How to Document Airbnb Income for a DSCR Loan

How to Document Airbnb Income for a DSCR Loan

The Quick Read: A DSCR lender wants proof of what the property earns, not what you earn personally, and for an Airbnb that proof comes from one of three places: twelve months of actual platform or manager records, a third-party revenue projection, or an appraiser’s rent analysis, with the lender deciding how much of that income counts.

  • A property already hosting guests is documented with platform earnings exports matched to bank deposits.
  • A purchase or a conversion with no hosting record usually relies on a projection report or an appraisal rent analysis.
  • Short-term rental files typically expect about 12 months of hosting experience, subject to lender guidelines.
  • Lenders usually count only part of the gross figure, so the number you divide by the payment is lower than the number on your dashboard.
  • Clearing the coverage ratio is not the same as the property making money.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s qualifying monthly income divided by its full monthly obligation. A result of 1.00 means income equals the obligation.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the full monthly obligation the income gets divided by.

Trailing history: The most recent stretch of actual bookings and payouts, usually the last 12 months.

Haircut: The percentage a lender trims from gross short-term rental revenue before it counts toward qualifying income.

Rent schedule: An appraiser’s estimate of market rent. Form 1007 covers single-family homes, and Form 1025 covers two-to-four-unit properties.

ADR (average daily rate): The average nightly price a booked stay actually earned.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. How Does a DSCR Lender Treat Airbnb Income?

A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A long-term rental proves that income with a signed lease. An Airbnb has no lease, so the lender needs another kind of evidence.

Three kinds exist. The first is actual history: platform earnings reports, property-manager statements, and the bank deposits behind them. The second is a projection from a data vendor such as AirDNA, built from comparable nearby listings. The third is the appraisal, where the appraiser reports market rent on a traditional lease basis.

Which one carries the file depends on the property’s situation. A home with a full year of bookings leans on history. A home you are about to buy leans on a projection or the appraisal. Not every lender in the market accepts short-term rental income at all, which is one reason Lendmire arranges these files through a wholesale network of DSCR lenders rather than a single program. Lendmire’s complete DSCR loans guide covers the long-term and short-term program split in more detail.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A property without legal short-term use may not be able to count that income at all, whatever the haircut.

Which Evidence Fits Which Situation?

Match your situation to the evidence before you gather anything. The table below shows the usual pairing.

Situation Primary evidence Backup evidence Main risk
Operating Airbnb, full year Platform exports Bank deposits, manager statements Gaps or mismatches
Purchase, no hosting record Projection report Appraiser rent analysis Optimistic comps
Long-term rental converting Projection report Form 1007 market rent No STR record
Partial-year history Actual months plus projection Seller or manager records Seasonal skew

Mixed or partial-year history has no single standard. Lenders handle it differently, so ask early which combination a given program will accept.

Path A: Documenting a Property That Already Hosts Guests

Start with the platform. Airbnb’s help center explains the desktop steps for pulling earnings records. Open Today, then Menu, then Earnings. Choose Upcoming or Paid, filter by listing and date range, and click Get report.

The CSV file includes earnings, host service fees, cleaning fees, gross earnings, and taxes withheld. A monthly or yearly PDF earnings report is available in the same place. Download both. The CSV lets an underwriter see the detail, and the PDF gives a clean summary.

Follow these steps in order:

1. Export one CSV per listing for the full 12 months, with no gaps between date ranges. 2. Build a one-page monthly sheet showing gross earnings, fees, and net payout for each month. 3. If you use several platforms, pull each platform’s report and add the totals to the same sheet. 4. If a manager runs the property, ask for their property-management system statements covering the same months. 5. Gather the bank statements that show the payouts landing. 6. Match each month’s payouts to the deposits, and note any difference. 7. Add the legal-use papers for the property, such as a local permit or HOA approval if one applies.

Keep one platform account per property when you can. A single account that mixes several homes forces someone to untangle which payout belongs where, and that someone is usually the underwriter.

Airbnb’s tax document page explains that its annual form reports gross transactions before adjustments. That means it will not match your net income. Treat it as a cross-check on gross volume, not as proof of what you kept.

