How to Qualify for a Super Jumbo DSCR Loan in Arkansas

How to Qualify for a Super Jumbo DSCR Loan in Arkansas

The Quick Read: To qualify, an Arkansas rental must earn enough to cover its own monthly obligation, and you must clear size-based tests on leverage, credit, reserves and appraisals. The rent is only the entry ticket. At large balances the other tests usually bind first. Every figure below is typical of select wholesale-network programs and is subject to underwriting.

  • Loan sizes run from $150,000 to $10,000,000. Lendmire’s standard DSCR program stops at $3,000,000, and the super jumbo ladder carries qualified investors past it.
  • Leverage on an investment-property purchase steps down as balances grow, with the lowest leverage applied on review above $4,000,000.
  • Credit is 660 at the floor and 700 above $3,000,000. Reserves are typically six months on the subject property, and two appraisals are required above $2,000,000.
  • Short-term-rental files stop at $2,000,000 and are underwritten on documented operating history.
  • Arkansas adds one question most states don’t: how the lender’s structure interacts with the state’s constitutional interest cap.

What Makes a Loan Super Jumbo?

Super jumbo is a lender-set tier, not a legal category. No statute draws the line. Each program picks its own threshold, which is why comparing lenders gets confusing.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Across the wholesale network Lendmire works with, the useful dividing line is $3,000,000. Below it, most files run through the standard program. Above it, the file picks up extra overlays: a higher credit score, stricter housing history, and no cash-out.

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. You still have to prove the credit, the cash and the value. Skipping traditional personal-income documentation does not mean skipping underwriting.

Lendmire is a broker. It arranges these loans through select lenders in its network, and those lenders review eligibility and approve. For the full basics, see the complete DSCR loans guide.

How Underwriting Treats the File, Step by Step

The process follows six checks. Large balances make each one stricter.

1. Property purpose. The property must be a non-owner-occupied investment property. You sign a business-purpose certification, and any cash-out proceeds go to business use.

2. Coverage ratio. The lender divides monthly rent by the full monthly obligation: principal, interest, taxes, insurance and association dues. A result of 1.00 means the rent exactly covers the payment. On most files, 1.00 or better earns full leverage.

3. Rent evidence. A leased property is supported by the lease. A vacant or new property leans on the appraiser’s market-rent opinion. Single-family homes use the 1007 rent schedule form, and two-to-four-unit buildings use the 1025 income form.

4. Value. Above $2,000,000, two appraisals are required. The lower value commonly governs the loan.

5. Credit and history. The credit floor can rise with loan size. Above $3,000,000 the super jumbo overlay adds a clean mortgage history, 48-month seasoning on credit events, and a citizen or permanent-resident requirement.

6. Cash. Reserves are typically six months of the payment on the subject property. First-time investors typically need twelve. Cash-out proceeds never satisfy reserves on the larger overlay files.

Reserves are counted on the subject property only. Other financed properties add no extra reserve requirement, and the program allows up to 20 financed properties. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

The Size Ladder

Leverage falls as the balance rises. The table shows the ceilings on investment property at 1.00 coverage or better. Each is a ceiling through select wholesale programs, subject to underwriting.

Loan size Purchase / rate-term Cash-out Credit for this leverage
$150K–$1M 80% 75% on standard rentals 660+
$1M–$1.5M 75% Below 75% 700+
$1.5M–$3M 75% 60% 720+
$3M–$4M 65% — 700+
$4M–$10M 60%, on review — 700+

Read the credit column carefully. It is the score that band’s top leverage needs. It is not a rising floor. A borrower with a lower score, down to the 660 floor, takes a lower leverage cell in the same band. The one floor that changes with size is the 700 overlay above $3,000,000.

Requests above $4,000,000 are reviewed case by case before submission. Treat every figure there as a starting point for a conversation, never a promise.

On cash-out files, proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above that. Borrowers with credit at 680 or below face no cash-out above $1,500,000. Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent divided by the property’s full monthly obligation.

PITIA: Principal, interest, taxes, insurance and association dues, the full payment the rent has to cover.

ITIA: The same payment on an interest-only loan, with no principal. Interest-only files are qualified on this figure.

LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value or price.

Reserves: Liquid cash you hold after closing, counted in months of payments.

Seasoning: The waiting period after a credit event, such as a foreclosure, before a lender will consider you.

Super jumbo: A lender-set tier for very large loans. The only government-set number nearby is the conforming loan limit. The one-unit baseline limit is $832,750 and the high-cost ceiling is $1,249,125, per Orrick’s summary of the federal announcement. That limit governs agency purchases and does not set the terms of a DSCR loan.

Recourse: The lender can pursue the guarantor personally. DSCR loans are full recourse to guarantors even when an LLC holds title.

Where the General Rule Breaks

The ladder above covers the typical file. These edge cases change it.

