How to Get a DSCR Takeout on a New Airbnb With Projected Income

How to Get a DSCR Takeout on a New Airbnb With Projected Income

The Quick Read: A new Airbnb with no booking history can be taken out with a DSCR loan when a lender accepts a third-party income projection, discounts it, checks it against an appraisal and local rules, and confirms the rent-to-payment ratio meets the program floor. Eligibility is subject to lender guidelines, and every file is underwritten individually.

  • The projection is a modeled estimate, so lenders usually haircut it before using it as qualifying income.
  • On short-term rental files, select lenders in the network typically allow up to 75% LTV on a purchase and up to 70% on a refinance or cash-out.
  • A 640+ credit score and about 12 months of landlord or host experience are typical expectations on these files.
  • Coverage starts at 1.00 on STR purchases and on STR refinances, and the ratio compares rent to the payment only.
  • Local STR legality, the appraisal, and the comp set behind the projection are the three places these files most often stall.

What Is a DSCR Takeout, and Why Is a New Airbnb the Hard Case?

A takeout is the permanent loan that replaces short-term financing, or the loan that buys the property outright. A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For a new Airbnb, there is no income record to point to, so the file leans on a projection.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That is the whole difficulty. A long-term rental has a lease. A brand-new short-term rental has a listing, a furnished interior, and a forecast.

Lenders handle this in one of two ways. Some use the long-term market rent for a property with no history. Others will consider a market-data projection of short-term income. Many programs only do the first, so program fit matters more than almost anything else you control.

If you want the general mechanics first, Lendmire’s complete DSCR loans guide covers how the ratio works across property types.

Which Income Can a Lender Count When There Is No History?

Lenders can count three kinds of evidence: a third-party projection, an appraiser’s analysis of rent or short-term income, or the long-term market rent as a fallback. Operating history replaces all three once it exists. Which one carries the file depends on the program and the lender’s comfort with the comp set.

The most common projection tool is AirDNA’s Rentalizer. AirDNA’s help center explains that it estimates revenue, average daily rate (ADR), and occupancy from historical data on similar nearby active listings. ADR is simply the average nightly price actually earned.

Two details from AirDNA matter for underwriting. First, AirDNA says its for-sale projections rest on how comparable short-term rentals performed over the last 12 months. It also calls the revenue an estimate, not a guarantee, and tells hosts to check local regulations.

Second, the platform’s revenue method counts nightly rates plus cleaning fees, minus discounts and booking-platform service fees. Host fees and other extra fees are not included. So the raw figure is gross revenue, not net operating income.

Lenders know this. That is why a projection rarely goes into the ratio untouched.

How Does a Projection Become Qualifying Income?

The lender takes the projected income, reduces it for risk and expenses, and divides the result by the full monthly payment. That payment is PITIA: principal, interest, taxes, insurance, and any HOA dues. The discount hits the income side only. The payment side never shrinks.

Here is how a modeled example plays out. These are illustrative assumptions, not market data. Picture a furnished three-bedroom with a strong-looking projection.

Income basis used Modeled coverage Likely read
Raw projection About 1.30x Looks strong, rarely used as-is
Discounted projection About 1.05x Clears 1.00 with a thin cushion
Long-term rent fallback About 0.90x Below 1.00

The same property passes on one basis and misses on another. That is normal for a new STR, and it is why the income method is the first question to ask a lender.

On the third row, 1.00 is where many select programs start, while a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Those are different paths, not one program with a flexible floor.

One more point on the discount. AirDNA’s Comp Set Strength score rates the comparable pool as Low, Medium, or High. A thin comp set gives a lender less reason to trust the number. Across lenders, the rougher the evidence behind the projection, the larger the cushion they tend to want.

The Four Gates a New STR Has to Clear

A takeout clears four gates: seasoning, income method, appraisal, and coverage. They are separate tests, and the one that binds first is not always the one you expect. Failing any one of them stalls the file even when the others look strong.

