How a DSCR Lender Reads Airbnb Income With No Local STR History

How a DSCR Lender Reads Airbnb Income With No Local STR History

The Quick Read: When a property has no booking record, a DSCR lender builds the income from outside evidence, usually an appraiser’s short-term-rental analysis, a third-party market projection, or both, then discounts that figure and tests it against the full monthly housing payment. Lack of history rarely ends a purchase, but it narrows which evidence counts.

  • A purchase can run on projected income. A refinance usually needs real hosting history.
  • The appraiser’s rent schedule, the data vendor’s projection, and your own pro forma are three different numbers.
  • Short-term-rental purchases typically reach 75% LTV on the strongest files, with a 1.00 coverage floor on purchases.
  • Clearing 1.00 is not positive cash flow. The ratio compares rent to PITIA only.
  • Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

“No local STR history” can mean three things. The property may never have been listed. The market may have few comparable listings. Or you may be a first-time host in an area you have never operated in. Lenders treat each a little differently, and this article separates them.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

What Is the Lender Actually Trying to Decide?

The lender is asking one question: does this property’s income cover the cost of owning it? That cost is PITIA, short for principal, interest, taxes, insurance, and association dues. A DSCR (debt service coverage ratio) divides the property’s monthly income by that obligation. BiggerPockets offers a simple illustration: projected monthly revenue twice the PITIA produces a 2.00 ratio.

The formula is the same for a long-term rental and an Airbnb. Only the income source changes. A long-term rental has a lease. A new short-term rental has no lease and no bookings, so the lender needs a substitute. Across the wholesale network Lendmire works with, the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Key Terms Defined

PITIA: The full monthly obligation: principal, interest, taxes, insurance, and any HOA dues.

Projection: A modeled estimate of annual revenue, nightly rate, and occupancy, built from nearby comparable listings.

Trailing history: Actual booking income from the past twelve months, shown by platform or management statements.

Rent schedule: The appraiser’s report of market rent, paired with the property value.

Haircut: A discount the lender applies to projected income before running the ratio.

What Evidence Replaces the Missing History?

Three sources can stand in, and lenders trust them in a rough order: actual history first, then appraiser analysis, then a vendor projection.

Source Who produces it Purchase or refinance What the underwriter checks
Trailing history Platform, manager, bank deposits Both; usually needed on refinance Deposits match statements
Appraiser STR analysis Licensed appraiser Mostly purchase Comp quality, local support
Market projection Data vendor report Purchase Comp strength, seasonality

With no history, the usable paths are the appraiser’s analysis and the projection. A refinance generally wants a record of actual bookings. Many lenders also expect around twelve months of hosting experience, and in our network the short-term-rental programs typically expect about that much landlord or host experience, though a professional manager can help in some files.

How Is a Projection Built, and Why Does the Underwriter Push Back?

A projection is a model, not a measurement. AirDNA’s calculator page says its Rentalizer weights nearby comparable listings, layers in seasonality and demand trends, and outputs annual revenue, average daily rate, and occupancy. It also scores how consistent the comps are. A high score means the comps behind the number tell a similar story.

AirDNA’s help center defines revenue as booked days times the nightly rate, including cleaning fees, less discounts and platform service fees. That definition matters. Gross booking revenue is not take-home income.

Opinions on accuracy differ. Vault STR, a vendor with its own interests, argues that the tool can run optimistic and suggests underwriting year one conservatively. Treat that as one view, not a settled fact.

Why the Lender Discounts the Number

A projection is a forecast, so lenders trim it before it enters the ratio. The trim covers vacancy, seasonality, and the chance that the model is too rosy. A statement showing actual past performance is a different animal and is generally treated with more confidence.

The exact discount varies by program, so this article states no figure. What matters for you is the direction. A haircut lowers the income the lender counts. It does not change your payment. And because programs differ, the same property can show different coverage depending on which lender reviews it. Seeing many programs side by side is where a broker earns the fee. Some lenders spell out which income source controls. Others leave it to discretion, which makes the outcome harder to predict.

Why Doesn’t the Appraisal Just Show Nightly Income?

Because the standard appraisal forms were never built for it. McKissock explains that Form 1007 documents monthly market rent for one-unit properties, and Form 1025 covers two- to four-unit properties. Both were designed around leases, not nightly stays. The same article notes that appraisers should not multiply a nightly rate by thirty to get monthly rent, and that the lender makes the final call on income from all sources.

The practical result: a one-unit appraisal often returns a long-term rent figure well below what the property might earn as an Airbnb. That is why many STR files ask the appraiser for a separate short-term analysis, or pair the appraisal with a projection. Your lender should tell you up front which figure it will use.

