Does Short-Term Rental Income Count on a Conventional Loan?

Does Short-Term Rental Income Count on a Conventional Loan?

The Quick Read: Sometimes, but only narrowly: conventional underwriting credits short-term rental income only when the borrower documents it the way the agency rules require, and then it feeds a personal debt-to-income test rather than a property-level coverage test. Most first-time hosts find the credit small, delayed, or unavailable. A DSCR loan reads the property’s income instead.

  • Conventional loans are built around the borrower’s personal income and debt-to-income ratio, not nightly-rate projections.
  • Agency rules now address short-term rentals directly, but the treatment is conservative and experience-gated.
  • The appraisal rent schedule was not designed for nightly rentals, so it often understates real STR income.
  • DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
  • On Lendmire’s network, STR purchases reach up to 75% LTV, with a 640 credit score and about 12 months of hosting history typically expected.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Conventional Underwriting Actually Does With Rental Income

Conventional underwriting counts rental income only after several gates clear. The property type must qualify, the borrower must have landlord experience, and the lender must document the income. Whatever survives the gates lands in your total debt-to-income ratio.

Here is the contrast point that matters. Fannie Mae’s Selling Guide rental income rule lets a lender use positive rental income to qualify only when the borrower has at least 12 months of property management experience. Without that experience, rental income can only offset the property’s own payment. It never adds to qualifying income.

Fannie Mae has also rewritten its rental chapter to add explicit short-term rental provisions, including alternative documentation options and conservative qualifying treatment. Lender adoption is phased in through late 2026, and the documentation rules differ for purchases versus refinances and by how long the property has been in service, per Fannie Mae’s income assessment FAQ. The exact haircut tiers are not something to guess at, so ask any conventional lender for its current worksheet.

That is the whole agency contrast. Agency rules do not govern DSCR loans, and the rest of this article is about what that difference means for your decision.

Why the Appraisal Makes Short-Term Rentals Awkward

The appraisal is the quiet reason Airbnb income fits badly on a conventional file. The rent schedule form was built for monthly leases. Fannie Mae’s appraiser guidance says Form 1007 was not designed for single-family short-term rentals. Appraisers are told to use comparables leased monthly, and multiplying a nightly rate by 30 is incorrect.

Appraisers also value real estate, not the business running inside it. As McKissock’s appraisal education team explains, a short-term rental has the same appraised value as an identical non-rental home, with furnishings and business income excluded. The lender, not the appraiser, makes the final income call.

Practical result: a cabin that grosses strong nightly revenue can show a modest long-term rent number on paper. (This catches more investors than any other single detail.) If the lender’s file defaults to that number, the property looks weaker than it is.

Where Short-Term Rental Income Can Count, and Where It Can’t

Whether the income counts depends on the borrower’s history, the transaction, and the property. Here is how the common situations sort out.

Situation Conventional treatment DSCR treatment
First STR, no hosting history Rental income typically only offsets the payment Depends on program evidence rules
Experienced landlord, documented history May add to qualifying income, conservatively Property income vs. payment
Refinance with platform history Documentation differs from purchase Property-level coverage review
Second-home loan used as a rental Rental use is capped, a poor fit Not the intended product
Condo-hotel or project with rental obligations Often screened out Separate channel, project review

Two edge cases deserve a closer look.

The first-time host. Without 12 months of management experience, a conventional file gives you no income credit from the property. Your personal income carries the whole loan. If your DTI is already stretched, the deal stops there.

The second-home shortcut. Some investors try to buy as a second home to get better conventional terms. Second-home financing limits how much the property can be rented, which conflicts with a true STR business. It is a poor fit, not a clever workaround.

How a DSCR Loan Reads the Same Property

A DSCR loan divides the property’s rental income by its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Personal income and DTI are not part of the calculation. A ratio of 1.00 means the rent just covers the payment.

Across Lendmire’s wholesale network, short-term rental files typically follow these ranges, always subject to lender guidelines:

  • Purchase leverage: up to 75% LTV on the strongest files.
  • Refinance and cash-out leverage: up to 70% LTV on short-term-rental collateral.
  • Credit score: a 640 minimum is typical.
  • Coverage: a 1.00 floor on both purchases and refinances.
  • Experience: about 12 months of hosting history is usually expected.
  • Loan size: up to $3,000,000 on standard programs.

