Can Two LLC Partners Sign for One DSCR Loan on Several Airbnbs?

Can Two LLC Partners Sign for One DSCR Loan on Several Airbnbs?

The Quick Read: Yes, in most cases: the LLC is the borrower, both partners sign the separate personal guaranty behind it, and several Airbnbs share one note only when the program is a portfolio structure; otherwise each Airbnb gets its own loan, with the same two partners guaranteeing each one. Every file is reviewed individually, subject to lender guidelines.

  • The LLC signs the note and takes title. The partners sign the guaranty as individuals.
  • Equal partners are both above any common ownership cutoff, so expect both to sign.
  • Pooling works for two to twenty properties on one program and five or more on another. Fewer than that usually means separate loans.
  • Pooling lets strong Airbnbs offset weak ones. It also lets one default reach every property.
  • The weaker partner’s credit often sets the terms for the whole file.

Key Terms Defined

Several terms come up in every partner conversation. Here they are in plain words.

  • DSCR: The debt service coverage ratio. It divides a property’s rent by its full monthly payment. A result of 1.00 means rent equals the payment.
  • PITIA: Principal, interest, taxes, insurance, and association dues. It is the full payment the rent is measured against.
  • Personal guaranty: A separate promise, signed by an individual, to repay the loan if the LLC does not.
  • Joint and several liability: Each guarantor can be pursued for the entire balance, not just a share.
  • Blanket loan: One note secured by several rentals. Portfolio DSCR loan and cross-collateralized loan mean the same thing here.
  • Pooled coverage: Total rent divided by total payment across every property in the pool.
  • Release: The lender’s permission to pull one property out of the pool, usually after a paydown.

Can One DSCR Loan Really Cover Several Airbnbs?

It can, but only on a portfolio structure. Across the wholesale network, a standard DSCR loan secures one property. Two blanket structures cover several rentals under one note. Below their property counts, separate loans are the usual route.

The first is the 30-year portfolio DSCR loan. It covers two to 20 properties under one note. Loan sizes typically run from $300,000 to $5,000,000, with larger balances on review. Leverage goes up to 80% of value on a purchase or rate-and-term refinance. Coverage is tested on the pool, with a 1.00 floor. Eligible property types are single-family homes, two-to-four-unit buildings, condos, and townhomes. Rate types are fixed or adjustable, and an interest-only period is available.

The second is the rental portfolio term loan. It fits five or more rental properties or units. Loan sizes typically run from $500,000 to $50,000,000, with leverage up to 75% of value. Terms are fixed at 3, 5, 7, or 10 years with a balloon at maturity. Small multifamily is eligible only on this structure.

Feature 30-year portfolio loan Rental portfolio term loan
Properties 2 to 20 5 or more
Loan size $300K to $5M $500K to $50M
Leverage Up to 80% Up to 75%
Structure 30-year term 3 to 10-year, balloon

Cash-out on a portfolio loan never goes above 75% of the pooled value. In the first six months of ownership, the loan is also capped at 90% of total cost (purchase price plus documented improvements). From six to twelve months the cap is 100% of total cost. The leverage ceiling still applies, and the loan is the lower of the two. After twelve months, appraised value alone is the basis. A rate-and-term refinance is not subject to the cost-basis cap.

Owner-occupied property, co-ops, mixed-use, and commercial property are ineligible in the pool. Manufactured and mobile homes are not reviewable on these programs.

How Does the Pooled Coverage Test Work With Airbnb Income?

The lender adds up the income and the payments across the pool and divides one by the other. That gives one blended ratio. Run the numbers this way as a modeled example, not a quote. Say one Airbnb covers its payment at about 1.3x. A second covers at about 0.9x. If the payments are similar in size, the pool lands near 1.1x, which clears a 1.00 pooled floor.

A rental below 1.00 can sit in the pool. Underwriting tests the pooled coverage, the leverage and the terms. The pool must still clear its own floor.

Each property still needs its own proof of income. Short-term rental income is typically supported by one of these:

  • An appraiser’s short-term rental analysis.
  • A twelve-month management statement.
  • Twelve months of bank statements showing deposits.
  • On purchases, a third-party projection report.

Appraisers use the 1007 rent schedule for single-family homes. For two-to-four-unit buildings, the equivalent sits inside the 1025 form. On a single-property short-term-rental loan, programs commonly look for about 12 months of hosting history. That is a separate program from the portfolio structures above.

One caution matters here. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Who Signs: The LLC, the Partners, or Both?

Both, but in different capacities. An authorized member or manager signs the note and mortgage for the LLC. Each guarantor signs the personal guaranty as an individual. The title policy and hazard insurance are issued to or name the LLC. This holds subject to program terms and lender guidelines.

Most programs tie the guarantor requirement to ownership percentage, not job title. The cutoff is set by each program. No single national number applies. Two equal partners sit above any common cutoff, so both sign. Each also supplies credit authorization, ID, and bank statements showing reserves.

Partner setup Who usually signs Watch for
50/50 Both Joint liability on every note
51/49 Often both Control does not remove the cutoff
Minority below cutoff Often only the majority owner Name still disclosed
Three equal partners Often all three Weakest credit sets terms
Manager with tiny stake Depends on program Authority to bind the LLC

The operating agreement matters more on a pool. It must give the signing member authority to pledge several properties at once. A holding company stacked above the LLC is often not accepted. The LLC that takes title should be the LLC whose members guarantee.

