The Quick Read: You exit by lining up a long-term DSCR loan that pays the bridge off through title, and the new lender sizes it on its own appraisal and the rent the property earns, not on your projected after-repair value, so the exit has to be underwritable before the bridge matures. A DSCR loan is an investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
- A payoff-only refinance returns no cash and carries little or no seasoning on many files. A cash-out refinance returns cash and carries the stricter rules.
- On a cash-out refinance of an investment property, a DSCR loan tops out at 75% LTV, with about 6 months of ownership measured from title recording. Select programs go to 85% LTV on a rate-and-term refinance with no cash back.
- Many DSCR programs start at 1.00 coverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
- Florida adds its own closing taxes and payoff rules. Budget for them early. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Everything here describes typical ranges that vary by lender, property, and investor experience. None of it is a commitment to lend.

What Does the Exit Actually Look Like?
The refinance is a payoff. The new loan wires funds to title, title pays off the hard money lender, and a new first mortgage replaces the old one. Nothing mystical happens.
What changes is who decides the loan amount. Your hard money lender sized the bridge on cost and your plan. The long-term lender sizes on what the property is worth today and what it rents for today. Whatever you paid and whatever you spent on the rehab, the new appraisal and the lender’s LTV decide how much comes out.
LTV means loan-to-value: the loan balance divided by the appraised value. Hard money often sizes on loan-to-cost instead, meaning the share of your purchase price plus documented rehab that the lender funds. On the program side, hard money bridges typically run 6 to 18 months, interest-only, with cash-out and rate-and-term refinances up to 65% of value. All of that varies by lender, property, and experience.
Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path through select lenders in its wholesale network. The hard money exit refinance program page covers that route. The broader complete DSCR loans guide covers how DSCR files work in general.
Step by Step: From Bridge Maturity Back to Closing
Plan backward from the maturity date. A bridge that runs out before your exit is underwritable means extension fees or default interest. That is the real risk of this whole strategy.
1. Classify the refinance first. Payoff-only covers the bridge balance and costs and returns nothing. Cash-out returns money to you. This choice drives seasoning, leverage, and coverage.
2. Check the seasoning clock. Seasoning is the waiting period before a lender sizes on appraised value instead of cost. On a DSCR cash-out, the common expectation is about 6 months, measured from title recording. Not from the day hard money funded, the day rehab finished, or the day a tenant signed.
3. Order the appraisal with a rent schedule. For a 1-4 unit rental, appraisers use the 1007 form for single-family rent and the 1025 for small multifamily income. Those are form names only.
4. Test coverage on the new loan. The lender divides monthly rent by PITIA, which is principal, interest, taxes, insurance, and any HOA dues. Taking every available dollar of cash-out raises the balance and lowers that ratio.
5. Run the break-even appraisal. Divide payoff plus exit costs by the LTV cap. If the appraisal lands below that number, you bring cash to closing.
6. Assemble the exit file. Payoff letter, recorded deed, rehab and draw history, the lease, entity documents, and reserve verification.
7. Close through title. Title pays off the bridge, and the new mortgage records.
The Break-Even Appraisal, Without Dollar Signs
The formula is short. Your appraisal must be at least (payoff + exit costs) ÷ the LTV cap.
At a 75% cap, as on a DSCR cash-out refinance of a standard investment property, the appraised value must be about 1.33 times your payoff plus costs just to break even. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. Pull cash out above break-even and the extra only exists if value clears that line.
That is why a rate-and-term structure is gentler on a thin deal. The DSCR loan only has to cover the payoff, and the higher ceiling leaves more room for a modest appraisal. A cash-out structure is the stricter test.
Coverage matters too. On most files, a DSCR loan is built around rent covering PITIA, and many select programs start at 1.00. Stronger ratios open better terms. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. One caution: clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
Qualification Basics for the DSCR Exit
A DSCR loan typically wants a 620 credit score at the floor, around 660 on most programs, and 700 or higher for the strongest leverage tiers. Reserves, meaning liquid funds the lender wants left after closing, run about 6 months of PITIA on many files and about 9 months above $1,500,000. Standard programs go up to $3,000,000. Select programs accept smaller balances.
A bigger equity cushion lowers the loan and helps the ratio. It never erases credit floors, reserve rules, or property eligibility. Strong files pass both tests: enough equity and enough rent.
Property type matters as well. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.
Florida Closing Mechanics When You Refinance Out of Hard Money
Florida adds two things most national guides skip: payoff and lien-release rules, and state taxes on the new loan. Both land on your closing statement.
Payoff and release. Florida law requires a mortgage holder to provide a payoff, or estoppel, letter after a written request. The letter must show the unpaid balance on a per-day basis. After full payment, the holder must record a satisfaction and send you the recorded copy within the period the statute sets, per Fla. Stat. 701.04. That text is the 2021 edition, and later amendments tightened the rules on payoff letters, including limits on reserving the right to change the figures, per Duane Morris. Read the current statute with your title agent.
Read the payoff letter line by line anyway. Hard money lenders can charge exit fees, minimum interest, and default interest. A private lender is exactly where a missing satisfaction tends to occur, so confirm the release records after closing. The lien does not disappear on its own.
