How to Document a DSCR Loan for a Long-Term Rental Converting to Airbnb

How to Document a DSCR Loan for a Long-Term Rental Converting to Airbnb

The Quick Read: A converting rental has a lease on file but no nightly-booking record, so the file must state which income basis the lender will use and prove it with matching documents. Build the file around that one choice, then add the lease exit, the appraisal, insurance, and legality proof, because qualification runs primarily on property-level rental income covering the full payment, subject to lender guidelines.

  • The lender picks the income basis: the appraiser’s short-term rental analysis, a market projection, actual hosting history, or the long-term rent fallback.
  • Lenders commonly trim gross short-term income before running coverage, and the trim varies by program.
  • Across our wholesale network, short-term rental purchases reach up to 75% LTV and refinances up to 70%, with a 640 minimum score and a 1.00 coverage floor on each.
  • Programs also expect about 12 months of landlord or host experience.
  • Clearing 1.00 is not the same as making money. Repairs, vacancy, and management sit outside the ratio.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s qualifying monthly income divided by its full monthly housing payment.

PITIA: principal, interest, taxes, insurance, and association dues, which together make up the payment in the denominator.

LTV (loan-to-value): the loan balance as a percentage of the property’s value.

Seasoning: the waiting period a lender wants between buying a property and refinancing it.

Form 1007 and Form 1025: appraisal rent schedules built for monthly long-term rent. The 1007 covers single-family homes, and the 1025 covers two to four units.

Short-term rental projected income analysis: a narrative addendum an appraiser writes to estimate nightly-rental income.

Haircut: the percentage a lender removes from gross short-term income to account for operating costs before calculating coverage.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Why a Conversion Is Its Own Case

A conversion is its own case because the evidence you have does not match the income you want counted. A lease proves monthly rent. It says nothing about nightly demand. So the lender asks two things: what will this property earn as a short-term rental, and has this borrower run a rental before?

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Your personal income is not the focus. The property file is, and it still needs real documents.

Many investors assume any DSCR lender will count Airbnb income. Not so. Some programs will only qualify a short-term rental on long-term rent. Others want actual hosting history. A few accept projections. Across our wholesale network, the programs differ enough that matching the file to the right one matters more than any single document.

The Four Income Bases

Lenders generally land on one of four income bases for a converting property. The program decides which one applies, so you do not get to choose it freely.

Income basis Evidence Main weakness
Appraiser’s STR analysis Narrative addendum with the appraisal Depends on appraiser’s comps
Market projection Data-service report on comparable listings Not proven by your property
Actual history Platform or manager statements, bank deposits New conversions have little or none
Long-term rent fallback Signed lease or Form 1007 rent Can understate nightly income

On the first row: Class Valuation explains that Form 1007 cannot support short-term rental income, which is why appraisers use a separate narrative addendum. On the last row, the same source warns that leaning on the 1007 for a short-term rental can produce an artificially low coverage ratio.

McKissock adds two useful points. The 1007 documents monthly rent for single-family homes, not nightly rent or business income. And lenders make the final call on income from all sources.

How Underwriting Treats the Conversion, Step by Step

Underwriting walks a predictable path. Here is how the deal works.

1. Confirm the property can legally host. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income. Permits, association approval, and insurance come before the first booking.

2. Resolve the tenant and lease. The lease has to end lawfully, under state landlord-tenant law and its own terms. An owner cannot simply ask a tenant to leave to switch to Airbnb.

3. Choose the income path. The lender’s program names the basis from the table above.

4. Apply the haircut. Many lenders trim gross short-term income before running coverage. Gross projected revenue is rarely the coverage figure.

5. Order the appraisal. It sets value and the rent figure. Some programs order the 1007 or 1025 alongside the short-term analysis.

6. Underwrite against the full payment. The final ratio divides qualifying income by PITIA, taxes, insurance, and association dues included.

Four things decide the outcome: whether the program accepts projections at all, which document it picks, the haircut it applies, and the full PITIA.

One Property, Two Income Bases

Run a modeled example. Picture a single-family house with a lease in place and a payment that long-term rent covers at roughly 1.15x. Those are illustrative inputs, not market data.

Now switch the basis. Say the lender accepts a projection that, after its haircut, covers the same payment at roughly 1.5x. Same house, same loan. Coverage moves from thin to comfortable purely because of the income basis.

Flip it the other way. A program that defaults to the 1007 rent would score a property that really would clear 1.00 on nightly income as a thin file on paper. That is the core conversion risk. So run the ratio both ways before you apply.

Stronger coverage opens better pricing and leverage, though no ratio erases credit floors, reserve rules, or property eligibility. Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

The Documentation Timeline

Think of the file in phases. Each phase answers a different underwriting question.

