How to Finance a First Airbnb With No Rental History

How to Finance a First Airbnb With No Rental History

The Quick Read: On a purchase, you can finance a first Airbnb with a DSCR loan even without booking history, because the loan is reviewed on the property’s projected short-term rental income rather than your own income. Select lenders in Lendmire’s wholesale network typically accept a third-party projection or an appraiser’s short-term-rental analysis in place of a track record. Approval still depends on the lender, your credit, the property and the file. (“Rental history” here means the property’s booking record, not landlord references from a past tenancy.)

  • A purchase can lean on projected income; a refinance of an operating rental usually wants actual platform history.
  • Short-term-rental purchases typically reach up to 75% LTV on the strongest files, with a credit score of about 640 or higher.
  • The coverage ratio divides projected rent by the full monthly housing obligation, and 1.00 is where select programs start.
  • Clearing the ratio is not the same as positive cash flow.
  • Local short-term rental rules sit outside the lender’s math, so check them before you go under contract.

What Lenders Use Instead of Booking History

A first-time host has no calendar to show. Lenders fill the gap with outside evidence about what the property should earn. Across the wholesale network, three kinds of evidence show up.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Evidence What it is What to watch
Third-party projection Modeled revenue from similar nearby listings Quality depends on the comp set
Appraiser STR analysis Appraiser’s short-term-rental income opinion Often replaces a long-term rent schedule
Long-term market rent Standard rent estimate Usually understates STR income

The most common projection tool is AirDNA’s Rentalizer. Its help documentation explains that it estimates revenue, average daily rate and occupancy from similar active listings within a 10-mile radius. The estimate is a weighted average of those comparable properties’ past performance. Comps are chosen by proximity and by bedroom, bathroom and guest-count similarity.

The figure is a model, not a promise. Most programs place a file with a projection only when the comp set is tight and consistent. Programs differ on which evidence they accept. Some lenders in the network prefer the appraiser’s analysis. Others want both. A few fall back on long-term market rent when no short-term evidence is available, which can shrink the number and the coverage.

How Underwriting Treats the Projection, Step by Step

1. Pick the evidence. The lender decides whether it will use a projection, an appraiser’s analysis, or both.

2. Build the income figure. Revenue from a projection typically includes nightly rates and cleaning fees, minus discounts and service fees. AirDNA’s revenue methodology says Airbnb host fees are not included.

3. Apply an adjustment. Because short-term rentals cost more to run than long-term ones, lenders usually apply an expense or haircut factor to the projected figure. The size varies by lender, so ask before you order anything.

4. Divide by the monthly obligation. Coverage equals the adjusted monthly income divided by principal, interest, taxes, insurance and any HOA dues.

5. Test the loan-level items. Credit score, leverage, reserves, property type and ownership structure all get reviewed separately.

6. Order the appraisal. The appraiser may provide a short-term-rental analysis. A long-term rent schedule (Form 1007 for a single-family home) often understates short-term income, so it is commonly supplemented or replaced.

Here is the point many first-timers miss. DSCR compares rent to the monthly obligation only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation. A property can clear 1.00 and still lose money in a slow month.

The Coverage Math: Three Outcomes on One Property

Consider one modeled short-term-rental purchase, run three ways. The inputs are illustrative assumptions, not market data, and the point is the pattern.

Outcome Adjusted income vs. obligation What it means
Strong projection Coverage near 1.3x Room for leverage and pricing options
Thin projection Coverage just above 1.00 Qualifies for fewer programs, little cushion
Weak projection Coverage below 1.00 Needs a different structure

On the weak outcome, there are paths to review. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. No-ratio structures exist only through select lenders, generally for borrowers who already own a primary residence. Every one of these is subject to lender guidelines, credit approval and property review.

A larger down payment lowers the monthly obligation and can lift the ratio. It does not erase the leverage cap, the credit floor, reserve rules or property eligibility. The strongest files pass both tests: enough equity and enough rental coverage.

Key Terms Defined

  • DSCR: the ratio of a property’s income to its full monthly housing obligation.
  • PITIA: principal, interest, taxes, insurance and HOA dues where they apply.
  • Projection: a modeled revenue estimate built from comparable listings.
  • Haircut: a percentage reduction a lender applies to projected income.
  • Comp set: the group of similar listings behind a projection.
  • Seasoning: the time you must hold a property before certain refinances.

Loan Routes Compared

Route Reviewed on Counts projected STR income? Main trade-off
DSCR purchase Property income Often, lender-dependent Fewer lenders honor projections
Conventional investment Personal income Usually not without history Income and property-count limits
Bank-statement loan Documented deposits Not tied to the property Different pricing and documentation
Owner-occupied house-hack Personal income Generally no Requires living in the home

DSCR is not automatically the right call. A W-2 buyer with one rental and clean traditional personal-income documentation may find a conventional loan costs less, provided the lender will count the income. For a buyer whose personal income is hard to document, or who holds property in an entity (subject to lender program eligibility), the property-income route is often the practical one.

