The Quick Read: You replace the short-term bridge with a longer-term loan, usually a DSCR loan on a rental, and it works only when seasoning, the new appraisal, the leverage cap, and rent coverage all line up before the bridge matures. A South Carolina closing attorney then handles the payoff and recording. Every program detail below is subject to lender guidelines and is not a commitment to lend.
- A hard money loan is short and interest-only, so the exit plan is part of the deal from day one.
- A DSCR loan on a rental property qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
- The new lender sizes the loan on its own appraisal, not on your after-repair estimate.
- Seasoning, the waiting period since you took title, decides whether the new lender sizes on cost or on value.
- South Carolina closings run through an attorney, so budget for one.
Why Hard Money Is Built to Be Replaced
Hard money is a bridge, not a destination. The loan is secured by the property and the plan rather than by your personal income profile. Terms are short, payments are interest-only, and the full balance comes due at the end.

On the hard money program Lendmire brokers, terms typically run 6 to 18 months, interest-only, with no prepayment penalty. Leverage is tied to project cost and after-repair value. A cash-out or rate-and-term refinance on that program runs up to 65% of value. All of that varies by lender, property, and experience.
That short runway is why the exit is the real deal. A balloon payment with no takeout turns into pressure fast. Start by working backward from the maturity date. The bridge has to outlast the rehab, the lease-up, the seasoning window, the appraisal, and underwriting.
For a rental, the takeout is usually a DSCR loan. DSCR stands for debt service coverage ratio. It compares the property’s monthly rent to the full monthly payment. The complete DSCR loans guide covers the basics if you are new to the product.
Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path through its hard money exit refinance program.
Which Exit Fits Your Situation?
The right path depends on the property’s status when the clock runs short. Here is how the common situations sort out.
| Your situation | Likely path | First move |
|---|---|---|
| Rehab done, tenant in place | DSCR rate-and-term or cash-out | Confirm seasoning |
| Finished, vacant | DSCR using a market rent schedule | Order appraisal and rent schedule |
| Rehab unfinished | Extend the bridge | Ask about extension terms |
| Appraisal came in low | Payoff-only loan or bring cash | Re-run the sizing test |
| Note already matured | Payoff-only loan, extension, or sale | Request a written payoff now |
Rent treatment on a vacant property varies by program, so confirm how each lender handles a lease versus a market rent schedule before you commit to a path.
Key Terms Defined
Seasoning is the waiting period a lender wants between buying a property and refinancing it. It runs from the date the deed is recorded.
LTV (loan-to-value) is the loan amount divided by the property’s appraised value.
PITIA is principal, interest, taxes, insurance, and any association dues. It is the full monthly obligation that rent is measured against.
Balloon payment is the large balance due at the end of an interest-only loan.
Per diem interest is the daily interest that accrues on your old loan until the day it is paid off.
Payoff letter is the written figure from your hard money lender showing exactly what it takes to clear the lien on a given date.
How the Exit Loan Gets Sized
Two tests size the new loan, and the lower result wins. One test is about value. The other is about rent.
The value test. Across the wholesale network Lendmire places files with, a DSCR cash-out refinance on a standard rental tops out at 75% LTV. A DSCR rate-and-term refinance, which returns no cash at closing, can run up to 85% LTV. Both depend on credit, reserves, and lender guidelines. A refinance that puts cash back in your pocket is a cash-out, whatever you call it.
The rent test. DSCR is monthly rent divided by PITIA. Select programs start at a 1.00 coverage floor, and stronger ratios open better terms and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Interest-only periods and 40-year terms are available through select lenders in the network, and either can lift coverage on a tight deal.
Clearing 1.00 does not mean the property cash flows. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Treat coverage as a lending test, not a profit forecast.
A few other loan limits apply. A 620 credit score is the floor in parts of the network, and most programs want closer to 660. Standard DSCR loans run up to $3,000,000. Reserves commonly sit around 6 months of PITIA, stepping up to about 9 months above $1,500,000. Manufactured homes, log homes, and barndominiums are not offered.
Seasoning: The Clock Most Investors Misread
Seasoning runs from the recorded deed. Finishing the rehab does not start it, and neither does signing a tenant. Strong rent also does not shorten it, because seasoning is lender policy, not law.
For a DSCR cash-out, the common expectation is about 6 months from title recording. Inside that window, lenders often size on cost basis, meaning the price plus documented rehab. After it, they size on appraised value. A payoff-only loan with no cash back is generally read as rate-and-term.
If the hard money loan is not seasoned yet, the clean play is often a payoff-only refinance now and a cash-out later.
Step by Step: From Payoff Letter to Lien Release
1. Read your note. Find the maturity date, extension terms, default terms, any exit fee, and how per diem interest is charged.
2. Request a written payoff. The figure is more than the original balance. It includes drawn principal, accrued interest, extension fees, and any exit charge.
3. Add the new loan’s costs. Appraisal, title, attorney, and lender fees all sit on top of the payoff.
4. Check seasoning. Decide whether the new lender will size on cost or on value.
5. Order the appraisal and rent schedule. For small multifamily, the lender may use the standard rent schedule or operating income forms (the 1007 and 1025).
