How STR DSCR Financing Terms Work for High-Yield Secondary Markets

How STR DSCR Financing Terms Work for High-Yield Secondary Markets

The Quick Read: A short-term rental DSCR loan is reviewed on the property’s rental income against the full monthly obligation, and the terms decide how that income is measured, how much leverage the file gets, and what the borrower must show. Across the wholesale network, the program rules are tighter than for long-term rentals, and secondary markets work when the price-to-income relationship leaves room above the coverage floor.

  • STR purchase leverage tops out at 75% LTV on the strongest files, and STR cash-out or refinance tops out around 70% LTV.
  • A 640 credit score is the working minimum, and about 12 months of hosting history is the usual expectation.
  • Coverage starts at 1.00 on STR purchases and 1.00 on STR refinances, subject to lender guidelines.
  • The income path (history, projection, or long-term rent) can change the qualifying ratio on the same property.
  • Clearing 1.00 does not mean the property cash-flows. The ratio compares rent to PITIA only.

Secondary markets attract investors for a simple reason. Purchase prices are lower relative to nightly revenue than in resort cores, so coverage has more room. That room is real, but it depends on the file’s income path and on how the lender treats gross STR revenue. This piece walks through each step as the brokerage sees it on files placed with select lenders in Lendmire’s wholesale network.

Key Terms Defined

DSCR (debt service coverage ratio): Qualifying monthly income divided by the monthly housing obligation.

PITIA: Principal, interest, taxes, insurance, and any association dues, the full monthly obligation the ratio is measured against.

Trailing-12-month (TTM) income: The last twelve months of actual platform payouts, management statements, or bank deposits.

Third-party projection: A market-based income estimate from a data provider, used when a property has no operating history.

Haircut: The discount a lender applies to gross STR revenue before it counts as qualifying income.

Form 1007 / Form 1025: The appraisal rent schedules, 1007 for a one-unit property and 1025 for two to four units.

Prepayment penalty: A fee for paying the loan off or refinancing inside a set window. It is an exit cost, not part of the monthly obligation.

What Does an STR DSCR Loan Actually Measure?

It measures whether the property’s income covers its own monthly obligation. The formula is the same as for a long-term rental: qualifying monthly income divided by PITIA. Gross monthly revenue of twice the PITIA gives a ratio of 2.00, which is the plain arithmetic any DSCR explainer uses.

What changes on a short-term rental is the income side. A long-term rental has a lease and an appraiser’s rent schedule. An STR has nightly rates, seasonal swings, platform fees, and cleaning cycles. Lenders handle that uncertainty in three ways: they take actual history, a third-party projection, or a long-term rent fallback. Then they discount the result.

This is a business-purpose investor loan. It is reviewed differently from an owner-occupied mortgage, and it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers the base mechanics for all property types.

How Underwriting Treats STR Income, Step by Step

Underwriting follows a fixed order. Each step can change the final ratio.

1. Confirm the property can operate as an STR. The file shows that the address is leased for short-term stays or advertised that way. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Permit, registration, and HOA or condo documents belong in the file.

2. Pick the income path. The three common paths are actual history, a third-party projection, and the long-term rent fallback. The table below compares them.

3. Order the appraisal. It returns the value plus a rent schedule, Form 1007 on a one-unit property and Form 1025 on two to four units. The 1007 estimates what the property would earn on a traditional 12-month lease. That figure is often well below STR potential.

4. Apply the haircut. The lender discounts gross STR revenue for vacancy, platform fees, cleaning, and seasonality. The size of the discount varies by program and by income path.

5. Divide by PITIA. Taxes, insurance, and association dues all sit in the denominator. A heavier insurance or tax load in a given county lowers the ratio even when revenue is unchanged.

6. Set leverage, reserves, and structure. A stronger ratio generally opens better leverage and pricing. Reserves vary by lender, leverage, loan size, and transaction type.

Income path What it is When it applies Main limit
Actual history TTM payouts or statements Operating STR Records must reconcile
Projection Third-party market report Purchase, no history Few programs accept it
Long-term rent Appraiser’s rent schedule Fallback Often well below STR income

The market metrics behind a projection are standardized. AirDNA’s market overview pages define occupancy, average daily rate, revenue per available room, and a seasonality measure that tracks the gap between the lowest and highest months. A lender reading a projection is reading those same inputs.

Which Program Terms Apply to an STR File?

The terms below describe select lenders in Lendmire’s wholesale network. Programs change, and every file is underwritten individually.

Term STR purchase STR refinance / cash-out
Leverage Up to 75% LTV Refinance around 70%, cash-out 70%
Minimum credit score About 640 About 640
Coverage floor 1.00 1.00
Hosting history About 12 months expected About 12 months expected
Loan size Up to $3,000,000 standard Up to $3,000,000 standard

Three notes on that table. First, STR purchase leverage stops at 75%, which is below the 75%-80% many long-term rental purchases reach. Second, a 70% ceiling on cash-out applies to short-term-rental collateral, while standard rentals in the network top out around 75% on cash-out. Third, 1.00 is where select programs start. It is a floor for specific programs, not a universal standard. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Reserves are commonly around 6 months of PITIA, though they vary by lender, leverage, and loan size. Larger loans typically step up from there. A bigger down payment lowers the monthly obligation and can lift the ratio, but it never erases a leverage cap, a credit floor, or a reserve rule. The strongest files clear both tests: enough equity and enough rental coverage.

