Can a Second-Home Owner Use Airbnb Income After Converting to STR?

Can a Second-Home Owner Use Airbnb Income After Converting to STR?

The Quick Read: Not on the original second-home loan, but yes on a new investment-property loan. A second-home mortgage cannot count rent from the home you are renting out. A DSCR refinance can, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Here is what matters most:

  • The conversion happens at the refinance, not before. You sign a new business-purpose and occupancy certification.
  • Short-term rental (STR) programs typically expect about 12 months of hosting history.
  • STR purchase leverage tops out at 75% LTV; STR refinance and cash-out top out around 70%.
  • The tax test, the lender test, and local rules are three separate gates.

You bought a lake cabin or beach condo, used it for a few years, and now it books most weekends. Your lender is not going to treat that income the way you do. This article walks through why, what the new loan looks like, and how to get clean documentation.

Why Doesn’t the Original Second-Home Loan Count the Rent?

A second-home loan is built on personal use. Agency-style rules require you to occupy the home for part of the year, keep exclusive control, and avoid rental or timeshare arrangements. If rental income exists, the loan can stay a second home only when that income is not used to qualify, per this second-home occupancy summary.

That is the only agency point this article needs. DSCR loans are not agency products and run on their own rules.

Renting is not banned outright. Light rental use can coexist with a second-home loan, so long as the property stays primarily available for your personal use. Once the home becomes a business, the original paperwork stops describing reality. The second-home rider and occupancy affidavit speak to the loan you signed, not the loan you need now.

What Actually Changes at the Refinance?

The old second-home mortgage gets paid off. The new DSCR loan is a business-purpose, non-owner-occupied loan. Your personal income and debt-to-income ratio stop being the basis. Lendmire’s own explainer Can You Cash-Out Refinance a Second Home Into a DSCR Airbnb Loan? covers that occupancy flip in detail.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

DSCR means debt service coverage ratio. The lender divides the property’s monthly income by its monthly PITIA (principal, interest, taxes, insurance, and any HOA dues). Clear the program’s minimum and the property carries its own weight on paper.

How Do Lenders Count Airbnb Income?

Lenders generally use one of three income paths. Across the wholesale network Lendmire works with, the choice depends on how long the property has operated as a rental.

Path Income used Best fit
Hosting history Trailing 12 months of platform and bank records Established Airbnb with a full year of bookings
Market projection Third-party STR estimate, often reduced Little or no history
Rent schedule Long-term market rent from an appraisal Conservative fallback

Most STR programs we place files with expect about 12 months of host experience. Some select lenders will review a projection or the appraiser’s rent figure when history is short, but terms vary. Not every DSCR program accepts STR income at all. Some prefer long-term rent only.

On the appraisal side, Form 1007 is the standard single-family rent schedule. Form 1025 covers small income properties of two to four units. Some STR programs add an STR addendum.

Projected revenue rarely counts at face value. Market surveys report that lenders commonly apply a haircut to third-party projections, often somewhere around 70 to 80 percent of the projected figure. That is a market-wide observation, not a Lendmire program term. Model your deal with the actual factor your lender uses, not the headline number from the platform.

What Do STR Programs Typically Require?

These are typical ranges across select wholesale-network guidelines, subject to lender guidelines, credit approval, and property review:

  • Leverage: STR purchases typically reach up to 75% LTV on the strongest files. STR refinance and cash-out typically top out around 70% on short-term-rental collateral.
  • Credit: Expect a 640 minimum score on STR files.
  • Coverage: Purchase and refinance files each start at 1.00 on select programs. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Experience: About 12 months of host history is the usual expectation.
  • Loan size: Up to $3,000,000 on standard programs.
  • Reserves: They vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common.

LLC vesting is often available, subject to program terms. Manufactured homes, log homes, and barndominiums are not offered in the network, so a converted cabin of that type does not fit these programs.

What Does the Timeline Look Like?

Think of your hosting history as a ladder.

Months of hosting What a lender can usually use
About 3 Little actual history; projection or rent schedule
About 6 Partial history; still thin for most STR programs
About 12 Full trailing history; the usual starting point

Waiting is a legitimate answer. If you converted three months ago, the cleanest move may be to keep booking, keep records, and refinance once the year is on paper.

