The Quick Read: Qualifying means showing that the property’s rent covers its full monthly obligation, then fitting the loan size into a leverage ladder that steps down as the balance rises, subject to underwriting. Across the wholesale network, the numbers that bind at the largest sizes are leverage, credit, and reserves, usually before the coverage ratio does.
- Full leverage generally needs coverage of 1.00 or better. Select programs reach coverage of 0.75 to 0.99, with LTV and terms adjusting.
- Purchase leverage runs 80% to $1,000,000, 75% to $3,000,000, 65% to $4,000,000, and 60% above that on review.
- Credit has a 660 floor. Above $3,000,000 it is 700, with a clean payment history and event seasoning.
- Reserves are typically six months on the subject property, and two appraisals are typical above $2,000,000.
Virginia has no special super jumbo rulebook. The state matters for two reasons: Northern Virginia values push balances into this tier fast, and recording costs on a large deed of trust are real. Everything else on the file follows the same mechanics as any large-balance investor loan. Lendmire arranges these loans as a broker through select lenders in its wholesale network, across 41 markets including Washington, D.C. Every figure below is a ceiling or typical range, subject to lender guidelines and underwriting, and none is a commitment to lend.

Key Terms Defined
Super jumbo: A loan size above where standard programs stop, which is $3,000,000 on the standard DSCR program. No regulator sets this line. Each lender draws its own.
DSCR (debt service coverage ratio): Monthly rent divided by the full monthly obligation on the property. Rent covering the obligation exactly is 1.00.
PITIA: Principal, interest, taxes, insurance, and association dues. This is the obligation the rent is measured against.
ITIA: The same obligation on an interest-only loan, with no principal. Interest-only files are qualified on this figure.
Reserves: Liquid funds held after closing, counted in months of PITIA. Cash-out proceeds never satisfy this requirement.
Seasoning: The time that must pass after a credit event or on a recent purchase before certain terms apply.
What Makes a DSCR Loan “Super Jumbo”?
No law or agency defines the term. The only dollar line set by government is the annual conforming limit, which governs loans Fannie Mae and Freddie Mac may buy. Calculated Risk, quoting the FHFA release, reports a one-unit baseline of $832,750 and a high-cost ceiling of $1,249,125. That limit decides what counts as jumbo in the conventional world. It does not set DSCR tiers.
DSCR loans for rental property work on a different track. They are designed for non-owner-occupied investment properties, and because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
On Lendmire’s network, the portfolio investor program runs from $150,000 to $10,000,000. The standard DSCR program stops at $3,000,000. The super jumbo ladder carries qualified investors past that point.
Why does Virginia reach these balances? Northern Virginia values put many high-rises, townhome clusters, and multi-unit buildings near or above seven figures. An investor buying one of those, or refinancing a long-held asset that has appreciated, lands in this tier without trying.
The Qualification Matrix
The leverage ladder is the core of the file. Each band has its own ceiling, and credit is the score that band’s top leverage needs, not a new program floor. The program floor stays at 660. A lower score takes a lower leverage cell in the same band. All figures assume coverage of 1.00 or higher and are subject to underwriting.
| Loan band | Purchase / rate-term | Cash-out | Credit for this leverage |
|---|---|---|---|
| $150K–$1M | 80% | 75% | 660+ |
| $1M–$1.5M | 75% | 70% | 700+ |
| $1.5M–$3M | 75% | 60% | 720+ |
| $3M–$4M | 65% | — | 700+ |
| $4M–$10M | 60%, on review | — | 700+ |
A few notes on reading it.
On a purchase, 80% applies only up to $1,000,000. Nothing above that size gets 80%. A buyer at $2.9 million needs materially more cash at closing than the same buyer at $900,000, and that gap surprises people who priced the deal off a smaller one.
Above $4,000,000, every request is reviewed case by case before submission, and only purchase or rate-and-term is available. Treat any figure above that size as on review, never as a flat ceiling.
On cash-out, proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. There is no cash-out above $3,000,000, and none for credit at 680 and below on balances above $1,500,000. An investor planning to refinance and recycle capital should choose the loan size with that exit in mind. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Above $3,000,000, the super jumbo overlay adds its own conditions: a 700 credit score, a clean 24-month payment history, 48-month seasoning after a credit event, and eligibility limited to citizens and permanent residents. Rural property is excluded, and lots are capped at ten acres. Below that size, acreage can run to twenty acres on loans to $3,000,000, so the acreage limit depends on the loan size that bounds it.
How Is Coverage Calculated at a Large Balance?
Coverage is gross monthly rent divided by PITIA. On a large loan, taxes and insurance carry real weight in the denominator, so the ratio can move even when rent holds steady. Walk through the structure rather than dollars: a building whose rent exceeds its full obligation clears 1.00 and earns full leverage on the ladder. A building whose rent falls a little short of the obligation lands in sub-1.00 territory.
Rent evidence usually comes from the lease or from the appraisal’s market-rent analysis. Appraisers use form 1007 for single-family rent schedules and form 1025 for small residential income properties. Underwriters read those forms for the rent figure, and the lease for the actual number.
Interest-only changes the test. The network offers a 120-month interest-only period on 30- and 40-year terms, up to 75% LTV, qualified on ITIA with coverage of 0.75 or better. Because principal drops out of the monthly figure, the same rent produces a stronger ratio. The trade-off is that the balance does not amortize during that period, so the exit plan matters. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Practitioners in the network often run both versions of the ratio on a file before choosing a structure.
