Can You Get Financing for Airbnb Arbitrage?

Can You Get Financing for Airbnb Arbitrage?

The Quick Read: Not with a mortgage or a DSCR loan, because an arbitrage operator leases the property and holds no title to pledge as collateral. Startup costs like the deposit, furniture, and fees are funded with savings, business credit, or partner capital. DSCR financing enters the picture only when you buy a property.

  • Arbitrage means leasing a unit with the landlord’s written permission, then re-listing it for nightly stays.
  • A DSCR loan is secured by real property you own or are buying, so a leasehold gives a lender nothing to lend against.
  • Funding for arbitrage goes to the business: furnishings, deposits, and a cash reserve.
  • On a purchase, short-term rental DSCR programs in Lendmire’s network go up to 75% LTV, with a 640 minimum score and a 1.00 coverage floor, subject to lender guidelines.
  • Hosting history built through arbitrage can become the track record a later purchase file needs.

Why Doesn’t a Property Loan Fit Arbitrage?

A mortgage needs collateral. If the borrower stops paying, the lender takes the property. An arbitrage operator is a tenant, so there is no property to take.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. That is the whole answer, and the rest follows from it. A DSCR loan, short for debt service coverage ratio loan, checks whether a property’s rent covers its monthly payment. You divide the income by the payment, which for this purpose means principal, interest, taxes, insurance, and any HOA dues. A leasehold spread is not income from property you own, so the test has nothing to measure.

Here is the buy-versus-lease difference side by side.

Factor Buying a Rental Arbitrage
What you hold Title to the property A lease
Collateral for a lender The property itself None
DSCR loan available Yes, per program guidelines No
Fixed monthly obligation Mortgage payment Rent owed to landlord
Equity or depreciation Yes No

Industry education sites describe the same split. Rabbu notes that arbitrage and co-hosting earn income without owning property, and it treats DSCR loans as a separate bucket of strategies for acquiring real estate.

What Would You Actually Need to Fund?

You would fund the operating business, not real estate. The costs fall into a few buckets: the security deposit and advance rent, furniture and décor, permits and platform setup, insurance, and a cash reserve for slow months.

Industry estimates for a typical startup run from about $5,000 to $15,000 for deposit, furnishing, and fees. Treat that as a rough planning range, not a quote. Unit size and furnishing choices move it a lot.

The reserve matters more than most new operators expect. Your rent is due every month whether guests book or not. Hostfully points out that a deal that looks profitable at 75% occupancy can lose money at 50%. Underwrite your own deal at the lower number, not the optimistic one.

Which Funding Routes Exist?

Most arbitrage operators use savings first, then business credit or a business loan, then partner capital. None of these are mortgage products, and none depend on the property. Here is how they compare.

Route Best For Main Risk
Personal savings Small, first unit Drains your safety net
Business line of credit Operators with some track record Repayment due even in slow months
Term or SBA-style business loan Multi-unit startup plans Documentation and personal guarantees
Business credit card Furnishing purchases Balances can grow fast
Partner capital Operators short on cash Shared profit and shared disputes
Co-hosting Almost no capital You earn a fee split, not the spread

Business lenders look at your credit, your plan, and your cash flow. They generally do not look at the property, because you do not own it. Terms vary by lender, so compare them yourself.

Co-hosting deserves a note. You manage someone else’s listing for a share of the revenue and carry no lease. There is nothing to finance because there is little to buy. Lendmire’s piece What Is Airbnb Arbitrage? covers how the three models differ.

How Does an Arbitrage Deal Get Approved by the Landlord?

Approval comes first, and it has to be written. Hostfully advises getting a sublease addendum or lease modification, and it notes that institutional landlords and large management companies almost always decline. Individual owners and small buildings are the realistic targets.

A verbal okay is not enough. Without paper, you risk eviction and a lost deposit. The document should also say what happens if local rules change.

Then check the building and the area. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income. A city can allow short stays while a building or HOA still forbids them.

How Would a Lender See an Arbitrage Operator?

A business lender sees a fixed obligation with no collateral and income that depends on someone else’s permission. That is the honest read, and it explains why funding is modest and personal-credit driven.

Expect questions about your lease term, your written landlord consent, your booking history, and your credit. A lease with a year left is a weaker base than one with several. Consent that can be pulled on short notice is weaker still.

Across a wholesale network of DSCR lenders, the pattern is the same on the buy side. The property’s income and your credit carry the file, and the lender wants evidence that the income is real. That is why documented hosting history helps so much later.

How Do You Stress-Test the Debt?

Run a slow month before you borrow. Take your rent, add any loan repayment, and ask what occupancy covers both. If the answer is near your realistic average, you have no cushion.

Picture an operator who funds furniture on a business card and signs a lease with a thin margin at 70% occupancy. A soft season drops bookings toward 50%. The rent does not move, the card balance does not shrink, and the reserve starts draining. Debt turned a manageable risk into a fixed second obligation.

