Can Short-Term Rental Income Qualify a Super Jumbo DSCR Loan?

Can Short-Term Rental Income Qualify a Super Jumbo DSCR Loan?

The Quick Read: Yes, but only inside a narrower lane than a long-term-rental file: short-term rental income can qualify a super jumbo DSCR loan on select wholesale programs when the property is documented, the investor is experienced, coverage clears 1.00 after the income is discounted to 80% of gross, and the balance stays at or under $2,000,000. Above that size, the file generally is reviewed on long-term market rent instead. All of this is subject to underwriting.

  • Short-term rental files stop at $2,000,000 in the programs Lendmire places, while standard long-term-rental files reach higher tiers.
  • Income is documented with twelve months of operating history on a refinance, or the appraisal’s short-term-rent analysis on a purchase.
  • Lenders count 80% of gross, then divide by the full housing payment.
  • You need twelve months of owning income property in the last thirty-six.
  • Local permission to operate must be documented for your specific property.

What Does “Super Jumbo” Actually Mean?

Super jumbo is industry shorthand for a loan well above ordinary jumbo size. No rule defines it, and each lender draws its own line. In the network Lendmire works with, the standard DSCR program stops at $3,000,000, and a larger-balance program carries qualified investors from $150,000 up to $10,000,000.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

For a loose reference point, the conforming loan limit for one-unit homes has a baseline of $832,750 and a high-cost ceiling of $1,249,125, according to Calculated Risk’s reproduction of the federal announcement. The ceiling is capped at 150% of the baseline. Those limits apply to agency loans only. DSCR loans are a separate world, so treat the numbers as a ruler and nothing more.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s qualifying income divided by its full monthly housing obligation. A result of 1.00 means income exactly covers the payment.

PITIA: principal, interest, taxes, insurance, and association dues. It is the payment figure in the bottom half of the DSCR math.

Haircut: the discount a lender applies to gross short-term rental income. It stands in for the costs that bookings carry and a long lease does not.

Operating history: statements from booking platforms, property managers, or bank deposits that show what the property actually earned.

Reserves: liquid cash you hold after closing, counted in months of payment. Cash-out proceeds never satisfy them.

No-ratio: a path through select programs that skips the coverage test. Through a handful of lenders in the network it reaches $2,000,000, subject to underwriting, within its own envelope of LTV, credit, and reserves.

Business-purpose loan: financing for a property you rent out, underwritten on the property’s income.

How Does a Lender Count Nightly Income?

A lender counts nightly income in one of two documented ways, then discounts it. Which way applies depends on whether you already own the property or are buying it. The goal is the same either way: turn a lumpy, seasonal income stream into one steady number that can be divided by the payment.

Situation Income evidence What it proves Typical weakness
Refinance 12 months of operating history What the property really earned Slow months drag the average
Purchase Appraisal’s short-term-rent analysis What comparable stays should earn It is a projection, not results
Fallback Long-term market rent A conservative floor Often far below nightly income

On a refinance, the history is the file. Platform payouts, manager statements, and deposit records get averaged across all twelve months, slow ones included. Peak season never stands alone. That is why timing matters: apply once your trailing twelve months include a full peak season, not before.

On a purchase, there is no history to read. The appraiser’s short-term-rent analysis fills the gap. Across the wholesale network, this is the point where programs diverge most. Some lenders accept third-party projection reports, and others want only the appraisal’s analysis. Ask how a lender treats projected income before you pay for anything.

Why Doesn’t the Standard Rent Form Work?

The standard appraisal rent form measures monthly rent, not nightly business income. Fannie Mae’s appraiser guidance says Form 1007, the one-unit rent schedule, was not designed for single-family properties used as short-term rentals. It documents monthly market rent. Form 1025 plays the same role on two-to-four-unit properties. The same guidance rejects the shortcut of multiplying a nightly price by thirty days.

McKissock’s appraisal education team makes a second point worth knowing: the lender, not the appraiser, makes the final call on income. Your appraiser does not “approve” your Airbnb numbers.

The practical fix is a narrative. HousingWire argues that forcing short-term income through the 1007 distorts DSCR calculations and produces artificially low ratios, and it recommends a narrative addendum. Class Valuation describes competent appraisers using a labeled short-term-rental projected income analysis for the same reason. When you order a purchase appraisal, make sure the appraiser knows the property will be underwritten as a short-term rental.

What Is the 80% Haircut?

On the short-term-rental path in the network, 80% of gross income counts toward coverage. The other 20% is a stand-in for cleaning, supplies, platform costs, vacancy, and wear that nightly guests create. It is not a measure of your real expenses.

Here is the sequence:

1. Gross short-term income is documented or projected.

2. 80% of that gross becomes qualifying income.

3. Qualifying income is divided by the full PITIA.

4. The result must clear 1.00 for this path.

Notice what stays outside the ratio: management fees, utilities, and repairs. So a passing number is a loan test, not a profit test. Run your own net income before you buy.

Experience is also a gate. Short-term-rental files go to experienced investors only, meaning twelve months of owning income property within the last thirty-six. A first-time buyer of a luxury vacation home usually can’t use this path. Reserves are typically six months of PITIA on the subject property, and twelve for first-time investors.

What Changes at Super Jumbo Size?

At super jumbo size, the nightly-income path ends at $2,000,000, and everything above that is underwritten on long-term market rent. This is the section most investors need and the one they usually learn about too late. Leverage and credit also tighten as the balance climbs.

