DSCR vs Conventional Airbnb Loan on a 2-4 Unit

DSCR vs Conventional Airbnb Loan on a 2-4 Unit

The Quick Read: A DSCR loan is reviewed for the building’s rent against its full monthly payment, while a conventional loan is reviewed for you personally. For a 2-4 unit run as an Airbnb, DSCR usually suits investors buying purely for rental income. Conventional usually suits salaried buyers with strong income, few financed properties, and a plan to live in one unit.

  • DSCR on a short-term rental: purchases typically reach 75% LTV on the strongest files, and refinances and cash-outs reach around 70%. Expect a 640+ credit score and about 12 months of hosting history, subject to lender guidelines.
  • Conventional: it weighs your income and debts, and how it counts Airbnb income depends on the lender.
  • The occupancy fork: if you will live in one unit, the owner-occupied comparison applies, not DSCR.
  • Coverage is not cash flow: clearing the DSCR test does not mean the building puts money in your pocket.

The Honest Answer

Neither loan wins on a 2-4 unit Airbnb. They answer different questions.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

A conventional loan asks whether you earn enough and carry little enough debt. A DSCR loan asks whether the building’s rent covers its own payment. If your personal income is strong and clean, the first question is easy. If your traditional personal-income documentation is full of deductions, or you already own several financed properties, the second question is usually the easier one to pass.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That one fact decides which loan you are even comparing.

Key Terms Defined

  • DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing obligation. A result of 1.00 means rent equals the payment.
  • PITIA: principal, interest, taxes, insurance, and any HOA dues. It is the payment figure DSCR loans divide into rent.
  • DTI (debt-to-income ratio): your monthly debts compared with your monthly income. Conventional underwriting leans on it.
  • LTV (loan-to-value): the loan balance as a percentage of the property’s value.
  • Non-QM: a loan outside standard owner-occupied mortgage rules, built for borrowers and properties that don’t fit that box.
  • Hosting history: a record showing you have operated short-term rentals before. Lenders use it to judge how reliable the booking income is.

Side-by-Side

The conventional column shows published industry norms, with qualifiers. The DSCR column shows typical ranges from select lenders in Lendmire’s wholesale network. Lendmire’s network can place either loan type. Every file is underwritten individually.

Coverage thresholds and loan size sit on the DSCR side only. On a short-term-rental purchase, select programs start at 1.00 coverage. On a short-term-rental refinance, select programs also start at 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Standard programs run up to $3,000,000, and smaller balances route through select lenders in the network.

Both paths use the same appraisal form. Per the Fannie Mae Selling Guide, appraisers use Form 1025, the Small Residential Income Property Appraisal Report, for two- to four-unit properties. Form 1004 is for one-unit properties, with narrow exceptions on a two-unit. Form 1025 is a joint Fannie Mae and Freddie Mac form that also covers units in PUD and condo projects.

Will You Live in the Building?

Answer this before anything else, because it can end the comparison.

A DSCR loan is for a property you do not occupy. If you plan to live in one unit and rent the others, you are in owner-occupied territory, where conventional and other owner-occupied programs apply. That is the classic house-hack, and it can be a strong route. Lendmire’s piece VA Cash-Out vs Conventional Cash-Out Living in a 2-4 Unit Primary Home covers that side.

Many investors then move out and convert the building to a pure rental. At that point the DSCR question comes back, especially for a refinance.

How Each Loan Counts Airbnb Income on Multiple Units

This is where 2-4 unit Airbnb files get tricky. The appraisal’s rent schedule reflects long-term market rent. It does not capture nightly revenue, so the appraiser’s number and your Airbnb projections can differ widely. Investor commentary on BiggerPockets makes the same point: appraiser rent estimates and booking-data revenue can diverge, and STR-focused DSCR programs credit booking data rather than long-term rent estimates.

On the DSCR side, the lender adds rent from every unit. A unit on a lease counts at lease or market rent. A unit run as an Airbnb counts at documented booking history or a third-party projection, and lenders vary in how they document and discount that projection. Many lenders handle a mixed building (two units nightly, two on annual leases) by adding the two streams together, each on its own evidence. A newer host with no history faces a tougher review on STR-focused programs, which is why about 12 months of hosting history is the usual expectation.

Conventional underwriting is a different exercise. Rental income on a 2-4 unit generally leans on tax-return history, with limited exceptions such as a fully executed lease on a newly acquired rental. Whether nightly income counts at all is lender-discretionary. A buyer with no hosting history may find the income does not count toward qualifying.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

When DSCR Is the Better Fit

DSCR fits when the building is the strongest part of your file. Several profiles land here.

The self-employed investor. Business deductions shrink taxable income, which is good for taxes and bad for conventional qualifying. DSCR shifts the question from how much you earn to whether the building covers itself.

The investor adding to a portfolio. Conventional underwriting stacks every financed property into your personal debt picture. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so your personal DTI is not the gating factor. A fourplex is one property and one loan, so it adds a single obligation, not four. Published conventional guidelines also generally limit how many financed properties one borrower can carry.

The buyer who wants an LLC. Many DSCR programs allow the property to be titled in an LLC, subject to lender program eligibility. Conventional products generally expect individual borrowers. Insurance, transfer, and liability questions around an LLC belong in a conversation with an attorney.

The buyer with a rental-income thesis and no owner-occupancy plan. If the numbers work on the property alone, DSCR matches the way you are already thinking.

