The Quick Read: A DSCR short-term rental loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so living in another state and never having hosted do not by themselves rule you out. The lender cares about what the property earns, how that income is measured, and whether short-term rentals are legal where the property sits.
- Short-term rental purchases typically reach up to 75% LTV (loan-to-value, the loan as a share of the property’s value) on the strongest files, and refinances up to 70%.
- Expect a credit score of about 640 or higher, and a 1.00 coverage floor on both purchases and refinances.
- The lender usually expects about 12 months of host experience, so ask how each program treats a first-time host before you make an offer.
- Clearing 1.00 is not the same as making money. Repairs, vacancy, management, and utilities sit outside the calculation.
- Local short-term rental rules can erase the income assumption entirely.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Short-term rental income is documented with a 12-month history or a market data report. Program parameters update from Lendmire’s centralized guideline source.
As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Key Terms Defined
DSCR (debt service coverage ratio): monthly rental income divided by the monthly housing payment. A result of 1.00 means the rent exactly covers the payment.
PITIA: principal, interest, taxes, insurance, and any HOA dues. It is the payment figure that goes under the line in the DSCR formula.
STR projection: an estimate of what a property will earn as a short-term rental, built from comparable listings rather than your own bookings.
1007 rent schedule: an appraiser’s estimate of monthly long-term market rent. It prices a standard lease, not nightly stays.
Seasoning: the waiting period or track record a lender wants before it counts certain income or allows certain transactions.
Personal guaranty: your promise to repay if the LLC that holds the property cannot. Lenders commonly ask for it when a property sits in an entity.
How Does the Lender See an Airbnb Property?
The lender sees a business. A conventional mortgage asks what you earn, and a DSCR loan asks what the property earns. DSCR loans are designed for non-owner-occupied investment properties, and because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
The formula is simple. Take the monthly income the lender will count and divide it by PITIA. Above 1.00, the income covers the payment. Below it, the payment is bigger than the income.
Your personal W-2s and debt-to-income ratio are not the focus. The property file is. That means an appraisal, evidence of income, proof the short-term use is allowed, insurance, and reserves. “DSCR” does not mean a thin file. It means a different file.
Across the wholesale network, many lenders will not touch short-term rentals at all. Lender choice is a real variable for you, and a broker who sees many guidelines can route around it. Read Lendmire’s complete DSCR loans guide for the general mechanics before you go deeper here.
How Is Income Proven When You Have Never Hosted?
Three routes exist, and the one that applies depends on the property’s history.
| Method | When it applies | What it means for a first-timer |
|---|---|---|
| Platform or bank history | Property already operates as a rental | Strongest evidence, but you have none yet |
| Market-data projection | Purchase with no history under you | Common route, usually discounted |
| Appraiser’s long-term rent | Fallback or floor | Conservative, often lowest |
Most first-time buyers land on the projection or the fallback. A projection tool such as AirDNA’s Rentalizer builds an estimate from a weighted average of comparable short-term rentals, within about 10 miles, matched on bedrooms, bathrooms, and guest count and adjusted for seasonality. It has never seen your house.
That last point matters. As Haus STR explains, predictive tools project from comparable listings and have not inspected your specific property. Treat the output as a starting estimate.
Programs differ on which method they accept and how much they discount a projection. Ask every lender two questions: do you use the 1007, a short-term analysis, or both, and what adjustment do you apply? A property can clear 1.00 on projected short-term income and miss it on long-term rent. For a first-timer, that choice swings the whole file.
What Does the Math Look Like for an Out-of-State Buyer?
Picture an investor in one state buying a three-bedroom home in a resort-area market somewhere else. The numbers below are modeled assumptions, not market data.
Assume the lender counts a discounted projection, and that count lands the ratio at roughly 1.25x. Now assume the same property on a 1007 long-term rent figure. Coverage might drop to about 0.90x. Same house, same loan, two different answers.
At 0.90x you are below the 1.00 floor that short-term programs use on purchases. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That path exists, but it changes your down payment and your cost.
Now the stress test. Even at 1.25x, ask what happens if occupancy runs well under the projection. The ratio is a coverage figure. It leaves out repairs, vacancy, management fees, utilities, and capital expenses. An investor who clears 1.00 can still lose money every month. Underwrite your own plan more conservatively than the lender’s.
Independent reviews point the same direction. Vault STR reports that independent tests put property-level projections well off actuals, mostly on the high side. BnbCalc advises discounting further in markets with few listings. Thin-comp markets and unusual properties get the weakest estimates.
Step Zero: Is Short-Term Renting Legal Where You Are Buying?
Check this before you write an offer. If the city or HOA does not allow short-term stays, the income assumption disappears and you are left with long-term rent only.
