Can an STR Portfolio Operator Use Airbnb Income to Qualify for a Mortgage?

Can an STR Portfolio Operator Use Airbnb Income to Qualify for a Mortgage?

The Quick Read: Yes, on a DSCR loan your Airbnb income can carry the qualification. These loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Conventional loans lean on your personal income instead, and they treat short-term rental (STR) income cautiously.

  • Lenders count STR income in three ways: your actual hosting history, a third-party market projection, or the appraiser’s long-term rent schedule.
  • Select STR programs in Lendmire’s network start at 1.00 coverage, with about 12 months of hosting experience expected.
  • STR purchase leverage tops out at 75% LTV on the strongest files. Refinance and cash-out top out around 70%.
  • Clearing 1.00 does not mean the property makes money. The ratio only compares income to the housing payment.
  • The method you pick can move the coverage figure more than anything else on the file. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

How Do Lenders Count Airbnb Income on a DSCR Loan?

DSCR stands for debt service coverage ratio. It is monthly qualifying income divided by the full monthly housing obligation: principal, interest, taxes, insurance, and any HOA dues. That obligation is called PITIA.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

For an STR, the hard part is deciding what “qualifying income” means. Across the wholesale network Lendmire works with, lenders use three evidence methods.

Method What it uses Best for
Actual history About 12 months of payouts or manager reports Operating STRs
Market projection Third-party report on comparable listings Purchases with no history
Rent schedule Appraiser’s long-term rent estimate Fallback, weaker properties

Actual history is the cleanest. A lender reads twelve months of platform payouts and bank deposits, applies its own adjustment, and divides by PITIA.

A market projection fills the gap on a purchase with no track record. The report matches your house to comparable listings by location, bedrooms, property type, and amenities. It cannot see your finishes or the condition of the place, so lenders usually discount it.

The rent schedule is the fallback. On a single-family home the appraiser uses Form 1007, and on a two-to-four-unit building Form 1025. Both describe long-term market rent. A lakefront cabin that books well nightly may look ordinary on a lease basis.

Many lenders let you choose between these methods, and some do not. Ask which one a program will use before you order an appraisal.

What Does the Math Look Like on One House?

Method choice changes the answer for the same property. These ratios are modeled assumptions, not market data.

Say a house produces about 1.35x coverage on twelve months of actual payouts. A lender that discounts a market projection might show roughly 1.15x. The appraiser’s long-term rent schedule might show closer to 0.85x.

Same house, same loan, three different results. Shop the income method before you shop anything else.

That last result sits below the 1.00 mark. Several paths are open. You can ask whether the program will use actual history or a projection instead. You can put more money down. Or you can look at the separate select-lender path that goes below 1.00 coverage, with leverage and terms adjusted. Whether any of these works depends on lender guidelines, credit approval, and property review.

Here is the part new investors miss. DSCR compares rent to PITIA only. Repairs, vacancy, management fees, utilities, and furnishing replacement all sit outside the ratio. A property can clear 1.00 and still lose money after real costs, so run your own operating budget separately.

What Changes When You Own Many STRs?

A portfolio is an advantage in one way and a complication in another.

The advantage: DSCR underwriting looks at the property being financed. Your other STRs do not drag down your debt-to-income ratio, because the loan does not run on your personal income. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Your existing properties still matter, just differently:

  • Experience. Most STR programs expect about 12 months of host or landlord experience. A running portfolio checks that box on day one.
  • Reserves. Reserves are cash a lender wants left over after closing. They vary by lender, leverage, loan size, and transaction type, and commonly sit around six months of PITIA. Conservative files at modest leverage under $1,500,000 can see them waived. Larger loans typically step up to about nine months.
  • Entity structure. Many operators hold each property in an LLC, subject to lender program eligibility. Ask early how a program handles entity ownership and guarantees.
  • Portfolio limits. Some programs look at how many financed properties you carry. Raise this before you fall in love with a deal.

Your best-performing property does not lend income to your newest one. Each house must stand on its own numbers. That is a feature when your weakest property is the one you want to refinance, and a limit when you hoped to blend strong and weak performers.

Documents are where operators win or lose time. Platform payouts, bank deposits, and tax-form totals often do not match on the first pass. Reconcile them before submission. Lenders ask questions when the story changes between documents.

Lendmire’s complete DSCR loans guide covers the full qualification mechanics.

How Do Conventional Loans Treat STR Income?

Conventional loans start from your personal income and debt-to-income ratio (DTI). Rental income gets added in under conservative rules, and the full payment on each property hits your DTI. A portfolio operator hits that wall quickly. Each new property adds debt, and the personal-income test does not scale with it.

This is only a brief contrast, because DSCR loans are not agency products. Still, the agency direction is useful context. Fannie Mae recently added new short-term rental income requirements with alternative documentation options and conservative qualifying treatment. Its short-term rental topic is limited to one-unit investment properties, and the property must be legally permitted to operate as an STR, including local registration and licensing. Fannie’s rental income section of the Selling Guide lays out how rental income feeds into DTI. A duplex STR falls outside that treatment.

