The Quick Read: Yes, a DSCR (debt service coverage ratio) loan can finance a Florida Airbnb, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, but two things decide each property: how the lender counts short-term income, and whether the property can legally run as a short-term rental.
- On short-term-rental collateral, purchase leverage typically tops out around 75% LTV (loan-to-value) on the strongest files.
- Cash-out and refinance leverage on short-term-rental collateral typically tops out around 70% LTV.
- Most programs in the network expect a credit score near 640 or higher and about 12 months of landlord or host experience.
- Coverage of 1.00 is where select short-term-rental programs start, and stronger ratios open better terms.
- Florida is not a special loan category. Its licensing, condo, HOA, and insurance realities sit on top of the loan, and an approval does not cure a ban.
How Does a DSCR Loan Work on an Airbnb?
A DSCR loan checks one thing first: does the property’s income cover its own monthly obligation? The lender divides qualifying monthly income by PITIA, which is principal, interest, taxes, insurance, and any HOA dues. A result of 1.00 means income exactly covers the payment.

Short-term rental income is documented with a 12-month history or a market data report. Program parameters update from Lendmire’s centralized guideline source.
As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Your W-2s, traditional personal-income documentation, and personal debt-to-income ratio are not the center of the file. That is why investors with several properties, or with income that does not show well on paper, use this product so often. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Here is the part beginners miss. The formula is the same for a long-term rental and for an Airbnb. The hard part is the top number. A long-term rental has a lease. A short-term rental has nightly rates, occupancy swings, and seasons, so the lender has to decide which income figure to trust.
Across the wholesale network Lendmire places files with, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Either way, a stronger ratio generally gets you better pricing and more leverage.
How Do Lenders Count Airbnb Income?
Lenders use one of three evidence paths, and which one applies to your file can change the loan size on the very same property. Programs differ, so ask which path a lender defaults to before you pick a property.
| Income path | What the lender looks at | Tradeoff |
|---|---|---|
| Trailing history | Actual host or manager statements | Strongest proof; needs a track record |
| Third-party projection | A market-data report on the property | Works without history; may be discounted |
| Appraiser rent schedule | Long-term rent estimate (Form 1007) | Often sits below short-term potential |
The appraiser’s rent schedule deserves a second look. Form 1007 estimates what the property would rent for on a normal lease. In a strong vacation market, that number can land well under what an Airbnb actually earns. If a program defaults to it, a good short-term property can look thin on paper.
Some programs also discount projected short-term revenue before dividing. The discount hits only the top of the fraction, because the monthly obligation stays whole. Discounts are lender-specific.
Run the numbers on a modeled example. Assume projected revenue covers the full monthly obligation 1.25 times before any discount. A 20% discount on that revenue drops coverage to 1.00x. That is an illustration, not a program term. It shows why a property that looks comfortable can end up right at the floor.
Expect the borrower side to matter too. Short-term-rental programs usually want about 12 months of landlord or host experience. That is different from the property’s own booking history, so a seasoned landlord buying a first Airbnb is a different file from a first-time investor.
What Do Short-Term-Rental Programs Typically Expect?
Short-term-rental loans run tighter than standard long-term rental loans. The network sees this on almost every file: lenders treat nightly income as less predictable, so leverage and credit expectations tighten. The figures below are typical ranges from select lenders in Lendmire’s wholesale network, subject to lender guidelines and not a commitment to lend.
| Item | Typical range for STR collateral |
|---|---|
| Purchase LTV | Up to 75% on the strongest files |
| Cash-out / refinance LTV, STR collateral | Up to 70% |
| Credit score | Around 640 and up |
| Starting coverage | 1.00 on purchases; 1.00 on refinances |
| Host experience | About 12 months |
| Loan size | Up to $3,000,000 on standard programs |
Cash-out tops out around 70% LTV on short-term-rental collateral, versus around 75% on standard long-term rentals. If you were hoping to pull equity from an Airbnb, plan on the lower number. Many programs also look for roughly six months of PITIA in reserves. Reserves vary by lender, leverage, loan size, and transaction type, so treat that as a starting point.
A bigger down payment helps. It lowers the monthly obligation, which lifts the coverage ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Some structure options exist beyond the standard 30-year fixed. Extended terms and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. Terms change, and every file is underwritten individually.
One property type bears a flat statement. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs. If your Florida beach cottage fits one of those labels, this is the wrong product.
What Florida Adds Before You Apply
Florida adds four checks the loan itself does not make: licensing, local and private rules, condo-project review, and insurance. A lender can approve the income and still have a property that cannot legally host guests. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
State licensing. The state’s Division of Hotels and Restaurants guide treats a property as a transient establishment when it is rented more than three times in a calendar year for short stays, or when it is advertised as regularly rented. That description reaches many ordinary Airbnbs. The same guide requires a balcony inspection certificate every three years for qualifying buildings of three or more stories. Expect a license number or application to be part of your documentation, and note that timing varies by file and lender.
Who sets the rules. Florida limits what local governments can do. A Florida Senate bill analysis describes a state law that bars local rules prohibiting vacation rentals or regulating how long or how often they can be rented. It exempts rules that were already on the books when that law was adopted. So there is no statewide Airbnb ban, but older local ordinances can still bind you.
