How Many Months of Reserves Does a $5 Million DSCR Loan Need?

How Many Months of Reserves Does a $5 Million DSCR Loan Need?

The Quick Read: Usually six months of the property’s full monthly obligation, held as liquid funds after closing, rising to twelve months for a first-time rental investor, and the count itself does not climb with the balance, though the dollar amount does, because a $5 million loan carries a large monthly payment. What tightens at this size is leverage, credit and appraisal requirements. Every figure here is a typical ceiling or floor across select wholesale programs, subject to underwriting.

  • Six months of PITIA on the subject property is the usual benchmark. Twelve months applies to first-time rental investors.
  • On interest-only loans, the count runs on ITIA instead, which leaves out principal.
  • Above $4,000,000, every request is reviewed case by case before submission, on a purchase or rate-and-term basis only. Leverage tops out around 60% on review, with a 700 credit score floor.
  • Cash-out proceeds never count toward reserves, and there is no cash-out above $3,000,000.
  • Two appraisals are required above $2,000,000. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Key Terms Defined

Five terms carry this article. Each is defined once here.

Reserves are liquid funds you still hold after paying the down payment and closing costs. They are a cushion for vacancy, slow-paying tenants and repairs.

PITIA is principal, interest, taxes, insurance and association dues on the subject property. It is the full monthly obligation the lender counts.

ITIA is the same list without principal. Lenders use it when the loan is interest-only.

DSCR (debt service coverage ratio) is the property’s monthly rent divided by that monthly obligation. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

LTV (loan-to-value) is the loan balance as a percentage of the property’s value or price.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. How Do Reserves Work on a $5 Million Loan?

Reserves are a multiple of the monthly payment, not a percentage of the loan balance. The formula is simple: months required times the monthly PITIA equals the dollars you must show. A bigger loan means a bigger payment, so the dollar figure grows even when the month count does not.

Across the wholesale network, the standard floor is six months of PITIA on the subject property. A first-time rental investor is asked for twelve. Crossing about $2,000,000 changes the appraisal requirement (two appraisals instead of one), not the reserve count. Crossing $4,000,000 changes how the file is handled, because every request is reviewed case by case before it is submitted.

Here is how a lender builds the number, in order:

1. Coverage is tested first. The lender divides the property’s market rent by the monthly obligation. The appraiser’s rent estimate feeds that number, which is one reason a second appraisal appears at this size.

2. Reserves are sized. The lender takes the months that apply (six, or twelve for a first-time investor) and multiplies by the payment.

3. Liquid funds are measured after closing. The down payment and closing costs come out first. What remains is what counts, and one balance cannot be counted twice.

4. Statements prove it. Expect to show two months of complete asset statements covering cash to close plus reserves.

What Does the Liquidity Stack Look Like?

At $5 million, the reserve line is one of three large cash demands. The other two are the down payment and closing costs. The table shows the stack in multiples of the payment, because the exact dollars depend on the property’s taxes, insurance and terms.

Line item Fully amortizing Interest-only
Payment basis PITIA ITIA
Months, experienced investor 6 6
Months, first-time investor 12 12
Reserve size Months × larger payment Months × smaller payment
Down payment Rest of the price after the loan Same
Closing costs Paid from separate funds Same

Interest-only shrinks the payment base, so the same month count asks for fewer dollars. A program may offer a 120-month interest-only period on 30- and 40-year terms, qualified on ITIA, with a ceiling of 75% LTV on an investment property. At $5 million, though, the size ladder is the tighter limit. Leverage runs about 60% on review, so the equity check is already very large before reserves enter the picture. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

The property behind a loan this size must be worth far more than the loan itself. Plan for the full stack of down payment, closing costs and reserves, not the down payment alone.

What Changes the Number?

The month count moves with the risk of the file, not the size of the loan. This table shows the usual levers.

Factor Effect on reserves
Loan size Count usually flat; dollars rise with payment
First-time rental investor 12 months instead of 6
Interest-only structure Count runs on ITIA
Coverage below 1.00 Reserve and credit expectations rise
Cash-out refinance Proceeds never count toward reserves
Short-term rental income Path stops at $2,000,000

Two of those rows rarely matter at $5 million. Programs that accept coverage from 0.75 to 0.99 reach only to $2,000,000, and LTV and terms adjust, subject to underwriting. No-ratio loans are offered through select wholesale programs, also only to $2,000,000, within set LTV, credit and reserve limits and subject to underwriting. Short-term rental files stop at $2,000,000 as well. A $5 million file is therefore reviewed on long-term rent, and it needs coverage of 1.00 or better to earn full leverage for its size band.

