How Long Each Step of a DSCR Refinance Takes to Pay Off Hard Money

How Long Each Step of a DSCR Refinance Takes to Pay Off Hard Money

The Quick Read: Paying off hard money with a DSCR loan has two clocks: the ownership wait, which is measured in months and sets the earliest date the new loan can be sized, and the mechanical steps once you apply, which run in a set order where the appraisal is usually the longest single wait.

  • The ownership wait comes first. On a DSCR cash-out refinance, programs in our wholesale network typically expect about 6 months of ownership, counted from the date title was recorded.
  • Order the payoff statement and the appraisal first. They have the most outside parties and the least control on your side.
  • Three separate tests decide the exit: seasoning, appraised value against loan size, and rent coverage. Failing any one sinks it.
  • Your hard money maturity date is the deadline that matters. Every step has to finish, and the payoff has to be wired, before it.
  • Every file is underwritten individually, and nothing here is a commitment to lend.

This article gives you the sequence, the reason each step takes the time it does, and what to do when the calendar and the note disagree. It deliberately does not give day counts. Those numbers vary by lender, property type, and local appraiser supply, so a day count printed here would only be a guess. You get the drivers instead, which are what you can control.

Key Terms Defined

Hard money loan: a short-term, interest-only loan secured by the property, used to buy or rehab it before long-term financing.

DSCR (debt service coverage ratio): the property’s monthly rent divided by its full monthly payment of principal, interest, taxes, insurance, and association dues.

Seasoning: the waiting period a lender wants between buying a property and refinancing it.

Per diem: the daily interest that keeps accruing on your hard money note until the day it is paid off.

Payoff statement: the old lender’s written figure for what it takes to retire the loan, good through a stated date.

Rate-and-term refinance: a refinance that replaces the old loan without returning cash to you at closing.

Cash-out refinance: a refinance that pays off the old loan and returns the remaining equity to you as cash.

The Exit Has Two Phases

The exit has a before-you-apply phase and an after-you-apply phase, and most investors only plan for the second one. The first phase includes finishing the rehab, getting a tenant or a rent-ready unit, and waiting out seasoning. The second phase is the lender process: payoff statement, file, appraisal, underwriting, title, closing, lien release.

Many investors choose to refinance out of hard money into long-term rental financing once the property is stabilized. Lendmire arranges that path through the hard money exit refinance program. The long-term loan that pays the bridge off is a DSCR loan. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

The first phase is where deals go wrong. A contractor runs over, the lease-up drifts, and suddenly the note matures before the new loan can be sized. The second phase is mostly logistics.

Step by Step: What Happens and What Drives the Time

Step 1: Read the note and request the payoff statement

Start here, before you call a single DSCR lender. Pull the hard money note and check four things: the maturity date, any extension terms, any minimum-interest or exit-fee clauses, and how the per diem is calculated.

Then request a written payoff statement. A payoff statement typically shows a good-through date, the daily interest, and information on any prepayment penalty, as Nolo’s payoff-statement explainer describes. If closing slips past that date, you need a refreshed statement, or the extra daily interest becomes a shortfall at the table.

What drives the time here is the old lender’s payoff desk. A private lender may answer the same afternoon or may sit on the request. You don’t control that, which is why it goes first. Notes vary widely: some carry no prepayment charge, some require minimum interest, some have a set prepayment period. Lendmire’s own hard money program is interest-only with no prepayment penalty, but that varies by lender, property, and experience.

Step 2: Assemble the file

A typical DSCR refinance file includes the hard money note and draw history, the original settlement statement, rehab invoices, the lease, entity documents, proof of insurance, ID, and reserves. This step takes as long as you take.

A missing document is one of the most common reasons a file stalls. Gather the rehab paperwork while the contractor is still on site, not after. Draw history and invoices matter more than investors expect, because they document your cost basis, and that figure can matter at the sizing step.

Step 3: Clear the ownership wait

This one is measured in months, not in the steps of a file. Most DSCR cash-out programs we place files with expect about 6 months of ownership, counted from title recording. Seasoning is lender policy, not law, and it varies by program.

Three things do not reset or start the clock: finishing the rehab, signing a lease, or getting a strong appraisal. Rent affects coverage, but it does not shorten the ownership wait.

Step 4: Order the appraisal with a rent opinion

This is the step most files wait on longest, and it is why you order it early. The appraisal does two jobs. It sets the value, which feeds the leverage test, and it sets market rent, which feeds the coverage test.

