Airbnb vs Mid-Term Rental on a DSCR Loan After Occupancy Drops

Airbnb vs Mid-Term Rental on a DSCR Loan After Occupancy Drops

The Quick Read: Airbnb fits an owner whose nightly bookings still show a documented history that covers the full monthly housing payment, while a mid-term rental fits an owner whose calendar has softened and who can sign furnished stays of a month or longer on a lease that lenders can read as ordinary rent. A DSCR loan (debt service coverage ratio) qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. So the real question is which income evidence your property can produce right now.

  • Airbnb path: the lender reads platform history or a projection, so a drop in booked nights lowers the number the lender sees.
  • Mid-term path: income usually rests on a signed lease or an appraiser’s market-rent opinion, which is steadier on paper but often excludes any furnished premium.
  • Leverage differs: short-term programs top out at 75% LTV on a purchase and 70% on a refinance, while standard rentals reach higher.
  • Plan the switch first: change strategy before a refinance, not during it, because the documents the lender asks for change with the strategy.

Side-by-Side

The table below shows how most programs treat each option. The Airbnb column reflects the short-term-rental programs in Lendmire’s wholesale network. The mid-term column describes published industry norms for furnished stays of a month or longer, which many programs read as long-term rent. Every file is reviewed individually, and a lender’s own definition of a stay length controls.

Factor Airbnb (short-term program) Mid-term (read as long-term rent)
Review basis Platform history or projection Lease or appraiser market rent
Main documents Payout statements, projection report Signed lease, rent roll, appraisal
Purchase leverage Up to 75% LTV Typically 75%-80% LTV
Refinance / cash-out Up to 70% on STR collateral Cash-out around 75% on standard rentals
Credit score 640 minimum Parts of network start at 620; most want about 660
Coverage floor 1.00 purchase; 1.00 refinance 1.00 is where select programs start

Property types Manufactured, log, barndominium not offered Same exclusions apply
Entity vesting LLC possible, per program terms LLC possible, per program terms
Reserves Commonly around 6 months PITIA Commonly around 6 months PITIA

PITIA means principal, interest, taxes, insurance, and association dues. That is the full monthly obligation the rent has to cover. Reserves vary by lender, leverage, loan size, and transaction type. Conservative files at modest leverage can see them waived, and larger loans often step up.

Why the Stay-Length Line Matters

Nobody agrees on where a short stay ends and a mid-term stay begins. Airbnb treats a monthly stay as 28 nights or longer. Avantio defines mid-term as 30 days to 12 months and short-term as 1 to 29 days.

A lender’s program definition wins over both. Most underwriters care less about the label than about the evidence. A signed lease is documented rent. A stack of platform payouts is a track record that the lender must interpret.

This is why a furnished 30-day guest booked through a platform does not automatically count as an Airbnb stay for DSCR purposes. Some programs read it as short-term income. Others read it as long-term rent. Ask which treatment applies before you build a plan around it.

How a Drop in Occupancy Reaches the Loan File

Occupancy drops hit the Airbnb path first, because the lender’s income number moves with your calendar. On a refinance, the lender generally reads trailing platform history. Fewer booked nights mean lower trailing revenue, and DSCR is monthly rent divided by PITIA. When revenue falls and the payment stays the same, the ratio shrinks.

Market color is useful, but only briefly. AirDNA’s midyear outlook forecasts average occupancy of 57.4% against a pre-pandemic average of 57.0%.

Your property can still sit far below the average. AirDNA’s Myrtle Beach page shows 54% occupancy there, down 0.4% year over year. A national number does not tell you whether your listing is the problem.

If trailing income no longer supports the coverage a program wants, you have three paths. Each is subject to lender guidelines, credit approval, and property review:

1. Stay on the Airbnb path if the drop is seasonal and the trailing history still clears the program’s floor.

2. Move to a lease-based file if a lender can read your furnished stays as long-term rent.

3. Look at a sub-1.00 path. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Interest-only structures and extended terms also exist through select lenders and can improve the ratio.

