Airbnb Income vs. a Long-Term Lease on a DSCR Loan

Airbnb Income vs. a Long-Term Lease on a DSCR Loan

The Quick Read: The ratio is the same on both paths, but the income number you feed it is different, and that changes how much a lender will let you borrow. A lease is simple to document and tends to produce a steadier, lower number, while short-term rental income can be higher on paper but takes more evidence and fewer programs accept it.

  • A long-term lease is documented with a lease and the appraiser’s market-rent opinion.
  • Short-term rental income is documented with platform history, bank deposits, or another income analysis, depending on the program.
  • On short-term rentals, purchase leverage tops out at 75% LTV, and refinance and cash-out tops out at 70%, on the strongest files.
  • A DSCR above 1.00 is not the same as positive cash flow. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Here is the honest answer. A long-term lease is for the investor who wants a clean file, a steady tenant, and the widest choice of programs. Airbnb income is for the investor with real hosting history, or a strong reason to believe a property earns far more by the night than by the month. Neither is better in the abstract. The better path is the one your documents can support.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR stands for debt service coverage ratio. It divides the property’s income by its full monthly payment: principal, interest, taxes, insurance, and any HOA dues (together called PITIA). A loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For the full mechanics, see Lendmire’s complete DSCR loans guide.

Side-by-Side

The column for each option reflects published industry norms. Lendmire’s wholesale network places both, with terms set by each lender.

How Each Income Type Gets Measured

For a lease, the appraiser supplies the number. Form 1007 is the rent schedule for one-unit properties, and per Fannie Mae’s appraiser update it requires an indicated monthly market rent. That means the appraiser studies comparable homes leased month to month. McKissock, an appraisal education provider, notes the form covers one-unit properties and condos. Form 1025 handles 2-4 units. These are just the form names. DSCR guidelines come from the individual lenders, not the agencies.

Short-term income does not fit that form. McKissock also says multiplying a nightly rate by 30 would be incorrect. It adds that short-term rentals behave more like hotels than monthly rentals, and that lenders decide which income counts.

So where does short-term income come from? Across our network, it usually comes from one of these:

  • Trailing Airbnb or VRBO payout statements.
  • A property manager’s trailing statement.
  • Bank deposits that match the platform payouts.
  • A separate short-term income analysis from the appraiser.
  • On some programs, a market-data projection for a property with no history.

Most programs we place files with want about 12 months of hosting history. If a program falls back to the long-term market rent instead, a property that clears 1.00 on Airbnb income can miss on paper.

When a Long-Term Lease Is the Better Fit

A lease wins when documentation is the bottleneck. Picture an investor buying a duplex in a suburban submarket with steady monthly demand. The appraiser’s rent schedule and a signed lease carry the file. No hosting history is required, and the investor is not asking a lender to trust a projection.

Leases also give you more room on leverage. Most purchase files in the network land at 75%-80% LTV (loan-to-value, the loan as a share of the property’s value). Select high-leverage programs reach 85% LTV with a score of roughly 700 or higher. Cash-out refinances on a standard rental top out around 75% LTV, with about 6 months of seasoning, the waiting period since you bought, as the common expectation. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Credit is easier too. A 620 floor exists in parts of the network, most programs want around 660, and 700 or higher unlocks the strongest tiers. Compare that with a 640 minimum on short-term files.

A lease also suits first-time investors, owners who do not want to manage guests, and properties where HOA or local rules limit short stays. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The tradeoff is a lower ceiling. In a tourist-heavy market, the market rent opinion can sit well below what nightly bookings produce.

When Airbnb Income Is the Better Fit

Short-term income wins when the property earns far more by the night and you can prove it. Say you own a cabin-style rental with a full year of payout statements and matching bank deposits. A lender that accepts platform history can use that actual income. A lease-based number would understate the property.