For a single-family rental the rent opinion historically came on a standalone rent schedule (Fannie Mae’s form number 1007). Two-to-four-unit properties use a small residential income report (form 1025). Newer appraisal formats can fold market rent into the main report, so a separate rent schedule is often unnecessary. The forms are only an industry convention. DSCR lenders set their own appraisal requirements.

What lengthens this step: rural locations, short-term rentals, condos, and two-to-four-unit buildings tend to wait longer for a qualified appraiser than a standard single-family house in a busy market. The appraiser’s schedule drives it, not your paperwork.

Step 5: Run the coverage number

This step is quick in effort and decisive in effect. The lender divides qualifying monthly rent by the full monthly payment. Many programs use the lower of the actual lease or the appraiser’s market rent.

Across our network, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

One caution: clearing 1.00 is not the same as positive cash flow. Coverage compares rent to the payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Step 6: Underwrite the borrower, entity, title, and insurance

Underwriting reviews credit, reserves, entity documents, the title search, and the insurance binder. A 620 credit score is the floor in parts of the network, most programs want around 660, and 700 or higher unlocks the strongest leverage tiers. Reserves commonly run about 6 months of PITIA (principal, interest, taxes, insurance, and association dues), stepping up to about 9 months on loans above $1,500,000.

The title search finds liens, including the hard money lien you are paying off. Condo questionnaires add time on condos. Each round of added conditions stretches this step, so answer conditions in one complete response instead of in pieces.

Loans to an LLC are common among investors, subject to lender program eligibility, and entity documents such as the operating agreement and a good-standing certificate are standard clear-to-close items.

Step 7: Close, wire the payoff, and release the lien

The closing agent wires the payoff to the hard money lender. The old lender releases its lien, and the release and the new deed of trust are recorded. Confirm the release is recorded before you consider the exit finished.

On the question of disclosure timing, DSCR loans are business-purpose investor loans, and they are exempt from the consumer-mortgage disclosure regime. The CFPB’s Regulation Z text lists credit for a rental single-family house as a business-purpose example. So the three-business-day Closing Disclosure waiting period is not a legal requirement on a true investor loan. A lender may still build in a pause by its own policy, so ask your program.

The Whole Sequence at a Glance

Step Main driver of duration Can overlap with Main delay risk
Payoff statement Old lender’s payoff desk File assembly Stale good-through date
File assembly You Payoff request Missing rehab records
Ownership wait Calendar Rehab, lease-up Maturity first
Appraisal Appraiser availability File assembly Rural, STR, 2-4 unit
Underwriting Conditions answered Title work Added condition rounds
Title and insurance Lien search, binder Underwriting Entity or lien issues
Closing and release Wire and recording Nothing Payoff figure expired

Which Steps Run Together, and Which Can’t

Most of the steps above run in parallel. The ownership wait, rehab, and lease-up all happen while the payoff request and file assembly are already moving. The appraisal order and the title work can run alongside underwriting.

Three things run in strict sequence. The ownership wait has to clear before a cash-out can be sized on a new appraised value. Underwriting has to finish before clear to close. And closing has to come before the lien release.

So the critical path is simple. It runs through the ownership wait, then the appraisal, then underwriting conditions, then the wire. Everything else should be done by the time you reach those bottlenecks. Order the payoff statement and the appraisal the moment they become possible, and keep the file complete so underwriting never waits on you.

Payoff-Only Versus Cash-Out: The Label Changes the Clock

A rate-and-term refinance that only pays off the bridge generally gets lighter seasoning treatment than a cash-out. A DSCR rate-and-term refinance can reach up to 85% of value in this network, with no cash back at closing. A DSCR cash-out refinance on a standard rental tops out at 75% of value and expects about 6 months of seasoning from title recording.

Factor Payoff-only (rate-and-term) Cash-out
Cash back to you None at closing Remaining equity
Leverage ceiling Up to 85% 75% on standard rentals
Seasoning Generally lighter About 6 months
Best for Beat a maturity date Recover rehab capital

The practical read: if maturity arrives before seasoning clears, payoff-only may be the available exit, but it leaves your equity in the property. Inside a seasoning window, some lenders size the new loan on your cost basis (purchase price plus documented rehab) rather than the new appraised value. That can leave value you created trapped until the window passes.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Plan Backward From Your Maturity Date

Work from the maturity date toward today. The ownership wait is the only piece measured in months, so it sets the shape of the plan.

