC Adds a line behind the existing first mortgage Floating payment, rental at risk
DSCR cash-out refinance Replaces the first mortgage with a new loan Resets the first-lien terms
Margin or securities line Borrows against the portfolio Market-triggered calls
Selling or saving Uses owned capital No leverage, no new debt

A DSCR cash-out refinance is built on rental income and can be held in an LLC, subject to program terms. Most cash-out files on the network top out around 75% LTV on standard rentals, with about six months of seasoning commonly expected. A HELOC keeps the existing first mortgage untouched, which matters when that loan’s terms are hard to replace. Lendmire’s complete DSCR loans guide covers how a cash-out file is built.

Key Terms Defined

CLTV: Combined loan-to-value, which adds the first mortgage and the line together and divides by the property value.

Draw period: The stretch when you can borrow against the line and pay interest only.

Margin call: A demand to add cash or securities when a brokerage account falls below its maintenance requirement.

Investment interest: Interest on money borrowed to buy property held for investment, which is tracked by how the money is used.

Decision Checklist

This might make sense when:

  • Rent covers the first mortgage and the line at the maximum draw, with reserves left over.
  • The landlord can carry the payment through a down year without selling.
  • The landlord holds title personally or in a revocable living trust.
  • The landlord has reviewed the tax result with a CPA.

Skip it when:

  • Rent barely covers the existing mortgage.
  • The portfolio would need to hit a return target just to pay the line.
  • The rental is deeded to an LLC and a vesting change is not on the table.
  • The payment would only be affordable if the stock position performed.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker and does not lend directly; any illustrative calculator estimate is not a quote.

Frequently Asked Questions

Can I use a rental HELOC to buy stocks?

Lenders underwrite the property and the borrower, not the use of proceeds, so the stock plan is not the test. The file still has to clear equity, credit and rental-coverage review. On the network, an investment line requires a 700 score and caps at 70% CLTV and $500,000, subject to lender guidelines.

Is the interest deductible?

It depends on how the money is spent. Under IRS Publication 550, interest on borrowed money used to buy investments is investment interest and is limited. Tax treatment varies; consult a qualified professional.

What if the market falls after I borrow?

The balance stays the same and the payment is still due. There is no market-triggered call, but missed payments put the rental at risk. A variable payment adds pressure on top of a down portfolio.

Is margin safer than a HELOC?

Neither is simply safer. Margin carries market-triggered calls and forced liquidation. A HELOC removes the call but puts the rental on the line. Which risk is easier to live with depends on reserves and rent coverage.

Can an LLC take this kind of line?

No. On the network, title must be held by the individual or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance might fit instead.
