How Short-Term Rental Loans Work for Buyers Choosing Their First Airbnb Loan

How Short-Term Rental Loans Work for Buyers Choosing Their First Airbnb Loan

The Quick Read: There is no loan product built only for Airbnb; the loan is a standard investment-property mortgage, and the real choice is whether the lender qualifies you through your personal income or qualifies the property through the rent it can earn, and that choice drives documents, leverage, and cost. For most first-time hosts, a DSCR loan is the closest fit, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

  • A DSCR loan compares the property’s income to its full monthly obligation (principal, interest, taxes, insurance, and any HOA dues).
  • On a short-term-rental purchase, leverage typically tops out at 75% LTV, with a 640 credit score as the usual minimum.
  • A first Airbnb has no booking history, so a market projection or an appraiser’s rent estimate usually sets the income.
  • Clearing 1.00 coverage is not the same as making a profit, because repairs, vacancy, and management sit outside the ratio.
  • Not every DSCR lender takes short-term rentals, so the lender you pick matters as much as the loan type.

Is There Really an Airbnb Loan?

No. Lenders do not sell a mortgage called an Airbnb loan. The phrase is shorthand for an existing loan type used on a property you plan to rent by the night. What changes is how the lender counts the income.

In practice, a first-time buyer is choosing between three paths:

  • A DSCR loan. The lender looks mainly at the property’s income against its payment. Traditional personal-income documentation and W-2s are not the center of the file.
  • A conventional investment loan. The lender looks at your personal income, your documentation of that income, and your other debts. It is generally the lower-cost option, but it asks for the most paperwork.
  • A second-home loan. This looks cheaper, but it generally limits how much you can rent the property out and generally rules out professional management. A full-time Airbnb rarely fits those rules.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The wholesale network Lendmire places files with is built around the first path. Lendmire is a mortgage broker that arranges these loans through select lenders across 41 markets, including Washington, D.C. It does not fund or approve loans itself. For the broader mechanics, the complete DSCR loans guide covers the full program.

Key Terms Defined

Six terms come up in every conversation about a first Airbnb loan.

  • DSCR (debt service coverage ratio): The property’s qualifying monthly income divided by its monthly PITIA. A result of 1.00 means income equals the payment.
  • PITIA: Principal, interest, taxes, insurance, and association dues. It is the full monthly obligation the property carries.
  • LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value. A 75% LTV means about 25% down on a purchase.
  • Reserves: Cash left in your accounts after closing. Lenders count them in months of PITIA.
  • Seasoning: The waiting period a lender wants between buying a property and refinancing it.
  • Non-QM: A loan outside the standard owner-occupied mortgage box. DSCR loans fall here because they qualify the property rather than your pay stubs. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

How Does a Lender Count Income on a First Airbnb?

The lender picks one income source, and a first-timer rarely gets the choice. Three sources exist: your booking history, a market projection, or an appraiser’s rent estimate. With no operating history, the projection or the appraisal usually sets the number.

Booking history. A property with a track record can document its income. That means platform payouts, property-management statements, or bank deposits showing the stays. Once you own a rental with a year of history, this path often produces the strongest number.

Market projection. A data vendor models what comparable listings earn in the area. Many programs accept this on a purchase. Lenders usually credit only part of the projection, since a model is not a booking. How much they credit varies by program, which is one reason shopping across lenders matters.

Appraiser’s rent estimate. The appraiser completes a rent schedule alongside the value opinion. McKissock Appraisal explains that Form 1007 covers single-family and condo investment properties, while Form 1025 covers two-to-four-unit properties. It also notes the 1007 documents monthly rent, not nightly rates or business income. Appraisers value the real estate, and the lender decides what income to use.

That last point matters. A form built for monthly leases can understate a strong nightly-rate property. Some programs also underwrite a short-term rental on long-term rent alone. If the long-term rent is low, your coverage ratio looks weak even when the Airbnb math is strong.

Your credit, reserves, and entity paperwork matter too. The income method simply decides how large the numerator is.

The First-Purchase Process, Step by Step

The order of events decides whether surprises show up early or late. Here is the sequence on a typical first Airbnb file.

