Can You Get a DSCR Loan for an Airbnb in Illinois?

Can You Get a DSCR Loan for an Airbnb in Illinois?

The Quick Read: Yes. Illinois has no statewide rule that blocks a DSCR loan on an Airbnb, but the loan only works when the specific property can legally operate as a short-term rental and the program underwrites nightly income. Select lenders in Lendmire’s wholesale network do review short-term rental files, subject to lender guidelines.

  • Short-term rental (STR) purchases typically reach up to 75% LTV on the strongest files, and STR cash-out or refinance files reach up to 70%.
  • Most STR files want a credit score of about 640 or higher and roughly 12 months of host or landlord experience.
  • STR coverage starts at 1.00 on both purchases and refinances, subject to lender guidelines.
  • Legality of the exact address comes first. A property that cannot operate loses its qualifying income.
  • Loan sizes run up to $3,000,000 on standard programs.

Does Illinois Allow DSCR Loans on Airbnbs?

The state does not stand in the way. Illinois has never passed a statewide short-term rental law, and one Illinois guide reports that the state sets no license, cap, or ban. Cities and counties do. That same guide says Naperville and Palatine banned STRs outright, Chicago runs a full licensing system, and many unincorporated areas have no rule yet.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

So the question is not “does Illinois allow it.” The question is “does this address allow it, and does this program count the income.” Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The ratio is monthly qualifying income divided by PITIA: principal, interest, taxes, insurance, and any HOA dues. Personal income is not the test. For the full mechanics, see the complete DSCR loans guide.

Key Terms Defined

DSCR: The debt service coverage ratio, which compares a property’s rent used for lender review to its full monthly housing obligation.

PITIA: Principal, interest, taxes, insurance, and association dues, the total that the rent has to cover.

Form 1007: The appraiser’s long-term market rent schedule, used as the conservative benchmark for rental income.

Trailing 12-month history: Twelve months of actual platform payout statements for a property already operating as an STR.

Projection report: A third-party estimate of nightly income for a property, built from local market data.

Registration number: The local permit a city such as Chicago requires before a unit can be advertised or rented short term.

How Do Lenders Count Airbnb Income?

Lenders use one of three methods, and the choice often decides whether the file clears. Programs differ on which methods they accept. Across a wholesale network, the same property can show very different coverage depending on which program reviews it.

Method When it is used What you document Best fit
Trailing 12-month history Existing Airbnb with a track record Platform payout statements Refinances, existing hosts
Third-party projection New purchase, no history Projection report Buyers of proven STR areas
Long-term rent (Form 1007) Conservative fallback Appraisal rent schedule Properties with unclear STR rights

The Form 1007 matters because a program that defaults to it can undercount Airbnb income. A property that earns well nightly may show thin coverage on long-term rent alone. Picking a program that accepts STR income can change the ratio.

Reviewers also apply an adjustment to STR income rather than taking the gross figure at face value. That makes sense. The DSCR test has no operating-expense line, yet cleaning, management, platform fees, and taxes all take a bite out of gross bookings.

Run the numbers this way, using modeled inputs rather than market facts. Say a lender counts qualifying STR income that lands at about 1.25x the full PITIA. That clears the 1.00 floor on a purchase with room to spare. Now say the same property is reviewed on long-term rent and lands near 0.90x. That is a different file. A sub-1.00 path is available through select lenders in the network, with leverage and terms adjusted, and qualification stays subject to lender guidelines, credit approval, and property review.

One caution. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation.

What Is the Illinois Legality Checklist?

Confirm legality of the exact address before anything else. Here is the order that keeps a file clean.

1. Check the municipality. Naperville and Palatine ban STRs, and unincorporated Lake County bars them in residential districts through its zoning code, per the Illinois STR guide. Ordinance numbers cited in secondary guides should be checked against the municipal code.

2. Check Chicago registration. The City of Chicago’s shared housing registration guide says approved registration is required before a unit is advertised or rented, and that operating while an application is pending is not permitted. Eligibility excludes units with more than six sleeping rooms and units in Restricted Residential Zones or on the prohibited-building, scofflaw, or problem-landlord lists.

3. Check the stay length. Chicago’s rules cover stays of 31 days or fewer, and the guide says online rentals of 32 days or more need no City registration. The state hotel tax works on a different line. The Illinois Department of Revenue’s Pub. 106 says the Hotel Operators’ Occupation Tax applies to rentals of fewer than 30 consecutive days. The definitions do not match, so the underwriter should confirm the lease structure.

4. Check the HOA or condo board. The Chicago guide bars listing a unit where an HOA or rental agreement prohibits short-term shared housing. Condo declarations can ban or limit STRs elsewhere too. This is the item that surprises buyers most on condo files.

5. Check owner-occupancy rules. Chicago ties eligibility to primary residence in smaller buildings, and the same guide limits those building types to one active rental. An investor-owned single-family home or 2-4 flat generally cannot run as a full-time nightly Airbnb there. Confirm the details with the city before counting on nightly income. Some suburbs also tie licenses to owner-occupancy.

6. Check that registration is yours. Chicago registration is non-transferable under the Shared Housing Ordinance. A buyer cannot inherit the seller’s number.