Interest-only structures. Select programs offer a 120-month interest-only period on 30- and 40-year terms, up to 75% LTV. The file is qualified on interest, taxes, insurance and dues, so coverage looks stronger than on a fully amortizing payment. That runway matters on a big balance. The principal catch-up comes later. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Coverage below 1.00. Select programs in the network look at files below 1.00, up to $2,000,000. LTV and terms adjust, subject to underwriting. Past $2,000,000, expect to clear full coverage.

Short-term rentals. These files stop at $2,000,000 and need coverage of 1.00 or better. Income is twelve months of operating history on a refinance, or the appraisal’s short-term-rent analysis on a purchase. Either way it is counted at 80% of gross. The investor must also be experienced, meaning twelve months owning income property in the last thirty-six. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Permission to operate is documented property by property.

Vacant properties. With no lease, the rent opinion in the appraisal is the only income evidence. That is one reason the second appraisal matters.

Condos. Warrantable and non-warrantable condos are both eligible. Non-warrantable units are capped at 75% LTV and $1,500,000. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Owner-occupancy plans. If you plan to live in the property, the business-purpose framing no longer fits. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z treats credit for non-owner-occupied rental property as business-purpose, and its commentary tells lenders to judge the primary purpose case by case.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Arkansas Adds

Arkansas has two quirks worth planning around: an unusual interest cap and a property mix that skews rural.

The interest cap. The Arkansas constitution caps the interest rate on many loans. A Federal Reserve working paper describes the 2011 amendment’s ceiling as restrictive compared with most states. How the cap applies to a particular investor loan depends on the lender’s charter and how the loan is structured, and whether a given loan qualifies for an exemption is a question to settle before closing rather than assume. Ask the lender or your attorney to confirm before you commit to a structure.

Rural and lakefront collateral. High-end Arkansas property often means lake homes, acreage or rural parcels. Rural collateral of five acres or less can reach 75% LTV, but only on loans of $3,000,000 or less. Above $3,000,000 the super jumbo overlay excludes rural property. Acreage caps run twenty acres on loans to $3,000,000 and ten acres above that.

Thin comparable sales. Luxury and lakefront sales are sparse. Appraisers have fewer comps to lean on, and a second appraisal can land lower. Rent opinions for expensive homes often show a thin slice of the price. Coverage, not credit, is often the first hurdle.

A Worked Picture

Consider a modeled purchase of a lakefront rental in the $2,000,000 to $3,000,000 band. Assume rent that covers the full monthly obligation at roughly 1.1x. These inputs are illustrative, not market data.

At 75% LTV on an investment-property purchase, the borrower needs credit around 720 for that leverage. Two appraisals are ordered. Reserves are six months of payments on the subject, or twelve if this is the borrower’s first investment property. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The cash picture is the remaining 25%, closing costs, and those reserves. Cash rises faster than the loan balance, because leverage falls as the loan grows. Which piece stalls first? On luxury Arkansas property, usually the appraisals. The rent figure and the lower value both have to hold.

If coverage looks thin, an interest-only structure to 75% LTV may help the ratio, since the file is qualified on interest, taxes, insurance and dues. Entity vesting is welcome, with no layered entities, subject to program terms. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

What Stops Deals

Most stalled files fall into five buckets.

  • Rent that does not support the price. The appraisal’s rent view comes in low and coverage drops under 1.00.
  • Cash. The down payment is ready, but reserves are not.
  • Credit and history. A score just under the band’s threshold pushes the file into a lower leverage cell.
  • Collateral. Too many acres, rural classification above $3,000,000, or a non-warrantable condo above its cap.
  • The second appraisal. The lower value governs, and leverage is applied to it.

Run all five checks before you go under contract. Most surprises are cheaper to find early.

Readiness Checklist

  • Entity documents and guarantor information.
  • A credit review against the band you are targeting.
  • Sourced funds for the down payment and reserves.
  • Leases, or a realistic read on market rent for a vacant property.
  • For short-term rentals, twelve months of operating history and proof of local permission for that specific property.

Frequently Asked Questions

Is it hard to qualify for a super jumbo DSCR loan?

It is more demanding than a standard DSCR file, though a strong property can clear it. Qualification rests on rent coverage, credit, reserves and valuation, not traditional personal-income documentation. Larger balances mean lower leverage, higher credit for top leverage, and extra appraisal scrutiny. Every file is underwritten individually.

What counts as super jumbo?

No legal definition exists. In practice, the lender’s standard program line decides it. For Lendmire’s network that line is $3,000,000, and the super jumbo ladder carries qualified investors past it. Another lender may draw the line elsewhere.

Can a first-time investor qualify?

Often yes, on long-term rentals, with a bigger cash cushion. First-time investors typically need twelve months of reserves instead of six. Short-term-rental files are different: they require twelve months of owning income property in the last thirty-six.

Can I use an LLC?

Entity vesting is welcome, subject to program terms, with no layered entities. The loan is still full recourse to the guarantors, so the LLC does not shield you from the lender.

What reserves will I need?

Typically six months of payments on the subject property, or twelve for first-time investors. On interest-only loans the count uses interest, taxes, insurance and dues. Other financed properties add no extra reserve requirement.
