The Quick Read: It depends mostly on whether the borrower must be the LLC, because a DSCR loan is reviewed for the property’s rental income against its monthly obligation, while a conventional loan is reviewed for you personally on income, debts, and personal title, which an LLC cannot provide.
- DSCR loans are business-purpose investor loans that can be vested in an LLC, subject to lender program eligibility.
- Conventional loans usually require a natural-person borrower, so the LLC question often settles the product before any math starts.
- On short-term rentals, the network’s DSCR programs typically go up to 75% LTV on a purchase and up to 70% on a refinance or cash-out, with a 640 credit minimum.
- Conventional underwriting gives Airbnb income limited credit, but it can win for a salaried buyer holding title personally.
- Clearing a coverage ratio is not the same as making money, and neither path changes that.
Side-by-Side
Both loans can finance a short-term rental. They ask very different questions about who you are and how you hold title. The conventional column below reflects published industry norms, which vary by lender and file. The DSCR column reflects typical guidelines across the wholesale network where Lendmire places files, subject to lender guidelines.

| Factor | DSCR (network guidelines) | Conventional (industry norms) |
|---|---|---|
| Review basis | Property income vs. full monthly obligation | Your income, debts, and DTI |
| Personal income docs | Typically not the core of the file | Central to the file |
| Borrower entity | LLC vesting available, per program terms | Natural person signs and holds title |
| Airbnb income credit | Varies by program; history or projections | Narrow pathway, conservative haircut |
| Property types | 1-4 unit rentals; some types not offered | Often limited for STR use |
| Reserves | Commonly around 6 months of PITIA; varies | Vary with profile and property count |
| Credit and leverage (STR) | 640+ score; up to 75% LTV on purchase | Varies by occupancy and lender |
| Effect on personal DTI | Generally not a DTI-driven file | Debt counts against your DTI |
Key Terms Defined
DSCR (debt service coverage ratio): the property’s qualifying monthly income divided by its monthly obligation.
PITIA: principal, interest, taxes, insurance, and any HOA dues, the full monthly obligation on the property.
DTI (debt-to-income ratio): your total monthly debts divided by your personal monthly income.
Vesting: the name in which title to the property is held, such as an LLC or an individual.
Why the LLC Question Usually Decides This
Most conventional loans are written for individuals, not entities. Fannie Mae’s Selling Guide says it buys loans made to natural persons. The borrower signs the note and the security instrument and takes title in their own name. An LLC cannot be the borrower on that kind of loan. This is agency context only. DSCR loans are non-agency products, and their vesting rules come from each program’s own guidelines.
Some investors try a workaround: close personally, then deed the property into the LLC. The same agency’s servicing guide exempts certain post-closing transfers to an LLC from due-on-sale treatment, with conditions. It also notes that a property moved into an LLC must go back to a natural person to qualify for a refinance under the selling guide. The LLC does not cleanly replace entity vesting at the start.
On a DSCR file, the entity is part of the plan from day one. Expect the lender to ask for entity documents such as the operating agreement and articles of organization. Lenders generally also expect a personal guaranty, since the LLC is new or thin on its own credit.
How Airbnb Income Gets Counted on Each Path
This is where the two products diverge most. A conventional lender can use a rent schedule, which means long-term market rent from an appraisal form. For a one-unit property run as a short-term rental, it may instead use validated platform or management-company data, usually with a conservative haircut. McKissock, an appraiser-education publisher, explains that the rent schedule form documents monthly rent from monthly-lease comps. It cannot show nightly income, and appraisers cannot simply multiply a nightly rate by thirty.
DSCR programs vary more. Across the network, you see three patterns:
- Existing host with history: trailing platform statements, typically about 12 months of hosting experience for short-term-rental programs.
- New purchase, no history: a market projection or appraiser analysis, accepted only by some lenders.
- Programs that default to the rent schedule: these treat the property as a long-term rental for qualifying purposes.
That last pattern matters. Class Valuation, an appraisal management firm, argues that relying on the rent schedule alone can produce an artificially low ratio where real STR income exceeds long-term rent. The reverse can happen in a soft Airbnb market. Ask any lender which number it uses for short-term-rental income and what happens if the rent figure comes in low.
When DSCR Is the Better Fit
DSCR fits when title in an LLC is non-negotiable, or when your personal income tells a messy story. Consider these cases.
You hold everything in an entity. The loan can be vested in the LLC, subject to lender program eligibility, so there is no retitling step later.
You write off a lot. Self-employed investors with heavy deductions often show modest taxable income. A conventional file reads that income literally. A DSCR file looks at the property.
You are scaling. Conventional loans count against your personal DTI and can run into limits on how many financed properties you hold. A property-level loan avoids the DTI problem, though lenders still review your credit, reserves, and overall exposure.
The Airbnb is the whole thesis. The network’s STR programs go up to 75% LTV on a purchase and about 70% on a refinance or cash-out. They expect a 640 score, roughly 12 months of host experience, and 1.00 coverage on both purchases and refinances. Loan sizes run up to $3,000,000 on standard programs. These are typical ranges, not promises, and every file is underwritten individually. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
On coverage, 1.00 is where select programs start, not a universal standard. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios usually open better leverage and terms.
On documentation, DSCR is lighter on personal income paperwork. It is not light on documentation overall. You still bring credit, reserves, an appraisal, entity documents, and support for the income figure. Reserves vary by lender, leverage, loan size, and transaction type. Many files see about 6 months of PITIA, while some conservative files at modest leverage under $1,500,000 can see reserves waived. Larger balances typically step up to roughly 9 months.
Property type matters too. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.
When Conventional Is the Better Fit
Conventional wins more often than DSCR-focused content admits. It fits when the borrower, not an entity, is the natural owner.
You are a salaried buyer with clean income. If your documented income and DTI are strong, a personal loan keeps the file simple. Title stays in your name, and the property does not need to carry itself.
You are buying a first rental near where you live. Owner-occupied or second-home structures can come with very different terms than investor loans. They also come with limits. That makes them a poor match for a true Airbnb operator, and a decent match for a part-time host.
Your Airbnb is a side line. If the short-term income is a bonus and your personal income carries the loan, the narrow STR pathway matters less.
You are comfortable holding title personally. Some investors prefer an umbrella insurance policy and personal ownership to an LLC. If that is your plan, the entity argument for DSCR disappears.
The trade-off is flexibility. Conventional underwriting credits Airbnb income conservatively, counts the debt against your DTI, and typically limits how many properties you can finance. A multi-unit short-term rental can fall outside the agency STR pathway, which applies to a one-unit subject property.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Clearing 1.00 Is Not Positive Cash Flow
A DSCR compares rent to PITIA and nothing else. Repairs, vacancy, management, utilities, supplies, and capital expenses sit outside the calculation. A short-term rental often carries heavier operating costs than a long-term lease, so a file that clears 1.00 can still run thin once you pay for cleaning and turnover.
Treat the ratio as the lender’s test, not your profit statement. Run your own operating budget before you buy. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
A Practical Sequence Some Investors Use
The choice is not always permanent. Some investors buy with a DSCR loan in the LLC, build 12 months of hosting history, and then revisit the structure. They may refinance with a cash-out DSCR product, up to about 70% LTV on short-term-rental collateral, as the income record improves. Others use conventional financing for a primary residence and DSCR for each rental, so the two never compete for the same DTI. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

