How to Qualify an Airbnb on a DSCR Loan Before It Is Rented

How to Qualify an Airbnb on a DSCR Loan Before It Is Rented

The Quick Read: A property with no bookings can qualify on projected income, because DSCR underwriting weighs what the property is expected to earn against its full monthly obligation rather than the borrower’s pay stubs. The file typically leans on a third-party market projection, with the appraiser’s long-term market rent as the fallback, subject to lender guidelines. The projection is almost never counted at full value, and that gap often decides the outcome.

  • Without history, income comes from a market projection, an appraiser’s analysis, or the long-term rent fallback.
  • Lenders usually count only part of a projection, so the report’s headline number is not the coverage figure.
  • Short-term-rental purchases in Lendmire’s network run to 75% LTV on an investment property, with a 1.00 coverage floor and a 640+ credit score.
  • Passing the ratio is not a profit forecast, since repairs, vacancy, management and utilities sit outside the test.
  • Ask three questions before making an offer: does the program accept projections, what haircut does it apply, and what hosting experience does it expect?

What “Before It Is Rented” Actually Changes

A property with no booking history has no trailing platform statement, and that statement is the cleanest evidence a lender can use for short-term rental income. Without it, underwriting falls back on evidence about the market rather than about the property.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Across the wholesale network Lendmire works with, the evidence tends to fall into three paths. The first is trailing platform history, which an unrented property cannot have. The second is a third-party projection built from comparable listings. The third is the appraiser’s long-term market rent, which becomes the floor of the analysis.

So for a purchase with no history, the real choice is between a projection and the long-term rent fallback. Which one a lender accepts depends on the program. Many investors assume the loan needs twelve months of Airbnb history, but that is truer of refinances and operating properties than of purchases. For purchases, a number of programs accept a projection, while some conservative ones do not.

One more point on the clocks. Programs for short-term rentals usually expect about 12 months of landlord or host experience. Some programs read that as the borrower’s track record, and others want it at the property level. That is separate from how long you have owned the property. Ask which clock a program is running before you pay for an appraisal.

How Underwriting Treats an Unrented Short-Term Rental

The ratio itself is simple. Divide the income the lender counts by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues. The hard part is deciding the numerator, so the mechanics run in order.

1. Pick the income path. The file uses a market projection, an appraiser’s short-term analysis, or both. Programs differ on which they take.

2. Generate the projection. The AirDNA Rentalizer estimates revenue, average daily rate and occupancy from similar nearby active listings. It searches within a 10-mile radius and picks comps by proximity and by bedroom, bathroom and guest-count match. It then weights their performance. AirDNA’s revenue methodology page explains that revenue is booked days times average daily rate, with cleaning fees included and discounts and service fees subtracted.

3. Apply the lender’s factor. Programs typically count only part of the gross projection. The lender sets that factor, never the investor, and it varies noticeably from one lender to the next.

4. Order the appraisal. The appraisal produces a long-term market rent, using Form 1007 for a single-family home and Form 1025 for a 2-4 unit property. Some programs also want a short-term analysis attached.

5. Compute the ratio. Residential DSCR counts gross income against the full payment. It does not subtract repairs, vacancy, management or utilities the way a commercial net-operating-income test would.

6. Run the gating checks. Lenders review whether short-term rental is permitted at the address, whether insurance is in place, and whether reserves are adequate.

Where does a lender look if the projection and the appraisal disagree? Some programs use the more conservative supported figure. That means a strong-looking report can still produce a loan sized off the lower number.

Income Paths Side by Side

Path Produced by Main weakness
Platform history Host’s booking statements Unavailable before first guest
Market projection Data vendor, comp-based Modeled, skews optimistic
Appraiser short-term analysis Appraisal comps Varies by appraiser and market
Long-term market rent Form 1007 or 1025 Usually the lowest number

Why the Projection Gets Trimmed

AirDNA’s data is modeled from listing calendars and comparable performance, not measured from a host’s bank account. Operator commentary on reading AirDNA data notes that blocked calendar dates can be counted as booked nights, which inflates occupancy in second-home markets. Another operator analysis of the Rentalizer’s accuracy calls the projection optimistic and suggests underwriting a first year well below it. That is an operator’s opinion, not a lender rule, but it explains why lenders apply their own cut.

Several inputs move the number before any haircut:

  • Comp set quality. AirDNA’s calculator page describes a Comp Set Strength score that measures how consistent revenue is across the comps behind a projection. A thin or scattered set is weaker evidence.
  • Configuration. Bedroom count, bathrooms and guest capacity drive which comps get weighted.
  • Fees. AirDNA notes that Airbnb host fees and other additional fees are not in its data, so it is gross, not net.
  • Seasonality. Annualized figures can hide a short peak followed by long soft stretches.

A useful pre-offer habit is to read the comp set yourself. If the best comps sit well outside the neighborhood or carry a different bedroom count, expect a lender or appraiser to discount the report.

A Worked Example (Ratios Only, Fully Illustrative)

Picture a modeled single-family short-term rental where the lender’s factor applied to the projection puts coverage at roughly 1.20x. That clears the 1.00 coverage floor on a purchase comfortably.