A few lenders in the network add months on very large balances, and the strictest overlays can ask for more. The number on your file comes from the specific program, so confirm it before you commit to a contract.

Why Does the Count Stay Flat While Everything Else Tightens?

Lenders manage risk at this size through other levers. Reserves already scale automatically because the payment grows with the balance. Adding months on top would double-count the same risk.

Here is what tightens instead. Leverage steps down: 80% on a purchase up to $1,000,000, 75% to $3,000,000, 65% to $4,000,000, then about 60% on review above that. Credit rises from a 660 floor to 700 above $3,000,000, with a clean housing history and event seasoning. Two appraisals check the value and the rent estimate. The program is also limited to citizens and permanent residents above $3,000,000, with no rural property.

Coverage is the hard part. High-value rentals often rent for a small slice of their price, so reaching 1.00 can be the real constraint before reserves ever come up. Many investors planning a deal this size should test rent coverage first, and the reserve line second.

For comparison, the baseline conforming limit for a one-unit property is $832,750, and $1,249,125 in high-cost areas, HousingWire reports. A $5 million loan is roughly six times the baseline. That is why this size lives in the investor-program world, where reserves, leverage and credit are set program by program. What Counts as Reserves, and What Doesn’t?

Reserves must be liquid and verifiable. Cash in checking and savings is the cleanest. Brokerage and retirement balances are often counted at a discount, and the treatment varies by program, so ask before you rely on them.

These do not count:

  • Cash-out proceeds. Money pulled from the property you are refinancing never satisfies the reserve line.
  • Down payment funds. One balance cannot cover both the down payment and the cushion.
  • Equity in other properties. Equity is not liquid until you sell or borrow against it.
  • Recent unexplained deposits. A large deposit with no paper trail invites questions, so keep a record of where it came from.

A DSCR loan is not a no-paperwork loan. Qualification runs primarily on the property’s income, but credit and liquid assets still matter. Asset statements are a core part of every file. Lendmire’s explainer How Many Months of Reserves Does a Bank Statement Loan Require? shows how that works when income is documented a different way.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Do Reserves Apply to My Other Properties?

Reserves are sized on the subject property, with no extra months for your other financed properties. A program may allow up to twenty financed properties in total.

Entity vesting is welcome, subject to lender program eligibility, but layered entities are not. Which accounts count when an LLC holds title, the entity’s or the guarantor’s, varies by program. Confirm that before you move money between accounts.

What If You Are Short?

A shortfall is common, and it has fixes. The main options:

  • Add verified assets. Seasoned funds in an account you already own are the cleanest fix.
  • Increase the down payment. This lowers the loan, which lowers the payment, which lowers the reserve dollars.
  • Shrink the loan. A smaller balance may also move you into a looser size band.
  • Consider an interest-only structure. The smaller payment base cuts the reserve dollars, subject to underwriting.
  • Add a co-guarantor with liquid funds. Eligibility depends on the program.

Moving funds right before applying is the usual mistake. Season the money first, then apply.

A Reserves Package Checklist

Gather these before a file goes to review:

  • Two months of complete statements for every account you plan to use.
  • A written explanation and source for any large deposit.
  • The entity documents, if title will be held in an LLC.
  • A clear split between cash to close and reserve funds, with no overlap.
  • Your credit profile, since 700 is the floor at this size.

Why Reserves, Not Personal Income, Carry the Cushion

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The Federal Register’s rulemaking on ability-to-repay standards treats business-purpose credit as outside those consumer rules. Federal Reserve guidance on business-purpose credit lists transaction size as one factor, and its own example uses a $5,000,000 transaction.

No regulation sets a reserve number. Each program’s guidelines decide it. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is six months of reserves enough for a $5 million loan?

Usually yes on the count, with twelve months if you are a first-time rental investor. The dollar amount is large because the payment is large. Every request above $4,000,000 is reviewed case by case, so treat all figures as starting points, subject to underwriting.

Can I use cash-out proceeds from another property as reserves?

No. Cash-out proceeds never satisfy the reserve line. There is also no cash-out above $3,000,000. Reserves must be liquid funds you already hold after closing.

Do I need reserves for my other rentals too?

No, not on these programs. Reserves are sized on the subject property only, and no extra months are added for other financed properties.

Does an interest-only loan lower the reserve requirement?

It can lower the dollars. The count runs on ITIA, which leaves out principal, so the payment base is smaller. The month count stays the same. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Can short-term rental income help a $5 million file qualify?

Generally not. Short-term-rental files stop at $2,000,000. A file this size is reviewed on long-term rent, and local permission to operate a short-term rental must be documented property by property, since rules are set locally and change.
