How Much Reserve a Jumbo STR DSCR Loan Requires on a Fifth Airbnb

How Much Reserve a Jumbo STR DSCR Loan Requires on a Fifth Airbnb

The Quick Read: On most programs in our wholesale network, a large short-term-rental loan asks for reserves of roughly six months of the new property’s monthly housing payment, stepping up to about nine months at the biggest balances, and owning four other rentals usually does not multiply that number.

  • Reserves are cash and verified assets you still hold after closing. They are separate from your down payment and closing costs.
  • The count is measured on the new loan’s payment, not on your whole portfolio, on most programs we place files with.
  • Loan size, leverage, and transaction type move the number more than property count does. Some lenders will stack reserves across other financed properties, so ask early.
  • Cash-out proceeds from the same deal are the weakest reserve source at jumbo size. Plan as if they will not count.
  • Short-term rentals add their own tests: roughly 12 months of hosting history, a 640 credit score, and a 1.00 coverage floor.

What a Reserve Requirement Actually Is

Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

A reserve requirement is a post-closing liquidity test. The lender wants proof that you can keep paying this loan if the property has a bad stretch. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

The test is stated in months of PITIA. PITIA means principal, interest, taxes, insurance, and association dues. On an interest-only loan, the count runs on the interest-only payment instead of the full amortizing one. That is why interest-only files often show a smaller reserve dollar amount even when the month count is the same.

STR files get extra attention because the income moves. A lake house can book solid all summer and sit quiet in the shoulder season. Reserves are the lender’s cushion for that swing.

Here is what “jumbo” means in practice. Across the network, reserve expectations tend to step up once a balance passes roughly $1,500,000. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures. Select lenders in the network offer 40-year terms, interest-only periods, and ARM structures. Each choice changes the payment, and so the reserve target.

Does a Fifth Airbnb Change the Number?

Mostly no. On most programs we place with, the lender measures reserves on the subject loan and does not add months for each other financed property. A fifth-property investor is usually treated as an experienced investor, and experience tends to help rather than hurt.

That is the opposite of what many borrowers expect. They assume five properties means five times the cushion. It does not on most files here.

Two caveats matter. First, some lenders do stack reserves for other financed properties. A few add months per additional loan, so a fifth purchase can look very different depending on where the file lands. Second, the dollars are yours alone. If two of your loans close in the same stretch, the same cash cannot satisfy both reserve tests.

The same contrast shows up in agency lending. Conventional underwriting under Fannie Mae’s reserve rules ties the reserve factor to the number of other financed properties a borrower currently owns. DSCR programs on this network generally avoid that stacking, which is one reason investors move to them around the fourth or fifth property. This is a contrast only. Agency rules do not govern DSCR files.

How Underwriting Treats Reserves, Step by Step

Here is the sequence a file follows. Each step changes what you need to hold.

1. The income is documented. For a short-term rental, that means a documented operating history or an appraisal-based short-term rent analysis. Appraisers use a rent schedule form for one-unit properties and a small-income report for two to four units. Many lenders also want about 12 months of hosting history on an STR.

2. The coverage ratio is run. DSCR compares rent to PITIA only. Short-term rental purchases and refinances each carry a 1.00 coverage floor on STR programs. A stronger ratio opens better terms.

3. The loan band sets the tiers. Balance drives leverage caps, credit floors, and appraisal count. On STR files, purchase leverage tops out at 75% LTV and refinance or cash-out around 70% LTV. LTV is loan-to-value, the loan as a share of the property’s value. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

4. The reserve target is computed. The lender multiplies the month count by the new loan’s payment.

5. Down payment and closing costs come out first. Reserves are what remains afterward.

6. Assets are documented. The lender wants statements, not a verbal claim. Funds must be sourced, meaning traced to where they came from, and generally seasoned, meaning sitting in your account for a period.

7. The guarantor is tested. Reserves are checked against the verified assets of the person guaranteeing the loan, not the LLC alone, subject to lender program eligibility.

One more point. Clearing 1.00 coverage does not mean the property cash flows. DSCR ignores repairs, vacancy, management, utilities, and capex. Reserves exist partly because of that gap.

What Moves the Reserve Number

Reserve months vary by lender, leverage, loan size, and transaction type. Treat these as typical ranges, not promises.

Factor How it moves reserves
Loan size Commonly about 6 months; about 9 months above roughly $1.5M
Conservative rate-term, modest leverage Reserves can be waived under $1.5M
Interest-only Count runs on interest-only payment
First-time investor Often a heavier ask than for experienced owners
Number of other financed properties Usually no stacking; some lenders differ
STR collateral Often sits at the stricter end

Notice what the table does not say. A jumbo balance does not always mean more months. On many programs, the tiers that step up with size are leverage, credit score, and appraisal count. Above $2,000,000, expect two appraisals on many files.

Credit matters alongside reserves. A 640 score is the STR floor. Most programs want about 660, and 700 or higher unlocks the strongest leverage tiers. A larger down payment lowers the payment and can lift the ratio. It never erases a credit floor, a leverage cap, or a reserve rule.

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. These files commonly carry heavier reserve expectations than a clean 1.00 file.

