How to Document a Mid-Term Switch From Airbnb on a DSCR Loan

How to Document a Mid-Term Switch From Airbnb on a DSCR Loan

The Quick Read: To document a mid-term switch from Airbnb, you fix a clear conversion date, build a paper trail that separates nightly stays from furnished monthly stays, and learn early whether the lender will underwrite the property as short-term or long-term rent. That classification decides which income number the file uses, and it decides which leverage tier applies.

  • The lender, not the platform, decides whether a 30-plus-day stay counts as short-term or long-term income.
  • A conversion date, booking export, signed leases and matching bank deposits are the core of the file.
  • An appraisal reports monthly market rent. It does not prove furnished-stay income.
  • Clearing 1.00 coverage is not the same as positive cash flow.
  • Ask the classification question before you change the listing, not after.

Mid-term rentals are a market label, not an underwriting category. Nothing in the loan world defines them. Each program decides for itself how furnished stays of one to twelve months get read, and that gap is where files stall. What follows is how a working broker documents the switch.

What Counts as Mid-Term (and Who Decides)

Mid-term usually means furnished stays of roughly 30 days to a year. Travelers, relocating workers and people between homes tend to book them. The label means different things on different desks.

Airbnb’s help center treats reservations of 28 nights or more as monthly stays. Those get a long-term cancellation policy and are paid as a first-month payment plus monthly installments. That is a platform rule. A lender may look at the same 30-day booking and see ordinary long-term rent.

Here is how the three rental types usually compare.

Factor Short-term Mid-term Long-term
Typical stay Nights to weeks About 30 days to a year Annual lease
Furnished Yes Yes Usually no
Turnover High Moderate Low
Common income proof Platform history Lease or booking record Lease or market rent

The last row is the one that matters. Across the programs we place files with, the same furnished property can land in different buckets depending on the lender. That variability is the main finding, not a footnote.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent used for lender review divided by the monthly housing obligation. The obligation is PITIA, meaning principal, interest, taxes, insurance and association dues.

Conversion date: The day nightly hosting stopped and furnished monthly stays began.

Form 1007: The appraiser’s rent schedule for a single-family investment property. It estimates monthly market rent.

Form 1025: The appraiser’s form for 2–4 unit properties, with rent reported unit by unit.

Operating history: A dated record of bookings and payouts showing what the property actually earned.

Qualifying income: The rent figure the lender chooses to put in the numerator of the ratio.

Which Income Number Will the File Use?

A mid-term file can be built on one of three income bases, and the lender picks which one counts. Each has a different strength and a different weakness.

Income path What the file shows Best fit Weakness
Lease or market rent Signed lease or appraiser’s monthly rent Stable monthly tenants May ignore furnished premium
Booking history Trailing stays and payouts Long, clean record Needs months of data
Projection Third-party market estimate Thin history Few lenders accept it

Most DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Personal income is not the focus. The question is which property income the lender will count.

If the file reads as long-term, expect underwriting on the lease or the appraiser’s market rent, often the lower of the two. If a lender counts mid-term or short-term history, expect a trailing record and possibly a trim for operating costs.

What the Appraisal Can and Cannot Prove

An appraisal will not prove your furnished income. This is the most common misunderstanding we see.

Fannie Mae’s appraiser guidance describes Form 1007 as a monthly market rent schedule. It also says the form was not designed for appraising short-term rentals. It calls for comparables leased monthly, and it says multiplying a nightly rate by 30 is incorrect. DSCR loans are not agency loans, so lenders set their own rules. They still use these form names, and the appraiser still works this way.

The practical result: the appraiser reports value plus monthly market rent from monthly-lease comps. No furnished or nightly premium shows up. HousingWire reports that forcing short-term income into the 1007 can produce artificially low coverage ratios. It recommends a labeled narrative addendum and stress-testing for seasonality. If you own a duplex to fourplex, the appraiser uses Form 1025 with a per-unit rent schedule, and the same logic holds.

How to Mark the Conversion Date

Pick one date and prove it. Underwriters need to separate the old nightly period from the new monthly period, and a vague “sometime in spring” fails that test.

1. Choose the date. Use the first day of the first furnished stay of 30 days or longer, or the date the nightly calendar closed. Pick one and stay consistent.

2. Export bookings. Pull a booking-level file showing each stay’s start date, end date and length. Stay length is what separates the periods.

3. Write a short memo. Two or three sentences: the date, what changed, and why. Attach it to the file.

4. Deactivate old listings. A live nightly listing beside a signed monthly lease contradicts the file.

5. Keep both periods labeled. Do not blend them into one trailing average. Show nightly months and monthly months separately.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Check that both uses are permitted, because a blocked use can keep income from counting.

The Documentation Checklist

Build one folder per property. Each item should prove something specific.