1. Classify the occupancy honestly. Tell the lender the property is an investment property you will rent short-term. Starting a file as a second home to get softer treatment is a mistake. It surfaces during review and can derail the file.

2. Choose a lender that takes short-term rentals. Many DSCR lenders will not touch them, will count only long-term rent, or will charge more. A broker with a network can screen for this before you spend money on an appraisal.

3. Pick the income path. Ask which sources the program accepts for a purchase with no history, and how much of a projection it credits.

4. Order the appraisal. The appraisal sets value, which sets your LTV, and it supplies a rent estimate.

5. Compute the ratio. The lender divides qualifying monthly income by PITIA. Most lender math uses gross income over PITIA, not net operating income. Some educational pages use an NOI formula, which gives a different number, so confirm which one your lender uses.

6. Review credit, reserves, and entity documents. If you buy through an LLC, that is subject to lender program eligibility, and the entity paperwork becomes part of the file.

7. Clear the property checks. That includes insurance and local legality. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The outcome usually turns on five things, in rough order: the income source and how much of it counts, the size of PITIA against that income, the appraised value, local legality, and your credit and reserves.

What Do Short-Term Rental Programs Typically Look Like?

Across the wholesale network, short-term-rental files run tighter than long-term-rental files. Leverage is lower, credit expectations are higher, and the lender wants proof you can operate.

Here are the typical ranges, subject to lender guidelines and individual underwriting:

Factor Short-term rental, typical range
Purchase LTV Up to 75%
Refinance LTV Up to 70%
Credit score 640 minimum
Coverage, purchase 1.00 as a program floor
Coverage, refinance 1.00 as a program floor
Experience About 12 months hosting or landlord history

On cash-out, short-term-rental collateral tops out around 70% LTV, while standard long-term rentals reach around 75%. Expect the common seasoning expectation of about 6 months before a cash-out. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Coverage deserves precision. A 1.00 ratio is where select programs start. It is not the standard for every lender. Stronger ratios generally open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Borrowers who already own a primary residence may find a no-ratio option through select lenders only. Both paths cost more in leverage and terms, and both depend on the file.

Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common. Larger loans typically step up from there.

Loan sizes on standard programs run up to $3,000,000. On the structure side, the 30-year fixed is the spine of the network. Select lenders also offer 40-year terms and interest-only periods, and ARM structures exist for investors who want one.

A larger down payment lowers the payment and can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Some property types are simply not offered. Manufactured homes (single- and double-wide), log homes, and barndominiums fall outside these DSCR programs.

Worked Example, Run Two Ways

Run the numbers on a single-family Airbnb under both loan types. These inputs are modeled assumptions, not market data.

Under a personal-income loan. The lender adds the new mortgage to your existing debts and compares the total to your personal income. Your rental income barely helps, because the property has no history. Your traditional personal-income documentation matters, and heavy deductions from other rentals can shrink the income the lender sees. Each added property tightens the squeeze, which is why multi-property investors tend to stall here.

Under a DSCR loan. Say the market projection, after the lender’s reduction, supports qualifying income equal to 1.15 times PITIA. The coverage ratio is 1.15. Your personal debt ratio never enters the picture. The file then turns on credit, reserves, appraisal, and leverage.

The thin-cushion variant. Now say the qualifying income is only 1.10 times PITIA. The file still clears a 1.00 program floor. But a slow stretch that trims actual income by 10% moves that 1.10 down to 0.99. The lender’s ratio looked fine on paper. Your bank account felt otherwise.

That is the point. DSCR compares income to PITIA only. It leaves out repairs, vacancy, cleaning, management, utilities, and capital expenses. A property can clear 1.00 and still lose money in a slow month. Clearing the ratio is a qualification test, not a profit forecast.

If you want that cushion on a first purchase, aim for coverage comfortably above the floor, and keep reserves beyond what the lender requires.

Where Does the General Rule Break?

The rules above describe the usual file. These edge cases bend them.

No operating history. This is the central first-timer issue. Programs differ on whether they accept a projection, how much they credit, and whether they want hosting experience. The network typically expects about 12 months of landlord or host experience on short-term-rental files. If you have none, raise it with the broker before you make an offer. Some programs treat the file differently, and some lenders will decline it.