Traditional personal-income documentation creates a second problem. Conventional underwriting reads what you reported, and depreciation and deductions shrink reported income, sometimes dramatically. An operator who is smart on taxes can look weak on paper. That gap is one reason many operators choose property-based underwriting. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Are the Program Numbers for STR Loans?

These are typical ranges from select wholesale-network guidelines. They are not guarantees, and every file is underwritten individually.

  • Purchase leverage: up to 75% LTV on an STR purchase for the strongest files. LTV, or loan-to-value, is the loan balance divided by the property value.
  • Refinance and cash-out: around 70% LTV on an STR refinance, with cash-out on STR collateral also capped at 70%.
  • Credit: a 640 minimum score for STR collateral. Higher scores generally improve leverage and pricing.
  • Coverage: 1.00 is where select STR programs start on a purchase, and 1.00 again on a refinance. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
  • Loan size: up to $3,000,000 on standard programs. Smaller balances route through select lenders in the network.
  • Property types: manufactured homes, log homes, and barndominiums are not offered in these programs.

A bigger down payment lowers the payment and can lift your ratio. It never erases a leverage cap, a credit floor, or a reserve rule. The strongest files clear both tests: enough equity and enough rental coverage.

One more point. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Which Path Fits Which Operator?

Think of the choice as matching your situation to the income method.

Your situation Likely best path
First STR, no history Market projection, DSCR
Established, strong 12-month history Actual-history DSCR
Heavy deductions on traditional personal-income documentation DSCR over conventional
Seasonal market, thin long-term rents Actual or projection, not 1007
Want cash out of a proven STR STR cash-out, around 70% LTV

The call between a projection and an operating history is a genuine toss-up for newer operators. A projection gets you into the deal. History gets you better terms on the next one. Lendmire’s piece Should a Luxury STR Operator Use Projected or Actual Income on a DSCR Loan? digs into that tradeoff.

On files like these, the stronger packages tend to share a pattern. Income evidence arrives reconciled, the appraisal supports the use, and reserves are clearly documented. Files stall when the documents contradict one another, not when the property is weak.

What Documents Does an Operator Need?

Build one folder per property.

1. Platform payout statements and matching bank deposits.

2. Property-manager exports, if you use a manager.

3. A month-by-month breakdown covering a full twelve months.

4. Proof the property can lawfully operate as an STR.

5. The appraisal, plus the rent schedule when the program uses it.

6. Entity documents, where the property is titled in an LLC.

7. Proof of reserves across your accounts.

What Mistakes Hurt STR Files Most?

  • Using a peak-season snapshot. Lenders want a full year. A summer-heavy stretch overstates income and invites questions.
  • Counting gross revenue as qualifying income. Lenders apply their own adjustment, so expect the number to shrink.
  • Treating a projection as exact. It is built from comparable listings and may not reflect your property’s condition.
  • Assuming 1.00 means profit. The ratio stops at the housing payment.
  • Skipping the rent schedule check. If a low long-term estimate will sink the file, learn that before the appraisal.

Key Terms Defined

DSCR: the ratio of qualifying rental income to the full monthly housing obligation.

PITIA: principal, interest, taxes, insurance, and any HOA dues, the payment DSCR divides into.

Trailing twelve months (T12): the most recent twelve months of actual income, the cleanest evidence for an operating STR.

Market projection: an estimate of what a property could earn, based on comparable listings.

Form 1007 / Form 1025: the appraiser’s rent schedules for single-family homes and two-to-four-unit properties, respectively.

LTV: the loan balance as a share of the property value.

Reserves: cash left in your accounts after closing, which lenders count as a safety cushion.

Frequently Asked Questions

Can I qualify on a first STR with no operating history?

Often yes, through a market projection. A lender uses a third-party report built on comparable listings, usually with a discount. Programs generally expect about 12 months of host or landlord experience from the borrower, but that experience can come from other properties you operate.

Does it matter whether I self-manage or use a property manager?

Either can work, as long as the income is documented. A manager’s monthly reports and payout records can serve as evidence, while a self-manager relies on platform statements and bank deposits. The key is that every document reconciles to the same totals.

Can one property’s income help me qualify on another?

Not directly. DSCR underwriting reads the income of the property being financed. Your other STRs help in indirect ways: they establish hosting experience and their equity and cash can support your reserves.

Can I pull cash out of an STR I already run?

Yes, subject to lender guidelines. Cash-out on STR collateral tops out around 70% LTV, with a 1.00 coverage floor on select programs and a 640 minimum score. Strong actual history is the most useful thing you can bring.

If my ratio clears 1.00, will the property make money?

Not necessarily. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and replacement costs all sit outside it, so build a separate operating budget.