The Balanced Verdict
Pick DSCR when the LLC must own the property, your traditional personal-income documentation understates your real income, or you are adding several properties. Pick conventional when you hold title personally, your documented income is strong, and the Airbnb is not the main reason the deal works.
Neither is better in the abstract. Ask where the title goes, what number the lender uses for Airbnb income, and what the file needs beyond the ratio. Those answers sort most borrowers quickly into one lane. Where they do not, a broker who sees many lenders’ guidelines can compare them side by side.

Frequently Asked Questions
Can an LLC get a conventional Airbnb loan?
Usually not as the borrower. Agency-conforming loans require a natural person to sign and hold title. Some investors close personally and transfer to an LLC afterward, but that carries conditions and can complicate a later refinance. DSCR loans can be vested in an LLC, subject to program terms.
Can I use a DSCR loan for my first Airbnb?
Often yes, but acceptance depends on the lender. The network’s STR programs typically expect about 12 months of hosting experience and a 640 score. A new purchase without history may be reviewed using a market projection or appraiser analysis, which only some lenders accept.
Do I need a personal guaranty on an LLC loan?
Typically yes. Lenders generally want the owners to guarantee the loan personally, even when the LLC is the borrower. Your credit and reserves are still reviewed. Exact requirements vary by program.
Does my credit score still matter with a DSCR loan?
Yes. A 620 floor exists in parts of the network, most programs prefer around 660, and 700+ unlocks stronger leverage tiers. Short-term-rental programs typically want 640 or higher. A larger down payment can lift the ratio, but it does not erase credit floors or leverage caps.
Which is better if I plan to buy several Airbnbs?
DSCR is often the more practical fit because the loan does not hinge on your personal DTI. Conventional lending can work for the first one or two properties, then the DTI and property-count limits tend to bite. Each file is underwritten individually, subject to lender guidelines.