Skip borrowing if any of these are true:

  • Your landlord permission is verbal or can be withdrawn on short notice.
  • The deal only works at high occupancy.
  • You would be paying for startup costs with debt you cannot carry through two bad months.
  • A guru or “funding partner” promises no-money-down arbitrage and steers you to specific lenders. Walk away.

Insurance is a related gap. Standard renter’s policies typically exclude business activity, and a platform’s host protections do not replace your own coverage.

Which Route Fits Your Situation?

Match the funding to your profile, not to what sounds easiest.

Your Profile Likely Fit
Solid savings, first unit Savings, modest reserve
Good credit, some history Business line of credit
Limited cash, strong operator skills Partner capital or co-hosting
Scaling to several units Business loan, with conservative occupancy

Scaling is where arbitrage gets risky. BiggerPockets notes that you still owe your rent if demand falls, even though arbitrage is somewhat less risky than ownership. Each added unit adds another fixed monthly obligation.

When Does DSCR Financing Come Into Play?

DSCR financing applies the day you buy. Arbitrage builds no equity and no depreciation benefit, so many operators eventually want to own. At that point the question changes from funding a business to financing a property.

Short-term rental programs across Lendmire’s wholesale network work like this, subject to lender guidelines:

  • Purchase leverage on short-term rentals goes up to 75% LTV on the strongest files.
  • Cash-out and refinance leverage on short-term rentals goes up to 70% LTV.
  • A credit score of about 640 or higher is expected.
  • Lenders usually want about 12 months of hosting history, with a 1.00 coverage floor on purchases and 1.00 on refinances.
  • Standard programs reach $3,000,000 in loan size, with smaller balances routed through select lenders.

LTV means loan-to-value: the loan as a share of the property’s value. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Here is where your arbitrage years pay off. The 12 months of hosting history that short-term rental programs look for can be built through arbitrage. It is not the same as owning, and a lender reviews the new property on its own merits. Still, it shows that you can run listings, hold occupancy, and manage guests.

If you own a different property already, that property can carry a DSCR loan on its own. Your arbitrage units neither add to nor subtract from that file.

Clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to the payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Model those yourself.

A larger down payment lowers the payment and can lift the ratio, but it does not erase credit floors, reserve rules, or property eligibility. Some property types are not offered at all: manufactured homes, log homes, and barndominiums fall outside these programs. For the full picture, see the complete DSCR loans guide.

Key Terms Defined

Arbitrage: leasing a property long-term, then renting it out nightly with the landlord’s written permission.

Leasehold: your right to use a property under a lease, without owning it.

DSCR: debt service coverage ratio, which compares a property’s rent to its monthly payment.

LTV: loan-to-value, the loan amount as a percentage of the property’s value.

Co-hosting: managing someone else’s listing for a fee or revenue share, with no lease of your own.

Seasoning (hosting history): the track record of bookings a lender wants to see before financing a short-term rental.

What Mistakes Should You Avoid?

  • Assuming a DSCR loan can fund your arbitrage unit. There is no title to secure it.
  • Treating “no mortgage” as “no risk.” The lease is a fixed obligation.
  • Relying on a verbal landlord approval. Get it in writing.
  • Assuming city permission settles it. Buildings and HOAs can still say no.
  • Expecting a known success rate. There is no official figure, so build your own break-even.
  • Financing furniture with high-cost debt before the unit has proven itself. Cheap and slow beats fast and fragile.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is there such a thing as an Airbnb arbitrage loan?

No product is built for it. Arbitrage operators fund the business with savings, business credit, partner capital, or a business loan. DSCR loans start when you buy a property, subject to lender guidelines.

Can a business loan cover furniture and the deposit?

Often yes, if you qualify on credit and your plan. Business lenders typically weigh your personal credit and cash flow, not the property. Compare terms carefully, and avoid borrowing more than a slow stretch of bookings could repay.

Does arbitrage income count toward a DSCR loan on a property I buy?

A DSCR file qualifies primarily on the purchased property’s rental income covering the payment, subject to lender guidelines. Arbitrage profit is a separate business matter. The hosting history you built can still support a short-term rental purchase file.

Is partner capital better than debt?

It depends. A partner shares the risk and the upside, which suits an operator short on cash. Debt keeps all the profit but adds a fixed repayment. Put partner terms in writing either way.

Can I use arbitrage to prepare for buying?

Yes. Many investors use it to build experience and about a year of hosting history before they buy. It is a path, not a guarantee, since lenders review each file individually.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire, a broker arranging DSCR financing through select lenders across 41 markets including Washington, D.C., can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Programs change and every file is underwritten individually. This is not a commitment to lend. Lendmire also covers how VA occupancy rules compare with investment Airbnb financing for readers weighing owner-occupied routes.

Whichever route you take, the cleanest arbitrage exit is the one you plan before the first booking: a lease you can survive, a track record you can document, and a property you can afford to own.
