How Short-Term Rental DSCR Loans Work for Investors Buying Their First Airbnb

How Short-Term Rental DSCR Loans Work for Investors Buying Their First Airbnb

The Quick Read: A short-term rental DSCR loan is reviewed primarily on property-level rental income covering the full monthly payment, subject to lender guidelines, so personal income is not the center of the file, but the lender still checks credit, reserves, legal use, and the hosting or landlord history you bring. Two gates decide most first-timer files: where the income number comes from, and whether you have enough experience.

  • The loan tests the property’s income against its own payment (principal, interest, taxes, insurance, and HOA dues).
  • Short-term rental purchases typically reach 75% LTV, with a 640+ credit score and about 12 months of landlord or host experience expected.
  • Income can come from an appraiser’s rent estimate, a market projection, or your booking history. Programs differ on which they accept.
  • Local rules decide whether the income counts at all.
  • Passing the ratio does not mean the deal makes money.

What Is a Short-Term Rental DSCR Loan?

It is a regular DSCR loan on a property you plan to rent by the night. No separate “Airbnb loan” product exists. The ratio is the same. Only the source of the income changes.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR stands for debt service coverage ratio. You divide the property’s monthly income by its monthly payment. A result of 1.00 means the income exactly covers the payment. Higher means more cushion.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The catch is that lenders do not treat nightly rentals the way they treat a twelve-month lease. Across the wholesale network Lendmire works with, the programs that accept short-term rental income are a subset of the DSCR programs. Many DSCR lenders stick to long-term leases. The complete DSCR loans guide covers the basics if the loan type is new to you.

How Underwriting Treats Your Airbnb, Step by Step

Underwriting a short-term rental runs in a fixed order. Here is how a typical file moves.

1. Program fit. The lender first confirms the program allows short-term rental use on this property type. Condos and some townhomes add HOA questions.

2. Income method. The program decides how it measures income: appraiser’s estimate, market projection, or actual booking history.

3. Haircut. Nightly rentals cost more to run than leases, so many programs reduce gross income by a factor before the math. Programs differ on how large the factor is.

4. The ratio. Adjusted monthly income is divided by the full monthly payment. The result is compared with the program’s floor.

5. Everything else. Credit, reserves, down payment, appraisal, and the entity holding title all get reviewed. Title can sit in an LLC, subject to program terms.

Simple on paper. The surprises live in step two.

Where Does the Income Number Come From?

Three sources show up on short-term rental files, and each works differently for a first-timer.

Income source Best for First-timer catch
Appraiser’s rent schedule Any purchase Estimates long-term rent only
Market projection report No booking history Not every program accepts it
Booking history or statements Existing Airbnbs Needs a track record

The appraiser’s number comes from Form 1007, a comparable rent schedule. Fannie Mae’s Selling Guide describes it as a way to document market rent. That is a long-term figure. A program that defaults to it can understate what a well-run Airbnb earns.

Some programs weigh it. Others ignore it on a purchase. A booking history, such as platform payouts or a property manager’s statements, is the strongest proof, but it only exists if someone has already hosted at the address.

Ask each lender how it sets income before you pick a deal. A property can fail on the long-term figure and pass on short-term income. Or the reverse.

A Modeled Example

Run the numbers this way. These are modeled assumptions, not market data.

Say a lender’s projection puts gross income at 2.00 times the full payment. The program applies a 20% haircut. Adjusted income falls to 1.60 times the payment. That still clears 1.00 with room to spare.

Now stress it. Suppose bookings come in 30% below the projection. Gross coverage drops to 1.40, the haircut takes it to about 1.12, and you are close to the floor. A second slip and you are under it.

Test both cases before you make an offer: the conservative projection and the long-term rent estimate. If only the optimistic case clears 1.00, the margin is thin. Not ideal.

The First-Timer Question: Two Different Gates

Most first-timers hit this wall: lenders want experience, and you have none. The experience requirement actually has two parts.

Gate one is hosting history. For short-term rental files, programs typically expect about 12 months of landlord or host experience. Notice the wording. Landlord experience can count, so owning a long-term rental may help. A lender in the network may weigh a projection report more heavily when that experience exists.

Gate two is the income method. Even with experience, the program has to accept the type of income you are relying on.

If you fail one gate, you have paths:

  • Start on long-term rent. Buy the property and qualify on the appraiser’s rent estimate, subject to lender guidelines. Then run it as an Airbnb and build a booking record.
  • Refinance later. After a year of bookings, a refinance can use real history instead of a guess. Short-term rental collateral refinances typically top out near 70% LTV.
  • Shop programs. Lenders in the network vary on how they treat projections and experience. A broker sees many sets of guidelines at once.
  • Use a different product. If the numbers only work as a hybrid or a rehab, DSCR may be the wrong tool.

