Can a First-Time STR Buyer Use Airdna Instead of Airbnb Statements?

Can a First-Time STR Buyer Use Airdna Instead of Airbnb Statements?

The Quick Read: Yes, in most cases a first-time buyer can qualify on a market-data projection such as AirDNA’s Rentalizer or on an appraiser’s short-term rental analysis, because Airbnb statements do not exist for a property the buyer has never operated. Acceptance and the discount applied to the projection are lender-specific, so the same property can produce different coverage numbers at different lenders. Here is what matters on a purchase file:

  • A purchase with no hosting history on the subject property can be underwritten on a projection or an appraiser’s analysis.
  • Lenders usually count only a percentage of the gross projection, so the number you see in the report is not the number underwriting uses.
  • Where real history exists, lenders generally prefer it over a model.
  • Short-term rental purchases on the network typically reach up to 75% LTV, with a 640 credit score minimum and a 1.00 coverage floor.
  • Clearing coverage is not a profit test. You still need your own cash-flow model.

What Each Document Actually Is

A projection is a model. Statements are a record. That one difference drives everything else on these files.

AirDNA describes its Rentalizer as a weighted average of how comparable short-term rentals within about 10 miles actually performed, adjusted for seasonality and demand. The AirDNA Airbnb calculator page also says the report rates the strength of its comp set. The report is address-specific, but it is built from neighbors, not from the subject property’s own bookings.

Airbnb or manager statements are the opposite. They show what a specific property earned, month by month. A first-time buyer has none for a house they don’t own yet. A seller’s statements are a different question, and whether a lender will use them depends on the program.

One more point worth knowing. Magicbnb’s analysis notes that AirDNA estimates income from public listing data and does not see actual host payouts. That is why underwriters treat it as a projection and not as proof of income.

Side by Side: Projection vs. Statements

Factor AirDNA-type projection Airbnb or manager statements
What it measures Modeled comp performance Actual property bookings
Verifiability Estimate from public data Platform or manager records
First-timer can have it? Yes Not for an unowned property
Typical use Purchase with no history Existing history, refinance
Main weakness Can run high or low Only exists after operating

Across the wholesale network, the pattern is consistent. No history means a projection or appraiser analysis. Existing history means the lender leans on it.

Does the Lender Have to Accept AirDNA?

No. No rule requires it. DSCR is a non-QM, lender-defined product, so each lender sets its own accepted sources. Most programs placed through the network accept a market-data projection on a purchase. A few want an appraiser’s short-term rental analysis instead of, or alongside, the report. Some ask for prior ownership or hosting experience.

On the network’s short-term rental programs, expect about 12 months of hosting history to be part of the typical expectation, with a 640 minimum score. That sounds like it conflicts with “first-time buyer,” and it can. A buyer with no hosting history is a thinner file, and the lender accepting a projection does not erase the experience question. Select lenders handle first-timers differently, which is why program matching matters before an offer goes in.

When both a projection and real history exist, underwriting may use the lower supported figure. Real performance outranks an estimate.

How a Projection Becomes Qualifying Income

The lender takes the gross projection, applies a discount, and divides by the monthly obligation. The discount covers vacancy, platform fees, and seasonality. The percentage varies by lender, which is the main reason two lenders return different coverage on one address.

The mechanics run in four steps.

1. Pull the address-specific projection and note the comp-set strength rating.

2. The lender applies its own factor to the gross figure.

3. The discounted annual figure is converted to a monthly figure.

4. That figure is divided by PITIA, the full monthly obligation covering principal, interest, taxes, insurance, and any HOA dues.

Take a house that clears coverage comfortably on the projection. Run the same house on long-term rent and it can land well under 1.00. That gap is why the choice of income basis matters. Some programs let the borrower qualify on long-term market rent instead. Select lenders in the network also offer coverage below 1.00, with leverage and terms adjusted, which is a separate path from programs built around a 1.00 floor.

How Reliable Is the Projection?

Less reliable than the sales page suggests, and not uniformly wrong either.

RentalRecon notes that AirDNA’s published accuracy figures are aggregate benchmarks, not a promise for an individual forecast. Independent reviewer Vault STR says property-level projections tend to run high and suggests modeling year one at 60 to 75% of the projection. That is one reviewer’s rule, not an industry standard and not a lender requirement.

