How to Qualify for a $4 Million DSCR Loan

How to Qualify for a $4 Million DSCR Loan

The Quick Read: A $4 million DSCR loan is reviewed primarily on property-level rental income covering the full monthly obligation, subject to lender guidelines, but at this size leverage, credit, reserves and valuation usually decide the outcome before the coverage ratio does. Lendmire arranges these files through select lenders in its wholesale network.

  • On a purchase or rate-and-term refinance, loans from $3M to $4M typically run to 65% LTV with 700+ credit, and loans above $4M run to 60% on review.
  • Cash-out is not available above $3,000,000.
  • Two appraisals are required above $2,000,000, and reserves are 6 months on the subject property.
  • A coverage ratio of 1.00 or higher earns full leverage. Lower coverage is a path through select programs with reduced leverage, subject to underwriting.
  • Entity vesting is welcome, and a personal guaranty is typical.

A $4 million loan is a large bet on a single asset. The question shifts from “does the rent cover the payment?” to “do the leverage, liquidity, valuation and borrower strength all support this size?” This article walks through each gate in the order a lender reviews it.

What Does “$4 Million DSCR Loan” Actually Mean?

It is industry shorthand, not a legal category. Brokers call loans above the mainstream cap “super jumbo,” but no rule defines the term. Lendmire’s standard DSCR program stops at $3,000,000. Its portfolio investor ladder runs from $150,000 to $10,000,000, so a $4 million request sits well inside the ladder but in a tier that gets extra review.

The only hard government line on loan size is the annual conforming limit, which FHFA set at $832,750 for the baseline. DSCR loans sit outside that channel, so each program sets its own maximums. Trade press describes DSCR loans as a type of non-QM loan, often used by investors and secured by the cash flow the property is expected to produce, per Scotsman Guide.

Does a $4 Million DSCR Loan Use Personal Income?

No. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Rental income is reviewed instead of personal-income documentation, and there is no personal debt-to-income calculation. The loan is business-purpose financing for a non-owner-occupied rental. The federal consumer-finance regulator’s Truth in Lending guide treats credit to acquire or improve non-owner-occupied rental property as business-purpose credit, and the Federal Reserve’s truth-in-lending guidance lists transaction size as a factor, using a $5,000,000 real estate transaction as its example. At $4 million, the business purpose is easy to support, though borrower-signed business-purpose documentation still matters.

Less paperwork does not mean no paperwork. Expect a credit review, proof of liquidity, entity documents, an experience review and a personal guaranty even when title sits in an LLC. Lender program requirements govern entity eligibility, and layered entities are not accepted.

How Does the Coverage Ratio Work at This Size?

The ratio is monthly rent used for lender review divided by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues. On an interest-only structure, the obligation is interest, taxes, insurance and dues. A result of 1.00 means rent exactly covers the obligation. Investor-education sites often present the textbook version, net operating income divided by annual debt service. Across Lendmire’s network, programs read it as rent against the full payment.

Here is the catch at $4 million. The payment is large, so the property needs strong rent or a meaningful down payment to clear the number. Run the logic this way. A property with a modeled monthly rent that lands at roughly 1.0x coverage on a 65% LTV loan will fall short if the same property is financed at 75%. Leverage and coverage move together. A lower loan-to-value shrinks the obligation and lifts the ratio. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Interest-only changes the math. Through select wholesale programs, a 120-month interest-only period is available on 30- and 40-year terms up to 75% LTV, qualified on interest, taxes, insurance and dues, with coverage of 0.75 or better, subject to underwriting. Because the interest-only period is capped at 75%, it is a lever on the lower tiers of the ladder; at $4 million the leverage ceiling is already below that. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

The practical way to back into the rent you need: take the loan amount you can get at your LTV, estimate the full obligation with your lender’s figures, and see whether market rent clears it. The site’s illustrative calculator can help you test scenarios, though it is an estimate, not a quote.

Who Sets the Rent?

The appraiser does, when there is no lease or the lease isn’t relied upon. The appraisal supplies the rent used for lender review through a market rent schedule. The standard appraisal form names are Form 1007 for one-unit properties and Form 1025 for 2-4 units. DSCR loans are not agency loans, so those names describe the appraisal format only.

At this size, two appraisals are required above $2,000,000. Expect extra valuation scrutiny because the loan is a large exposure to one opinion of value. If the appraisal comes in below the contract price, leverage is measured against the lower figure, and the investor typically covers the gap with cash.

What Does the Borrower Need?

Credit, liquidity and a clean housing history. The leverage ceilings below are the top cell in each loan-amount band, with the credit score each one needs described right after the table.

Loan amount Purchase / rate-term LTV Cash-out LTV
$150K–$1M 80% 75%
$1M–$1.5M 75% 70%
$1.5M–$2M 75% 60%
$2M–$3M 75% 60%
$3M–$4M 65% —
$4M–$6M 60% on review —
$6M–$10M 60% on review —

All figures are ceilings through select wholesale programs for a business-purpose investment property at 1.00 coverage or higher, subject to underwriting. The bands are loan amounts, not purchase prices, so multiply price by leverage first, then read the band for that loan. Above $4,000,000, every request is reviewed case by case before submission, on purchase or rate-and-term only.

On credit, the top leverage cell needs 660+ in the first band, 700+ in the second, 720+ in the $1.5M–$2M and $2M–$3M bands, and 700+ from $3M up. The program floor is 660 on loans to $3,000,000 and 700 above $3,000,000. A lower score takes a lower leverage cell inside the same band.