Methods vary by lender. Some measure net operating income over debt service, which tends to give a lower ratio than rent over PITIA. Ask which method the lender uses before comparing offers.
What Happens When Coverage Falls Below 1.00?
Programs below 1.00 are available through select lenders in the network, but LTV and terms adjust, subject to underwriting. Coverage of 0.75 to 0.99 is a real path to $2,000,000 at reduced leverage. Above that size, the file needs to clear 1.00.
No-ratio is a separate path. Through select wholesale programs, to $2,000,000, with a seven-year clean housing history and no 30-day lates in 24 months, no-ratio files can be reviewed, with leverage, credit, and reserves set by the program and subject to underwriting. Lendmire publishes no minimum ratio for it.
If a file misses, the options are usually these:
1. Lower the loan amount to move into a band with higher leverage tolerance. 2. Add cash down so the payment shrinks against the rent. 3. Switch to interest-only, where qualified on ITIA. 4. Drop below $2,000,000 so the sub-1.00 programs come into play. 5. Document a stronger rent source, such as a market-rent appraisal if the lease is light.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Borrower, Entity, and Property Requirements
The program is built for a high-net-worth investor holding rental property, often through an entity. Entity vesting is welcome, subject to program terms, but layered entities are not. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so there is no reliance on W-2s or traditional personal-income documentation. Credit, reserves, appraisals, and seasoning still apply, and they tighten with size.
Reserves are typically six months of PITIA (ITIA if interest-only) on the subject property, and twelve months for first-time investors. No extra reserves are needed for other financed properties, and an investor can carry up to 20 financed properties. Cash-out proceeds never count toward reserves.
Eligible property is one to four units. Warrantable condos are welcome. Non-warrantable condos run to 75% and $1,500,000, and condotels run to 75% on a purchase and 65% on a refinance, also to $1,500,000, with $250,000 cash in hand. High-rise condo files in Northern Virginia often turn on the condo questionnaire, so the warrantability call comes early.
Two appraisals are typical above $2,000,000. That adds cost and an extra point where value can come in light, so the appraisal budget should be set before the file goes in.
Short-Term Rentals at Large Balances
Short-term rental files cap at $2,000,000 and need coverage of 1.00 or higher. Income is twelve months of operating history on a refinance, or the appraisal’s short-term-rent analysis on a purchase, taken at 80% of gross. The borrower must be experienced, meaning twelve months owning income property in the last thirty-six. These files are not on the no-ratio path.
Municipal permission to operate must be documented for the specific property. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Virginia Notes: Geography and Recording Costs
Conforming-limit geography does not change DSCR eligibility. Whether a Northern Virginia county sits at the high-cost limit or a Richmond-area county sits at the baseline, the DSCR size ladder above is the same. Investors should check the FHFA county table if the conventional comparison matters to them.
Where Virginia does bite is closing cost. The Code of Virginia sets the state recordation tax at 25 cents per $100 of the greater of consideration or value. The City of Alexandria says the same state rate applies to deeds of trust and adds a local tax of a fraction of the state rate. On a multi-million-dollar loan, the tax on the deed of trust is a real line item. Ask the settlement agent for the figure early so it is in the cash-to-close budget.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Documents to Gather Before Applying
- Entity documents and the vesting plan.
- Executed leases, or the plan for a market-rent appraisal.
- Insurance quote for the full replacement and liability scope, current at submission.
- HOA or condo questionnaire for any condo.
- Proof of reserves, separate from any cash-out proceeds.
- Housing payment history, 24 months clean above $3,000,000.
- Permit documentation for any short-term-rental file.
- Settlement statement on a recent purchase, for seasoning questions on a cash-out.
Stale insurance quotes are the usual quiet failure. The ratio pencils on an old quote and then moves when the new one lands.
Super Jumbo DSCR or Another Route?
A full-documentation jumbo loan reads personal income through traditional documentation, which suits a borrower with clean employment income and a simple file. A bank-statement loan reads deposits, which can suit a business owner whose returns understate cash flow. A super jumbo DSCR loan reads the property, which suits an investor whose rent clearly covers the payment and who wants the file kept on the asset. The three are not interchangeable, and the right lane depends on the investor profile, the property, and current lender guidelines.

Frequently Asked Questions
Is there a legal definition of a super jumbo loan in Virginia?
No. The only government-set line is the conforming limit, and it applies to conventional loans. DSCR lenders set their own thresholds, and on Lendmire’s network the standard program stops at $3,000,000 before the super jumbo ladder takes over.
What credit score do I need?
The program floor is 660. The score each leverage cell needs is higher: 700 at the $1,000,000-to-$1,500,000 band, 720 from $1,500,000 to $3,000,000, and 700 above $3,000,000 under the super jumbo overlay. A lower score takes lower leverage within the band, subject to underwriting.
How much cash will I need on a large purchase?
It depends on the band. Purchase leverage is 80% to $1,000,000, 75% to $3,000,000, 65% to $4,000,000, and 60% above that on review. Add six months of reserves, or twelve for first-time investors, plus Virginia recording costs.
Can I take cash out on a $3.5 million property?
No. Cash-out is not available above $3,000,000. Below that, it runs 75% to $1,000,000, 70% to $1,500,000, and 60% to $3,000,000. Unlimited proceeds apply at or below 60% LTV, and a $1,500,000 cap applies above 60%. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Do I need traditional personal-income documentation or a job?
The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, appraisals, and entity documents are still reviewed.