What if the answer is no? Then there is no legal STR income to underwrite. The usual fallback is long-term rent through the Form 1007, or a stay structure of 32 days or more. Both change the ratio, and both are reviewed by the lender.

What Does a DSCR Airbnb File Need?

The package is built around the property, not the borrower’s pay stubs. Qualification runs on documented property income under the applicable program, subject to lender guidelines. Expect these items:

  • Entity documents, if the loan closes in an LLC, subject to lender program eligibility.
  • Platform payout statements, or a projection report if there is no history.
  • The appraisal with the Form 1007 rent schedule.
  • HOA or condo documents and the condo questionnaire where applicable.
  • Proof of local registration where a city requires it.
  • Reserves documentation. Reserves vary by lender, leverage, loan size, and transaction type, and commonly run around 6 months of PITIA.
  • Insurance quote that matches an STR use, not a standard landlord policy.

Most STR programs want a score of about 640 or higher. Roughly 12 months of host or landlord experience is the usual expectation. Purchase leverage tops out at 75% LTV, refinance files sit near 70%, and a 70% cash-out ceiling applies to short-term-rental collateral, while standard rentals reach 75%. A bigger down payment can lift the ratio, but it never erases a credit floor, reserve rule, or property eligibility problem. Strong files clear both tests: enough equity and enough rental coverage. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Not every property type is available. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.

Appraisal access is another quiet friction point. An STR-furnished property needs the appraiser to see the unit, and the rent schedule needs to match the use the lender is underwriting.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Purchase or Refinance: Which Path Fits?

A new purchase with no operating history usually runs on a projection or on long-term rent. A refinance of an existing Airbnb usually runs on trailing history, which is cleaner because the platform statements show real bookings. Cash-out on STR collateral sits at the 70% ceiling.

Across a wholesale network, the stronger files for a purchase tend to be in proven STR corridors with clear registration status. The weaker ones depend on a projection for a building where the rules are unsettled. In files like these, the legality letter or registration proof does more work than the projection report does.

What Does the Tax Layer Do to the Numbers?

It makes gross bookings a poor stand-in for net income. Illinois taxes STRs like hotels. The Department of Revenue’s Pub. 106 covers the Hotel Operators’ Occupation Tax, and a tax-compliance explainer puts the effective state rate near 5.64% of gross receipts. Chicago layers local taxes on top, which can approach the high 20s percent combined, per the Chicago STR guide. Platforms may remit some taxes, but hosts should not assume that covers every state or local tax.

This is why programs apply an adjustment to STR income. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where Illinois Files Go Wrong

Compliance risk is financing risk. The Chicago guide reports the city has begun suing noncompliant hosts and platforms, not only fining them. A property that loses its right to operate loses its qualifying income.

The common failure modes:

  • Assuming Chicago rules apply everywhere. They do not. Rules change by municipality.
  • Counting AirDNA-style numbers as qualifying income. Programs adjust them.
  • Skipping the HOA read. A declaration ban ends the STR plan.
  • Stale insurance quotes. The quote has to reflect STR use.
  • Thin reserves documentation. Reserves are verified, not assumed.
  • Assuming DSCR means no appraisal. The appraisal, entity documents, and reserves still apply.

Seasonality matters too. Urban year-round demand and drive-to leisure markets book differently, and a lender reviewing a leisure-market file will look hard at how uneven the months are. Honestly, a property that only clears 1.00 in peak season is a risky file to size.

When Is DSCR the Wrong Tool?

DSCR is the wrong tool when the address cannot legally run as an STR and the long-term rent will not cover the payment, or when the investor needs leverage the program does not offer. Investors with strong traditional employment income and one or two properties may compare options on a DSCR versus conventional investment loan basis.

Questions to Ask Any Lender

  • Do you underwrite STR income at all, or only long-term rent?
  • Do you accept projections, or only trailing history?
  • What adjustment applies to STR income?
  • How much host experience do you expect?
  • What reserves apply at my leverage and loan size?

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Frequently Asked Questions

Do I need Airbnb history to qualify?

Not always. Existing hosts can document trailing 12-month platform history. A new purchase can run on a projection report at programs that accept them, or on long-term rent from the appraisal. Most STR files still expect about 12 months of host or landlord experience from the borrower.

Does Chicago’s registration affect a DSCR file?

Yes. A unit that cannot be registered cannot legally run as an STR, so its nightly income cannot support the loan. Registration is non-transferable, and owner-occupancy rules limit many investor-owned small buildings. The fallback is long-term rent, reviewed by the lender.

Can I buy the Airbnb in an LLC?

Often yes, subject to lender program eligibility. Expect to provide entity documents. Personal credit and reserves are still reviewed.

Can I refinance or cash out on an existing Airbnb?

Yes. STR refinance files reach up to 70% LTV, and a 70% cash-out ceiling applies to short-term-rental collateral. Trailing history makes the income case cleaner. Qualification stays subject to lender guidelines.

Are traditional personal-income documentation or W-2s required?

DSCR loans qualify primarily on property-level rental income, so personal income is not the test. The file still needs credit, reserves, an appraisal, and entity documents.