Note the difference between those paths. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, and it is a different program, not the same one with a lower floor.

When Airbnb Is the Better Fit

Airbnb is the better fit when the property earns its keep on peak dates and your history proves it. Strong tourist or event demand, a well-run listing, and trailing income that still clears coverage all point this way. The income evidence is already built, and you keep the freedom to price around busy weekends.

It also fits a property that a long-term tenant would underuse. A lender that reads a lease would only see ordinary rent. A lender that reads platform history can see the full earning power, including any seasonal peak. If your trailing numbers are strong, the short-term path can support a larger loan relative to the rent a lease would show.

Know the limits, though:

  • Leverage is lower. Short-term programs cap purchases at 75% LTV and refinances at 70% on short-term-rental collateral.
  • Credit is stricter. The floor is 640.
  • History matters. Expect about 12 months of hosting experience on most files.
  • Costs are real. Cleaning, platform fees, and turnover sit outside the DSCR formula but inside your actual cash flow.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit change can end the Airbnb option overnight.

When a Mid-Term Rental Is the Better Fit

A mid-term rental is the better fit when your calendar has gaps and you can fill them with stays of a month or longer. Traveling professionals and relocating workers often book furnished housing for several weeks or months. That demand follows employment, not vacation season, which is why it can steady a soft calendar.

On paper, the mid-term path is usually simpler. The lender asks for a lease and a rent roll instead of payout statements and a projection report. Many programs read stays of 30 days or longer as long-term rent. Standard rental leverage also tends to run higher than short-term leverage, with most purchases landing at 75%-80% LTV and select high-leverage programs reaching 85% with roughly a 700+ score.

Here is the catch. A lender counting a lease or an appraiser’s long-term market rent may not credit your furnished premium. You might collect more than the number the file shows. Mid-term income also lacks a standard projection report, the way nightly rentals have one. A platform-only monthly stay with no signed lease can be harder to count than a six-month lease.

Rent-by-the-room setups get inconsistent treatment, and many lenders are cautious about them. Ask before you plan around one.

Tidy notes that longer stays often make the occupant look like a tenant under landlord-tenant law, which brings deposits, habitability, and formal termination steps. Guests may establish tenant rights after a month in some jurisdictions. Mid-term is not a way around local rules. It is a different set of them.

A Worked Example: One Property, Three Scenarios

Run the numbers on one property across three situations. The coverage ratios below are illustrative assumptions, not market data or a quote.

  • Airbnb at normal occupancy: trailing income supports coverage of roughly 1.30x.
  • Airbnb after the drop: the same listing with fewer booked nights falls to about 0.95x.
  • Mid-term on a signed lease: a lease or market-rent basis comes in near 1.10x.

Look at what happened. The Airbnb number fell below the 1.00 floor that short-term programs use for both purchases and refinances. The lease-based number cleared 1.00 even though it sits below the old peak. Under these assumptions, the mid-term path produces the stronger file.

Flip the assumptions and the answer flips too. If the drop is seasonal and a full year of history still sits above 1.00, staying on the Airbnb path can support a larger loan than the lease would. The point is to model the property both ways before you choose.

Clearing 1.00 does not mean positive cash flow either. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A file can clear 1.10x and still lose money month to month, and a thin margin deserves a stress test. If a deal barely clears 1.20x, check what happens at 1.10x.

Seasonal Dip or Structural Decline?

Before you pivot, work out which kind of drop you have. A switch makes sense for a structural problem. It is a poor response to a slow season.

Check these items in order:

1. Compare the same months year over year. If last year’s slow months looked the same, the dip is seasonal.

2. Compare your listing to nearby listings. If neighbors hold occupancy and you do not, look at pricing, photos, reviews, and rules.

3. Check local rules. A permit change or new ordinance can make nightly stays unworkable.

4. Look at the supply nearby. New listings can pull bookings away from existing ones.

5. Price an empty night honestly. Compare the monthly rent a guest would pay against what your nights actually earn in the soft months, not against your peak pricing.