Above $3,000,000, programs typically also want a 0x30x24 mortgage history, 48 months of seasoning after a credit event, citizens or permanent residents only, and no rural property. Property acreage is capped at ten acres on a non-rural property.

Reserves are 6 months of the payment on the subject property, or 12 months for first-time investors. There are no extra reserves for other financed properties, and a borrower can hold up to 20 financed properties. Cash-out proceeds never satisfy the reserve requirement. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Non-QM does not mean weak credit. Scotsman Guide reports an average non-QM borrower FICO of 776. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Standard DSCR Versus a $4 Million File

Factor Standard program $4M tier
Loan ceiling $3,000,000 Portfolio ladder
Leverage Up to 75–80% 60–65%, on review
Credit floor 660+ 700+
Appraisals One Two above $2M
Cash-out Available None above $3M

The pattern is simple. Lenders trade leverage for size. A larger loan means less room for a valuation miss, so the equity cushion grows.

What If the Coverage Ratio Comes Up Short?

Start with the levers, in this order.

  • Lower the balance. More down payment reduces the obligation and lifts coverage.
  • Re-test the rent. A fresh market rent schedule may support a different figure than the first estimate.
  • Use interest-only. On eligible tiers it qualifies the file on a smaller obligation.
  • Reconsider the structure. Coverage from 0.75 to 0.99 is a real path through select programs to $2,000,000 at reduced leverage, with LTV and terms adjusting, subject to underwriting. Through a handful of lenders in the network, no-ratio files also reach $2,000,000, subject to underwriting and a seven-year clean housing history. Neither path extends to $4 million.

Honestly, if you reach for a sub-1.00 structure because no property you’re considering clears the number, that signals a pricing or submarket problem, not a loan-type problem.

Edge Cases Where the General Rule Breaks

Short-term rentals. STR files cap at $2,000,000, so a $4 million STR purchase is outside this lane. Income is based on twelve months of operating history on a refinance or the appraisal’s short-term-rent analysis on a purchase, at 80% of gross, for experienced investors. Municipal permission is documented per property and is never assumed. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Cash-out. Cash-out is unavailable above $3,000,000. Below that, proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Vacant or new construction. With no lease, the appraiser’s market rent becomes the qualifying income.

Occupancy. Personal occupancy undermines business-purpose treatment. DSCR loans are designed for non-owner-occupied investment properties.

Larger buildings. The program covers 1-4 units. Larger buildings generally move into commercial underwriting.

Condos. Warrantable and non-warrantable condos are eligible, but non-warrantable condos cap at 75% and $1,500,000, so a $4 million deal is outside that lane.

Recourse. A guaranty is typically still required when an LLC holds title.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Is DSCR the Right Tool at $4 Million?

It depends on the investor. A DSCR file fits the self-employed investor, the entity-owned portfolio, or the borrower whose traditional personal-income documentation understates cash flow. A high W-2 earner buying one property personally may find a full-documentation jumbo loan carries a lower cost and higher leverage. Bank portfolio and commercial loans enter the picture for larger buildings or investors with deep banking relationships. Lendmire’s complete DSCR loans guide covers the broader comparison.

The tradeoff to weigh: DSCR loans usually cost more than conventional financing, and prepayment penalties are a common feature, so plan the hold period before choosing.

Key Terms Defined

DSCR: Debt service coverage ratio, the property’s rent used for program review divided by its full monthly obligation.

LTV: Loan-to-value, the loan amount divided by the appraised value.

ITIA: Interest, taxes, insurance and dues, the obligation used on an interest-only structure.

Super jumbo: Industry shorthand for loans above the mainstream cap, not a legal term.

Seasoning: The time a borrower has owned a property or cleared a credit event before applying.

Personal guaranty: The borrower’s personal promise to repay, even when an entity holds title.

How to Prepare and Apply

1. Pull your credit and confirm the tier you need. 2. Decide purchase or rate-and-term, since cash-out is off the table above $3M. 3. Set a target LTV from the ladder and size your cash to match. 4. Gather entity documents, ID, proof of liquidity and reserves. 5. Get a market rent estimate and run coverage with your own tax and insurance figures. 6. Submit for case-by-case review, since every request above $4M gets one before submission.

A practitioner note: on large files, the insurance and tax lines move the ratio more than most borrowers expect. Pricing those early prevents a coverage surprise after the appraisal lands. Frequently Asked Questions

Can I take cash out on a $4 million DSCR loan?

No. Cash-out is not available above $3,000,000 through the network’s programs. Between $1.5M and $3M, cash-out typically runs to 60% LTV, subject to underwriting. At $4 million, the structures are purchase or rate-and-term only.

Can a first-time investor qualify?

Possibly, with more cash. First-time investors typically carry 12 months of reserves instead of 6, and the file is reviewed case by case at this size. Experience matters more as the balance grows, subject to lender guidelines.

Can an LLC hold the loan?

Yes, subject to lender program eligibility. Entity vesting is welcome, though layered entities are not accepted, and a personal guaranty is typically still required.

Can a short-term rental qualify at $4 million?

Not in this lane. Short-term-rental files cap at $2,000,000, at 1.00 coverage or higher, on 80% of gross income, for experienced investors.

Does a low coverage ratio rule out the loan?

Not always at lower balances. Select programs reach coverage from 0.75 to 0.99 up to $2,000,000 at reduced leverage, with LTV and terms adjusting, subject to underwriting. At $4 million, plan on 1.00 or better.