Across the network, most programs want a score around 660. A 620 floor exists in parts of the network, and 700+ unlocks the strongest leverage tiers. Short-term-rental files sit higher, at 640+. On a purchase, select high-leverage programs reach 85% LTV for standard rentals with roughly a 700+ score. Short-term-rental purchases top out at 75%, and refinance and cash-out run around 70% on short-term-rental collateral.

The trade-off is that DSCR has its own paperwork. You still provide leases or booking data, an appraisal, entity documents, and reserves. DSCR removes personal income documentation from the center of the file. It does not remove documentation. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted, but expect to bring more equity or stronger credit to that path.

Lendmire’s complete DSCR loans guide walks through the full program mechanics if you want the broader picture.

When Conventional Is the Better Fit

Conventional fits when you are the strongest part of your file.

The salaried owner with one rental. Steady traditional employment income, low debt, and no plan to scale is the profile conventional was built around. Your documents are straightforward, and the building does not need to prove itself on rent alone.

The buyer who will occupy a unit. A house-hack puts you in owner-occupied financing, which is a different product family from DSCR entirely.

The buyer with weak STR evidence but strong personal income. A brand-new Airbnb with no booking history is a hard story for a property-income loan to tell. If your income carries the file, conventional can leave the booking question out of qualifying.

The buyer who prefers individual ownership. If you have no need for an LLC, conventional’s expectation of individual borrowers costs you nothing.

The costs of conventional are paperwork about you, a personal-income test, and, on a 2-4 unit Airbnb, uncertainty about whether the lender will count nightly income at all. Two conventional lenders can read the same property differently. Ask each one directly how it treats short-term rental income on a multi-unit before you pay for an appraisal.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Coverage Is Not Cash Flow

DSCR compares rent to PITIA and nothing else. Repairs, vacancy, turnover cleaning, furnishings, platform fees, utilities, management, and capital expenses all sit outside the calculation. A file can clear the coverage test and still run thin once the building is operating.

Run the numbers on a fourplex with two units on annual leases and two run as Airbnbs. Suppose a lender credits total income at roughly 1.15x coverage. That clears a 1.00 floor with room to spare. But the two nightly units carry cleaning, linens, software, and seasonal dips that the lease units do not. If you model a slow season, that comfortable 1.15x can shrink toward break-even on real cash flow.

The same logic applies to conventional underwriting. A passing DTI says nothing about whether the property earns its keep. Whichever loan you choose, build your own operating budget separately from the lender’s test.

A larger down payment lowers the monthly payment and can lift the DSCR. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. Lendmire’s article DSCR vs Conventional Cash-Out Refinance Requirements on a 2 to 4 Unit goes deeper on the refinance side.

What to Gather for Each Path

For a DSCR file: leases for long-term units, booking history or a third-party projection for nightly units, the appraisal, entity documents if you are using an LLC, proof of reserves, and your credit report. Reserves vary by lender, leverage, loan size, and transaction type. They commonly run around 6 months of PITIA. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived, and loans above that size typically step up to about 9 months. Term structures center on the 30-year fixed. Extended terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.

For a conventional file: personal income documents, traditional personal-income documentation showing any rental history, a list of your debts and financed properties, asset statements, and the appraisal. Expect more questions about you and fewer about the building’s booking data.

The Verdict

Choose DSCR if the building is your strongest asset. That means you are buying without plans to occupy, your income is hard to document cleanly, you want LLC title, or you are building a portfolio. Choose conventional if your personal income is your strongest asset. That means you are salaried with low debt, you hold few financed properties, or you will live in one of the units.

The cleanest way to decide is to run both. Ask a conventional lender how it would count your Airbnb income. Ask a DSCR broker for the coverage ratio the same building produces. Whichever loan you choose, remember that approval standards and reserve requirements are set by lenders and every file is underwritten individually. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I run a duplex, triplex, or fourplex as an Airbnb with a conventional loan?

Sometimes. Conventional lenders decide for themselves whether nightly income counts toward qualifying, and on a 2-4 unit that income often depends on tax-return history. If you will live in one unit, owner-occupied financing may fit better. If you will not, ask the lender in writing how it treats short-term rental income on a multi-unit before you commit.

Does a fourplex count as one property or four?

One property. A fourplex is a single building with a single loan, and it adds one financed property to your record. Conventional guidelines that cap the number of financed properties therefore count it once, but the loan still adds to your personal debt picture. On a DSCR loan, the building’s combined rent is tested against one payment.

Can I live in one unit with a DSCR loan?

No. DSCR programs are built for non-owner-occupied investment properties. If you will occupy a unit, the owner-occupied route is the right comparison. Some investors buy with owner-occupied financing, live in the building for a period, and later move to a DSCR loan once it becomes a pure rental.

Do I need hosting history for a DSCR loan on an Airbnb?

For short-term-rental programs, about 12 months of landlord or host experience is the usual expectation. Without it, files can be reviewed differently, such as rent underwritten on long-term lease rates instead. Select lenders in the network also have paths for newer hosts, with terms adjusted. Credit of 640+ is typically expected on STR files.

Is clearing 1.00 coverage the same as positive cash flow?

No. DSCR compares rent to PITIA only. Repairs, vacancy, turnover, platform fees, utilities, management, and capital expenses fall outside the calculation. A property can pass coverage and still run thin, especially with nightly rentals. Build a separate operating budget before you rely on a coverage ratio.