How Do You Document the Conversion?

Lenders do not want a story. They want records that agree with each other. Build the file this way:

1. Mark the conversion date. Pick the day personal use ended and rental operations began.

2. Separate personal and rental stays. Block your own nights on the calendar so the platform export shows them.

3. Pull platform statements. Export monthly payout reports covering the full period.

4. Match deposits. Booking payouts should land in an account that reconciles to the statements. Payouts going to a personal account that also pays groceries make the file messy.

5. Reconcile with tax records. Platform, bank, and return figures should tell the same story.

6. Know your income line. Platform payouts are net of fees. Cleaning fees and pass-through taxes get treated unevenly, so ask which figure the lender uses.

Lendmire’s piece How to Document Airbnb Income When Converting a Second Home to an STR goes deeper on the paperwork.

Two Quick Scenarios

Run the numbers on a coastal condo with a full year of bookings. Platform and bank records agree, and the lender’s coverage test lands near 1.25x. Leverage is modest and credit is above 700. That file reads cleanly, subject to lender guidelines.

Now picture a mountain cabin converted four months ago. Hosting history is thin. A market projection, reduced by the lender’s factor, lands barely above 1.00x. The long-term rent from an appraisal comes in below 1.00x. This file may be reviewed under a select-lender path with leverage and terms adjusted, or it may simply need more time. Waiting eight months could turn a borderline file into a clean one.

Is Clearing 1.00 the Same as Making Money?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management fees, utilities, and capital expenses sit outside the calculation. STR properties tend to carry more of those costs than a long-term rental does.

Honestly, a file that barely clears the minimum can still lose money in a slow season. Model your own expenses separately before you rely on the coverage number.

The Three Gates: Lender, Tax, and Local Rules

Investors often blur three separate questions.

Gate Question it asks
Lender Will this income count toward qualifying?
Tax How is the rental treated on my return?
Local Are short-term rentals allowed here?

Passing one gate says nothing about the others. The IRS uses a personal-use test: a dwelling counts as a home when personal use exceeds the greater of 14 days or 10% of the days rented at a fair price, per IRS Publication 527. A CPA firm’s plain-English summary covers the same rule. That is a tax test, not a lending test. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What About Calling It a Second Home Anyway?

Don’t. Misstating how you will use a property to get better terms is a real risk. Occupancy misrepresentation can lead to the lender reviewing the loan again and to legal exposure. Honest changes are different. If your circumstances truly changed after closing and your original intent was genuine, the right move is to tell the lender and restructure properly.

Key Terms Defined

Second home: A property you occupy part of the year for personal use, financed under owner-style rules.

Investment property: A property held to produce rental income, financed as non-owner-occupied.

DSCR: Debt service coverage ratio, meaning property income divided by the monthly PITIA.

PITIA: Principal, interest, taxes, insurance, and association dues in one monthly figure.

Hosting history: Your documented record of operating the property as a short-term rental.

Form 1007: The appraisal form that estimates long-term market rent for a single-family home.

LTV: Loan-to-value, the loan amount as a percentage of the property’s value.

Frequently Asked Questions

Can I rent my second home on Airbnb without refinancing?

Light rental use is generally allowed while the property stays primarily available for your personal use. Heavy or full-time rental changes the picture. At that point the original loan no longer matches how the property is used, and a refinance into an investment-property loan is the clean fix.

How long do I have to wait after converting before a DSCR refinance?

Most STR programs expect about 12 months of hosting history. Some select lenders may review a projection or appraiser rent figure with less, with leverage and terms adjusted. There is no single answer, since every file is underwritten individually.

Will the lender count 100% of my Airbnb revenue?

Usually not. Platform payouts are net of fees, and projections are often reduced by a haircut. Ask which income figure the program uses, then model with that number instead of headline revenue.

What leverage can I expect on a converted STR?

On short-term-rental collateral, purchases typically reach up to 75% LTV, and refinances or cash-outs typically reach up to 70%. A 640 minimum score is typical for STR files. Everything remains subject to lender guidelines and property review.

Does the IRS 14-day rule make my property a second home for the lender?

No. That rule governs tax deductions. Lenders define occupancy by their own rules, so passing the tax test does not make a heavily rented property a lender-recognized second home.