Those hosting-history expectations matter. Lenders in the network accept different proof, so the right program for a seasoned host may not be the right one for a first-timer.

DSCR files have their own trap, and it mirrors the appraisal issue. When a program defaults to long-term market rent, a property that would clear 1.00 on Airbnb revenue can fail on paper. Ask early which income evidence the program accepts: platform history, bank deposits, a trailing property-manager statement, or a market projection. Lendmire’s complete DSCR loans guide walks through how coverage is calculated.

One honest caution. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the payment only. Repairs, vacancy, cleaning, management, utilities, and capital expenses all sit outside the calculation, and short-term rentals carry more of them than a leased house does.

Experience From the Broker’s Desk

Across the files a wholesale network sees, the deals that stall are rarely the ones with weak income. They are the ones where the income evidence and the program don’t match. A host with two years of clean platform payouts and matching deposits fits many programs. A buyer relying on a projection fits far fewer. Sorting that out before choosing a lender saves a restart.

Conventional or DSCR: The Investor Decision

For one STR bought by a high-income W-2 borrower with low existing debt and real hosting history, conventional financing may be the cheaper path, and it keeps the process inside familiar documentation. That is the flip point in conventional’s favor.

DSCR typically pencils better in these profiles:

  • Self-employed investors whose traditional personal-income documentation understates income after deductions.
  • Entity-owned portfolios where personal DTI is already crowded by financed properties. (Entity-titled loans are available subject to lender program eligibility.)
  • Investors with several financed properties who have run out of conventional capacity.
  • Buyers whose STR income is clear on the property but weak on personal returns.

The tradeoff runs both ways. DSCR files ask for more cash and credit strength at higher leverage, and the property must carry itself. Conventional files ask for personal income capacity and tolerate more leverage at the right profile. If your personal numbers are strong and the property is a single STR, run both. If the number only works on personal income, that is a signal worth hearing.

Coverage below 1.00 is a separate path. Many select programs start at 1.00, while a distinct select-lender path takes coverage below 1.00 with leverage and terms adjusted. Use it only when the property has a real reason to earn less today than it will later, not to rescue a deal that doesn’t pencil.

A larger down payment helps the coverage ratio but never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. Reserves vary by lender, leverage, and loan size, so ask for the specific requirement on your file.

Property types matter too. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

DSCR: the property’s monthly rental income divided by its full monthly payment, including taxes, insurance, and HOA dues.

PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation on a property.

DTI: your total monthly debts divided by your gross monthly income, the core conventional test.

Form 1007: the appraiser’s single-family rent schedule, built for monthly leases.

Offset versus add: whether rental income only cancels out the property’s payment or also counts as qualifying income.

What to Do Before You Apply

1. Pull 12 months or more of platform payout reports and match them to bank deposits. 2. Count your financed properties and estimate your DTI honestly. 3. Decide whether the file leans on history or on a projection. 4. Ask the lender which income evidence it accepts before ordering an appraisal. 5. Confirm local rules and permits before relying on projected income.

Frequently Asked Questions

Can I use projected Airbnb income to qualify for a conventional loan?

Generally no, not as added qualifying income. Conventional underwriting leans on documented history, tax-return reporting, and the appraisal forms. Without 12 months of management experience, rental income can only offset the property’s payment under the agency rule. Projections carry more weight in some DSCR programs, subject to lender guidelines.

Does the appraiser verify my short-term rental revenue?

No. Appraisers value the real estate, not the business income. The rent schedule form is built for monthly leases and cannot estimate nightly fees. The lender decides what income to credit.

Is a second-home loan a good way to finance a short-term rental?

Rarely. Investors running a real rental operation usually look at investment-property financing instead.

What leverage do short-term rental DSCR loans allow?

On Lendmire’s network, purchases reach up to 75% LTV on the strongest files, while refinances and cash-out on short-term-rental collateral top out around 70%. A 640 credit score and about 12 months of hosting history are typical expectations. Qualification is subject to lender guidelines and credit approval. This is not a commitment to lend.

Can DSCR work if my STR income is below 1.00 coverage?

Sometimes. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Most programs start at 1.00, so the stronger move is usually to improve the income evidence or the down payment first.