Document What it proves Who produces it
Signed furnished leases Monthly terms and dates You or your manager
Platform payout reports Money paid out per stay Booking platform
Bank statements Deposits tie to payouts Your bank
Booking export with stay lengths Where nightly ends Platform or software
Conversion-date memo The switch itself You
Manager statements Third-party income record Property manager
Permit, HOA and insurance proof Use is allowed and covered You and agencies

The deposit match matters more than most hosts expect. Each month, payouts on the report should line up with deposits on the statement. A gap with no explanation is the most common failure point we see, along with undated leases and expenses split awkwardly between periods.

Documenting Each Booking Channel

Mid-term stays often arrive through different doors, and each leaves a different trail.

Platform stays. The payout report and booking export carry the proof. Airbnb’s own host guidance on monthly stays also warns that in some places guests may gain tenant rights after a month. That is a local-law question to raise with a qualified professional, not something to guess at.

Direct furnished leases. A signed lease plus matching deposits reads cleanly as long-term income. This is the easiest proof to underwrite.

Agency or corporate contracts. Platform history often does not exist for these. Keep the contract, the invoices and the deposits together, and match each contract to its payment.

Mixed calendars. During the transition, a property may carry both nightly and monthly stays. Label each stay by type and keep the conversion date visible so the reviewer is never guessing.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What This Looks Like in a Real File

Picture a host who ran a house on nightly bookings for two years, then moved to furnished monthly stays. Four months into the new model, they want to refinance. Four months is thin for a trailing record, so the file will likely fall back to the in-place lease or the appraiser’s market rent.

Say that rent supports coverage in the low 1.0 range. The host’s real bookings might support a stronger ratio, but if the lender will not credit them, that strength never reaches the file. The host has three options. Wait for more clean months, look for a lender in the network that counts the history, or accept the lease-based ratio.

On leverage, short-term rental collateral typically carries different limits than standard rentals. Across our wholesale network, short-term rental purchases reach up to 75% LTV on the strongest files, while short-term rental cash-out and refinance top out around 70%. Standard long-term rentals run higher on cash-out, up to about 75%. Short-term files usually want a 640 minimum score and about 12 months of host experience, with a 1.00 coverage floor on both purchases and refinances, subject to lender guidelines. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Here is the catch. Whether a mid-term property gets the short-term tier or the long-term tier depends on classification, and that is a lender call. Our broker experience is that a file reading as long-term can access different leverage than one the lender treats as short-term. Ask which bucket applies before you apply.

Timeline: Plan the Switch Before the Refinance

Changing rental type changes your income evidence. Do it in the right order.

  • Before the switch: Ask prospective lenders how they classify furnished stays. Confirm permits, HOA rules and insurance cover the new use.
  • Early months: Keep every lease, payout report and deposit organized from day one. Write the conversion memo while it is fresh.
  • Before applying: Reconcile deposits to payouts month by month. Fix gaps now, not during review.

Switching in the middle of a refinance is the worst plan. Underwriters then see two income stories at once.

Common Mistakes

  • A live nightly listing next to a signed lease. Deactivate old listings.
  • Undated records. A lease with no signing date proves little.
  • Nightly rate times 30. Appraisal guidance calls this incorrect, and a file built on it will not survive review.
  • Assuming 30-plus days means short-term. Many programs read it as long-term.
  • Assuming one lender’s answer applies everywhere. It does not.
  • Treating 1.00 as profit. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and furnishing costs sit outside it, so clearing the ratio is not the same as positive cash flow.

Questions to Ask a Lender First

1. Do you treat furnished 30-to-365-day stays as short-term or long-term income? 2. Will you count trailing booking history, and how many months do you need? 3. Do you accept a third-party projection when history is thin? 4. Do you use the lease, the market rent, or the lower of the two? 5. Does classification change leverage or the coverage floor? 6. Do you trim gross income for operating costs?

A broker sees many lenders’ answers to these questions, which is why asking one lender and generalizing is risky. For the wider program picture, see the complete DSCR loans guide.

Frequently Asked Questions

Does Airbnb’s 28-night monthly stay rule decide how a lender sees my income?

No. It is a platform rule for pricing and cancellations. The lender sets its own classification, and many programs read 30-plus-day stays as long-term rent.

Can I use my Airbnb history after I switch to mid-term?

Sometimes. The lender decides whether prior nightly history counts toward the new use. Keep nightly and monthly periods labeled separately, with the conversion date clear.

Will the appraisal show my furnished premium?

Not by itself. The appraiser reports monthly market rent from monthly-lease comparables. A narrative addendum may add context, but the lender decides what to credit.

What if I only have a few months of mid-term bookings?

Expect the file to lean on a signed lease, the appraiser’s market rent, or a projection if the lender accepts one. More clean months generally strengthen the history case.

Does a passing DSCR mean the property makes money?

No. The ratio counts rent against PITIA only. Operating costs, vacancy and turnover sit outside it, so run your own cash-flow numbers separately.

Tax treatment varies; consult a qualified professional.