Private rules beat state preemption. State preemption covers local governments, not private covenants. An HOA or condo declaration can set minimum stays or cap rentals per year. Read the governing documents before you go under contract. That single step avoids the most expensive Florida mistake.
Condo project review. Florida’s building-safety rules require milestone structural inspections and structural reserve studies for condo buildings of three or more stories. A University of Florida report on condo law notes that older buildings faced an inspection deadline and that a 25-year trigger applies to buildings within three miles of the coast. Those requirements feed into condo-project eligibility, and condo files in Florida are where short-term-rental deals most often snag. Warrantable and non-warrantable condo treatment varies by lender, so ask early.
Insurance. Insurance sits inside PITIA, so its cost and availability change your coverage ratio directly. Standard homeowner or second-home policies often exclude short-term-rental use, so get a policy that names the use before the file goes to a lender. A fresh quote beats last year’s number.
Transient rental taxes affect your net return, not the DSCR math. Budget for them separately and speak with a local tax professional.
Picture Three Florida Airbnbs
Run three hypothetical properties through the same test. These use ratios only, as modeled assumptions.
An investor with 12-plus months of host statements on a single-family home has the cleanest file. Coverage on actual history clears 1.2x, the home sits outside any HOA, and the license is in hand. At up to 75% LTV on a purchase, this is the profile the programs were built for, subject to credit and lender review.
Now take a condo in a popular vacation building. The numbers show coverage near 1.3x on a market projection. Then the declaration turns up a 30-day minimum stay. The ratio no longer matters, because the income stream is not allowed. This file dies before a lender sees it.
Last, consider a first-time host buying a house with no booking history. The appraiser’s rent schedule shows coverage just under 1.00x on long-term rent, while a third-party projection shows more. One path is a lender that accepts the projection with a discount. Another is a select-lender path that takes coverage below 1.00 with leverage and terms adjusted. A third is to buy it as a standard rental first. Which one works depends on the program, the credit profile, and the lender’s review of the property.
Honestly, the third borrower is the one who most needs a broker’s comparison. Lenders in the network read host experience and income evidence differently, and the same property can look strong at one and thin at another.
What If the Ratio Comes Up Short?
You have more levers than most investors expect. Work through them in this order.
1. Change the income path. Compare a projection against the appraiser’s schedule, or against history once you have it.
2. Put more down. Lower leverage cuts the monthly obligation and raises coverage, within the program’s caps.
3. Re-price the insurance. A policy quote can move the ratio more than a price negotiation.
4. Look at structure. Interest-only periods and extended terms are available through select lenders, and they change the monthly figure.
5. Consider a sub-1.00 path. It is available through select lenders in the network, with leverage and terms adjusted.
6. Ask about no-ratio programs. They are available only through select lenders, generally for borrowers who already own a primary residence.
None of these is a promise. Each depends on lender guidelines, credit approval, and property review. The option that costs least is changing the income evidence, not the loan.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
When Is a DSCR Loan the Wrong Tool?
Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. A Florida Airbnb can pass underwriting and still lose money in a slow quarter.
A DSCR loan also does not fit an owner-occupied vacation home. It is a business-purpose product for investment property. Fully owner-occupied buyers belong in a different program.
Tax treatment varies; consult a qualified professional. And if the borrower’s whole plan rests on income the HOA or local rules do not permit, no loan structure fixes that.
The complete DSCR loans guide walks through the broader qualification picture for any property type.
Key Terms Defined
DSCR: The ratio of a property’s qualifying income to its monthly obligation. Many select programs start at 1.00.
PITIA: Principal, interest, taxes, insurance, and any HOA dues. It is the bottom of the ratio.
LTV: The loan amount as a percentage of the property’s value. Lower LTV means more equity from you.
Form 1007: The appraiser’s rent schedule, which estimates long-term market rent for the property.
Haircut: A discount some programs apply to projected short-term revenue before they divide by PITIA.
Reserves: Cash you hold after closing, usually counted in months of PITIA.
Frequently Asked Questions
Can I get a DSCR loan on an Airbnb with no booking history?
Sometimes. Programs differ, and short-term-rental programs usually expect about 12 months of landlord or host experience from the borrower. A new property can often be underwritten on a third-party projection or the appraiser’s rent schedule, and the lender may discount projected revenue. Another route is to buy it as a standard rental first. Eligibility depends on lender guidelines, credit, and property review.
Can I buy a Florida condo for short-term renting with a DSCR loan?
It depends on the building. The condo declaration has to allow short stays, and the project has to meet the lender’s condo policy. Warrantable and non-warrantable treatment varies by lender, and Florida’s building inspection and reserve-study rules add paperwork. Check the governing documents before you offer.
Can I close in an LLC?
Often, yes. Many programs allow vesting in an LLC, subject to lender program eligibility. Decide early whether the vacation-rental license and the title sit in the same entity, and confirm the structure with your attorney.
What leverage can I expect on an Airbnb purchase versus a cash-out?
On a purchase, short-term-rental collateral typically tops out around 75% LTV on the strongest files. On a cash-out of short-term-rental collateral, the ceiling is around 70%. Standard long-term rentals reach around 75% on a cash-out.
Does a bigger down payment fix a weak ratio?
It helps, but only within limits. A larger down payment lowers the monthly obligation and can lift coverage. It does not override credit floors, reserve rules, or an HOA ban.
