The Quick Read: On a purchase, you replace booking history with outside evidence of what the property should earn. That is usually a third-party projection report or an appraiser’s analysis, trimmed by the lender and tested against the full monthly payment. Pick the lender’s income basis before you pay for any report.
- Two separate tests. The lender asks what the property will earn and whether you have hosted before. Different documents answer each question.
- Purchase versus refinance. A purchase can run on projected income. A refinance generally needs real platform history.
- Typical network figures. Across Lendmire’s wholesale network, short-term-rental (STR) purchases typically reach up to 75% loan-to-value (LTV) on the strongest files. Most programs want a score of 640 or higher and a 1.00 coverage floor, subject to lender guidelines.
- Coverage is not profit. Clearing the ratio says the rent covers the payment. It says nothing about repairs, vacancy, or management.
- Experience matters. STR programs usually expect about 12 months of landlord or host experience, and first-timers are reviewed program by program.
Key Terms Defined
DSCR (debt service coverage ratio): Rental income divided by the full monthly obligation on the loan. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
PITIA: Principal, interest, taxes, insurance, and association dues. It is the full monthly obligation the income gets divided by.
Projection report: A third-party estimate of revenue, nightly rate, and occupancy for a specific address. It is built from nearby comparable listings.
Haircut: The trim a lender applies to a projection before using it. The percentage differs by lender, so never assume the report’s headline number is the coverage figure.
ADR (average daily rate): Revenue divided by booked nights. AirDNA’s help center says the figure includes the cleaning fee.
Form 1007 and Form 1025: Appraisal forms. The Fannie Mae appraiser forms list names Form 1007 as the Single-Family Comparable Rent Schedule. It names Form 1025 as the Small Residential Income Property Appraisal Report for 2-4 unit properties.
Lendmire’s complete DSCR loans guide covers the basics if the ratio itself is still new to you.
What Does “No History” Actually Mean?
It means two different things, and lenders test them separately. The first is property history: has this house ever been rented nightly? The second is borrower history: have you ever run a rental?
A first Airbnb usually fails the first test by definition. A projection or an appraiser’s analysis answers it. The second test belongs to the program’s experience rules, covered below.
Most people blur the two. Then they either skip a purchase they could have documented, or they pay for a report that never touches the real problem.
This is also why “no history” is a data problem, not a disqualifier. Lenders are comfortable pricing a property they have never seen operate, as long as the income estimate comes from a source they trust. Trade press reflects the same shift. Scotsman Guide reports that some lenders use outside data such as AirDNA to gauge earning potential for Airbnb or Vrbo homes. One lender quoted there says the data works best for DSCR loans and lets lenders approve properties never used as STRs.
Step 1: Choose the Income Basis Before You Order Anything
Ask the lender which evidence it accepts for a purchase with no bookings, and ask before you spend money. Across the programs the brokerage works with, the answer varies more than most buyers expect.
A projection report suits some lenders. Others want an appraiser’s short-term-rental analysis. A few accept only the long-term market rent. That last one is the most conservative route.
| Evidence | What it proves | Main weakness |
|---|---|---|
| Third-party projection report | Modeled nightly revenue for the address | Estimate, not actual bookings |
| Appraiser STR analysis | Income supported by comparable rentals | Depends on appraiser’s comps |
| Long-term rent schedule (Form 1007) | Conservative market rent | Ignores nightly-rental upside |
| Platform history | Actual host revenue | Does not exist yet on a purchase |
The long-term rent schedule is a floor, not a short-term analysis. It prices a standard lease, so it cannot estimate a nightly rate. Where nightly revenue far exceeds lease rent, the fallback can fail coverage. In a weak STR market, the same fallback can rescue a file that projections would sink.
Step 2: Build the Comp Set and Pull the Projection
A projection is only as good as its comparables. A property-specific number can differ from the generic comp set, so review the set yourself. Check bedroom count, sleeping capacity, amenities, and whether the comps sit in the same kind of location.
Know what the output contains. AirDNA’s revenue documentation says revenue equals nightly rates plus cleaning fees, minus discounts and service fees. It can be computed as booked nights times average daily rate. Host fees and other extra fees are not included.
That matters for two reasons. First, the cleaning fee sits inside the revenue figure, but your actual cleaning costs sit outside the coverage math. Second, the report shows gross revenue, not what lands in your pocket.
Treat the estimate for what it is. MagicBnb describes these figures as modeled estimates rather than actual host income. Occupancy in these reports typically excludes blocked nights. A calendar blocked heavily by a comp’s owner can still distort the picture.
Use a report that is recent and drawn from comparables that match your property. A stale report or a mismatched comp set is the easiest way to lose a lender’s confidence.
Step 3: How the Lender Trims It and Tests It
The lender takes the projection, applies its own trim, and divides the result by full PITIA. The answer is the coverage ratio. Each lender sets its own source rules and its own percentage.
Be careful with the generic internet framing of DSCR as net operating income over debt service. That is a commercial-style calculation. Residential DSCR programs commonly divide trimmed gross rent by PITIA, so commercial benchmarks do not transfer.
Insurance sits inside PITIA. A policy that covers short-term-rental use usually costs more than a standard landlord policy, and a higher premium lowers the ratio. Get that quote early.