Term structures start from the 30-year fixed. Extended terms, interest-only periods, and ARM structures are available through select lenders in the network. Interest-only matters here because it lowers the qualifying obligation, which can lift the ratio on a tight file. Ask which payment the lender uses to qualify, since it changes the answer.

Manufactured homes, log homes, and barndominiums are not offered in these programs, so a cabin-style STR in that category falls outside them.

Why Secondary Markets and STR DSCR Terms Fit Together

Secondary markets fit because purchase price carries the denominator and income carries the numerator. When a property costs less relative to what it earns, the same haircut still leaves coverage above the floor. In resort cores, price runs ahead of income, so coverage is thin even when occupancy is strong.

Market context supports the demand side. AirDNA’s midyear outlook release forecasts U.S. occupancy of 57.4% against a pre-pandemic average of 57.0%, with RevPAR growth of 2.9%. ShortTermRentalz reports the same figures and ties them to slower supply growth. Those are national numbers, not a read on any one market.

The honest trade-off is that secondary markets carry thinner comparables, uneven seasons, and demand concentrated in a few events or attractions. An annual average can look fine while individual months fall short. That is a reserves question as much as a coverage question.

A Worked Stress Test

Run the numbers on a modeled secondary-market STR purchase at 75% LTV. Assume the underwritten income path produces coverage of about 1.25x after the haircut. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Now stress it three ways, holding the price constant.

  • Occupancy softens. If underwritten income drops by about a tenth, coverage falls to roughly 1.12x. Still above 1.00.
  • Insurance and taxes rise. A heavier PITIA of about a tenth takes the base case to roughly 1.14x.
  • Both happen together. Coverage lands near 1.02x, barely above the floor.

The lesson is that a ratio near 1.00 leaves no room for either shock. A file at 1.25x survives one problem. A file at 1.05x does not. These are modeled assumptions, not sourced market data. And even at 1.25x, the ratio says nothing about repairs, vacancy, management, utilities, or capex. DSCR compares rent to PITIA only.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where the General Rule Breaks

Five edge cases show up repeatedly.

No operating history. A first STR works only with a program that accepts a projection. If the program defaults to the 1007 long-term rent, a property that clears on Airbnb income can fail on paper. Programs that accept projections are fewer, and most want hosting experience on the borrower’s side too.

Property-specific factors. A projection is a market average. Condition, finishes, and layout are judged on the subject property, not the market.

Seasonality. Resort and lake areas can post strong annual figures from a few peak months. Reserves should cover the gaps.

Refinance of an operating STR. Actual history generally governs. Platform payouts, bank deposits, and tax forms rarely match on the first pass, and settlement reconciliation of those records is where files stall. Clean, matching records are the single best prep step.

Regulation. There is no federal STR law. Lofty’s reference on short-term rental laws notes that legality is set city by city and sometimes state by state. AirROI reports that six small cities advanced ordinances in a single week, so a market that allows STRs today may change. Check the address before underwriting the deal, because a lost permit erases the income premium that justified the loan.

Prepayment Structure and Exit Planning

Prepayment options commonly include a step-down schedule, a shorter schedule, or none. A longer penalty period usually trades for better pricing. The penalty applies only on payoff or refinance inside the window. It is not a monthly cost and does not enter the DSCR ratio.

Match the structure to the hold. An investor planning to refinance after building hosting history may prefer a shorter window. An investor holding long term may accept a longer one for better pricing.

Purchase Versus Refinance: What Changes

Factor Purchase Refinance / cash-out
Income basis Projection or history Actual history
Leverage cap Up to 75% LTV About 70% LTV
Key documents Contract, projection, appraisal Payouts, deposits, statements
Common friction Program rejects projections Records do not reconcile

Cash-out also carries a seasoning expectation. About 6 months is the common figure across the network for cash-out refinances, documented by the settlement statement. Files that assume it away get sent back.

Who This Fits and Who It Doesn’t

It fits an investor with a 640-plus score, reserves in the bank, and a property whose income clears the floor after the haircut. It fits borrowers who can document hosting history or who can find a program that accepts a projection.

It fits less well when the address has a pending ordinance, an HOA that restricts rentals, or a coverage number sitting at 1.00 with no cushion. In those cases, a long-term rental underwriting path or a sub-1.00 select-lender path with adjusted leverage may be worth comparing. Lendmire’s piece secondary vs resort STR markets for an out-of-state DSCR buyer covers the remote-buyer angle.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a first-time STR owner get a DSCR loan?

Sometimes. Programs generally expect about 12 months of hosting experience, and a first purchase with no history needs a program that accepts a third-party projection. If the program defaults to the appraiser’s long-term rent schedule, a property that works on Airbnb income may not clear on paper.

Does the appraisal capture my Airbnb income?

Not on its own. The 1007 rent schedule estimates long-term lease income, which is often well below short-term potential. Some programs allow the STR income to be considered, but that depends on the lender.

Does a DSCR above 1.00 mean the property makes money?

No. The ratio compares income to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, so a property can clear 1.00 and still run thin.

What leverage does an STR file get?

Purchases typically reach 75% LTV on the strongest files, and refinance or cash-out files typically reach about 70%. These are guideline ranges from select lenders, not promises.

Is a prepayment penalty part of the monthly cost?

No. It applies only if the loan is paid off or refinanced inside the penalty window. It does not change the DSCR ratio.
