How to Qualify for a Short-Term Rental DSCR Loan for a Condotel With No History

How to Qualify for a Short-Term Rental DSCR Loan for a Condotel With No History

The Quick Read: You qualify by proving three things: the property’s projected rental income covers the full monthly obligation, the building legally allows short-term rental use, and your credit and cash meet the program’s floors. With no operating history, the lender relies on an appraiser’s short-term rental analysis or a market projection instead of past bookings, and it reviews the building as well as the unit. Terms are subject to lender guidelines.

  • Agency loans are closed to condotels, so DSCR is the practical financing lane.
  • No history means a projection stands in, and lenders discount it before they run the ratio.
  • On most files, short-term rental purchases reach up to 75% LTV with a 640 minimum score.
  • The ratio counts HOA dues and program fees, which hit condotels harder than ordinary condos.
  • Legal rental rights in the building matter more than any projection.

A condotel is a hotel-style condo. You hold a deed to the unit, and an operating agreement layers a rental program on top. That structure shapes every step below. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Why Condotels Need a Non-Agency Loan

Condotels do not fit agency financing, which is why DSCR is the usual route. Fannie Mae’s Selling Guide section on ineligible projects bars loans in projects that operate as hotels or motels. Its listed hallmarks include primarily transient use, registration services, short-term rentals, and daily cleaning.

The Condo Status Finder FAQ says the same thing in plainer terms. It cannot finance projects that operate as a hotel or motel or that manage daily or short-term rentals. Individual ownership of the units does not change that.

That is agency eligibility only. DSCR loans sit outside that system. They are business-purpose loans for investment property, reviewed differently from a standard owner-occupied mortgage. Across the wholesale network Lendmire works with, select lenders will look at a condotel. Most conventional-minded lenders will not.

What “No History” Actually Means

For a condotel, “no history” has three layers, and lenders care about each differently.

  • Unit history: the unit has never been rented short-term under your ownership, or never at all.
  • Building history: the building or rental program may have years of operating results, even if your unit has none.
  • Borrower history: you may or may not have hosted other rentals.

On a purchase, the unit’s own record is blank. A projection or an appraiser’s analysis stands in. On a refinance, the unit has its own operating record, so the lender can read actual results. Short-term rental programs across the network typically expect about 12 months of landlord or host experience from the borrower. That is a borrower-side expectation. It is separate from the unit’s lack of history, and a first-time host is a harder file than a seasoned one.

How Underwriting Treats the Income, Step by Step

The lender builds the income number in a sequence. Knowing the order lets you prepare before you write an offer.

Step 1: Confirm the Project Type and Rental Terms

Start with the operating agreement. Some condotel programs make the rental pool mandatory. Others make it optional. Some cap how many nights you can use the unit yourself. The lender will want the agreement, and you should read it before you go under contract.

Pool terms drive net income. In a rental pool, revenue is split with the operator, so what reaches you is only a share of the gross. A projection built on gross nightly revenue overstates what you keep. Ask for the split and the fee schedule in writing.

Also confirm the label. Some listings are called condotels but are really self-managed short-term rentals inside a regular condo. The two are underwritten differently, so check which one you have.

Step 2: The Appraisal

The appraisal sets the value, which drives LTV, and it supplies a market rent figure for the ratio. Two standard forms come up. Form 1007 is the Single-Family Comparable Rent Schedule, and Form 1025 is the Small Residential Income Property Appraisal Report. Both come from the agency world.

The 1007 is built around long-term lease comparisons. A condotel is usually a one-unit condo, so a long-term rent schedule fits poorly. Nightly-rate income needs a separate short-term rental income analysis. Ask the broker early whether the lender’s appraisal order includes one.

Step 3: Choose the Income Source

With no history, the options are these:

Income evidence When it applies Weak spot for condotels
Appraiser’s STR analysis Purchase, no history Thin comps in a hotel-style building
Market projection tool Purchase, no history Modeled from nearby listings, not your unit
Management statements Once the unit operates Does not exist at purchase
Bank or platform statements Refinance with history Needs the unit to have operated

Programs differ here. Some lenders accept a market projection, and some want twelve months of documented hosting, either from the subject or from your other rentals. Ask which income source the program accepts before you contract, because that single answer can decide the whole deal.

Step 4: The Haircut

Lenders do not take the headline projection at face value. They apply a discount or expense factor before the ratio is run. Programs in the network set their own factors, so ask each one how it treats a projection.

Comp quality moves the number too. AirDNA’s walkthrough on analyzing a short-term rental shows one sample projection dropping from about $65,800 to about $56,400 once the comp set was rebuilt around the property’s real features. The same post notes that annual averages hide seasonality, with a sample month near $10,000 in peak summer and under $1,000 in the slowest winter months.

AirDNA’s own Rentalizer explainer says projections are modeled from the most similar nearby listings. They are estimates, not guarantees.