Here is how the numbers work in practice. These are illustrative ratios only, not program terms or market data.
- Passing case. The full projection works out to about 1.40x the monthly obligation. After the lender’s trim, usable income lands near 1.10x. That clears a 1.00 floor with a little room.
- Thin case. The full projection works out to about 1.05x. After the trim, usable income lands near 0.85x. That falls short of a 1.00 floor.
The thin case is not dead. The section titled “If the Number Comes Up Short” covers what a broker does with it.
Across Lendmire’s wholesale network, 1.00 is where select STR purchase programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Expect lower leverage and a different price of money on that path, and expect the file to get a closer look.
The Documentation Checklist
Gather these before the lender asks, grouped by who produces them.
| Who supplies it | Items |
|---|---|
| You | Purchase contract, ID, reserve and down-payment sourcing |
| You (if using an LLC) | Entity documents, subject to lender program eligibility |
| Property | STR-use insurance quote, HOA rules, local permit status |
| Third party | Projection report or appraiser STR analysis |
A lender may ask for proof that the property can legally operate as an STR, so assemble that evidence rather than waiting for the request.
A market-comp binder helps too. Print the comps behind your projection, a one-page management plan, and the insurance quote. None of this replaces the report. It shows the underwriter that you understood the numbers.
Reserves vary by lender, leverage, loan size, and transaction type. They are commonly around 6 months of PITIA. Loans at higher balances typically step up. Show the cash is yours and has been in your account, not just that it exists.
Does a First-Time Host Get Treated Differently?
Yes, in a way separate from the property question. STR programs usually expect about 12 months of landlord or host experience. That is a typical expectation, not a universal rule.
A first-time investor, or a host with long-term rentals but no STR bookings, gets reviewed program by program. Say so up front. A broker who knows which programs weigh landlord experience and which weigh hosting experience can route the file before anyone orders a report.
Credit also matters here. Most STR programs look for a score of about 640 or higher, and stronger scores open better leverage tiers. First-time-homebuyer concepts do not apply, because those are owner-occupant ideas and DSCR loans cover investment property.
If the Number Comes Up Short
Work through these in order of effort.
1. Check the comps. Tighten the comp set so it matches your property. A better-matched set sometimes moves the projection, and sometimes confirms the first answer.
2. Re-quote insurance. Since insurance is inside PITIA, a lower premium on equivalent coverage lifts the ratio.
3. Put more down. A larger down payment lowers the monthly payment and can lift the DSCR. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
4. Ask a different lender’s rule. Because lenders differ on their income basis, the same property can pass under one program and fail under another.
5. Look at sub-1.00 programs. Select lenders in the network offer coverage below 1.00, with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit approval, and property review.
6. Consider a different structure. Select lenders offer interest-only periods and extended terms. These can change the payment the income is measured against.
Where the General Rule Breaks
Refinances. A refinance or cash-out on an existing STR usually wants trailing platform history. On short-term-rental collateral, refinance tops out around 70% and cash-out at 70%, versus roughly 75% cash-out on standard long-term rentals. Files without history lean on market data or an appraisal analysis, if the lender allows it.
Lenders who refuse projections. Only some lenders accept projected STR income at all. Others use the long-term rent schedule alone.
Condos and HOAs. HOAs can change rental rules after you buy. Rental caps or operator-controlled programs can stall a file, so get the governing documents early.
Thin data. In markets with few comparables, the lender may fall back to the long-term rent figure.
Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs, regardless of how strong the projection is.
Big loans. Standard programs run up to $3,000,000. Above $2,500,000 the network generally holds to 30-year fixed structures.
Common Mistakes
- Paying for a report the lender will not accept.
- Using a stale report.
- Choosing comps that do not match your property’s size or amenities.
- Treating the projection as the coverage figure.
- Assuming a ratio above 1.00 means the deal makes money.
- Skipping the insurance quote until the file is already moving.
A ratio above 1.00 deserves its own warning. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, seasonality, and capital expenses all sit outside the calculation. A property can clear 1.00 and still lose money in a slow quarter.
After Closing: Build the Record
The first bookings become the history that supports a later refinance. Keep platform statements, payout records, and expense receipts in one place from the first guest. Since refinances usually want trailing platform history, a clean record is the document you wished you had on the purchase.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions
Do I need a lease or any bookings to qualify on a purchase?
No. A purchase can run on projected income from a third-party report or an appraiser’s analysis. Each lender sets its own rules on which source it accepts and how much it trims. A refinance is different, because it generally needs real platform history.
Who orders the projection report, me or the lender?
It depends on the lender. Some order their own, and some accept one you bring. Ask first, because a report the lender will not accept is wasted money.
Do bank statements help with no bookings?
Not for property income, since nothing has been earned yet. They support reserves and down-payment sourcing on a purchase. On a later refinance, statements showing platform payouts can help document trailing income.
Can I close in an LLC?
Often, subject to lender program eligibility. You will usually provide entity documents, and some programs have additional requirements for entity-held files.
What if the appraiser values the home as a long-term rental?
Then the long-term rent schedule may become the income basis, depending on the lender. That can fail coverage where nightly revenue far exceeds lease rent. It can also rescue a file in a weak STR market. Ask whether another lender in the network uses a different basis.
