How to Find a DSCR Lender That Qualifies Your First Airbnb on STR Income

How to Find a DSCR Lender That Qualifies Your First Airbnb on STR Income

The Quick Read: The right lender for a first Airbnb is the one whose guidelines count projected short-term-rental income on a purchase, so screen lenders on how they treat income before you compare price, because a lender that wants a full year of history or only long-term rent cannot qualify you on STR income.

  • A first-time host has no booking history, so the lender needs another income source: an appraiser’s STR analysis, a third-party projection, or both.
  • Lenders discount projections instead of taking them at face value, and the discount differs from lender to lender.
  • Across Lendmire’s wholesale network, short-term-rental purchases typically reach up to 75% LTV with a 640 minimum score, subject to lender guidelines.
  • Legality comes first. Strong projected income does not override a local ban or an HOA prohibition.

How Does DSCR Underwriting Treat a First Airbnb?

A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The test divides qualifying monthly income by PITIA: principal, interest, taxes, insurance, and HOA dues. Your W-2s and personal debt-to-income ratio are not the center of the file.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

A long-term rental has a lease to point to. A first Airbnb has nothing. That is the whole problem, and it is why lender choice matters more here than on a standard rental.

Underwriting a short-term rental purchase with no history follows this order:

1. The lender confirms the property can legally operate as a short-term rental.

2. The lender picks an income source it will accept: appraiser analysis, a projection report, or both.

3. The lender applies its own discount to that income.

4. The lender divides the result by PITIA to get the coverage ratio.

5. The lender reviews credit, assets, reserves, and property eligibility on top of the ratio.

Step three decides most outcomes. Two lenders can look at one property and one projection and produce different ratios, because each applies its own factor for vacancy, platform fees, and seasonality.

One caution on the math. Clearing 1.00 is not the same as positive cash flow. The calculation compares income to PITIA only. Repairs, vacancy, management, utilities, furnishing, and capex sit outside it. Commercial borrowers sometimes see DSCR defined as net operating income over debt service. Residential investor programs typically use gross qualifying income over PITIA, so confirm which version a lender uses before comparing ratios.

For the general framework behind all of this, Lendmire’s complete DSCR loans guide covers the program from the ground up.

Key Terms Defined

DSCR: the debt service coverage ratio, which compares qualifying monthly income to the full monthly housing obligation.

PITIA: principal, interest, taxes, insurance, and association dues, the denominator in the ratio.

Qualifying income: the income figure the lender actually uses after its discount, which may be lower than the projection you pulled.

Projection report: an address-level estimate of what a property could gross as a short-term rental, built from listing and market data.

Trailing history: documented actual income from a property that already operates as a short-term rental, usually shown through platform reports, manager statements, or bank deposits.

Haircut: the discount a lender applies to projected income before it divides by PITIA.

Which Income Evidence Will a Lender Accept?

For a first purchase, three routes exist. A lender may accept one, two, or all three, and that policy is what you are screening for.

Route When it applies Where it breaks
Appraiser STR analysis Purchase, no history Needs a qualified appraiser and comps
Projection report Purchase, no history Thin markets, new listings run optimistic
Actual trailing history Property already hosting Not available for a first purchase from a non-host

On a purchase, history belongs to the seller or does not exist, so the first two routes carry the file. On a refinance, actual history tends to replace projections. That is why a first-time buyer should expect the underwriting to look different once the property has a hosting record of its own. Lendmire’s piece Can an Airbnb Cash Out When the Lender Discounts Its Income? picks up that later stage.

Projection tools deserve a clear-eyed read. AirDNA describes its Rentalizer as an address-level estimator of what a property would gross as a short-term rental. An independent review at One More Door says the tool draws on scraped Airbnb and Vrbo listing data plus partner data. Treat the output as an input, not a verdict. If a deal only works at the full projection, it may not survive a lender’s discount.

What Can the Appraisal Form Do, and What Can’t It?

The standard rent schedule forms were built for monthly leases. Form 1007 covers one-unit properties, and Form 1025 covers two to four units. McKissock, an appraiser-education provider, explains that Form 1007 estimates monthly market rent and that lenders ultimately decide how income, including STR income, is treated.

