The Quick Read: Usually yes, because a DSCR loan is business-purpose financing that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it does not lock you into nightly stays; what changes when you switch to furnished 30-plus-day stays is which income number the lender is willing to count.
- The loan never “converts.” Your operating strategy changes, and the underwriting income may change with it.
- Many programs count only long-term market rent for 30-plus-day stays, so your furnished premium may not help you qualify.
- Other programs will count trailing furnished or platform history once you have enough documented months.
- The cleanest path for most owners is to buy or refinance first, then switch operations.
- Clearing the coverage test is not the same as positive cash flow.
Key Terms Defined
DSCR (debt service coverage ratio): monthly qualifying rental income divided by the monthly housing obligation. A result of 1.00 means income exactly covers the payment.
PITIA: principal, interest, taxes, insurance, and any association dues. It is the payment side of the DSCR math.
LTV (loan-to-value): the loan balance as a percentage of the property’s appraised value.
Form 1007: the appraiser’s single-family rent schedule. It estimates what the home would rent for on a traditional 12-month lease. Form 1025 does the same job for two- to four-unit properties.
Mid-term rental: a furnished rental booked for more than 30 days but less than a year. Airbnb’s own “monthly stay” starts a little lower, at 28 nights, per the Airbnb Help Center.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Does the Loan Care What You Call the Rental?
No. A lender cares about how the property’s income is documented and whether the file fits the program. Your label for the strategy matters far less.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Nothing in that structure says nightly stays are allowed and monthly stays are not.
The friction shows up in one place: the income number. Say you run a furnished house on Airbnb with strong nightly history. That history may be the income the lender counted when you qualified. Move to 30-plus-day stays, and the next lender may count something else entirely.
Across the wholesale network Lendmire works with, this is a question that comes up in mid-term conversions. Lenders differ on it. No single rule governs it, so program guidelines decide.
Two Situations, Two Different Answers
You already have a DSCR loan. Start by reading your note and the occupancy and use certifications you signed. A furnished 30-plus-day tenant is still rental use. Still, the paperwork you signed describes how the property would be used, and the servicer is the one to ask before you change anything. Do not assume silence equals permission.
You also have no reason to rush into a refinance. If the loan is performing and you can cover the payment, the strategy change may need nothing more than clean records. The pressure comes later, when you want to refinance and the new lender looks at a property that no longer earns nightly income.
You are buying or refinancing to convert. Here you control the sequence. The strongest play is usually to close on whatever income basis the program allows, then switch operations. If you convert first, you may be underwriting a property with little history of the new strategy. That can push the lender back to the 1007 market-rent number.
Timing matters on short-term rental files. For a short-term rental purchase or refinance, expect lenders to want about 12 months of hosting experience, along with a 640 minimum score. If you have already left nightly stays behind, the lender may look at the file differently, so sort out which classification applies before you apply.
How Lenders Count Mid-Term Income
Three counting paths cover most files. Which one applies depends on the program, and a broker’s job is to match your file to the right one.
| Path | What counts | Evidence needed |
|---|---|---|
| Long-term market rent | Form 1007 or 1025 rent opinion | Appraisal, plus a lease if allowed |
| Trailing furnished history | Documented furnished income | Leases, deposits, platform export |
| Platform or STR data | Booking-based projection or history | Nightly history or market data |
Long-term market rent. Many programs count only the appraiser’s rent opinion for stays of 30-plus days. Your furnished premium adds nothing to qualifying income. You can still operate as a mid-term rental, but you qualify as if you had a standard 12-month tenant.
Trailing furnished history. Some lenders will count documented furnished income after enough clean months. Programs differ on how many months they want. Thin history usually pushes the file back to path one.
Platform or STR data. A property that keeps a 30-night minimum on a platform can be documented through its booking history. A property drifting toward shorter stays may be reviewed on platform data instead.
Why the rent opinion often runs low: appraisal-industry commentary from Class Valuation argues that Form 1007 cannot support short-term rental income and can produce an artificially low DSCR. A furnished mid-term sits between a standard long-term lease and a short-term rental, so it is not obvious which analysis fits. Expect the lender to say which analysis it wants before the appraisal is ordered.
Run the Numbers: One Property, Three Paths
Here is a modeled example. The ratios are illustrative assumptions, not market data.
Picture a furnished three-bedroom that performs well on nightly stays. On trailing nightly income, the file reads about 1.35x. Convert it to 30-plus-day stays, and the same house runs through each path like this:
- Long-term market rent path: the 1007 rent opinion produces about 1.05x. The property still clears 1.00, but with much less cushion.
- Trailing furnished history path: after enough documented months, the counted income lands near 1.25x.
- A weaker appraisal: if the rent opinion comes in lower, the same house could read about 0.95x.
That last result is not a dead end. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. By contrast, 1.00 is where many select programs start. These are different paths, not one program with a moving floor.
Notice the trap. A property that qualified comfortably on nightly income can look much thinner once it is counted on a monthly-rent basis. The house did not get worse. The lender just stopped counting your best income.
One more point, because investors mix this up. DSCR compares rent to PITIA only. A 1.25x result is not positive cash flow. Repairs, vacancy, management, utilities, furnishing replacement, and capital expenses all sit outside the calculation.
Which Leverage and Credit Numbers Apply
Which numbers apply depends on how the lender classifies the file. Figures below are typical ranges from select programs in Lendmire’s wholesale network, subject to lender guidelines. They are not commitments.
