How DSCR Seasonal STR Income Rules Work for First-Time Short-Term Rental Buyers

How DSCR Seasonal STR Income Rules Work for First-Time Short-Term Rental Buyers

The Quick Read: Seasonal short-term rental income is not scored by its best month. Lenders average the income across the year, and that averaged figure is compared with the full monthly payment of principal, interest, taxes, insurance and any HOA dues (PITIA). Each lender in the network sets its own method and its own income discount, so the same property can score differently from one program to the next.

  • Peak months do not set the number. The year does, with slow months counted.
  • Any income discount applies to the rent side only. The payment side stays whole.
  • On a short-term rental, purchase leverage tops out at 75% LTV, and cash-out or refinance tops out around 70%, subject to lender guidelines.
  • A first-time buyer usually is reviewed on a market projection or an appraiser’s estimate, because a purchase has no hosting history yet.
  • Clearing 1.00 means income covers PITIA. It does not mean the property makes money in January.

Picture a lake cabin that books solid from June through August and sits quiet from November through March. A buyer sees three great months. An underwriter sees twelve. That gap is the whole subject of this article.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Key Terms Defined

DSCR (debt service coverage ratio): A ratio that divides the property’s rental income by its monthly payment. Above 1.00, the income covers the payment. Below it, the income falls short.

PITIA: Principal, interest, taxes, insurance and association dues. It is the full monthly obligation on the loan, and it is the bottom half of the ratio.

Trailing twelve months (TTM): The most recent twelve months of actual booking income. Lenders use it to smooth out seasons.

Haircut: A discount a lender applies to short-term rental income before dividing. It reflects vacancy, turnover and uncertainty.

LTV (loan-to-value): The loan amount as a percentage of the property’s appraised value.

Seasoning: The waiting period a lender wants between events, such as owning a property for a stretch before a cash-out refinance.

How Does a DSCR Loan Treat Short-Term Rental Income?

A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your W-2s and personal debt-to-income ratio are not the center of the file. These are business-purpose investor loans, so they are reviewed differently from a standard owner-occupied mortgage.

No regulator publishes one national rule for counting short-term rental income. Each lender sets its own. Across a wholesale network, that variety is the first thing you notice. Some lenders will not touch short-term rentals. Others accept them only on long-term rent. Select lenders accept booking income with a documented method.

That is why lender selection matters more here than on a standard long-term rental. The property can be identical and the answer can flip.

How Do Lenders Handle Seasonality, Step by Step?

Lenders do not apply a special seasonal adjustment. They average. The income is taken over a full year, divided by twelve, and measured against one steady monthly payment. Here is the sequence on a typical file.

1. Choose the income source. The options are trailing twelve months of actual platform or property-manager income, an appraiser’s short-term rental analysis, or a market projection from an analytics tool. Projections are generally allowed on purchases only.

2. Average across the year. Peak months blend with slow months. Months with zero bookings stay in as zeros.

3. Apply the haircut to income. Each lender picks its own discount. The practitioner range commonly cited is around 20-25%, though it varies by lender and income source.

4. Divide by the full PITIA. HOA dues count. Short-term rental insurance can price differently from a standard policy, so the quoted premium matters.

5. Check the result against the program floor. For short-term rentals, the floor is 1.00 on purchases and refinances.

Say the averaged income covers the payment 2.0x before any discount. A 20% haircut takes that to 1.6x. The payment never shrinks. This surprises buyers who assume the haircut somehow lowers what they owe.

Timing matters too. The date you apply decides which twelve months sit in the window. Apply right after a strong summer and the window looks different than it does right after a long winter.

How Is the Income Projected When There Is No History?

If you are buying your first short-term rental, you have no booking history on that property. Most programs allow a purchase to qualify on a market projection or an appraiser’s short-term rental estimate instead. Cash-out refinances expect more. Across the network, short-term rental files usually look for about 12 months of hosting history.

A common projection tool builds its estimate from nearby comparable listings. AirDNA’s calculator describes a weighted average of comparable short-term rentals within a 10-mile radius, adjusted for seasonality. It also scores how consistent the comparable set is. A tight comp set means a more reliable estimate.

AirDNA’s Market Score compares markets with at least 15 listings across five metrics, and two of those metrics are seasonality and regulation. Some lenders look at that score. A projection from a thin market, with few comparable listings, can carry wide error. Treat it as an estimate, not a promise.

Some programs use a different path. They fall back on the appraiser’s long-term rent figure. That figure often sits well below short-term potential. A property that clears 1.00 on booking income can look thin on paper if the lender defaults to long-term rent. Ask which method applies before you write an offer.

What Does the Appraisal Actually Prove?

The appraisal sets value, and value sets LTV. It does not prove your Airbnb income.

Fannie Mae’s appraiser update describes Form 1007 as the Single-Family Comparable Rent Schedule, which documents estimated monthly market rent for one-unit investment properties. That is the agency’s own form, named here only so you recognize it. DSCR loans are not governed by those agency rules. The point is what the form measures.