6. Test coverage on the new payment. The new loan is usually larger than the old balance, and a full amortizing payment replaces interest-only.
7. Assemble the file. That means the payoff letter, a lease if you have one, insurance, reserve verification, and entity documents if an LLC holds title. Entity ownership is workable on many files, subject to lender program eligibility.
8. Close through a South Carolina attorney. The attorney handles title, sends the payoff to the hard money lender, and records the new instruments.
Start this process well before maturity, not at it. Ideally the appraisal happens before a tenant moves in, so scheduling stays flexible.
A Worked Example in Percentages
Run the numbers on a finished rental with a hard money payoff plus exit costs equal to 70% of the new appraised value. The property is past seasoning, so the lender sizes on value. If rent covers the full payment at around 1.2x, the file clears both tests, subject to credit and reserves.
Now change one input. Say the appraisal comes in 10% lower than you expected. The same payoff plus costs now equal roughly 78% of value. That fails the cash-out ceiling, so no cash comes back.
Push it further. If your payoff plus costs started at 80% of the expected value, a 10% low appraisal pushes the ratio to roughly 89%. That exceeds even the rate-and-term cap, so you would bring cash to closing, extend the bridge, or sell.
The break-even test before you buy is simple. Divide payoff plus exit costs by the leverage cap. The result is the appraised value you need for the exit to work. If you doubt the property will appraise there, change the deal before you fund it.
Where the Rules Break
Low appraisal. Cash stays trapped, or you cover the gap. The new lender’s number governs, regardless of what you paid or spent on rehab.
The bridge matures before seasoning completes. You have three options: pay for an extension, take a payoff-only DSCR loan with no cash back, or sell. Weigh the extension fee against the cost of another month of interest-only carry.
Rent not yet proven. Some programs accept a market rent schedule when no lease exists. Others want a signed lease. This varies by lender.
A hard money lien defeats delayed financing. That is an agency-loan exception that waives the usual waiting period only when the purchase was cash. It is not a DSCR rule, and a hard money lien on the subject property generally disqualifies it. Do not plan around it.
Business purpose is required. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s TILA exam procedures treat credit to acquire or improve non-owner-occupied rental property as business-purpose. That is also why consumer mortgage disclosure forms, including those under TRID, do not apply to DSCR loans.
The South Carolina Rule: A Lawyer Runs the Closing
The payoff and the new loan close under an attorney’s supervision.
In Matrix Financial Services Corp. v. Frazer, the South Carolina Supreme Court held that a lender engaged in the unauthorized practice of law by closing a refinance without attorney supervision. The court then denied the lender equitable relief on that mortgage. The CourtListener copy of the opinion contains the same holding.
Here is the practical consequence. An out-of-state DSCR lender still needs a South Carolina attorney to close. The attorney runs the title search, disburses the payoff to your hard money lender, and records the new documents. Title company staff alone cannot do that job.
The cases speak to residential mortgage closings. Whether they reach LLC-held, business-purpose investor loans is a question for a South Carolina closing attorney, so confirm that before you set your closing plan. Budget for attorney fees either way. The amount varies by firm and transaction.
What Staying Costs You
Hard money is priced by time. Every month of delay adds interest, and an extension can add fees. The cost of waiting should be compared with the cost of refinancing now, including closing costs and the attorney’s fee.
If you do pull cash out of the refinance, remember the cash-out cap applies to the new appraised value. Equity available depends on rent used for lender review, PITIA, reserves, and the 75% ceiling on standard rentals. It is not a guaranteed figure. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Across the files Lendmire sees, the exits that go wrong are rarely a credit problem. They are timing problems: a seasoning clock that started later than expected, an appraisal that came in low, or a payoff figure nobody checked until the last week. A written payoff and a rough sizing test in the first month of the bridge prevent most of those.

Frequently Asked Questions
Does paying off hard money count as a cash-out refinance?
Not by itself. A new loan that covers only the payoff and closing costs is generally read as rate-and-term. Cash back above those amounts makes it a cash-out. Classification depends on the lender, so confirm it before you apply.
How long do I have to own the property before a DSCR cash-out?
About 6 months from title recording is the common expectation, with a DSCR cash-out reaching up to 75% LTV on a standard rental. Before that, a payoff-only loan is often the cleaner move. Terms vary by lender and borrower.
Can an out-of-state DSCR lender close my South Carolina refinance?
The lender can fund it, but a South Carolina attorney must supervise the closing. The attorney handles title work, the payoff, and recording. Ask your lender up front how it coordinates with local counsel.
What if my hard money loan matures before I can refinance?
Ask for an extension while you pursue the new loan, and expect fees. A payoff-only DSCR loan with no cash back is another option, and selling is the last resort. Request a written payoff now, since matured notes can add default-style costs.
Does my rent have to be proven with a lease?
Not always. Some programs accept a market rent schedule from the appraisal when the property is vacant. Others prefer a signed lease. DSCR loans still review both value and rent coverage.