Before you list

  • Lease termination notice, signed move-out, or lease expiration evidence.
  • Local permit, registration, and HOA or condo approval where they apply.
  • An insurance policy written for short-term use. Landlord policies often do not cover hosting, as AE Tax Advisors notes alongside its conversion steps.
  • A projection report from a data service, plus comparable listings.
  • Entity documents, if the property sits in an LLC, subject to lender program eligibility.

During the transition

  • Proof of furnishing and setup.
  • Listing pages and platform account details.
  • Utility transfers into the owner’s name.
  • Your prior long-term lease history, which proves landlord experience even though it does not prove nightly income.

After the first bookings

  • Platform earnings exports.
  • Property manager statements, if you use one.
  • Bank statements showing deposits that match the platform payouts.
  • Any partial-month or mid-term stay records.

A partial record helps when it matches the projection and hurts when it falls well short. Lenders compare platform income against bank deposits, so keep them lined up.

What Each Document Proves

Document Question it answers Phase
Lease end or move-out proof Is the unit free to convert? Before
Permit and HOA approval Is hosting allowed? Before
STR insurance policy Is the use covered? Before
Projection report What could it earn? Before
Appraisal with STR analysis What is it worth and earn? Transition
Platform and bank records What has it earned? After
Prior lease history Has this owner run a rental? Transition

That map is how an underwriter reads your file. Each paper answers one question. Anything the file cannot answer becomes a condition.

When the Evidence Disagrees

Platform statements, appraisal rent, and bank deposits will not always agree. A projection may sit above the 1007 figure. Early bookings may trail the projection.

Do not hide the gap. Write a short explanation. Name the cause, such as a slow launch month, a seasonal dip, or a pricing change. Then show the document the lender should weight. A one-paragraph letter beats an unexplained mismatch every time.

If the numbers still fall short, you have options. A larger down payment lowers the monthly payment and can lift the ratio. It never erases leverage caps, credit floors, or reserve rules, so the strongest files clear both tests: enough equity and enough rental coverage. Reserves vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common, and larger loans often step up from there.

Some programs also treat short-term income as business income rather than rent. For contrast only, Fannie Mae notes that under its rules the 1007 applies only when rental income is used to qualify on a one-unit investment property. DSCR loans are not agency products, so program rules decide here.

Edge Cases Where the Rule Breaks

  • Refinance versus purchase. A no-history conversion works mainly on purchases. Refinances generally want real booking history. Lendmire’s piece on converting a long-term rental to an Airbnb goes deeper on that timing.
  • Multi-unit properties. The 1025 covers two to four units, and the 1007 does not. Some alternatives are limited to single-family homes.
  • Seasonal markets. A partial season can mislead. A full year of data beats a few strong months.
  • Rent-regulated units. Some cities restrict short-term use in regulated buildings. Confirm before you plan.
  • Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.

The Decision: Refinance Now, Wait, or Buy and Convert

Path Documentation burden Best when
Refinance on the lease first Light: lease and 1007 rent Long-term coverage already clears
Wait for hosting history Heavy: platform and bank records You want STR income counted
Buy and convert Medium: projection and appraisal Purchase program accepts projections

On a refinance, expect around 70% LTV on short-term rental collateral, against roughly 75% on a standard rental cash-out. Purchases on short-term rental collateral reach up to 75%. Programs also look for a 640 minimum score and about 12 months of landlord or host experience. These are typical network ranges, subject to lender guidelines, not promises. Loan sizes run up to $3,000,000 on standard programs.

DSCR files in this lane often stall for one reason: the income evidence and the appraisal tell different stories. Settle the income basis before ordering anything, and the rest of the file tends to line up. For the full picture of how these loans work, see the complete DSCR loans guide.

Pre-Submission Audit

  • Lease ended lawfully, with proof on file.
  • Permit, registration, and HOA approval in hand where required.
  • Insurance written for short-term use.
  • Income basis identified and the matching document attached.
  • Ratio run on both long-term rent and haircut short-term income.
  • Mismatches explained in writing.
  • Your own books started. DSCR compares rent to PITIA only, so repairs, vacancy, management, utilities, and capex sit outside it.

Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Will any DSCR lender count Airbnb income on a converting rental?

No. Some programs will not lend on short-term rentals at all, and others qualify them only on long-term rent. A few accept projections or appraiser analysis. A broker who sees many programs can match the file to one that fits.

Does the Form 1007 show my Airbnb income?

No. It documents monthly long-term market rent only. Short-term income needs a separate appraiser analysis, a projection, or actual history, depending on the program.

Do I need 12 months of Airbnb history to refinance?

Refinances generally want real booking history, and programs expect about 12 months of landlord or host experience. Purchases are more flexible on projections. Details vary by program and file.

Is gross projected revenue the number the lender uses?

Usually not. Lenders commonly reduce gross short-term income before calculating coverage, and the reduction varies by lender. Run your own numbers after a haircut so the result does not surprise you.

What if the converted property misses 1.00?

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Lendmire’s article on how converting a long-term rental to an Airbnb affects your loan covers the tradeoffs.