Purchase vs. Refinance

A purchase can use projections because no history exists yet. A refinance on an operating rental behaves differently. Select lenders in the network typically want about 12 months of hosting history for short-term-rental files, and refinance leverage is lower. On refinances, short-term-rental leverage runs up to about 70%, and a cash-out on short-term-rental collateral tops out at 70%. A purchase on short-term-rental collateral reaches up to 75%.

That sequencing is a strategy. Buy on the projection now, build a booking record, and refinance later on actual numbers. It makes sense when the property’s real performance is likely to beat the modeled figure. It makes less sense if your cushion is already thin.

Before You Make an Offer

A strong projection can’t cure a permit problem. Walk through this list first:

  • Legality: permits, zoning and any licensing requirements.
  • HOA and condo documents: many restrict short stays.
  • Insurance: confirm the policy covers short-term use.
  • Projection quality: AirDNA’s calculator describes a Comp Set Strength score that shows how consistent the revenue is across the comps. A weak score is a warning.
  • Property type: manufactured homes, log homes and barndominiums are not offered in these DSCR programs.
  • Reserves: commonly around 6 months of PITIA, though they vary by lender, leverage and loan size.

A quick sanity check on price: AirDNA’s yield analysis puts the average U.S. Airbnb yield (annual revenue divided by price) at about 9%, with high-demand urban or coastal areas nearer 5-7%. Treat it as a screening gauge, not a lender rule. If a projection implies a yield far above those ranges, ask why.

What If the Numbers Don’t Work?

Work the levers in order of impact:

1. Lower the price or pick a different property. This moves coverage the most.

2. Increase the down payment. It lowers the obligation, within the leverage caps.

3. Tighten the comp set. A custom comp set can produce a more defensible projection.

4. Strengthen credit. Scores of 700 and up open the strongest leverage tiers across the network.

5. Change the structure. Interest-only periods and extended terms are available through select lenders in the network.

6. Consider a sub-1.00 path. It is available through select lenders in the network, with leverage and terms adjusted.

If you keep reaching for structure to make a deal work, revisit the property itself. A loan feature should support a good deal, not rescue a weak one.

Which Route Fits Which Borrower

  • First-time investor, no other property: projection-based DSCR is usually the main lane. Expect about 12 months of hosting history to be a typical expectation on some files, so ask how a lender treats a true first-timer.
  • Owns a primary residence: has more options, including select no-ratio paths, subject to lender guidelines.
  • Self-employed with complex returns: property-income qualification avoids relying on traditional personal-income documentation for income, though credit, assets and reserves still matter.
  • High traditional employment income, one rental: compare conventional first. The cost may be lower if the lender counts the income.

From the broker’s chair, the pattern repeats. Files stall less on the ratio itself than on a lender that won’t accept a projection. Asking how a lender handles a no-history purchase, before paying for an appraisal, saves the most wasted effort.

Documents to Prepare

  • Purchase contract and property details.
  • The projection report or the appraiser’s rental analysis.
  • Proof of assets for the down payment and reserves.
  • Credit authorization.
  • Entity documents, if buying through an LLC (subject to program terms).
  • Insurance quote for short-term use.
  • HOA rules, if applicable.

Common Mistakes

  • Treating the projection as guaranteed income.
  • Reading a ratio above 1.00 as positive cash flow.
  • Skipping the HOA and permit check.
  • Using a thin comp set that inflates the number.
  • Assuming every lender accepts projections.
  • Forgetting that credit and reserves still get reviewed.

Frequently Asked Questions

Do I need Airbnb experience to buy my first one?

Not always. On a purchase, select lenders accept a projection or an appraiser’s analysis in place of experience, though some programs expect about 12 months of hosting history on short-term-rental files. Ask each lender how it treats a first-timer.

Can I use a projection on a property I haven’t listed yet?

Yes, on a purchase, with lenders that honor projections. The projection typically comes from a comp-based report or an appraiser’s analysis. Not every lender accepts one, so confirm before ordering.

What if the lender uses long-term rent instead?

Coverage may come in lower, because long-term rent usually understates short-term income. Ask whether the lender will use short-term evidence, or look at a program that does.

Can I use a DSCR loan for a short-term rental purchase?

Owner-occupant loan programs generally require you to live in the home, so a pure rental purchase usually moves to DSCR, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A house-hack where you occupy the property is a different path.

What happens if bookings come in below the projection?

The loan terms don’t change, but your cash flow can. Stress-test the purchase against lower occupancy before closing, and keep reserves beyond the minimum. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