What Does Joint Liability Mean Across Several Properties?

It means a lot of exposure in one place. Guaranties on these loans are typically unlimited and joint and several. Each partner can be pursued for the whole balance. Cross-collateralization adds a second layer. Every property backs the same debt, so trouble at one Airbnb can reach the others.

The LLC does not turn the loan into a non-recourse loan. It limits liability for unrelated assets, but it does not cancel a guaranty someone signed. Non-recourse structures do exist on the rental portfolio term loan. They look to the real estate, with recourse limited to carve-outs such as fraud and bankruptcy. Recourse loans carry a personal guarantee. Non-recourse typically comes with lower leverage and tighter qualification.

Before signing, read the guaranty text itself. It controls what each partner owes.

Whose Credit Drives the File?

The weaker partner’s, in many cases. When more than one person guarantees, many programs set terms from the lower credit profile. A strong partner paired with a thinner file can get pulled toward the weaker number. Each guarantor’s credit is pulled separately.

The portfolio programs set a credit floor of 640, and some structures want 680 or 720. Reserves vary by structure, leverage, and loan size. The lender judges them on the guarantors’ liquidity and decides whether the partners’ funds can be combined. On the term loan, reserves are held for taxes, insurance, and capital expenditures.

Lenders also ask whose hosting experience counts. Settle that before applying.

Pool All, Pool Some, or Stay Separate?

Pool when the same two people own every property in the same shares. Stay separate when ownership, timing, or goals differ.

Situation Usual best fit
Same two owners, same split, long hold One pool
Fewer than two properties Single loan
Different ownership per property Separate loans or LLCs
One partner wants out soon Separate loans
Planned sale of one property Pool with release terms, or separate
One property weak or unpermitted Keep it out of the pool

Small pools often gain little from pooling. Several LLCs can share one note when the same people ultimately own them, but programs differ. Separate single-purpose LLCs keep each partnership clean. The term loan allows properties in several markets under one loan. Whether the 30-year portfolio loan does depends on the program.

One pattern shows up often in the network. Investors with only a few Airbnbs usually land on individual loans. Pools pay off as the count grows.

What Can Go Wrong Between Partners?

Exits, buyouts, disputes, and deaths are where pools hurt most. A pooled note does not split neatly. Selling one property out of the pool follows the loan documents and the lender’s release terms. The release price runs above the property’s allocated balance. The remaining portfolio must still cover its debt service.

Transfers of an LLC interest can trigger lender review. Assumption is limited. On the term loan, a one-time purchaser assumption is possible above $5,000,000, subject to underwriting and an assumption fee. Below $5,000,000 it is on an exception basis. The term loan also carries yield-maintenance prepayment terms, so refinancing out early costs more.

Settle these in the operating agreement before applying:

  • Who has authority to sign and to request a release.
  • What happens if one partner wants out.
  • Whether each guarantor accepts full personal exposure.
  • How a death or bankruptcy is handled.

Weak credit or a bankruptcy on one partner can reshape the whole file.

Spouses and Entity Reporting

A partner’s spouse does not have to sign just because of marriage. Regulation B limits a lender’s ability to require a spouse’s signature, including a guarantor’s spouse. Exceptions turn on jointly owned property and community-property rules. A spouse who is a real member above the ownership cutoff is a different case, because the signature rests on ownership. Ask the attorney who drafted your operating agreement.

Lenders may still ask who owns the LLC. FinCEN says U.S.-created entities and their beneficial owners are exempt from beneficial ownership reporting. That does not stop a lender from running its own ownership checks.

Pre-Application Checklist for Two Partners

  • A signed operating agreement with ownership percentages and signing authority.
  • Credit authorization and ID from each guarantor.
  • Bank statements showing reserves.
  • Per-property income proof: leases or twelve months of deposits, plus any management statements.
  • A written answer on who guarantees and who exits first.
  • Confirmation that each Airbnb meets local rules.

Frequently Asked Questions

Does a 51/49 split avoid the second guaranty?

Not if the 49% partner is above the program’s cutoff. The split changes who controls the LLC. It does not change who must guarantee.

Does using an LLC make the loan non-recourse?

No. The LLC limits liability for unrelated assets, but a signed guaranty still stands. Non-recourse exists on the rental portfolio term loan, with carve-outs for fraud and bankruptcy. It usually comes with lower leverage and tighter qualification.

Can partners with different ownership on each Airbnb share one loan?

Usually it is cleaner not to. Different ownership percentages per property argue for separate loans or separate LLCs. Several LLCs can sit on one note when the same people ultimately own them, but programs differ.

Will the loan show up on my personal credit?

Closing in an LLC may keep the loan off personal credit reports. Some lenders still count guaranteed debt in debt-to-income on later applications, and guarantors generally must disclose it. Ask your next lender how it treats guaranteed debt.

Does one weak Airbnb sink the pool?

Not by itself. Pooled coverage lets strong properties offset weak ones, as long as the pool clears its floor. An unpermitted or poorly documented property can still hurt the pool, so many partners keep it out.
