Investment Property HELOC Requirements for a Short-Term Rental

Investment Property HELOC Requirements for a Short-Term Rental

The Quick Read: A HELOC on a short-term rental is possible, but only a narrow set of lenders offer one, and the line is underwritten on your credit, debt load, and equity rather than on nightly bookings, so the rental’s income matters far less than who holds title. Across Lendmire’s wholesale network, the numbers below apply to investment lines. Every figure is subject to lender guidelines and full file review.

  • Leverage: an investment line tops out at 70% combined loan-to-value (CLTV), and the cap is the same at a 700 score or a 720 score.
  • Credit: 700 is the minimum on an investment line, with no tier beneath it.
  • Size: lines run from $25,000 to $500,000 on investment property.
  • Title: the borrower personally or a revocable living trust must hold title, so an LLC-owned rental does not fit.
  • Alternative: a DSCR cash-out refinance qualifies the property on its rent instead, and it fits LLC-held and heavily financed short-term rentals better.

Key Terms Defined

HELOC: a home equity line of credit, a revolving credit line secured by property you own. You borrow during a set draw period and repay afterward.

CLTV: combined loan-to-value, which adds every loan on the property together and divides by the property’s value.

DTI: debt-to-income ratio, which compares your monthly debt payments to your monthly income.

DSCR: debt service coverage ratio, which compares a property’s rent to its full monthly payment of principal, interest, taxes, insurance, and any association dues.

Automated valuation: a computer-generated estimate of value used in place of a full appraisal.

Interest-only draw period: the early stretch of the line when your required payment covers interest only.

Vesting: how title is held, such as in your own name, in a trust, or in an LLC.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Are the HELOC Requirements for a Short-Term Rental?

The requirements are the same ones that apply to any investment-property line, plus extra scrutiny of how the property is used. Lenders treat a nightly rental as an investment property. NerdWallet notes that these lines are possible but not offered by every lender. It adds that qualification is strict, because lenders see more default risk on a rental than on a borrower’s own home.

Lendmire places these lines through two wholesale programs. One is a higher-leverage program. The other is a longer-runway program, which offers a longer draw option on primary homes. On an investment property, here is what a file generally needs.

Factor Investment-property line
Max CLTV 70%
Minimum credit 700
Line size $25,000 to $500,000
Max DTI 50%
Title Individual or revocable living trust
Valuation Usually automated
Structure 5-year interest-only draw, 25-year repayment

Several details sit behind that table.

  • Credit buys eligibility, not leverage. A 720 score and a 700 score reach the same 70% CLTV ceiling. A score under 700 is not eligible on an investment line.
  • The structure floats. The pricing floats through the draw and the repayment period and never converts to fixed. At least 75% of the line is drawn at closing.
  • DTI uses the full line. Lenders test it against the interest-only payment on the maximum draw, not only on what you borrow.
  • Appraisals are rare here. A full appraisal is required only above $500,000, and an investment line never reaches that size. Most files run on an automated valuation, though a higher CLTV may call for a second valuation.

Those are program-level guidelines. Each file is reviewed individually, and none of this is a commitment to lend.

How Underwriting Treats a Short-Term Rental, Step by Step

A lender looks at you first and the property second. Here is the sequence a file usually follows.

1. Collateral. The line can sit on the short-term rental itself or on a home you live in. The two setups behave very differently, and the section on which property should secure the line covers that choice.

2. Title. The lender confirms that you personally, or your revocable living trust, hold title. This step ends many short-term rental files.

3. Credit. The score must be at least 700. The report must be no more than 90 days old at closing, and the lender does not rescore.

4. Debt and income. The lender runs DTI on your personal income and debts, with the line payment counted at the interest-only amount on the full line. Bookings do not replace this test.

5. Equity. The lender sizes the line from value, the CLTV ceiling, and the balance of any existing loan.

6. Valuation. On a line this size, an automated estimate usually sets the value.

7. Documents. Expect a credit report, income documents, mortgage statements, and title or trust papers. For a short-term rental, lenders may also want evidence of rental history, such as platform payout statements. Exact lists vary by lender.

Nightly income shows up in step 7 as support, not as the qualifying test. That is the main difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

The Consumer Financial Protection Bureau’s home equity line booklet describes the sizing method in step 5. Many lenders take a percentage of appraised value and subtract the existing mortgage balance. The network’s investment ceiling is a 70% CLTV, so the same method applies.

Worked Example: How Much Line Does the Equity Support?

Express the math as a percentage of the property’s value. That keeps it honest, because every property differs.

Start with the ceiling. The 70% CLTV cap means all loans on the property, including the new line, cannot exceed 70% of value.

  • First mortgage at 50% of value: the line can reach roughly 20% of value, if the line-size limits allow.
  • First mortgage at 65% of value: only about 5% of value is left. That may fall below the $25,000 minimum line, which leaves no line to write.
  • First mortgage at 70% of value or more: no line exists at all.
  • Paid-off property: the full 70% of value is available on paper. On higher-value properties the $500,000 line cap binds before 70% does.

A recent purchase usually fails this test. A buyer who put 20% to 25% down has a first mortgage at 75% to 80% of value, which already exceeds the 70% ceiling. Equity-based lines work best on properties that have been paid down or have appreciated. The calculator on this site can illustrate these numbers for a specific property.

Which Property Should Secure the Line?

An investor with several properties often faces this choice. Think of it as a trade between lender fit and personal risk.