For a deeper look at this beginner scenario, Lendmire’s article Short-Term Rental DSCR Loans for First-Time Vacation Rental Investors walks through it.

What Your First Short-Term Rental File Needs

Program figures vary by lender and borrower, so treat these as typical ranges from select wholesale-network guidelines, not promises.

  • Purchase leverage: up to 75% LTV on the strongest files, meaning about 25% down.
  • Refinance and cash-out: around 70% LTV on short-term-rental collateral. Standard long-term rentals reach 75% on a cash-out.
  • Credit: a 640 minimum score for short-term rentals.
  • Coverage: a floor of 1.00 on a purchase and, separately, 1.00 on a refinance. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Loan size: up to $3,000,000 on standard programs.
  • Reserves: commonly around 6 months of PITIA, though they vary by lender, leverage, loan size, and transaction type. PITIA is principal, interest, taxes, insurance, and association dues.

Short-term rentals sit below long-term rentals on leverage. The lender is pricing in volatility. A bigger down payment can lift the ratio by shrinking the payment, but it never erases credit floors, reserve rules, or property eligibility. Strong files clear both tests: enough equity and enough coverage.

Manufactured homes, log homes, and barndominiums are not offered in these programs.

Where the General Rule Breaks

Local legality comes first. Projected income means nothing if the property cannot legally operate as a short-term rental. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Hosthub’s research on Airbnb restrictions shows that major cities commonly set night caps and primary-residence limits. Treat this as a gate. It is pass or fail, not a score.

Second-home loans do not fit. A second-home mortgage assumes you use the place yourself. Fannie Mae’s occupancy rules describe a one-unit property the borrower occupies part of the year and controls exclusively. A full-time Airbnb strategy does not match that. This is background only. Agency rules do not govern DSCR files.

Medium-term rentals fall back to leases. Furnished stays of a month or three have no projection tool of their own yet. Underwriting usually uses long-term rent or the signed lease.

Seasonality bites. Lenders may average income across the year. Your bills arrive monthly. A slow season gets paid from reserves.

Coverage under 1.00. This path exists through select lenders in the network, with leverage and terms adjusted. It is not the default.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Clearing the Ratio Is Not Profit

This one trips up many first-timers. DSCR compares rent to PITIA only. Look at what sits outside the calculation:

Cost Counted in DSCR?
Cleaning and turnover No
Property management No
Furnishing and supplies No
Platform fees No
Utilities and repairs No
Vacancy and capex No

A loan can be approved while your own cash covers a weak month. Build a separate cash-flow model for your own decision. The lender’s test protects the lender. Your test protects you. A calculator on Lendmire’s site gives an illustrative estimate, but treat it as a starting point.

What the Decision Looks Like in Practice

Work in this order, because each step can end the deal.

1. Confirm local rules and HOA terms allow short-term rental use.

2. Ask the lender how it counts income on a purchase with no booking history.

3. Order or review a projection report, and compare it with the long-term rent estimate.

4. Model a low-occupancy case.

5. Budget cash for the down payment, closing costs, reserves, and furnishing.

6. Make your offer with contingencies that match the above.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Compare DSCR with the alternatives by buyer profile. If you have strong traditional employment income and plan to use the place yourself, a conventional second-home loan may fit. If you want a pure rental and prefer not to document personal income, a DSCR loan is built for it. If the property needs heavy renovation, you may need a different financing product first.

Key Terms Defined

DSCR: the property’s monthly income divided by its monthly debt payment.

PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation on the property.

LTV: loan-to-value, the loan amount as a percentage of the property’s value.

Haircut: a reduction a lender applies to gross rental income before calculating coverage.

Reserves: liquid savings a lender wants you to hold after closing, counted in months of PITIA.

Form 1007: the appraiser’s comparable rent schedule, which estimates long-term market rent. It appears on Fannie Mae’s published forms list.

Frequently Asked Questions

Can I get a DSCR loan for my first Airbnb?

Often, yes, subject to lender guidelines. The property’s income does most of the qualifying, but you will still need credit of at least 640 for short-term rentals, reserves, and a property that can legally operate. Experience matters too, since programs typically expect about 12 months of landlord or host history.

Do I need hosting history to qualify?

Typically about 12 months of landlord or host experience is expected. Landlord experience can count, so a long-term rental you already own may help. Without either, qualifying on long-term rent first, then refinancing after you build bookings, is a common route.

What income will a lender use for a brand-new Airbnb?

It depends on the program. Some use the appraiser’s long-term rent estimate. Others weigh a market projection. Booking history is only available once someone has hosted at the address. Ask before you go under contract.

Can an LLC hold the property?

Yes, in many cases, depending on program guidelines.

Why would a lender not count my Airbnb income?

Common reasons: the program only accepts long-term rent on purchases, the property’s local rules restrict short-term use, or the haircut and ratio floor left the file short of coverage.