Individual results vary. One host on BiggerPockets reported a conservative miss: projected occupancy of 67% against 76% actual, and an ADR of $244 against $259 actual. Another operator in the Magicbnb piece reported an overestimate of about 17%, projecting $62,000 against $51,500 actual. These are single cases. Don’t generalize from either.

Thin markets are the highest-risk spot. An operator review from 10xbnb says markets with fewer than 100 listings produce projections with wide error. Low comp-set strength points the same way. When the report flags weak comps, review them or replace them before the lender sees the file.

A First-Timer’s Cross-Check Checklist

Treat the report as a starting point. Before you write an offer:

1. Check the comp set. Bedroom count, property type, location, and amenities should match the subject. Swap out mismatched comps.

2. Sanity-check occupancy and nightly rate against what hosts in that submarket actually report.

3. Pull a second data point, such as a local property manager’s estimate.

4. Model year one at a haircut to the projection, then see whether the deal still works.

5. Run your own expense model. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, so clearing 1.00 is not the same as positive cash flow.

6. Confirm local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The Appraisal Piece

Appraisals trip up first-time STR files more than the AirDNA report does. Form 1007 (the one-unit rent schedule) and Form 1025 (the 2-4 unit version) document monthly long-term rent. McKissock describes Form 1007 as built for monthly rent, not nightly rent, and notes the lender ultimately decides what income counts. HousingWire reports that leaning on Form 1007 for a short-term rental often produces artificially low coverage, and that a narrative addendum handles STR income better.

For contrast only: Fannie Mae’s appraiser update says its Selling Guide is silent on whether a short-term rental counts as rental income, and leaves that call to the lender. Those agency rules don’t govern DSCR files. The point is that nobody upstream settles this for you.

On a 2-4 unit short-term rental, expect Form 1025, and each unit may need its own analysis. Ask the broker early which appraisal approach the lender wants, because an appraiser who defaults to Form 1007 can drag the file down.

If the Number Comes In Low

A low projection is not the end of the file. The options, in the order most files try them:

  • Replace weak comps and re-run the report.
  • Ask the lender to use an appraiser’s short-term rental analysis instead.
  • Add down payment. More equity lowers the payment and can lift the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
  • Move to a program that is reviewed on long-term market rent, or to a select lender with sub-1.00 coverage, where leverage and terms adjust.
  • Walk away from the property. Sometimes that is the right call.

Choose Your Path

Your situation Likely income basis
No history, buying new Projection or appraiser analysis
Seller has platform history Seller statements, if the program allows
You already host elsewhere Your own history, plus projection
Weak or thin market Appraiser analysis, long-term rent fallback

Key Terms Defined

DSCR: the property’s rental income divided by its full monthly obligation (PITIA).

PITIA: principal, interest, taxes, insurance, and any HOA dues, paid monthly.

ADR: average daily rate, the average nightly price a booked stay earns.

Haircut: the percentage cut a lender takes off gross projected income before using it.

Comp set: the group of similar nearby rentals a projection is built from.

Where the Program Fits

For most short-term rental purchases in the network, leverage tops out at 75% LTV, and refinances and cash-outs top out around 70%. A 640 score is the working minimum, and coverage of 1.00 applies on both purchase and refinance. Loan sizes run up to $3,000,000 on standard programs. Those are typical ranges, subject to lender guidelines, and not a commitment to lend. Reserves vary by lender, leverage, and loan size.

Frequently Asked Questions

Will a lender accept AirDNA if I have never hosted?

Many will on a purchase, since no statements exist yet. Some programs still want hosting or ownership experience, and the network’s short-term rental programs typically expect about 12 months of history. Matching the file to the right lender up front matters.

Does the lender use the full AirDNA number?

No. Lenders apply their own discount to the gross projection. The percentage varies, which is why coverage differs between lenders on the same address.

Can I use the seller’s Airbnb statements?

It depends on the program and how the lender verifies them. They show the property’s past performance, but they aren’t your history. Ask before relying on them.

Does the appraisal show my Airbnb income?

Not through Form 1007 or 1025, which document monthly long-term rent. A short-term rental narrative or separate analysis is what supports nightly income.

Is clearing 1.00 coverage the same as making money?

No. Coverage compares rent to PITIA only. Vacancy, repairs, management, utilities, and capex fall outside it, so run your own cash-flow check.