Collateral What helps What hurts
The short-term rental Funds stay tied to the asset Narrow lender pool, title limits
Your own home Higher ceilings, broader availability Your residence backs the debt

On the network’s programs, the home you live in can reach a higher ceiling than an investment property. The investment ceiling stays at 70% CLTV. A primary residence line reaches 90% CLTV only at a 720 or better credit profile, and that tier is not available on a rental. Putting your own home at risk to fund a rental is a personal decision. Weigh it against how much cushion the rental’s cash flow actually provides.

Where the General Rule Breaks

Several situations change the answer.

An LLC holds title. A HELOC is a personal loan, so LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a different product. A DSCR cash-out can work for LLC-held rentals, subject to lender program eligibility.

The listing is new. A brand-new short-term rental has no booking record. A HELOC does not depend on bookings, but lenders may still want to see how the property is used. A DSCR cash-out on short-term rental collateral generally expects about 12 months of hosting history.

Local or association rules restrict rentals. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Some line agreements also restrict renting out the collateral, so read yours before you sign.

The property type is not offered. Single-family homes, 2-4 units, townhomes, PUDs, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Resort-style condotel units are the usual surprise for short-term rental owners.

The portfolio is large. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.

The property is listed for sale. In several states the lender will not write a line while a property is listed or was listed within the past 60 days. Those states are IN, NC, PA, TN, TX, and WA.

Credit history has a blemish. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Tax classification and lender classification differ. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction. The IRS applies its own personal-use test to dwelling units, described in Publication 527. A lender’s occupancy label is a separate decision.

Availability is limited by location. Lendmire arranges HELOCs only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint.

HELOC or DSCR Cash-Out: Which Fits the Short-Term Rental?

The two products solve different problems. A HELOC adds a second loan and leaves your first mortgage alone. A cash-out refinance replaces the first loan. Lendmire’s complete DSCR loans guide covers the basics of the second option.

Factor Investment HELOC DSCR cash-out
Reviewed on Your credit, DTI, equity Rent versus the payment
Title Individual or revocable trust LLC possible, per program
Leverage 70% CLTV 70% on short-term rental collateral
Credit 700 minimum Typically 640+ for short-term rental files
Existing first loan Stays in place Replaced
Payment type Floating, interest-only draw Per the loan structure

A few notes on the DSCR column. Cash-out on standard long-term rentals tops out around 75%, and short-term rental collateral is held to 70%. A refinance of a short-term rental generally expects about 12 months of hosting history, a 1.00 coverage floor, and roughly a 640 score. Seasoning of about 6 months is the common expectation on cash-outs. A coverage ratio of 1.00 is where many select programs start, and stronger ratios open better terms.

Clearing 1.00 does not mean the property produces positive cash flow. DSCR compares rent to the full monthly payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the ratio. A HELOC on top of the property changes your cash flow, not the DSCR.

Lendmire’s piece DSCR Loan For Short-term Rental Properties goes deeper on how nightly income is read.

A simple decision path helps:

  • Title in your name or a trust, with solid personal credit and a low first mortgage? A HELOC is worth pricing.
  • Title in an LLC, or a first mortgage close to the ceiling? Move to a DSCR cash-out.
  • A new listing with no hosting history? A HELOC may be possible, while DSCR cash-out waits on the history.
  • Heavy personal debt? The HELOC’s DTI test is the likelier obstacle, and DSCR looks at the property instead.

What Can Go Wrong With a Floating Line

A short-term rental has uneven income, and a HELOC has a payment that moves. Together they deserve a stress test.

At least 75% of the line is drawn at closing, so the interest-only payment starts at a high level. The pricing floats and never converts to fixed. During a slow season, that payment lands on top of the rental’s own mortgage payment. Check that the off-season months still cover both.

The step-up at the end of the draw period is a real risk too. The CFPB’s HELOC brochure warns that payments can jump when repayment starts. It also says lenders can freeze or reduce a line if property value falls or your finances worsen. An undrawn line is not guaranteed liquidity.

The broader market looks different on structure. NerdWallet describes a typical 10-year draw followed by repayment of up to about 20 years. The network’s investment line runs a 5-year draw and a 25-year repayment.

Last, the collateral is at stake. If you cannot pay, the lender can pursue the property that secures the line. When the line sits on your own home, that is your residence.

Frequently Asked Questions

Can I get a HELOC on an Airbnb or VRBO property?

Sometimes, if you hold title personally or in a revocable trust and meet the 700 credit minimum. The line is capped at 70% CLTV and $500,000, and few lenders offer it. The lender underwrites you and the equity, not the bookings.

Does short-term rental income count toward qualifying for a HELOC?

It can support the file, but it is not the main test. A HELOC is underwritten on credit, DTI, and equity. A DSCR loan is the product that qualifies mainly on rent coverage.

Can an LLC take out a HELOC on a short-term rental?

Not on these programs. Title must sit with the individual borrower or a revocable living trust. A DSCR cash-out is the usual alternative for LLC-held properties, subject to program terms.

Do I need a full appraisal?

Usually not. Investment lines cap at $500,000, so they commonly run on an automated valuation. You may request a full appraisal, and a higher CLTV may call for a second valuation.

Is a HELOC the same as a DSCR approval?

No. They underwrite different things. A HELOC approval says nothing about rent coverage, and a DSCR approval says nothing about your personal DTI.