A form built for monthly rent. A program that relies only on the 1007 may understate nightly-rate income. Fannie Mae’s appraiser update describes the 1007 as the comparable rent schedule for estimated monthly market rent. Agency guidelines require it only when rental income is used to qualify a one-unit investment property. DSCR programs set their own rules. Agency rules are a contrast point, not a template for these loans.

Property type. Condos, condotels, and two-to-four-unit buildings are allowed under some programs and not others. Each lender sets its own list, so a property type that works for one lender may be turned down by another.

Seasonal and vacation markets. Income swings across the year, and lenders know it. These properties often face tighter terms. A trailing history that captures a full year, or a projection built on annual data, tends to land better than a peak-season snapshot.

Early refinance. Plans that rely on pulling cash out soon after purchase run into seasoning. Cash-out refinance on short-term-rental collateral also carries the lower 70% cap noted above, so the equity you can pull is smaller than on a standard rental.

Personal-income loans with a twist. An owner-occupant loan on a two-to-four-unit building, where you live in one unit, can work if you plan to occupy the property. Once you move out, the property becomes a pure rental, and financing it usually moves to a DSCR structure.

Across files like these, the most common surprise is the income haircut, not the leverage cap. Investors often price a deal on the full nightly-rate projection, then learn the lender credits only a portion. Asking up front how the program treats a projection saves a re-run of the whole analysis.

Which Loan Fits Which Buyer?

Match your profile to the path before you apply.

Buyer profile Likely path
First Airbnb, no hosting history DSCR through a short-term-rental program, or a different property approach
Owns rentals with documented income DSCR on booking history
Strong traditional employment income, few other debts Conventional is cheaper and still possible
Several rentals already, traditional income documentation shows thin income DSCR, since the lender looks at the property
Plans to live in one unit first Owner-occupant loan, then refinance to DSCR later

Next to the cost question sits a cleaner comparison. A DSCR loan typically costs more than a conventional loan, and in return it removes the personal-income and tax-return hurdle. Heavy depreciation and expense deductions can make a profitable rental look weak on a tax return. That is the standard argument for DSCR over conventional. DSCR also avoids the personal debt ceiling that stalls investors as they add properties. Lendmire’s piece DSCR Short-Term Rental Loan vs Long-Term Rental Loan for a First Airbnb goes deeper on the income side of that choice.

For buyers who also want to understand the vacation-rental angle specifically, the article Short-Term Rental DSCR Loans for First-Time Vacation Rental Investors covers that ground without repeating the mechanics here.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What to Have Ready Before You Apply

A short checklist keeps the file clean:

  • A credit score at or above the program minimum, with the 640 level as the usual short-term-rental floor.
  • Cash for the down payment (about 25% on the strongest purchase files) plus reserves beyond it.
  • A clear record of where your down payment funds came from. Ask the lender how funds must be sourced before you move money around.
  • Entity documents if you plan to buy through an LLC, subject to program terms.
  • Any hosting or landlord history you can document.
  • A property type the lender accepts.
  • A plan for what happens if income runs below projection.

Frequently Asked Questions

Is there a loan made only for Airbnb?

The product that fits most first-time buyers is a DSCR loan from a lender that accepts short-term rentals, since it qualifies the property’s income rather than your personal paperwork.

Can I qualify with no hosting history?

Sometimes. Programs differ on whether they accept a market projection or an appraiser’s rent estimate, and how much of that income they credit. The network typically expects about 12 months of landlord or host experience on short-term-rental files, so a first-timer should raise this early.

Does DSCR mean there is no underwriting?

No. Personal income documents are not the center of the file, but the lender still reviews credit, reserves, the appraisal, entity paperwork, insurance, and local legality. Qualification runs on the property’s income, subject to lender guidelines.

Can I buy an Airbnb in an LLC?

Often, subject to lender program eligibility. DSCR loans are frequently made to entities, and the entity documents become part of the file. Confirm the lender’s rules before you form the entity or sign a contract.

When can I refinance after buying?

Seasoning rules apply. The common expectation for a cash-out refinance is about 6 months. Short-term-rental collateral also carries a lower cash-out cap, around 70% LTV, than standard rentals, which reach around 75%. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
