How a DSCR Loan Works for Airbnb and Short-Term Rental Investors Who Skip Tax Returns

How a DSCR Loan Works for Airbnb and Short-Term Rental Investors Who Skip Tax Returns

The Quick Read: A DSCR loan on a short-term rental qualifies primarily on the property’s rental income covering its full monthly housing payment, subject to lender guidelines, so your traditional personal-income documentation and debt-to-income ratio are typically not the test. The lender still documents the income, the appraisal, your credit, your reserves, and whether short-term rental use is allowed at the property.

  • STR purchases typically reach up to 75% LTV on the strongest files, and refinances and cash-outs typically top out around 70%.
  • Expect a 640+ credit score and about 12 months of landlord or host experience.
  • Coverage of 1.00 is where select STR programs start, on purchases and refinances alike.
  • Clearing the ratio is not the same as positive cash flow.
  • Rental income is proven by platform history, a manager statement, a projection, or a fallback market rent.

Picture an investor who owns three Airbnb cabins through an LLC. The traditional personal-income documentation shows modest income because depreciation and deductions did their job. The cabins book solidly. A traditional lender looks at the returns and sees a weak borrower. A DSCR lender looks at the cabin and sees a property that pays its own way. That gap is the reason this loan exists.

What Does “Skipping Tax Returns” Actually Mean?

It means the lender does not underwrite your personal income. It does not mean no documentation. You still file your taxes, and nothing is hidden.

DSCR stands for debt service coverage ratio. It is the property’s qualifying monthly income divided by its monthly housing payment: principal, interest, taxes, insurance, and any HOA dues. Lenders call that payment PITIA. Because the loan is a business-purpose loan for investment property, it is reviewed differently from a standard owner-occupied mortgage.

Here is what you provide instead of returns:

  • Identity documents and a credit report.
  • Proof of assets and reserves.
  • Entity documents if you buy in an LLC, depending on program guidelines.
  • Property documents, insurance, and the appraisal.
  • Income evidence for the rental, covered below.
  • Proof that short-term rental use is allowed at the property.

Our complete DSCR loans guide covers the broader program basics.

Why Do Tax Returns Understate STR Investors?

Returns measure taxable income, not property performance. Depreciation, cost segregation, management fees, furnishing costs, and entity structure can all push reported income down while the property books well. Self-employed investors feel this most.

A conventional underwriter divides your debts by your reported income. A low reported number can cap your borrowing even when the rentals are healthy. A property-level test sidesteps that. It also helps scaling, because your personal debt-to-income ratio generally does not cap how many properties you can finance. Tax treatment varies; consult a qualified professional before relying on any deduction.

How Does the Lender Calculate the Ratio on an STR?

The math is simple: qualifying monthly income divided by PITIA. At or above 1.00, income covers the payment. At 1.20, it covers it with a cushion.

Two details trip up new investors.

First, the formula matters. Commercial real estate often uses net operating income divided by annual debt service. Non-QM DSCR loans commonly use gross or adjusted rent divided by PITIA. Ask which version a program uses.

Second, lenders do not take gross Airbnb revenue at face value. Programs generally reduce it for vacancy, fees, and expenses before running the ratio. The size of that reduction varies by program, and it is one of the biggest differences across our wholesale network. Two lenders can look at the same bookings and land on different qualifying incomes.

Many lenders tell investors they can finance STRs, yet some still qualify the loan on long-term market rent. That is why the question to ask is not whether a lender does STRs. Ask how the lender counts the income.

How Do You Prove Short-Term Rental Income?

Programs generally accept some mix of five evidence types, and which ones count varies:

Income evidence Best fit Main risk
Appraiser’s STR analysis Purchases Appraiser judgment
Manager’s trailing-12 statement Operating rentals Needs clean records
Platform statements or deposits Refinances Must reconcile to deposits
Data-provider projection No-history purchases Projection may run high
Long-term market rent Fallback Often understates STR income

On a purchase with no history, a projection or appraiser analysis can carry the file. On a refinance, expect the lender to want operating history. Most STR programs we place files with look for about 12 months of landlord or host experience.

Seasonality is why trailing-12 history is the natural unit. Peak months and slow months wash out over a year, and underwriters read the full year, not your best summer.

Reconcile your records before you apply. Platform payouts, bank deposits, management fees, and occupancy taxes should tell the same story. An underwriter who sees mismatched numbers will ask about them.

Why Does the Appraisal Form Cause Trouble?

The standard rent schedule was built for monthly leases. Fannie Mae’s appraiser update says Form 1007 is only required when rental income is used to qualify and the subject is a one-unit investment property. Two- to four-unit properties use Form 1025 instead. DSCR loans are not agency loans, so those forms matter here only as the appraisal paperwork.

The trouble is that the form documents monthly rent, not nightly rent or business income. McKissock, an appraisal education provider, says that is the form’s biggest challenge for short-term rentals, and that the lender ultimately decides the income. HousingWire reports that using the form for STR income can distort DSCR calculations and produce artificially low ratios.