Why Don’t the Numbers Match? Reconciling Payouts and Deposits

Platform gross, platform payout, and bank deposits almost never agree to the penny. That is normal. The file works when each gap has a plain explanation.

Mismatch Likely cause How to explain it
Gross higher than payout Host service fees Point to the fee column in the CSV
Deposit month differs Payout timing Show payout date versus stay date
Deposit lower than payout Manager fee or transfer Attach the manager statement
Totals off after a refund Cancellation or adjustment Note the booking and amount
Two accounts, one property Split platforms or banks List every account in one summary

Airbnb’s own help page notes that gross earnings and paid-out amounts differ by host fees and adjustments. Put a short written note on the monthly sheet for each gap. If an underwriter asks a question later, a prepared explanation answers it in one reply.

Owner stays are worth flagging too. If you or family stayed in the property, those nights are not paying guests. Mark them so nobody assumes the occupancy figure is higher than it is.

Path B: Documenting Income When There Is No History

A purchase has no hosting record to export. The usual substitute is a revenue projection. AirDNA’s Rentalizer estimates revenue, ADR, and occupancy from similar active listings. It searches within a 10-mile radius and matches on distance and on bedroom, bathroom, and guest-count configuration. It then uses a weighted average.

The revenue figure itself is nightly rates plus cleaning fees, minus service fees and discounts, per AirDNA’s revenue methodology. Airbnb host fees and other additional fees are not in its data. That matters when you compare it with your own payout reports.

Look at the strength of the comparison set, not only the headline number. AirDNA’s calculator page describes a Comp Set Strength score that measures how consistent revenue is across the comps behind a projection. A projection built on a few dissimilar listings deserves more skepticism than one built on many close matches.

After the projection arrives, the lender applies its own haircut and divides the result by PITIA. Different programs apply different factors, which is one place comparing lenders pays off. Ask which projection vendors and report formats a program accepts before you order anything.

Path C: The Appraisal Route

Every DSCR purchase or refinance includes an appraisal. For a single-family home, the appraiser completes a Form 1007 rent schedule. For a two-to-four-unit property, the form is the 1025.

Both estimate income on a traditional 12-month lease basis. They do not model nightly bookings. Some programs use that long-term figure as the alternative or backup when short-term evidence is thin. The exact method depends on the lender and program.

A Worked Example: From Gross Revenue to Coverage

These are modeled assumptions, not sourced market data and not a program factor. Take a property whose gross platform revenue is 1.40 times its full monthly obligation. Gross revenue clears the payment with room to spare. Now watch what happens when the lender counts only part of it.

Share of gross counted Resulting coverage
100% 1.40x
85% 1.19x
70% 0.98x

The same property swings from comfortable to just under 1.00 based on one underwriting choice. That is why the counted share deserves a question before you fall in love with a deal. Short-term rental files across the network start at a 1.00 floor on purchases, and refinance files also start at 1.00, subject to lender guidelines.

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. Interest-only structures, which are also available through select lenders, are another way some files are restructured. Whether any of these applies depends on credit approval, property review, and the lender’s guidelines.

Where the General Rule Breaks

Two different formulas. Some education sites, and AirDNA itself, define DSCR as net operating income divided by debt service. Residential DSCR loans typically divide qualifying income by PITIA. A ratio calculated one way cannot be compared with a ratio calculated the other way, so check which one a source means.

Projections run modelled, not measured. AirDNA’s data is built on listing calendars. A third-party analysis from Magicbnb explains that blocked calendar dates can be treated as booked nights. The figures are estimates of what comparable homes earn, not a record of what yours will earn. That is a good reason to check any projection against nearby actual results where you can.

Cash-out on short-term rental collateral sits lower. Across the network, a short-term rental purchase goes up to 75% LTV, a refinance sits around 70%, and cash-out on short-term rental collateral is limited to 70%. Standard long-term rentals reach higher on cash-out, with the network topping out around 75%. The amount you can pull is set by the smaller of an equity test and a coverage test. Lendmire’s piece How to Document Airbnb Income for a DSCR Cash-Out Refinance works through that logic. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Not every lender takes short-term income. Programs differ on whether they accept it, how much hosting history they want, and which property types they allow. Manufactured homes, log homes, and barndominiums are not offered through these programs at all.