A Fifth-Airbnb Walkthrough in Months

Run the numbers on an investor closing a fifth Airbnb in a large-balance band. These are modeled assumptions, expressed in months, not market data.

Say the lender asks for 6 months of PITIA on the new loan. The investor already has four financed rentals. On a no-stacking program, that is the whole requirement. The earlier four loans add nothing to this file’s target.

Now say the investor wants to close a sixth property soon after, on the same program. That file also needs 6 months of its own PITIA. The investor must show liquidity covering both targets at the same time, which means 12 payment-months in total across two properties of similar size. The same cash cannot count twice.

Now flip the lender. A stacking lender might add months for each other financed property. The same fifth purchase could need a much larger cushion. The property did not change. The program did.

This is the practical reason to compare programs before you pick a property, not after. A broker who sees many lenders’ guidelines can show you which ones count property count and which do not.

Where the General Rule Breaks

Several edge cases change the answer.

Cash-out proceeds. Under Fannie Mae’s selling guide, cash proceeds from a cash-out refinance on the subject property are an unacceptable reserve source for agency loans. DSCR programs set their own rules. Some programs let proceeds satisfy reserves on ordinary-size loans. That treatment tends to disappear at jumbo size. Proceeds you spend on the next down payment are not reserves for the loan that produced them. Equity-recycling plans fail when one check gets counted twice.

Retirement and brokerage balances. These may count, often at a discount, depending on the lender. Cash in a bank account is the cleanest.

Interest-only structures. The payment basis switches, so the reserve dollars change even when the month count does not. Some programs also step the month count up above a certain balance.

Smaller balances. Smaller STR loans may route through select lenders in the network. Their reserve rules can differ from the standard tiers.

Thin hosting history. STR income needs documented history or an appraisal-based analysis. A short track record can narrow your options before reserves even come up.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered on these programs, however much cash you hold.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Which Assets Count and How They Are Verified

Asset Typical treatment
Checking or savings Counts in full with statements
Brokerage account May count at a discount
Retirement account May count at a discount
Cash-out from this deal Often excluded at jumbo size
Large recent deposit Triggers sourcing questions

Many lenders ask for about two months of statements. A big new deposit invites a paper trail request. Move money well before you apply, and keep a clear record of where it came from. Even the Fannie Mae FAQ on acceptable reserve sources separates acceptable from unacceptable funds for agency loans. It is a useful sanity check on documentation habits, though DSCR lenders set their own list.

Common Mistakes on a Fifth Purchase

  • Counting the cash-out twice. The check cannot be both the down payment and the reserve.
  • Assuming five properties means five times the months. On most network programs it does not. Confirm which side of that line your lender sits on.
  • Ignoring simultaneous files. Two closings share one pile of cash.
  • Treating reserves as proof of affordability. They test whether you survive vacancy and repairs. They do not replace the down payment.
  • Forgetting the guarantor. Reserves are tested on the person, not just the LLC.
  • Skipping the ratio. The strongest files clear both tests: enough equity and enough rental coverage.

Key Terms Defined

PITIA: the monthly housing payment: principal, interest, taxes, insurance, and association dues.

Reserves: verified liquid assets you hold after closing, measured in months of payment.

DSCR: the debt service coverage ratio, which compares a property’s rent to its PITIA.

LTV: loan-to-value, the loan amount as a share of the property’s value.

Seasoning: the period funds must sit in your account, or a loan must be held, before it counts.

Guarantor: the person who personally backs a loan made to an LLC.

A Pre-Application Checklist

1. List the reserve months each lender on your short list asks for, and whether it stacks. 2. Add the new loan’s reserve target to any other file closing at the same time. 3. Subtract your down payment and closing costs from available cash. 4. Check that remaining cash is documented, sourced, and seasoned. 5. Confirm 12 months of hosting history or plan for an appraisal-based analysis. 6. Check your credit score against the 640 STR floor and the stronger tiers. 7. Run coverage at 1.00 and above, and see how leverage shifts.

If you want the full picture of how these programs fit together, Lendmire’s complete DSCR loans guide walks through coverage, leverage, and documentation. For the non-STR side, the brokerage’s article on reserves on jumbo DSCR rental loans by balance shows how the tiers step up with loan size.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do reserves stack on a fifth Airbnb?

On most programs in the network, no. The lender measures reserves on the new loan’s payment and does not add months for your other financed properties. Some lenders do stack, so confirm the rule before choosing a property.

Can retirement funds count toward reserves?

Often yes, but usually at a discount to face value. The haircut depends on the lender. Cash in a bank account counts most cleanly, and statements are required either way.

Do cash-out proceeds count as reserves?

Plan on no, especially at jumbo size. Some programs allow proceeds to count on ordinary-size loans, but proceeds you spend on the next down payment are not reserves for the loan that produced them. Assume the stricter answer.

Does interest-only change the reserve base?

Yes. The count runs on the interest-only payment instead of the full payment, so the reserve dollars are lower for the same month count. Some programs also step the month count up above a certain balance, so ask which applies.

What if my reserves are short?

You have a few options. Lower the leverage, choose a smaller balance, wait for cash to season, or look at a program with lighter reserve rules. Every file is underwritten individually, and nothing here is a commitment to lend.