Worked Example: One Property, Three Scenarios

Run the numbers on a single property, using modeled assumptions rather than market data. Hold the property’s monthly housing payment (PITIA) constant, then see how the strength of the rental evidence changes the lender’s counted income and the resulting coverage ratio.

Scenario Counted income vs PITIA Likely read
Strong comps, projection accepted after haircut Around 1.15x Clears a 1.00 floor
Thin comps, heavier haircut Around 0.95x Falls just short
Lender falls back to long-term rent Around 0.80x Well short

The same building moves from comfortable to short based only on which evidence the lender trusts. That is the whole game with no history.

If the ratio lands under 1.00, there are options a lender may review: a larger down payment (which lowers the payment and can lift coverage), an adjusted loan amount, or a separate select-lender path that takes coverage below 1.00 with leverage and terms adjusted. A larger down payment never erases leverage caps, credit floors, reserve rules, or property eligibility. Qualification stays subject to lender guidelines, credit approval, and property review.

What if Your Market Has Few Comparable Listings?

This is the strongest reading of “no local history,” and it is where projections get shaky. With few comps, the model leans on a small sample, and the comp-strength score drops. Lenders respond in a few ways: they widen the search area, apply a heavier discount, favor the appraiser’s local read, or fall back to long-term rent.

Here is what helps. Ask the appraiser to document the comps they used. Get a quote from a local property manager, whose estimate rests on actual bookings nearby. Run your own file at the long-term-rent number first, so a fallback never surprises you. Honestly, a deal that only works on the most optimistic comp set is not a deal the lender will carry, and it may not be one you should either.

When the Numbers Disagree

Your pro forma, the vendor projection, and the appraiser’s figure will rarely match. Lenders generally anchor to the more conservative, better-documented number, and some choose between the 1007 and the projection at their discretion. HousingWire reports that forcing short-term income through the 1007 can produce artificially low coverage, even in non-QM channels.

The practical move is to choose the program before you commit, not after the appraisal returns. Some programs state which source controls. Those are easier to plan around than programs that decide case by case. Lendmire’s piece How a Short-Term Rental DSCR Lender Sets Rent on a Purchase With No History goes deeper on that choice.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Permit, Zoning, and HOA Gates

Before any income counts, the property has to be allowed to operate as a rental. A permit restriction, a licensing requirement, or an HOA covenant can make a property ineligible regardless of the projection. Lenders may ask for evidence of the permit. Treat this as a pass-or-fail check that comes first.

Property type matters too. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

First-Time Host or Out-of-Area Owner

Experience is a lender question because a new host with no track record adds risk to a projection. In our network, short-term-rental programs typically expect about twelve months of host experience, with a 640 credit score as the usual minimum for these files. A professional management arrangement can help, since a manager’s numbers rest on actual bookings.

Purchase leverage on these files typically tops out at 75% on the strongest files, with refinance and cash-out around 70% on short-term-rental collateral. Loan sizes run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, and loan size, and are commonly around six months of PITIA. If you are weighing a cash-out to buy elsewhere, Lendmire’s guide How to Cash Out an Airbnb to Buy Out of State With No Local History covers that path.

Which Path Are You On?

Your situation Typical evidence What to prepare
Buying, never listed Appraiser analysis, projection Comps, manager quote
Converting a long-term rental Projection plus lease history Permit proof, comps
Buying an operating Airbnb Seller management statements Statements, deposit match
Refinancing Twelve months of actual history Platform reports, bank statements

For an operating property, seller statements showing real performance can beat a projection. After closing, start building your own record. Twelve months of clean statements makes the next refinance far simpler.

What a DSCR Pass Does Not Mean

A 1.00 ratio is not positive cash flow. DSCR compares income to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A thin ratio in a seasonal market can leave you covering gaps out of pocket. Many select programs start at 1.00, while stronger ratios open better pricing and leverage. For the full framework, see the complete DSCR loans guide.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I use Airbnb income with no operating history?

Often yes on a purchase. The lender counts an appraiser’s short-term analysis, a market projection, or both, after discounting. A refinance usually needs actual history. Eligibility depends on the program, the property, and lender guidelines.

Do lenders just take the AirDNA number?

No. The figure is generally discounted, and some programs lean on the appraiser’s number or the long-term rent schedule instead. The lender chooses which source controls, so ask before you apply.

What happens if the appraisal comes back low?

The ratio drops with it. Options a lender may review include more down payment, a smaller loan, or a select-lender path that takes coverage below 1.00 with leverage and terms adjusted. None is guaranteed.

Does a thin market hurt my chances?

It can, because few comps weaken the projection and may trigger a heavier discount or a long-term-rent fallback. A local manager’s estimate based on real bookings can help support the file.

Is a 1.00 ratio the same as making money?

No. The ratio ignores repairs, vacancy, management, utilities, and capital expenses, so a property can clear 1.00 and still cost you money each month.