If the answer points to structural decline, a longer-stay strategy deserves a serious look. If it points to a seasonal dip, a hybrid calendar may do the job.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Timing the Switch Around a Loan

Plan the strategy change before the loan event. If you switch in the middle of a refinance, you can end up with a file that shows half a year of platform history and half a year of leases. The lender then decides which treatment applies, and you do not control that choice.

On a purchase, the property’s potential use can matter more than its current use. A property that could work as a nightly, mid-term, or long-term rental often gives the lender more ways to read the income. On a refinance, your history is the file.

A few practical steps help:

  • Build the paper trail. Keep signed leases, rent rolls, and payment records for mid-term stays.
  • Separate the calendars. A mixed calendar of nightly stays in peak season and one long stay in the slow months leaves the lender to decide the treatment.
  • Update your insurance. A policy written for nightly guests may not match a month-long furnished stay, so confirm the fit with your agent.
  • Check entity vesting. Holding the property in an LLC is generally available, subject to lender program eligibility.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

When Not to Switch

Do not switch just because one slow quarter stung. A property with strong peak dates, a solid history, and coverage that still clears 1.00 may not need a new strategy. Moving to longer stays can give up the pricing power that made the property work in the first place.

Hold off if your market does not have the demand that supports longer stays. Mid-term guests tend to come from employers, hospitals, and relocations. A resort town with no steady employer base may not fill a month-long calendar.

Also hold off if the lease would produce a weaker number than your Airbnb history. The goal is the strongest file you can document, not the most fashionable strategy.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s monthly rent divided by its full monthly obligation. A ratio of 1.00 means rent equals the obligation.

PITIA: Principal, interest, taxes, insurance, and association dues. This is the monthly figure the rent has to cover.

LTV (loan-to-value): The loan amount as a percentage of the property’s value or price.

Seasoning: The waiting period a lender wants between two events, such as buying a property and refinancing it. About 6 months is the common expectation on a cash-out.

Mid-term rental: A furnished stay generally lasting from about 30 days to a year. Definitions vary, so a lender’s program definition controls.

The Verdict

Choose Airbnb when your trailing history is strong, your market rewards nightly pricing, and you can live with 640 credit minimums, lower leverage, and the 12-month history expectation. Choose mid-term when your calendar has softened, you can sign leases that a lender can read as rent, and a steadier document trail matters more than peak earnings.

Neither path is a rescue. A drop in occupancy raises the stakes on which evidence you can show. The strongest files clear two tests: enough equity to meet the leverage cap and enough rental coverage to meet the floor. Model both strategies, then pick the one your documents support. Frequently Asked Questions

Does a furnished 30-day stay count as Airbnb income for DSCR?

Often it does not. Many programs read stays of 30 days or longer as long-term rent, which means they want a lease or an appraiser’s market-rent opinion rather than platform payouts. The treatment depends on the lender, so confirm it before you plan around it.

What happens to my DSCR if my nightly occupancy drops?

The ratio falls when trailing platform revenue falls, because the payment stays the same. On a refinance, the lender generally reads your history. If coverage drops below 1.00, you can look at a lease-based file or a select-lender path below 1.00, with leverage and terms adjusted, subject to lender guidelines.

Can a mid-term rental go in an LLC?

Often yes. Vesting in an LLC is generally available on DSCR loans, subject to lender program eligibility. A short-term or mid-term property is reviewed the same way for entity purposes, though the lender’s rules on the property use still apply.

Is a DSCR above 1.00 the same as positive cash flow?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, so a property can clear the ratio and still lose money month to month.

Can I keep nightly bookings in peak season and rent monthly in the slow season?

Yes, but the lender decides how to read a mixed calendar. The history will show both nightly and longer stays, and the treatment depends on the program. Keep clean records of each type, and talk with a broker before a refinance.