The program terms are tighter. On short-term rentals, purchases go up to 75% LTV, refinances around 70%, and cash-out up to 70%, all on the strongest files. Expect a 640 or higher score and about 12 months of hosting experience. The coverage floor is 1.00 on purchases and refinances. Loan sizes run up to $3,000,000 on standard programs, and subject to lender guidelines, reserves commonly run higher than on a lease file.

Experience matters. A first-time host with no history has fewer paths, and a property converting from a long-term lease has no short-term track record yet. The timing problem is real: you may need to host for a stretch before a refinance can use that income.

Market averages help with context but not underwriting. An industry midyear outlook forecasts average U.S. short-term occupancy of 57.4% and RevPAR growth of 2.9%. Those are market-wide figures. Your property’s own numbers are what a lender reviews.

Why Higher Airbnb Revenue Does Not Guarantee a Stronger File

Gross revenue is not the coverage figure. Lenders scrutinize short-term income harder because it swings with season, events, and host performance. Class Valuation, an appraisal management firm, argues the 1007 cannot capture nightly pricing, seasonality, volatile occupancy, cleaning costs, or management fees.

Think of three outcomes on the same house. On the long-term rent, coverage might land just under 1.00. On a lender-accepted projection, it might clear 1.2x. On trailing history, it could land anywhere depending on the real bookings. These are illustrative ratios, not market data. Which one applies depends on the program, not the property.

Then there is the misread many investors make. A DSCR of 1.00 or higher means income covers PITIA on paper. It does not mean the property cash flows. Cleaning, platform fees, utilities, management, vacancy, repairs, and capital expenses all sit outside the ratio. Short-term rentals carry more of those costs, so the gap between “clears 1.00” and “makes money” is wider.

Coverage below 1.00 is a separate path. While 1.00 is where many select programs start, sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted.

Here is a practitioner observation. On files across our network, the most common surprise is an investor who assumes the Airbnb number will be used, and then learns the program only accepts the appraiser’s long-term rent. Ask which income source a program accepts before you order anything.

Decision Guide by Investor Profile

Your situation Likely better path

One more note on properties. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs, whichever income path you pick.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Key Terms Defined

DSCR: Debt service coverage ratio. The property’s income divided by its monthly PITIA.

PITIA: Principal, interest, taxes, insurance, and any association dues, which together form the payment.

LTV: Loan-to-value. The loan amount as a percentage of the property’s value.

Seasoning: The waiting period a lender wants between owning a property and refinancing it.

Form 1007: The appraiser’s rent schedule for one-unit properties, built around monthly market rent.

Platform history: Trailing payout records from Airbnb, VRBO, or a similar booking site.

Frequently Asked Questions

Do Airbnbs make more money than a long-term lease?

Often they gross more, but net income is a different story. Short-term rentals carry cleaning, platform fees, utilities, management, and more vacancy swings. The better comparison is net annual income after costs, not peak-season revenue.

Is a DSCR loan harder to get on an Airbnb?

It usually takes more evidence and has tighter terms. Short-term files typically expect a 640 or higher score, about 12 months of hosting history, and lower leverage caps than a standard rental. Fewer lenders accept projections, so the income source matters more than the property.

Can I use a market projection instead of history?

Some programs allow it, mostly on purchases where no history exists. Many want actual history on a refinance. Acceptance and any discount applied to the projection vary by lender, so ask before you rely on it.

Does my LLC change which income counts?

Entity vesting is generally handled the same way on either path, subject to lender program eligibility. Confirm it against the specific program guidelines.

What if the long-term rent leaves me under 1.00?

Options exist. A select-lender path takes coverage below 1.00 with leverage and terms adjusted, and a short-term program may use your actual income. Qualification stays subject to lender guidelines, credit approval, and property review.

The Balanced Verdict

Pick the lease if you want the cleaner file, broader program choice, and higher leverage. Pick Airbnb income if you can document it and the property truly earns more by the night. Either way, the strongest files clear two tests: enough equity and enough rental coverage.