Seasoning is the waiting period a lender wants between two events, usually buying and refinancing. On cash-out refinances, about 6 months of seasoning is the common expectation across the network. Seasoning is not the same as booking history. Time owned, time listed, and time hosted are three different clocks.

Income method is the question above: projection, appraiser analysis, or long-term rent. Ask which one the program uses before you sign anything.

Appraisal is where many investors get surprised. Appraisers document rent on Form 1007 for one unit or Form 1025 for two to four units. DSCR loans are not agency products, but the form limits still shape what the appraiser can hand the lender. Fannie Mae’s appraiser update says the 1007 documents monthly market rent from monthly-lease comps and was not designed for short-term rentals. It calls multiplying a nightly price by 30 incorrect.

McKissock, an appraiser education provider, adds that an appraiser values the real property, not the furniture or the business income, and that the lender decides what income counts. So the appraisal often supports only a long-term rent figure. The short-term number needs its own support.

Coverage is the final ratio. Select programs start at 1.00 on STR purchases and also at 1.00 on STR refinances. Stronger ratios open better pricing and leverage.

What the Sequence Looks Like

The order of events matters more than the calendar. The bridge clock, if you have one, runs while seasoning and history requirements run alongside it.

Step What happens What can bind
Confirm STR is allowed Zoning, HOA, and permit check Local rules
Pull the projection Address-level report with comps Comp strength
Acquire and furnish Property is listed and operating Seasoning
Appraisal Rent or STR analysis ordered Form limits
Underwrite Haircut applied, ratio computed Coverage
Takeout Payoff of prior financing Leverage and reserves

Notice that the permit check comes before everything else. AirDNA’s own guidance flags regulation risk, and a strong projection means nothing if nightly rentals are not legal at the address. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

If you plan to use bridge financing first, build the exit before the bridge is signed. List the property early and keep every booking record. The takeout lender will want to see the first bookings, because actual results carry more weight than a forecast.

What the Network Looks Like for STR Files

Program details vary by lender, so treat these as typical ranges across the select lenders in Lendmire’s wholesale network, subject to lender guidelines and not a commitment to lend.

  • Purchase leverage: up to 75% LTV on the strongest short-term rental purchase files.
  • Refinance leverage: around 70% LTV on an STR refinance, and up to 70% on an STR cash-out. Standard long-term rentals go higher, up to 75% on a cash-out, so the STR ceiling is lower on purpose.
  • Credit: a 640+ score is the typical STR expectation. Stronger scores help with leverage.
  • Experience: about 12 months of landlord or host experience is usually expected.
  • Loan size: up to $3,000,000 on standard programs.
  • Reserves: commonly around 6 months of PITIA, but they vary by lender, leverage, loan size, and transaction type.
  • Term structures: the 30-year fixed is the spine. Extended terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.

A larger down payment lowers the monthly payment and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Holding title in an LLC is common, subject to lender program eligibility.

Manufactured homes, log homes, and barndominiums are not offered in these programs, so a new Airbnb in one of those property types is out of scope.

What Goes in the Projection Package

A good package makes the lender’s job easy. These items typically go in the file:

  • A projection report with comps, ADR, occupancy, and seasonality
  • The Comp Set Strength score, if the tool provides one
  • An appraisal with a rent or STR analysis
  • Proof that STR use is permitted at the address
  • Insurance written for short-term rental use
  • Credit, assets, and reserve documentation
  • Evidence of landlord or host experience

Choose a report you can defend. A projection built on a tight, similar comp set holds up better than a bigger number built on stretched comparisons. Independent analysis also notes that published accuracy figures apply at the market level, not to a single property’s forecast. Expect lenders to read it that way.

Lender-facing assumptions about management and platform costs matter too. Show that you have thought about them, because the raw figure excludes some of them.