Now rerun it with a more conservative lender. Trim the counted income by about one-eighth, and 1.20x becomes about 1.05x. The property still clears, but with little cushion. Add HOA dues that lift the monthly obligation by roughly 6%, and coverage lands just under 1.00x.

Same house. Same projection. Three different answers. This is why the lender’s factor and the HOA line matter as much as the report itself.

If the number lands below 1.00 on projected income, the options are to restructure leverage, look at the long-term rent figure, or consider a sub-1.00 path. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted, and eligibility remains subject to lender guidelines, credit approval and property review.

The Pre-Rental Timeline

Most explainers skip the sequence, and the sequence is where files get saved or lost.

1. Before the offer. Confirm short-term rental is allowed at the address. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Run a projection yourself and note the comp set.

2. At contract. Get an insurance quote written for short-term use, since the policy type changes the payment line. Ask the broker which programs in the network accept projections on purchases.

3. Ordering reports. The appraisal and the projection should go in together so the lender sees both numbers at once.

4. Underwriting. Expect questions on reserves, credit and hosting experience. Reserves vary by lender, leverage, loan size and transaction type, and they commonly run around 6 months of PITIA.

5. Closing. The file is sized to the lower of the leverage cap and the coverage test.

6. After closing. Start the host history. That record is what makes a later refinance a platform-statement file instead of a projection file.

If the Number Comes Up Short

Lever What it does Trade-off
Larger down payment Lowers payment, lifts coverage Ties up more cash
Longer or interest-only term Lowers payment obligation Select lenders only
Long-term rent underwriting Uses the appraiser’s rent Usually the lowest number
Lower HOA or insurance cost Cuts the denominator Limits property choices
Wait and build history Lets platform income count Delays the purchase

A bigger down payment helps the ratio, but it does not erase leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Some investors reach for sub-1.00 structures right away. The better first question is whether the submarket is the problem. If no property in the target neighborhood clears with reasonable assumptions, a different loan type will not fix thin rent.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Purchase, Refinance and Cash-Out: Different Rules

Transaction Typical leverage Coverage floor
STR purchase Up to 75% LTV 1.00
STR refinance Around 70% LTV 1.00
STR cash-out Up to 70% LTV Subject to program

For short-term-rental collateral, cash-out tops out around 70%, while standard long-term rentals reach 75%. Cash-out also carries a seasoning expectation, and about 6 months is common across the network. The related question of timing a refinance is covered in Lendmire’s piece Can You Cash-Out Refinance an Airbnb Before Twelve Months?.

Borrower-Side Checks

The property carries the income, but the borrower still gets reviewed. A 640+ score is the typical short-term-rental floor, and loan sizes run up to $3,000,000 on standard programs. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. You cannot live in the property, and personal use is treated as a limitation on the investment-property classification.

Entity vesting is usually available, subject to lender program eligibility. Manufactured homes, log homes and barndominiums are not offered in these programs, so check the structure before spending on reports.

After Closing: Planning for Underperformance

Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only, so a property can pass and still run tight once cleaning, utilities, platform fees, management and capex are paid. Underwrite your own operating budget separately, and hold cash beyond the lender’s reserve requirement if the first season runs below the projection. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

For an overview of how these loans fit together, Lendmire’s complete DSCR loans guide covers the full structure.

Key Terms Defined

DSCR: The debt service coverage ratio, which divides the income a lender counts by the property’s full monthly obligation.

PITIA: Principal, interest, taxes, insurance and association dues, the full payment side of the ratio.

Haircut: The share of a projection a lender chooses not to count.

Comp set: The group of nearby comparable listings that a projection is built from.

Form 1007 / Form 1025: Appraisal forms that produce a long-term market rent for single-family and 2-4 unit properties.

Frequently Asked Questions

Can I qualify if I have never hosted before?

Some programs will review a purchase file on projected income, but most short-term-rental programs expect around 12 months of landlord or host experience. Programs differ on whether that experience must be yours or the property’s. Asking early tells you whether to use a short-term file or a long-term rent file.

Does the AirDNA number count as my qualifying income?

It is the starting point, not the answer. Lenders typically count only a portion of the projection, and some compare it against the appraiser’s rent and use the more conservative figure.

What if the appraisal comes in low?

A low appraised value can cap the loan at the leverage limit for that value, and a low rent figure lowers coverage. The levers are a larger down payment, a different term structure through select lenders, or long-term rent underwriting.

Does a property manager help the file?

A manager does not change the coverage math, because the ratio ignores management costs. A manager’s statements can help later as hosting history, depending on program guidelines.

Do I need an LLC to buy?

No. Many borrowers buy in their own name, and entity vesting is commonly available, subject to program terms.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Reach the team at 828-256-2183, or request a quote through the mortgage quote page. Programs change and every file is underwritten individually, so nothing here is a commitment to lend.

The strongest unrented Airbnb deals share one trait: the investor read the comp set, the HOA rules and the insurance quote before making the offer, rather than after the report came back.