The common gating items are:
| Situation | What it does to your file |
|---|---|
| Open market, no permit | Income can count if the program accepts it |
| Permit or license required | Confirm you can get one, and that it transfers |
| Operating-day caps | Limits real income below the projection |
| HOA restriction | Can block the use outright |
| Local agent or manager required | Adds cost and a person you must find |
Operating-day maximums are common in cities that cap, and some caps are lower than others. Rules also change after purchase. Investors have bought in a town only to see a new ordinance sharply restrict operations, and permits may not carry over to a new owner.
Out-of-state owners hit one more wrinkle. Some cities require an owner or agent to live within a set distance. Buyers have solved this by hiring a local cleaning or management company to act as agent, but confirm that with the city before you rely on it.
What Do Lenders Look at for a First-Timer?
Here are the program figures from select lenders in the wholesale network. They are typical ranges, not promises, and every file is underwritten individually.
- Leverage: short-term rental purchases typically go up to 75% LTV on the strongest files. Refinances and cash-outs on short-term rental collateral go up to 70%.
- Credit: a 640 score is the usual minimum, and stronger scores open better terms.
- Coverage: 1.00 is where select programs start on both purchases and refinances. Stronger ratios usually bring better pricing and leverage.
- Experience: short-term rental files usually expect about 12 months of landlord or host experience. How a program treats a true first-timer varies, which is why you ask before you offer.
- Loan size: standard programs run up to $3,000,000. Smaller balances route through select lenders in the network.
- Reserves: these vary by lender, leverage, and loan size, and many files look for around six months of PITIA.
A bigger down payment lowers the payment and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Some property types are not offered. Manufactured homes, log homes, and barndominiums fall outside these programs, so a rustic cabin listing deserves a type check early.
Here is a practitioner point from broker-side deal flow. Files from distant buyers go smoothly when the buyer arrives with a management plan, a local insurance quote that covers short-term use, and entity paperwork already in order. Files stall when the buyer treats those as post-closing tasks.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
How Do You Do This From Another State?
Distance changes the process in four places.
Appraisal. The appraiser visits, not you. The appraisal sets value, which drives LTV, and supplies the rent exhibit. That exhibit is built for long-term market rent, so short-term business income generally is not credited in the value.
Closing. Entity documents and the personal guaranty matter more when you cannot sit at the table. Many investors buy through an LLC, subject to lender program eligibility, and sign remotely.
Market vetting. Pull comparable data for the exact submarket and look at seasonality. A summer-heavy market can look strong in a projection and hollow in winter, which is when reserves earn their keep.
Operations. Line up a local manager, a cleaner, and a handyman before closing, not after. Some states also require licensed managers or brokers for certain rentals, so verify any rule that touches short-term use locally. For a first investment, the management side is where distance bites hardest.
DSCR or Conventional for This Buyer?
| Factor | DSCR loan | Conventional |
|---|---|---|
| Income focus | Property rental income | Your personal income |
| Documentation | Property file, personal income not the focus | Full personal documents |
| Typical trade-off | Higher cost, prepayment terms common | Stricter on rental income |
| Best fit | Investors scaling with rentals | Buyers with strong traditional employment income |
A second-home loan fits poorly because it caps how many days you can rent the property. If you have strong traditional employment income and plan light rental use, conventional can win. If the property is a true business, DSCR is built for it.
What If Your File Does Not Qualify?
You have options, ranked by how little they change your plan.
1. Ask for a lender that counts the projection with a smaller discount.
2. Raise the down payment to lift coverage, within leverage caps.
3. Choose a cheaper property or a market with deeper comps.
4. Look at coverage below 1.00 through select lenders in the network, with leverage and terms adjusted.
5. Consider structures such as interest-only periods or longer terms through select lenders, which can change the payment side of the ratio.
6. Start with a long-term rental and convert after you build hosting history.
Frequently Asked Questions
Can I qualify with no hosting history?
Often yes, through a market-data projection or the appraiser’s long-term rent. But short-term files usually expect about 12 months of landlord or host experience, and programs treat first-timers differently. Ask before you make an offer.
Does living out of state matter to the lender?
The loan is reviewed primarily on property-level rental income, so your home state is not the focus. What matters is whether short-term use is legal where the property sits and whether the file shows a credible management plan.
Do I need an LLC?
No, but many investors use one, subject to lender program eligibility. A lender will often ask for a personal guaranty either way, so an LLC does not remove your personal responsibility.
Do I need to see the property in person?
The lender does not require your visit as a program matter in general, since an appraiser inspects it. Still, many investors visit once, or hire a local professional, because the projection has never seen the home.
What if the projection turns out wrong?
The loan does not adjust. You owe the same payment whatever the bookings do, which is why you stress-test occupancy and hold reserves. Tax treatment varies; consult a qualified professional.

The honest test for an out-of-state first purchase is simple: if the deal only works at the most optimistic projection in an unfamiliar market, it does not work.