State taxes on the new loan. Documentary stamp tax applies to promissory notes, including renewals, and to recorded mortgages, with the rate set at 35 cents per $100 or portion of the obligation, per the Florida Department of Revenue. Many investors have heard of a $2,450 maximum. It applies to a promissory note, not to a mortgage or lien recorded in Florida, per the state’s own tax guidance. Your new DSCR loan is secured by a recorded Florida mortgage, so do not assume the cap limits your bill.
Separately, the nonrecurring intangible tax is 2 mills, or $2 per $1,000, on obligations secured by Florida real property, per Starfield & Smith. Doc stamps and intangible tax are different taxes. A refinance involves no new deed, so there are no deed stamps.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Where the General Rule Breaks
Assignment and amend-and-restate. Some lenders take an assignment of the existing note and mortgage, because no tax is due on an assignment from one lender to another. They then amend and restate the loan, which can avoid new Florida taxes if the result qualifies as an exempt renewal, per Lexology. A renewal must extend the original obligation without enlarging it and without new obligors. A larger balance or a new borrowing entity generally defeats the exemption.
Treat this as an advanced edge case. A DSCR lender pooling loans rarely takes assignments of a private lender’s paper. Hard money is usually paid off, not assigned. Don’t build your plan on it.
Delayed financing is a different animal. Agency lenders have an exception that lets a cash buyer pull equity back out soon after purchase. It is not a DSCR product, and it generally fails when the purchase money was secured by the property itself. A hard money purchase carries that lien. You did not buy with cash, so you are simply refinancing.
Rehab paid on credit cards or a credit line. Reimbursing yourself from proceeds generally turns the file into a cash-out, with the stricter seasoning and the 75% ceiling.
Two-step exits. You can refinance payoff-only first, then do a separate cash-out later. Each loan clears its own tests and its own closing costs. In Florida, that means a second round of doc stamps and intangible tax. Lendmire’s piece Can I Refinance A Hard Money Loan? walks through the sequencing logic.
Entity vesting. Agency-style lenders often balk at LLC borrowers, which is a common reason investors turn to non-QM. Loans to LLC-titled borrowers are available on DSCR programs subject to lender program eligibility. Moving title between entities can disturb the seasoning count, so ask before you retitle.
Common Mistakes
Assuming the lender will use your after-repair value. The new lender uses its own appraisal. Done.
Believing seasoning is law. It is lender policy. No federal rule sets it, and the clock varies by program.
Taking all the cash-out. More balance means lower coverage, and a ratio that looked fine on a payoff-only structure can slip.
Skipping the payoff letter review. Exit fees and minimum-interest clauses change your break-even.
Waiting for the last month. Stabilization, a lease, and an appraisal all need runway. An exit that works on paper in month 5 can miss in month 6 of a 6-month bridge.
A practitioner pattern worth knowing: files get stuck most often where the closing statement from the purchase and rehab is thin. Lenders sizing inside the seasoning window may use cost basis, meaning purchase price plus documented rehab. Draw records and receipts carry that number. Without them, the lender falls back on appraised value.
Key Terms Defined
Seasoning: the waiting period before a lender sizes a loan on appraised value instead of cost, measured on a DSCR cash-out from title recording.
Rate-and-term refinance: a refinance that pays off the old loan and costs, with no cash back at closing.
Cash-out refinance: a refinance that returns cash to you, subject to a lower LTV cap and seasoning.
PITIA: principal, interest, taxes, insurance, and any HOA dues. The monthly obligation a DSCR is measured against.
Payoff (estoppel) letter: the old lender’s written statement of exactly what it takes to retire the loan, per diem included.
Satisfaction: the recorded document proving the old mortgage is paid off.
What the Decision Looks Like in Practice
Picture a stabilized duplex with a signed lease and a bridge four months from maturity. Rent covers the full obligation comfortably, the appraisal clears break-even, and you want no cash back. A rate-and-term DSCR refinance fits. It is the cleanest exit.
Now picture a vacant property mid-rehab. No lease means weak rent support, and the bridge clock is running. The stronger play might be extending the bridge, finishing the work, and leasing before applying. A rushed application on a half-finished property usually costs more than an extension fee.
Then there is the investor who wants capital for the next deal. That investor faces the 75% cash-out ceiling, about 6 months of seasoning, and a coverage test on a bigger balance. It is genuinely a toss-up between taking one cash-out now and doing a payoff-only refinance now with a cash-out later. The second path costs a second Florida tax round but may leave coverage healthier. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Frequently Asked Questions
Can I refinance a hard money loan before the term ends?
Generally yes, because the bridge is simply paid off. Check the loan for minimum-interest and exit-fee language first. Payoff-only refinances carry little or no seasoning on many files, while cash-out waits about 6 months from title recording.
Do Florida doc stamps apply when I refinance?
Yes. Doc stamp tax applies to the new note and the recorded mortgage, and intangible tax applies to the obligation secured by Florida real property. Neither is a deed tax. Ask title for a closing-cost estimate before you choose between payoff-only and cash-out.
What if my appraisal comes in below break-even?
You bring cash to closing, extend the bridge, or restructure the request. A rate-and-term structure on a select program at up to 85% LTV leaves more room than a 75% cash-out. Coverage is reviewed on the new balance either way. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Does a hard money purchase qualify for delayed financing?
Generally not. That agency exception is built for cash purchases, and purchase money secured by the property breaks the test. A DSCR loan is the usual investor route instead.
Can an LLC borrower do this?
Often yes, on DSCR programs, subject to lender program eligibility. Retitling between entities can reset or disturb the seasoning count, so ask before moving title.
