The Quick Read: A DSCR loan fits an investor who wants the property’s rental income to carry the file, and it works with either an LLC or a personal name, subject to lender guidelines. A business loan (a term loan, line of credit, or SBA product) fits an investor whose operating business is the story. Pure investment rentals rarely suit SBA programs.
- A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
- A business loan underwrites you and your operating business, so the file looks very different.
- LLC or personal name changes liability and paperwork. It does not change which product fits.
- On short-term rental collateral, select lenders in the network typically go up to 75% LTV on a purchase and about 70% on a cash-out or refinance.
- Expect a 640 minimum score and about 12 months of hosting experience on most STR files.
The Honest Answer First
Most Airbnb investors buying or refinancing a house, condo, or small multifamily end up in a DSCR loan because the asset is real estate, and the rent is the thing being underwritten. A business loan makes sense when you run a hospitality operation and need working capital, such as software, marketing, or furnishings.

Short-term rental income is documented with a 12-month history or a market data report. Program parameters update from Lendmire’s centralized guideline source.
As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
The LLC question is separate. Many investors hold in an LLC for liability separation. Others close in a personal name for a simpler file. Across the wholesale network, both can work, depending on program guidelines. The product choice and the vesting choice are two decisions, not one.
One wrinkle on terms: “business loan” means two things. A DSCR loan on a rental you don’t live in is already a business-purpose loan. A “business loan for an Airbnb” usually means a different product, like a term loan, line of credit, or SBA loan. This article compares the second kind against DSCR.
Side-by-Side
The business-loan column reflects published industry norms. Individual lenders differ.
| Factor | DSCR Loan | Business Loan |
|---|---|---|
| Review basis | Property rent vs. full housing payment | Business plan, credit, other income |
| Documentation | Rent evidence, credit, assets, entity papers | Business and personal financials, tax records |
| Property types | Eligible 1-4 unit and condo rentals | Varies by product and lender |
| Entity vesting | LLC or personal, per program | Usually the business entity |
| Use of funds | Property purchase or refinance | Can include working capital |
| Reserves | Commonly around 6 months of PITIA | Varies widely by lender |
| Timeline | Set by the file and the lender | Set by the product and lender |
| Guaranty | Personal guaranty common on LLC loans | Personal guaranty common |
PITIA means principal, interest, taxes, insurance, and association dues. It is the full housing payment lenders compare rent against.
How Each Loan Reads Your Airbnb
DSCR stands for debt service coverage ratio. You divide the property’s monthly income by its PITIA. Clearing 1.00 means rent covers that payment. It does not mean positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
For a short-term rental, the income evidence usually comes from one of three places: a market-data projection (common on purchases with no history), roughly 12 months of actual platform or bank-statement history (common on operating properties and refinances), or an appraiser’s rent analysis. Select programs start at 1.00 coverage. Separately, a select-lender path accepts coverage below 1.00 with leverage and terms adjusted.
Appraisal form choice matters here. An appraisal firm explains that Form 1007 was built to estimate long-term monthly market rent, and using it for nightly rates can produce an artificially low ratio. That is why many STR files lean on platform data instead.
A business loan looks at the operator. The lender wants a business plan, credit, and other income. Documentation is a different file entirely, usually borrower or business financials and tax records. Specifics vary too much by lender to generalize.
SBA products deserve a separate warning. The SBA’s 7(a) program generally bars passive businesses owned by landlords that don’t use or occupy the property. The Federal Register explains the eligible passive company exception, which covers an entity leasing property to an operating company for that company’s business. A pure investment Airbnb isn’t that setup. Whether an actively run STR could ever count as an operating hospitality business is a fact-specific judgment for the SBA and the lender.
When a DSCR Loan Is the Better Fit
A DSCR loan is the better fit when the property is the asset and the rent is the strength. Picture an investor with strong booking history but heavy deductions on a tax return, or one adding a fourth property. Property-level underwriting lets the rental carry the file instead of a personal income review.
It also fits when you want real estate financing at real estate leverage. On STR collateral, select lenders in the network typically go up to 75% LTV on a purchase and about 70% on a refinance or cash-out. LTV is loan-to-value, the loan as a share of the property’s value. Standard programs run up to $3,000,000, and most files want a score near 640 or higher, with stronger tiers above that.
A larger down payment can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
A broker’s view of STR files: the coverage number often swings based on which income method the lender accepts. A file that looks thin on a long-term rent schedule can clear on trailing platform history. Deciding which evidence to submit before the file goes out is usually worth the effort. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
DSCR also isn’t for everything. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs. Working-capital needs, like marketing and software, fall outside a property-secured loan.