McKissock, an appraisal education provider, notes the form documents monthly rent, not nightly rates or business income. It also says the lender ultimately decides how short-term income is counted. For two-to-four unit buildings, the companion form is the 1025.

So the appraiser’s rent schedule is a floor-type reference, not proof of seasonal earnings. Lenders layer other evidence on top of it.

Where Does the General Rule Break?

The averaging rule holds on most files. Here are the edge cases where it bends.

A first-time buyer with no hosting history. You qualify on a projection or appraiser estimate, and a longer-term plan matters if you later refinance. A property converted from long-term to short-term has no short-term history either, so the income basis differs until history builds.

A strong-summer, dead-winter property. The averaged figure can pass even when winter months lose money. A beach, lake or ski property can sit near 1.0x on the annual average while three slow months run a deficit. The ratio passes. January still hurts. Reserves are what carry you through, and across the network they commonly run around 6 months of PITIA, varying by lender, leverage, loan size and transaction type.

A thin market. Fewer comparable listings means wider error bands on any projection. Lean on documented history where you can.

A mixed building. A multi-unit property can be underwritten on a blended rent picture, depending on the program.

A legality problem. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A projection is meaningless if the use is not allowed.

An appraisal format change. The appraisal forms lenders order are evolving. Ask your broker which report your lender will order and how it feeds the income calculation.

Ineligible property types. Manufactured homes, log homes and barndominiums fall outside these DSCR programs, so a cabin build matters.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Quick Reference: Documentation by Scenario

Scenario Typical income support
Purchase, no history Market projection or appraiser estimate
Purchase, seller history Seller’s booking records plus appraisal
Refinance or cash-out About 12 months of actual hosting history

Typical supporting documents include platform earnings exports, property-manager statements, bank statements and a 1099-K. There is no personal-income paperwork, but short-term rental files still need property-level evidence. A dashboard screenshot of gross revenue is not qualifying income.

What Do the Numbers Look Like for a First-Timer?

These ranges describe select wholesale-network guidelines. They are typical, not guaranteed, and every file is underwritten individually.

Factor Short-term rental typical range
Purchase LTV Up to 75% on the strongest files
Refinance / cash-out LTV Up to 70% on short-term-rental collateral
Credit score 640 minimum
Coverage floor 1.00 purchase / 1.00 refinance
Hosting experience About 12 months expected
Loan size Up to $3,000,000 on standard programs

Leverage on a standard long-term rental is higher, with most purchases landing at 75%-80% LTV. Short-term rentals sit lower because the income is less predictable. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A larger down payment lowers the monthly obligation and can lift the ratio. It never erases the leverage cap, the credit floor, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

On coverage, 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Those paths come with tradeoffs, and qualification stays subject to lender guidelines, credit approval and property review.

Lendmire is a broker. It arranges these loans through select lenders in its wholesale network across 41 markets, including Washington, D.C. For the full program picture, see the complete DSCR loans guide.

Qualifying Is Not the Same as Cash Flowing

DSCR compares rent to PITIA only. Repairs, vacancy, management fees, utilities, cleaning and capital expenses sit outside the calculation. Clearing 1.00 does not mean positive cash flow. It means averaged income, after any discount, covers the payment.

Run your own budget separately. Count the winter months honestly. If the property needs a cushion to survive its slow season, build that cushion before you close. Lendmire’s piece How to Show Seasonal Short-Term-Rental Income as Steady DSCR Coverage goes deeper on presenting a seasonal file cleanly.

Pre-Offer Checklist

  • Confirm short-term rentals are allowed where the property sits.
  • Ask the broker which income method applies: appraiser estimate, projection, or long-term rent.
  • Ask how big the income discount is and whether a minimum market score applies.
  • Get the actual insurance quote for short-term use.
  • Run both a full-year average and a worst-three-months view.
  • Size reserves for the slow season, not just the program minimum.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a first-time buyer with no hosting history get a DSCR loan on a short-term rental?

Often yes, on a purchase. Many programs accept a market projection or an appraiser’s short-term estimate when no history exists. Expect lenders to want either about 12 months of hosting history or a market data report on the file, and expect a 640 minimum credit score. Refinances lean on actual booking history.

Do lenders use my peak-season nightly rate?

No. They average the year, so a peak nightly rate times thirty days is not accepted as monthly income. Slow months count, including months with no bookings.

Does the income haircut reduce my payment?

No. It reduces the income side only. The full PITIA stays in the denominator, so the ratio drops while the obligation stays put.

What if my annual average passes but winter months lose money?

The loan can still qualify, because the test uses the annual average. You carry the soft months yourself, which is why reserves matter. Plan for them before you buy.

Is a 1.00 ratio enough for a short-term rental?

For short-term rental purchases and refinances, 1.00 is the program floor. Stronger ratios generally open better pricing and leverage. Lendmire’s article Short-Term Rental DSCR Loans for First-Time Vacation Rental Investors covers the first-purchase path in more detail.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals.

Ski, lake and beach buyers all face the same arithmetic: the lender counts twelve months, so the property has to carry the quiet ones.