That leads to a rule worth memorizing: nightly rate times 30 is not market rent. The form cannot estimate a nightly fee. Programs that care about this use a separate STR analysis, a data report, or documented history instead.

How Does a Property Run Through Three Income Paths?

Run the numbers on one property three ways. The inputs below are modeled, not market data.

Say a lakeside cabin is bought at a given price with 25% down, which is 75% LTV and the STR purchase ceiling on the strongest files. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

  • Projection path: the lender’s reduced projected income covers the payment at roughly 1.25x.
  • History path: twelve months of reconciled statements, reduced the same way, land near 1.15x.
  • Long-term rent fallback: supported monthly rent alone covers the payment at about 0.90x.

Same cabin, three answers. The first two clear 1.00. The third does not on its own.

When a path falls short, the options are limited and worth knowing. You can lower leverage, which can lift the ratio by shrinking the payment. You can switch to a program that accepts a stronger income method. Or you can ask about select lenders in the network that review coverage below 1.00, with leverage and terms adjusted. Eligibility stays subject to lender guidelines, credit approval, and property review.

Honestly, the more useful habit is running both numbers before you buy. Check projected STR revenue and supported long-term rent. If the deal only works on the optimistic one, you want to know that before closing, not after.

What Are the Typical Program Ranges?

These are typical ranges from select wholesale-network guidelines. They are not guarantees, and every file is underwritten individually.

Item Typical STR range
Purchase LTV Up to 75% on the strongest files
Refinance LTV Up to 70%
Cash-out LTV Up to 70% on STR collateral
Minimum credit score 640
Coverage floor 1.00 on purchase and refinance
Experience About 12 months
Loan size Up to $3,000,000 on standard programs

For comparison, cash-out on a standard long-term rental reaches around 75% LTV across most of the network. Short-term rentals sit lower because the income is less predictable. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Reserves vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common. Larger loans typically step up.

A larger down payment lowers the payment and can lift the ratio. It never erases the leverage cap, the credit floor, the reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Not every property qualifies. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where Do Deals Get Stuck?

Most problems are fixable before you apply. Watch for these:

  • Legality. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A lender will want proof of permission at the property.
  • A low appraisal or projection. If the rent figure comes in thin, the ratio drops with it.
  • A bigger denominator than expected. Insurance for a short-term rental, HOA dues, and taxes all raise PITIA. A deal that looks fine on revenue can sink on the payment side.
  • Messy records. Platform income that does not match deposits slows review.
  • No lease. STRs have no lease, and some lenders may require one at or after closing for certain structures.
  • Wrong lender fit. A program that is reviewed around long-term rent will not credit your Airbnb income.

Does Clearing the Ratio Mean the Property Makes Money?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishing, and capital expenses sit outside the calculation. A property can clear 1.00 and still lose money after those costs. Coverage is a qualification test, not a profitability test.

Trade-offs matter too. Skipping income documents can come with different pricing than a conventional loan, and some programs carry prepayment terms. For a longer-term holder with strong traditional employment income and one rental, a conventional loan may fit better. For deeper context on a related decision, Lendmire’s piece Short-Term Rental DSCR vs Bank Statement Loan When Tax Returns Run Lean walks through when each tool fits.

In practice, DSCR files on STRs tend to turn on the income method more than on credit. Investors who get a clean answer ask each lender four questions up front: which income method, what reduction, what happens if the appraisal comes in low, and whether a lease is required.

Key Terms Defined

DSCR: The ratio of a property’s qualifying income to its monthly housing payment.

PITIA: Principal, interest, taxes, insurance, and any HOA dues, which together make up the monthly payment.

LTV: Loan-to-value, the loan amount as a percentage of the property’s value.

Form 1007: An appraisal rent schedule for one-unit investment properties, built around monthly rent.

Form 1025: The appraisal form for two- to four-unit properties, also built around monthly leases.

Reserves: Liquid savings a lender wants you to hold after closing, usually counted in months of PITIA.

Seasoning: The waiting period a lender wants between buying a property and refinancing it, commonly around six months on cash-outs.

Frequently Asked Questions

Can I qualify with no Airbnb history on a new purchase?

Often, yes. A purchase can lean on an appraiser’s STR analysis or a data-provider projection instead of booking history. Refinances are different, because the lender generally wants operating history.

What if the projection comes in too low?

Lower leverage can shrink the payment and lift the ratio. A different program may count income in a way that suits the property better. Select lenders in the network also review coverage below 1.00, with leverage and terms adjusted, subject to lender guidelines.

Do I stop filing personal tax returns?

No. You still file them. The lender simply does not make your personal returns the basis for qualifying. Credit, assets, reserves, and property documents still get reviewed.

Can I buy in an LLC?

Often, subject to lender program eligibility. Entity documents are typically part of the file, and some programs also review the individual guarantor’s credit.

Does this work for a duplex or fourplex STR?

It can, depending on the lender program. Two- to four-unit properties use Form 1025 rather than 1007, and appraisers may add nightly comparables since the form is built around monthly leases.