When a Business Loan Is the Better Fit
A business loan is the better fit when you are financing the operation, not the building. Say you manage a dozen listings for other owners and need cash for furnishings, software, and marketing. Property rent coverage doesn’t answer that need, but a business plan and operating financials might.
It can also fit an investor who already has a strong business profile and wants flexibility on how funds get used. The tradeoff is a heavier file about you and your business, and a lender weighing your whole financial picture instead of one property.
SBA products are the narrow case. If you operate an actual hospitality business and occupy or actively use the assets, an SBA lender may take a look. If you are a passive owner of an investment rental, expect the eligibility rules to be the main hurdle. Don’t plan a purchase around an SBA approval you haven’t confirmed.
LLC vs. Personal Name: What Actually Changes
With an LLC, the entity signs the note and mortgage, and the deed runs to the LLC at closing. A natural-person guarantor typically signs a separate personal guaranty. Expect entity paperwork: articles, operating agreement, EIN, and good standing. At some lenders, the age or structure of the LLC can matter, and credit reporting practices on LLC loans vary by lender.
Here is the part people miss: the LLC separates operating liability from your personal assets, but the guaranty usually stays personal. An LLC does not remove your exposure if the loan defaults. Single-member LLCs are by default treated as disregarded entities for income tax, while multi-member LLCs default to partnerships. That is a tax concept only. It doesn’t erase the liability separation or the guaranty.
In a personal name, the file is simpler and there’s no entity overhead. The tradeoff is no liability separation. Plenty of lenders will vest in an individual, and some require an LLC, so the choice depends on program guidelines. More options often open up when the borrower is an entity, subject to program terms.
Sequencing matters. Form the entity before you apply and decide on vesting before closing. Re-titling afterward is where trouble starts. Moving a mortgaged property into an LLC can trigger a due-on-sale clause, and legal commentary on the Garn-St Germain Act notes that a transfer to an LLC doesn’t fall under its exceptions. Closing the new loan in the LLC from the start, or refinancing into it, is the cleaner route. Insurance also has to match the vesting, or the named insured may not line up with the owner. Lendmire’s piece Buying An Airbnb In An LLC Vs Your Personal Name goes deeper on that choice.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
The Four Combinations
| Combination | How It Plays Out |
|---|---|
| DSCR + LLC | Common for STR investors; guaranty and entity papers |
| DSCR + personal name | Simpler file; no liability separation |
| Business loan + LLC | Fits an operating business; SBA hurdles for passive owners |
| Business loan + personal name | Borrower-heavy file; limited fit for real estate |
The Owner-Use Trap
Business-purpose treatment depends on you not living in the property. DSCR loans are designed for non-owner-occupied investment properties, and because they’re business-purpose investor loans, they’re reviewed differently from a standard owner-occupied mortgage. Federal consumer-lending rules generally treat a property you expect to occupy for more than 14 days in the coming year as not being a non-owner-occupied rental. A personal vacation-home plan can therefore undercut the whole structure. Decide honestly how much you’ll use the place before choosing a loan.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Verdict
If the Airbnb is a rental property and the rent is the strength, a DSCR loan is usually the cleaner match, whether you hold in an LLC or in your own name. Pick the LLC for liability separation and portfolio growth, accepting the paperwork and the personal guaranty. Pick a personal name for simplicity, accepting that nothing sits between a claim and your assets. Choose a business loan only when you’re financing an operating business, not a building.

Frequently Asked Questions
Do I need an LLC to get a DSCR loan on an Airbnb?
No. Some lenders vest in an individual and others require an entity, so it depends on the program. An LLC adds liability separation and paperwork. It usually comes with a personal guaranty, so it doesn’t remove your exposure on the loan.
Can I move my financed Airbnb into an LLC later?
Not safely without checking first. Transferring a mortgaged property can trigger a due-on-sale clause, and the Garn-St Germain exceptions don’t cover LLC transfers. Get written lender approval first, or close the next loan in the LLC from the start.
Is a business loan better than a DSCR loan for an Airbnb?
Only when you’re funding an operation, such as software, marketing, or furnishings. For buying or refinancing the property itself, DSCR is typically the better match because the rent drives qualification. SBA programs generally exclude passive landlords.
What leverage and credit do STR files typically need?
On short-term rental collateral, select lenders in the network typically go up to 75% LTV on a purchase and about 70% on a cash-out or refinance. Most files want a 640 minimum score and about 12 months of hosting experience, with coverage of 1.00 on purchases and on refinances.
Does clearing 1.00 mean my Airbnb cash flows?
No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it, so budget for them separately.
Investors focused on short-term rentals can review DSCR loans for Airbnb and short-term rentals.