Where the General Rule Breaks

Refinancing an operating STR. The projection route is mostly a purchase tool. Once a property has operated, lenders generally want actual trailing history. A refinance on a seasoned listing leans on records, not forecasts. For the related question of converting a long-term rental, Lendmire’s piece Can a Long-Term Rental Turned Airbnb Cash Out on Projected Income? covers that angle.

Appraisal and projection disagree. If the appraiser can use only monthly-lease comps, the appraised rent may come in well below your projection. The file then needs a lender or program that accepts the market-data report as support.

Thin comp set. A Low strength score weakens the file, and a lender may fall back to long-term rent.

Multi-unit STRs. Form 1025 covers two to four units, and select lenders will finance multiunit short-term rentals. Underwriting gets more detailed, and each unit’s evidence counts.

Sub-1.00 and no-ratio files. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence. Both come with tradeoffs you should price before you commit.

Permit changes. A projection does not account for permit caps or bans. A rule change after purchase can sink the plan even if the loan closed cleanly.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Does Clearing 1.00 Mean the Deal Makes Money?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishing costs, and capital expenses sit outside the calculation.

Fannie Mae’s guidance makes the same point about the nightly-times-30 shortcut: it ignores furniture, fixtures and equipment, vacancy, and business expenses. A short-term rental carries more of these costs than a long-term one.

So stress-test the purchase. Run it at lower occupancy and a lower ADR than the best-case projection. If the deal only works at 100% of the forecast, it is thin, and a ratio that barely clears 1.00 leaves no room for a slow season.

Takeout or Another Path?

Path Best when Watch for
DSCR takeout on projection Program accepts projections Haircut, appraisal gap
Bridge extension History is still building Carrying cost
Long-term rent underwriting STR income is hard to prove Lower coverage
Alternative-income loan Personal income is documented Different program terms
Conventional loan Primary residence or second home STR income treatment varies

If the numbers fall short, you have fallbacks. Extend the bridge and let history build. Bring more cash down. Lower the leverage. Underwrite on long-term rent, accepting the lower coverage.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

A takeout is the right move when the property is legal, the comps are strong, and the ratio holds at a discounted income. It is the wrong move when the deal needs the optimistic case to work.

DSCR: the debt service coverage ratio, which divides a property’s rent by its monthly payment.

PITIA: principal, interest, taxes, insurance, and HOA dues, the full monthly obligation used in the ratio.

Takeout: the permanent loan that pays off short-term financing or finances the purchase.

Seasoning: the waiting period a lender wants between two events, such as buying and refinancing.

Projected income: a modeled estimate of future rental revenue based on comparable properties.

ADR: average daily rate, the average nightly price a short-term rental actually earns.

LTV: loan-to-value, the loan amount as a percentage of the property’s value.

Frequently Asked Questions

Can I get a DSCR loan on an Airbnb with no booking history?

Yes, through programs that accept a third-party projection or an appraiser’s analysis. Many programs use only long-term market rent for a property with no history. Select lenders in the network typically expect about 12 months of landlord or host experience from the borrower, a 640+ score, and up to 75% LTV on an STR purchase, subject to lender guidelines.

Will the lender use the full projection as income?

Usually not. The projection is a modeled estimate, and AirDNA itself says it is not a guarantee. Lenders commonly discount it and may subtract expected costs. The discount applies to the income only, never to the payment.

Why not just use the appraisal’s rent figure?

The standard rent form documents monthly market rent from monthly-lease comps, so it often shows a long-term number. A short-term figure needs separate support, such as a market-data report or a different appraisal analysis.

Can I refinance the property later?

Yes. An STR refinance runs around 70% LTV, and an STR cash-out runs up to 70%, with about 6 months of seasoning as the common expectation on cash-outs. Once the property has operated, lenders generally use actual history.

Does clearing the minimum ratio mean the property cash flows?

No. The ratio compares rent to PITIA only. Vacancy, repairs, utilities, management, and furnishing costs sit outside it, so your own budget needs its own stress test.