A conventional-lending notice from Fannie Mae, hosted by the Nevada Real Estate Division, says the same about the form’s purpose: it documents estimated monthly market rent. That notice is useful as contrast only. It describes conventional lending, not how DSCR files work.

An appraisal management company, Class Valuation, goes further. It argues Form 1007 cannot support STR income and reports that state boards have disciplined appraisers who put STR income on it. That is one company’s position, but it matches the practical point: an appraiser should not multiply a nightly rate by thirty and call it market rent.

What this means for your file:

  • A lender that orders a Form 1007 and stops there is giving you a long-term rent number.
  • A lender that wants a narrative or going-concern style STR analysis is built for your situation.
  • On a two-to-four-unit property, expect the appraiser to add nightly comparable data or an addendum, because Form 1025 assumes monthly leases.

When the appraisal and the projection disagree, ask the lender which number controls before you pay for either. That one question can save a file.

Worked Example: One Property, Three Lenders

These numbers are illustrative modeled assumptions, not market data. Picture a property where the projection report, taken at face value, produces a coverage ratio of 1.30x against PITIA.

  • Lender A credits 90% of the projection. Coverage lands near 1.17x.
  • Lender B credits 80% of the projection. Coverage lands near 1.04x.
  • Lender C only counts supportable long-term rent. Coverage lands near 0.85x.

Same house. Same projection. Three different answers.

Lender A and Lender B both clear 1.00, though Lender B has little cushion. Lender C comes in below 1.00. Here is where the structure matters. A 1.00 ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted, and it is reviewed against credit, reserves, and property. Qualification stays subject to lender guidelines.

Now add the down payment. Putting more down lowers the monthly obligation and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Run this exercise on any deal before you make an offer. Compute coverage on the projection and again on supportable long-term rent. If only the first one works, you need a lender that credits projections with a modest discount, and you need to know that before contract.

Four Lender Types to Sort Into Before You Apply

Most lenders fall into one of four groups. The group matters more than the advertised price.

Lender type How it treats a first STR What you’ll hear
Projection-friendly Accepts appraiser analysis or projection Asks for report and comps
History-required Wants a full year of hosting records Asks for platform statements
Long-term-rent only Reviews income on a monthly lease figure Asks for a Form 1007
Experience-gated Wants prior hosting or landlord record Asks about your portfolio

The first group is where most first-time hosts need to land. The second and third groups can still finance the house, but they cannot qualify it on STR income. The fourth group sets a gate on you rather than on the property.

A wholesale network helps here because one broker sees many lenders’ guidelines at once. Across the network, most short-term-rental programs expect about 12 months of landlord or host experience, and how a lender treats a borrower without it varies by lender. That gap is the most common friction point for a first Airbnb, so raise it on the first call.

The Shopping Sequence

Run the screen in this order. Price comes last.

1. Confirm STR income counts at all. If the lender qualifies only on long-term rent, stop. It cannot qualify a first Airbnb on STR income.

2. Confirm which evidence it accepts on a purchase. Appraiser analysis, projection report, or both.

3. Ask what discount it applies. The factor changes your ratio more than almost anything else on the file.

4. Ask which income drives the qualifying ratio. Some programs fall back to long-term rent if the STR number is thin.

5. Check experience rules. Ask whether the program expects prior hosting or landlord history and how it treats a first-time host.

6. Check market limits. Some lenders restrict STR lending in thin, rural, or highly seasonal markets.

7. Compare leverage and terms last. On the network’s short-term-rental programs, purchases typically reach up to 75% LTV, refinances land around 70%, and a cash-out on short-term-rental collateral tops out at 70%. Scores of 640 and up are typical. Coverage floors are 1.00 on purchases and refinances. All of it is subject to lender guidelines.

Loan sizes on standard programs run up to $3,000,000. Reserves vary by lender, leverage, loan size, and transaction type, and a common starting expectation is about six months of PITIA.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What to Ask on the Call

Use this table as a script. A vague answer to any row is a signal.