Here is how the size ladder looks on a purchase for an investment property, on select programs, with coverage at 1.00 or higher (subject to underwriting):

Loan size Max LTV, purchase Credit for this leverage Income basis
$150K to $1M 80% 660 Short-term or long-term
$1M to $1.5M 75% 700 Short-term or long-term
$1.5M to $2M 75% 720 Short-term or long-term
$2M to $3M 75% 720 Long-term rent only
$3M to $4M 65% 700 Long-term rent only
$4M and up 60% (on review) 700 Long-term rent only

Above $4,000,000, every request is reviewed case by case before submission, and it is purchase or rate-and-term only. Above $3,000,000 the credit floor is 700, with 0x30x24 housing history, citizens and permanent residents only. Two appraisals are required above $2,000,000. Cash-out steps down as the balance grows, and it is not available above $3,000,000.

Picture an investor eyeing a $3,000,000 beachfront house that books beautifully by the night. No amount of booking history lifts that file onto the short-term path, because it sits over the $2,000,000 ceiling. It has to carry itself on what a tenant would pay on a long lease.

That reframes the decision. In a market where nightly income dwarfs lease income, the property may pass as a short-term rental on paper and fail as a long-term one. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Worked Example: Same Property, Two Income Bases

The same house can clear on one income basis and miss on another. Run the numbers on a modeled property priced at $1,800,000, which sits under the short-term ceiling. These are illustrative assumptions, not market data or program terms.

Input Short-term basis Long-term basis
Income counted 80% of gross bookings Market rent
Gross vs. payment 1.30x the payment 0.85x the payment
Coverage result 1.04x 0.85x
Reads as Clears 1.00 Below 1.00

The first column’s math is 1.30 × 0.80 = 1.04. The second column starts below 1.00 and has no haircut to apply.

Now flip the gross figure. If gross bookings were only 1.20x the payment, 80% of that is 0.96x. That is a miss by a hair. Raw bookings that look comfortable can still fall just short once the haircut is applied.

Below 1.00, there are options a lender may review. Select lenders in the network offer sub-1.00 programs on short-term-rental-sized balances, but LTV and terms adjust, subject to underwriting. You can also lower the loan amount, bring more cash down, or choose interest-only structuring on select files. Interest-only runs 120 months on 30- and 40-year terms, up to 75% LTV, qualified on interest, taxes, and insurance. None of these is a promise. Each is a path the lender evaluates against credit, reserves, and the property. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

One note from the desk: file after file in this size range turns on the gap between what the property earns by the night and what the appraisal says a tenant would pay. Investors who run both numbers before choosing a property rarely get surprised at underwriting.

What About Permits, HOAs, and Local Rules?

Municipal permission to operate a short-term rental must be documented for the specific property. A neighbor running legally down the street proves nothing about yours. The rules are set locally and they change, so lenders want paper on your address. If you are in an HOA, expect to produce its rules too, since minimum-stay requirements can undercut the income you are counting.

Assemble this early:

  • The permit or registration for the subject property
  • HOA documents, if any
  • Platform statements and deposit records
  • Property manager reports, if you use one
  • Entity papers if the property sits in an LLC

Entity vesting is welcome, subject to program terms, though layered entities are not. The property can be titled in a single entity, and it can be one of up to twenty financed properties on your side.

Does the IRS Treatment Change the Lender’s View?

No. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction. Lenders classify your income by their own guidelines, which are separate.

Which Path Fits Your Property?

Use this decision list.

  • Under $2,000,000, with history or a solid appraisal analysis: the short-term path may work if you are experienced and coverage clears 1.00 after the haircut.
  • Under $2,000,000, thin coverage: ask about sub-1.00 select programs, lower leverage, or more cash down.
  • Over $2,000,000: underwrite on long-term rent. Look at the size ladder above and expect two appraisals.
  • First-time investor: the short-term path generally is not open. A long-term-rent structure with twelve months of reserves is the likelier route.
  • Condo or condotel: these have their own leverage caps and require separate review.

Property types matter too. The network covers one-to-four-unit properties, warrantable and non-warrantable condos, and rural properties on five acres or less at reduced leverage. Anything unusual gets reviewed before submission.

Frequently Asked Questions

Can a first-time Airbnb owner use short-term income on a big loan?

Usually not. The short-term-rental path in the network is for experienced investors, meaning twelve months owning income property within the last thirty-six. A newer investor typically is reviewed on long-term rent instead, with reserves set at twelve months of payment. Programs differ, so a broker can compare.

Is there a higher loan cap if my short-term income is strong?

No. Short-term-rental files stop at $2,000,000 regardless of how strong bookings are. Above that, the file is underwritten on long-term market rent at the leverage for its size. Strong nightly income doesn’t push the file past the ceiling, though it may help you choose a structure under it.

Does a no-ratio loan work for an Airbnb?

Short-term-rental files are underwritten on documented income and coverage of 1.00 or higher, so the real question is whether coverage clears after the 80% haircut. Select wholesale programs that skip the coverage test run on a separate path, with their own LTV, credit, and reserve envelope, subject to underwriting. If your coverage is short, a sub-1.00 program or lower leverage is the more relevant route.

Does my appraiser decide how much Airbnb income counts?

No. The appraiser estimates value and, on a purchase, supplies the short-term-rent analysis. The lender makes the call on how income is counted, as McKissock’s appraisal guidance explains. That is why the narrative analysis matters more than the standard rent form.

Does a passing DSCR mean the property cash flows?

No. The ratio divides discounted income by the housing payment only. Management, cleaning, utilities, and repairs sit outside it. Underwrite your own net income separately before relying on any rental to carry itself.