Converted rentals and new builds. With no short-term record, these files lean on a projection or the rent schedule. The documentation is thinner, so the lender’s income factor matters more.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What the Complete File Looks Like

Income evidence is only half the file. Here is the full checklist, starting with the income documents and followed by the remaining items.

Income documents

  • Platform earnings exports (CSV and PDF) for every listing and every platform.
  • Monthly summary sheet with notes on gaps.
  • Property-manager statements, if a manager runs the home.
  • Bank statements showing the payouts.
  • A projection report for a purchase or conversion.
  • Proof of legal short-term use, where required.

Non-income documents

  • Government ID and credit authorization. Short-term rental files typically want a 640+ score, and many programs prefer higher.
  • The appraisal and its rent analysis.
  • Proof of reserves. They vary by lender, leverage, and loan size, and commonly run around 6 months of PITIA.
  • Entity papers if the property sits in an LLC, subject to lender program eligibility.
  • Insurance that fits the short-term use.

DSCR files do not center on traditional personal-income documentation or employment records. That helps self-employed investors and anyone whose returns show heavy deductions. It does not mean the file is document-free. Property-income evidence, credit, reserves, and an appraisal are all still required.

Why Files Stall

A few problems come up again and again.

  • A missing month. A single gap in the export invites questions about the whole record.
  • Peak-season snapshots. Showing the best few months instead of all twelve makes the seasonality look hidden.
  • Unlabeled mismatches. A deposit that does not match a payout, with no note, becomes a follow-up request.
  • Mixed accounts. One login that runs several homes makes it hard to isolate a single property.
  • Optimistic comps. A projection built on bigger or better-located homes will not hold up in review.
  • Unclear legal status. If permit or HOA status is murky, the income may not count.

When an underwriter asks a follow-up question, answer in writing with the specific months and the supporting statement attached. Short and specific beats long and general.

Does Clearing the Ratio Mean the Property Makes Money?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, cleaning supplies, and capital expenses sit outside the calculation. A short-term rental carries more of those costs than most long-term rentals, so a file can clear its coverage test while a thin real margin remains.

Treat the ratio as the lender’s test and build your own budget for the rest. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What the Investor Decision Looks Like

If you already host, start the export routine now, even if you are not refinancing yet. A clean 12-month record gives you a provable income history and a bigger choice of programs. If you are buying your first short-term rental, treat the projection as a starting point, stress it down, and check whether the deal still clears coverage at a lower counted share.

A larger down payment lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear two tests at once: enough equity and enough rental coverage.

Frequently Asked Questions

Do I need twelve months of Airbnb history to get a DSCR loan?

Not always, but short-term rental files typically expect about 12 months of hosting experience, subject to lender guidelines. If the property itself has no history, a purchase can lean on a projection report or the appraisal rent analysis. Partial-year records are handled differently from lender to lender.

Is a purchase documented differently from a refinance?

Yes. A purchase usually relies on a projection or appraisal because the property has no record under your ownership. A refinance of a property you already host leans on actual platform and bank records. Purchase leverage on short-term rental collateral goes up to 75% LTV, while refinance leverage sits around 70%, both subject to lender guidelines.

Does the lender use the gross number on my Airbnb dashboard?

Usually not. Lenders typically apply a haircut to gross revenue before dividing by PITIA, so the counted income is lower than the dashboard total. The factor varies by program.

Can I qualify without traditional personal-income documentation?

DSCR files do not center on traditional personal-income documentation or employment documents, because the property’s income is the focus. You still provide property-income evidence, credit, reserves, and an appraisal. Qualification runs on documented income under the applicable program, subject to lender guidelines.

What if my coverage lands below 1.00?

Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. A different path may also be a lower counted share, a larger down payment, or a restructured loan. Each is reviewed against credit, reserves, and the property.