Step 5: The Ratio and the File Review

DSCR is the debt service coverage ratio. You divide qualifying monthly income by the monthly PITIA. PITIA is principal, interest, taxes, insurance, and HOA dues. Condotel dues can be heavy, so the denominator grows while the numerator shrinks from the pool split.

For short-term rentals, the floor is 1.00 on both purchases and refinances on the programs in the network. A 1.00 means the qualifying income equals the full obligation. Stronger ratios open better pricing and leverage. Coverage below 1.00 is a separate path, available through select lenders in the network, with leverage and terms adjusted.

Credit, reserves, entity structure, and project documents then set the final terms. If you hold title in an LLC, that is typically workable, subject to lender program eligibility.

The Borrower Side: Leverage, Credit, Reserves

On the short-term rental programs Lendmire places files with, these ranges are typical:

  • Purchase leverage: up to 75% LTV on the strongest files.
  • Refinance and cash-out leverage: up to 70% LTV, for short-term rental collateral.
  • Credit: a 640 minimum score is the starting point.
  • Loan size: up to $3,000,000 on standard programs, with smaller balances routed through select lenders.
  • Reserves: they vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common, with larger loans stepping up.

A bigger down payment lowers the monthly obligation and can lift the ratio. It does not erase the leverage cap, the credit floor, or the property rules. The strongest files clear both tests: enough equity and enough rental coverage.

One honest caution. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside it. A condotel with rich projections can clear the ratio and still lose money.

A Worked Example

Picture a condotel unit with no operating history. The appraiser’s analysis and the lender’s discount produce a qualifying income that, against the full PITIA including heavy HOA dues, lands at roughly 0.9x. That misses the 1.00 floor on a standard short-term rental program.

Now change two things. The investor puts more money down, which trims the payment, and a stronger comp set raises the qualifying income. Coverage moves to about 1.15x. The same unit now clears the floor.

The point is the levers, not the numbers. Equity, comp quality, and dues each move the ratio. A lender may also review the original sub-1.00 file through a select-lender path with leverage and terms adjusted. Any outcome stays subject to credit approval, property review, and lender guidelines.

Where the General Rule Breaks

Legal use. A strong projection means nothing if the building, HOA, or local rules restrict rentals. Check this before anything else.

Optimistic projections. Projections on a brand-new listing tend to run high, because there is no booking record to test them against. That is why the haircut exists.

Hotel-program versus self-managed units. In a mandatory pool, the pool’s net distribution statements may become the best income evidence once they exist. In a self-managed unit, platform statements do that job.

Brand changes. If a condotel loses its hotel brand, the next refinance may be reviewed differently. Factor that into an exit plan.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered through these programs. A hotel-style condo is a different category and can be reviewed.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Common Mistakes

  • Writing an offer before asking whether the lender accepts projected income.
  • Using the gross revenue figure as if it were what you keep.
  • Ignoring the HOA dues and program fees inside PITIA.
  • Assuming a Form 1007 rent figure captures nightly income.
  • Treating a market projection as a promise.
  • Skipping the operator agreement until after contract.

A Practical Sequence

1. Read the operating agreement, the pool split, and any owner-use limits.

2. Confirm in writing that short-term rental use is legal in the building.

3. Ask your broker which income evidence each program accepts.

4. Build a rental projection with a rebuilt comp set, then discount it yourself.

5. Run the ratio against full PITIA, dues included.

6. Decide the down payment based on the ratio, not just the LTV cap.

7. After a year of operation, consider a refinance on real results.

That last step matters. Once the unit has its own record, a refinance can be reviewed on actual numbers instead of a projection. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

  • Condotel: a condo unit you own by deed, operated like a hotel room through a rental program.
  • DSCR: the ratio of a property’s qualifying income to its monthly PITIA.
  • PITIA: principal, interest, taxes, insurance, and association dues.
  • LTV: loan-to-value, the loan amount as a percentage of the property’s value.
  • Rental pool: a program where the operator rents units and splits revenue with owners.
  • Haircut: the discount a lender applies to projected income before computing the ratio.

Frequently Asked Questions

Can I get a DSCR loan on a condotel with no rental history?

Often yes, through lenders whose programs accept projected income. An appraiser’s short-term rental analysis or a market projection stands in for history. Some programs still want twelve months of documented hosting, so ask before you contract. Approval stays subject to lender guidelines.

Does my personal income matter?

Not in the way it does on a standard mortgage. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and the legal right to rent are still reviewed.

Does a rental pool count as income?

Typically what counts is your net share after the operator’s split, not the gross revenue. Pool distribution statements become strong evidence once the unit has operated. Before that, expect the lender to rely on a projection.

What if the appraisal or projection comes in low?

You have a few levers. You can add equity to lower the payment, rebuild the comp set around the unit’s real features, or review a different program. A select-lender path below 1.00 coverage exists, with leverage and terms adjusted.

Can I live in the unit?

These are investment-property programs, so the unit is generally expected to be rented rather than used as a primary home. Owner-use limits in the operating agreement also cap personal stays.