Question Good answer Red flag
Do you accept projected STR income on a purchase? Yes, with a named method Only with 12 months of history
Which source do you accept? Appraiser analysis or projection Long-term rent only
What discount applies? A stated factor or process We’ll see after the appraisal
Which income sets the ratio? STR with long-term fallback Unclear
Any first-time host rules? Clear experience policy No answer
How do you verify zoning and HOA? Written confirmation step Left to the borrower

Ask the discount question before you pay for an appraisal. The appraisal is the first real cost on the file, and a lender that cannot explain how it will use the result is a lender to leave.

Check Legality Before You Make an Offer

A coverage ratio means nothing on a property that cannot legally host guests. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

AirDNA says its tool page checks zoning, permit, registration, and HOA rules for an address, which makes it a reasonable first screen. It is not a legal opinion. Read the HOA documents and confirm with the local authority before contract.

Property type is the other gate. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs, so a cabin-style purchase needs a different structure than those.

Why First-Airbnb Files Get Declined

Most declines trace back to a short list.

The lender never credited projections. The borrower found out after paying for the appraisal. Fix it by asking the screening questions first. Lendmire’s walkthrough of a DSCR loan denied because the lender would not use Airbnb income shows how that plays out.

The discount took coverage below the floor. If the ratio sits under 1.00 after the lender’s factor, the options are a lower-leverage structure, a larger down payment, or a select-lender path for coverage below 1.00, with leverage and terms adjusted.

The experience gap. If a program expects hosting or landlord history you lack, ask whether another lender in the network handles first-time hosts differently. Another option is to build a record on a long-term rental first.

Optimistic projections on a new listing. Projections for brand-new listings in thin markets tend to run high. The lender’s appraisal then comes in lower.

Reserves and credit. Personal income is not the focus, but credit, assets, and reserves are still reviewed. A 640 score is the entry point for short-term-rental programs, and stronger tiers need more.

Documents to have ready: entity papers if you buy through an LLC (subject to lender program eligibility), credit authorization, bank statements showing reserves, the purchase contract, insurance quotes, and the income evidence the lender asks for.

When DSCR Is the Wrong Tool

A DSCR loan is for investment use. If you plan to stay in the property yourself, it is the wrong product. DSCR loans are designed for non-owner-occupied investment properties, and because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage.

It is also the wrong tool when the deal needs the full projection to work with no cushion. In that case, another property, a lower price, or more down is usually a better fix than a different lender. Conventional financing can suit a borrower with strong documented personal income, though conventional lenders commonly discount STR income or want a rental record, which blocks many first-time hosts.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a first Airbnb with no hosting history qualify for a DSCR loan?

Yes, with a lender that accepts projected income on a purchase. The income typically comes from an appraiser’s STR analysis, a projection report, or both. Lenders discount the projection, and a first-time host should ask how each lender treats a borrower without hosting experience.

Will the AirDNA number be my qualifying income?

Rarely at full value. Lenders apply their own discount to projections before dividing by PITIA. If your deal works only at the full estimate, it may fail the lender’s review, so run it at a discounted figure and on long-term rent as well.

Can the appraiser use Form 1007 for an Airbnb?

Not as the income support. Form 1007 estimates monthly market rent for one-unit properties, and Form 1025 covers two to four units on the same monthly-lease assumption. STR appraisals typically use a separate narrative or nightly-comp analysis.

What if the ratio comes in below 1.00?

The file can still be reviewed. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Credit, reserves, and property review all matter more at that level.

Does a strong DSCR mean the property is profitable?

No. The ratio compares income to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it, so a property can clear 1.00 and still run thin.

Next Steps

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. As a mortgage broker arranging financing through select lenders in its wholesale network across 41 markets, including Washington, D.C., Lendmire can screen lenders against the questions above. Loan terms are subject to lender guidelines and credit approval. This is not a commitment to lend.

A first-time host who asks one extra question before ordering the appraisal, namely which income source the lender will actually use, avoids the most expensive mistake on these files.