If the file is underwritten as a short-term rental:
- A short-term rental purchase reaches up to 75% LTV on the strongest files.
- A short-term rental refinance or cash-out tops out around 70% LTV.
- Expect a 640 minimum credit score and about 12 months of hosting history.
- The coverage floor is 1.00 on a purchase and 1.00 on a refinance. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
If the file is underwritten as a standard long-term rental, different tiers apply:
- A purchase typically lands at 75%-80% LTV, and select high-leverage programs reach 85% with roughly a 700-plus score.
- A standard rental cash-out refinance tops out around 75% LTV, and about six months of seasoning is the common expectation. (Seasoning is the waiting period a lender wants between buying a property and refinancing it.)
- Most programs want a score around 660, with 700-plus unlocking the strongest tiers.
Reserves vary by lender, leverage, loan size, and transaction type. About six months of PITIA is common. Standard programs run up to $3,000,000, and smaller balances route through select lenders in the network.
A bigger down payment lowers the monthly payment and can lift your coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Short-Term vs. Mid-Term vs. Long-Term
| Factor | Short-term | Mid-term | Long-term |
|---|---|---|---|
| Typical stay | Shorter, nightly or weekly bookings | Month-plus stays, under a year | 12-month lease |
| Turnover | High | Moderate | Low |
| Income evidence | Booking history | Leases or history | Lease or 1007 |
| Common DSCR basis | Platform income | Often market rent | Lease or market rent |
Turnover is the practical difference. A 30-night booking replaces roughly ten three-night stays, according to Gleamsync, which means far fewer cleanings and changeovers. Demand can also be steadier. Travel-nurse placements commonly run about 13 weeks, per TenantCloud.
Airbnb itself reports that roughly one in five booked nights comes from stays of 28 nights or more, per its hosting resource on longer stays. Monthly stays are a real slice of the platform, not a niche.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Check the Rules Before You Change the Calendar
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Some places restrict nightly stays but treat 30-plus-day stays differently. Others do not. HOA covenants are a separate check. A 30-night minimum does not automatically make a property a long-term rental for every purpose.
Two practical wrinkles are worth knowing:
- Tenant rights. Airbnb notes that in some jurisdictions guests may establish tenant rights after a month, per its monthly stays help page. Know your local law before accepting monthly bookings.
- 28 versus 30. Airbnb treats 28 nights as a monthly stay. Many lenders and investors use 30. Confirm which definition your program uses.
Insurance deserves one line: the policy should match how the property is actually used, because a mismatch can cause trouble when a claim comes.
Tax treatment can depend on how the funds are used and how the property is held, and rentals averaging under seven days per stay are classified differently, as the University of Illinois Tax School explains; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
What to Assemble Before You Talk to a Lender
A layered paper trail beats one big document. Pull together:
- A conversion date. Pick the day nightly operation stopped and furnished 30-plus-day stays began. A booking-level report with dates and average stay lets a lender apply whichever definition fits.
- Signed furnished leases or booking confirmations.
- Proof the money arrived. Payout statements and matching bank deposits.
- A platform or property-management export that separates the old period from the new one.
- Evidence of the furnished setup. Listing pages and photos.
- Your existing loan documents, if you are converting a property you already finance.
This is the checklist worth building before you apply, not after. Lenders review files differently. A clean, dated record gives the broker room to match you to the program that counts your income best.
Mistakes That Cost Investors Money
Changing use before reading the loan documents. Read the note first. Ask the servicer if anything is unclear.
Assuming the furnished premium counts. On many programs it does not. Plan reserves and leverage around the lower income number.
Expecting the 1007 to reflect furnished income. It is a monthly-lease rent opinion. It will not credit your furniture.
Treating 1.00 as safe. A property can clear the test and still lose money after vacancy, cleaning, utilities, and repairs. Mid-term vacancy and furnishing replacement are real costs.
Converting with no history. A switch with no documented months of the new strategy usually pushes the file back to market rent.
Here is a genuine judgment call. If your nightly numbers are strong and your market allows both strategies, staying nightly through the refinance and switching afterward may preserve more qualifying income. If your nightly income is thin or local rules are tightening, converting first and qualifying on market rent may be the steadier play. Neither is universally right.
Can You Switch Back?
Often, yes, because the loan is tied to the property’s income, not a locked-in strategy. A switch back to nightly stays brings its own documentation questions, and income history again drives how a lender counts it.
Frequently Asked Questions
Can I switch to mid-term stays without telling my lender?
Read your note and your signed use certifications first. A furnished 30-plus-day tenant is still rental use, but the safe move is to ask your servicer before changing anything. Every loan and servicer is different, so do not assume.
Do I need to refinance to convert?
Not necessarily. A performing loan can often stay in place if the payment is covered. You only face the income question when you refinance or buy another property, because a new lender will choose which income to count.
Does my furnished premium count toward qualifying income?
On many programs, no. They count the long-term market rent from the appraisal. Some programs will count documented furnished history after enough months. Ask which path your program uses before you apply.
Does a 30-day stay avoid short-term rental rules?
Sometimes, but not automatically. City, county, and HOA rules each have their own tests, and tenant-rights rules can change after a month. Confirm locally before you rely on the income.
What if my history is thin?
The file usually falls back to the appraiser’s market-rent opinion. If that number leaves coverage under 1.00, select lenders in the network offer sub-1.00 paths with leverage and terms adjusted.
