The Quick Read: Usually, yes, where the program accepts short-term-rental income on a DSCR loan: a documented year of platform-verified bookings is the strongest evidence and generally takes the place of a third-party projection, which exists mainly for properties that have no operating history to show. “Replace” is still a strong word, because the lender discounts that income, may sanity-check it against the market, and some programs skip both and use long-term rent.
- A full year of real bookings beats a projection on most files where the program accepts short-term-rental income.
- The projection is the fallback for purchases and converted properties with no history.
- The lender discounts the income before it divides by the payment, so gross revenue never counts at 100%.
- Some programs ignore Airbnb income entirely and use the appraiser’s long-term rent.
- Short-term-rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Key Terms Defined
DSCR (debt service coverage ratio) is the property’s income divided by its full monthly payment. A result of 1.00 means income matches the payment exactly.
PITIA is principal, interest, taxes, insurance, and any HOA dues. It is the payment side of the ratio.
Projection is a third-party estimate of what a home could earn, built from nearby comparable listings. It is a model, not your house’s results.
Trailing history is the last 12 months of actual booking income, shown through platform payout reports, manager statements, or bank deposits.
Haircut is the discount a lender applies to short-term-rental income before counting it. It works as a stand-in for the operating costs that PITIA leaves out.
Form 1007 and Form 1025 are appraisal forms that estimate monthly market rent. The 1007 covers one unit. The 1025 covers two to four units.

What Are the Three Ways a Lender Can Count Airbnb Income?
Across the wholesale network Lendmire works with, a lender counts Airbnb income one of three ways: trailing history, a projection, or the appraiser’s long-term rent. Which one applies is set by the program, not by you. Short-term-rental programs also typically expect about 12 months of hosting experience.
| Method | Evidence needed | Best for | Main risk |
|---|---|---|---|
| Trailing 12 months | Payouts, statements, deposits | Refinances, established hosts | Slow months count |
| Projection | Third-party report | Purchases, no history | Model may miss your house |
| Long-term rent | Appraisal rent schedule | Conservative programs | Understates Airbnb income |
Think of it as a hierarchy of proof. Real money that landed in a bank account sits at the top. A model sits in the middle. A long-term rent estimate is the conservative floor.
So Does a Year of Bookings Replace the Projection?
On a refinance with a full year of clean records, yes. The history becomes the income number, and the projection drops out or becomes a cross-check. Underwriters like actual deposits because nobody has to guess.
Three limits keep “replace” from being absolute.
The discount still applies. The lender reduces the income before dividing by PITIA. The discount hits only the income side. The payment side stays at full PITIA, so a strong year of bookings does not shrink the denominator.
The lender may cross-check. Revenue far above what comparable homes in the submarket earn can draw closer scrutiny. A real record is strong, but an outlier still invites questions.
Some programs never look. A few lenders in the network underwrite short-term-rental properties only on long-term rent. On those programs, your booking history sits unused. That is why picking the program matters more than polishing the paperwork.
Many investors assume they can pick whichever number is higher. They cannot. The program decides which evidence it accepts, and when two supported numbers exist, underwriting often leans toward the more conservative one.
Why the Appraisal Won’t Rescue Your Bookings
The appraisal still happens for value, but its rent form cannot carry Airbnb income. McKissock Appraisal explains that Form 1007 was built for monthly rent and leaves out vacancy, business expenses, and related services. It adds that the lender ultimately decides which income to use.
Fannie Mae’s appraiser update has a section on short-term rentals and Form 1007, and it points the same direction. The form documents monthly market rent, not nightly income. DSCR loans are not bound by agency rules, so this matters only as a description of the form.
HousingWire argues that forcing the 1007 onto short-term rentals can produce artificially low coverage ratios. It recommends a narrative addendum instead. If your property earns far more as an Airbnb than as a lease, ask early which appraisal approach the program uses.
Worked Example: Same House, Three Evidence Routes
Run the numbers on one modeled house. These are assumptions, not market data. Say the full PITIA is fixed, and only the income method changes. Everything below is a coverage ratio.
| Route | Counted income | Modeled DSCR |
|---|---|---|
| Long-term rent (appraisal) | Appraiser’s lease estimate | About 0.90x |
| Projection after discount | Model figure, discounted | About 1.15x |
| Trailing year after discount | Actual deposits, discounted | About 1.30x |
The same property fails, squeaks by, and clears comfortably depending on the route. Short-term-rental purchases typically start at 1.00 coverage, and refinances also start at 1.00 on these programs. Stronger ratios generally open better pricing and leverage.
Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. It is not the same program with a lower bar.
Add a stress test. Replace the strongest quarter with a slow one and re-run the ratio. If coverage falls under 1.00 with a normal slow season, the file is thin, and the discount probably makes it thinner.
One more caution. Clearing 1.00 is not the same as positive cash flow. DSCR compares income to PITIA only. Repairs, vacancy, management, utilities, cleaning, and capital expenses all sit outside the calculation.
What If Your Actual Bookings Come In Below the Projection?
Expect the lender to use the lower, supported number. Say a model promised a strong year, and your payouts landed well under it. The history wins because it is real, and the model simply stops mattering.
You have options. Provide fuller statements if some income ran through a second account. Wait until a stronger trailing year builds. Reduce the loan amount so the same income covers a smaller payment. Or ask whether a select lender in the network treats the file differently.
What If Actuals Beat the Projection?
You can ask for the higher number, but the program decides whether it counts. When a program accepts trailing history, strong deposits usually carry the file. Where it only accepts a projection or long-term rent, your outperformance changes nothing on paper.
In that case, shop programs instead of arguing with one. Across the network, treatment varies a lot. A few lenders embrace short-term-rental income fully. Others accept it only with a full year of records. Others don’t offer it at all.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Partial Years, Seasonal Homes, and Converted Rentals
A short history behaves differently from a full one.
| Situation | Likely path |
|---|---|
| Full 12 months of bookings | Trailing history, discounted |
| Part of a year | Depends on program; some want the full year |
| Seasonal home | Full year captures troughs and peaks |
| Long-term rental turned Airbnb | Clock starts at the first guest |
| New purchase, no history | Projection, if the program accepts it |
| Two to four units | Form 1025; units may be treated separately |
Seasonality is the quiet factor. A full year includes the empty months, and those months count as zero rather than disappearing. Three strong summer months annualized would flatter the house, which is why lenders resist partial-year math.
Why the Projection and the Payouts Rarely Match
They count different things. A projection estimates gross revenue from comparable listings. Cleaning charges, taxes collected, and gross-versus-net treatment can all move the figure.
A projection also depends on comps. It has to match your bedrooms, baths, and area, and lenders can reject outlier comps. That is why a projection is never the same as having no documentation. It still needs support.
Documents to Gather Before You Apply
A file that uses real history goes smoother when the records are clean.
- Platform payout or earnings exports covering the full period.
- Property-manager statements, if a manager handles bookings.
- Bank statements showing the matching deposits.
- Any projection report, if one will be used as a cross-check.
- The appraisal and its rent schedule.
- Permit, registration, and HOA documents, where they apply.
Run bookings through one platform account or one manager. Deposit payouts into a single traceable account. Gaps and mixed accounts are a common reason files stall.
Purchase Versus Refinance
Refinances favor real bookings, because the history already exists. On short-term-rental collateral, a refinance typically tops out around 70% LTV, and a cash-out on short-term-rental collateral also tops out at 70%. A purchase on short-term-rental collateral reaches up to 75% LTV on the strongest files. A 640 credit score is the typical minimum, and loan sizes run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, and loan size.
Buyers with no history need a program that accepts projections. First-time Airbnb buyers should ask up front which evidence the program uses, before paying for an appraisal.
A larger down payment lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. For the broader picture, see the complete DSCR loans guide.
Properties such as manufactured homes, log homes, and barndominiums are not offered through these programs. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Do I need a full year of bookings?
For the history route, yes, a full trailing 12 months is the cleanest path, and short-term-rental programs typically expect about 12 months of hosting experience. Some programs accept a projection when no history exists, and others blend partial history with a market report. Treatment varies by lender.
Can I use the projection instead on a refinance?
Sometimes, if the program accepts it. But when you hold a full year of real records, those usually carry more weight, and the lender may take the more conservative supported number. A projection is mainly a purchase tool.
What if my bookings are lower than the projection?
The lender typically uses the lower, documented figure. Options include a smaller loan, a stronger trailing year, or a select lender whose treatment fits the file. Whether a better path exists depends on the program and the property.
Does the appraisal override my bookings?
No. The rent form estimates monthly long-term rent only, and the lender decides which income counts. On long-term-only programs, though, that appraisal rent is the income used, and your bookings sit outside the file.
Does the discount apply to the payment too?
No. The discount reduces only the income side. The payment stays at full PITIA, including taxes, insurance, and HOA dues.