Picture an investor who buys a fixer with a 12-month hard money note. Title records at month zero. The rehab finishes around month five, and a tenant is placed shortly after. The 6-month seasoning mark arrives at month six, which leaves roughly half the note’s life for the lender process, extensions, and a buffer for surprises. That works.

Now change one input. The same investor takes a 6-month note. Seasoning clears at the exact moment the note matures. There is no room for an appraisal, a payoff statement, or a single round of conditions. That investor needs a longer note, an extension arranged while the loan is current, or a payoff-only exit.

Lendmire’s hard money terms run 6 to 18 months, interest-only, varying by lender, property, and experience. The longer end of that range gives you the runway that a seasoning requirement demands. Match the note length to the exit instead of hoping the exit shortens to fit the note.

A slipped contractor can derail the plan. Build the buffer into the start date of the exit, not the end.

Where the General Rule Breaks

Delayed financing does not rescue a hard money purchase. Agency guidelines include a delayed financing exception for cash purchases, described in the Fannie Mae Selling Guide section on cash-out refinances. A hard money purchase is secured by the property, so it is financed, and the exception generally does not fit. It is also an agency product, not a DSCR program, and each DSCR lender sets its own rules.

Re-deeding into an LLC can restart the clock. Some lenders count seasoning from the recorded deed, so moving title mid-process may reset it. Ask before you change how the property is held.

Maturity can arrive before seasoning clears. The options are a payoff-only exit, an extension of the hard money, or another exit such as a sale. Extension fees are a real cost.

Appraisal-driven delays hit some property types harder. Short-term rentals, rural properties, condos, and two-to-four-unit buildings tend to wait longer at the appraisal step. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Some properties are simply not offered. DSCR programs in this network do not cover manufactured homes (single- and double-wide), log homes, or barndominiums, so the exit cannot be planned on those.

Low coverage changes the structure. If rent does not reach 1.00, a select-lender path takes coverage below 1.00, with leverage and terms adjusted. The loan the appraisal supports and the loan the rent supports are two different numbers, and the lower one governs.

If the Clock Beats You

Situation Option Timing consequence
Seasoning not cleared Payoff-only exit Fits sooner, equity stays in
Maturity too close Extend the note Extra fees, more daily interest
Appraisal short Bring cash to close Fits the original date
No workable exit Sell Ends the bridge on the market’s pace

Ask the bridge lender about an extension while the loan is current. Lenders are generally more receptive before a default than after one. If you are weighing a cash-out against a payoff-only exit to recover rehab money, Lendmire’s guide Paying Off a Hard Money Loan With a DSCR Cash-Out Refinance: Getting the Rehab Money Back goes deeper on getting that money back.

What Waiting Costs

The per diem is the cost of every step that slips. Interest accrues on the hard money note each day until payoff, and any extension fee or exit fee gets added on top. A stalled appraisal costs you the same as a stalled contractor.

The method is simple. Multiply the daily interest on your payoff statement by the number of days you expect to lose, then add any extension fee. Compare that total to the cost of acting sooner, such as ordering the appraisal the moment seasoning approaches. You will almost always find that a more affordable day to start is the earliest one available.

Treat a stale good-through date as a real cost too. A payoff statement that expires before closing needs a refresh, and the gap between the old figure and the new one is a shortfall you fund at the table.

What Strong Files Look Like

The files that move cleanly through this process have the same traits. The rehab is finished and documented. A lease or credible market rent supports coverage at or above the program’s floor. The borrower has a credit score in the range the program wants and reserves to match. The leverage works inside the ceiling for the transaction type.

A larger equity cushion can lower the payment and lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. The more of this you settle before you apply, the fewer conditions come back mid-file. Lendmire’s complete DSCR loans guide covers the full qualification picture.

Frequently Asked Questions

Can I refinance right after buying with hard money?

Sometimes, but usually as a payoff-only deal. A cash-out refinance on a standard rental generally expects about 6 months of ownership from title recording. A DSCR rate-and-term refinance can be sized sooner under some programs, though some lenders size inside the seasoning window on cost basis rather than new value. Programs differ, so ask before you apply.

Does finishing the rehab shorten the ownership wait?

No. Seasoning is counted from the recorded deed, not from rehab completion or lease signing. Finishing the work early helps you in other ways: it supports the appraisal and lets you document your cost basis. It does not change the date the clock clears.

What if the appraisal comes in low?

Then the loan the appraisal supports is smaller than the one you planned for. You can bring cash to close, take a smaller loan, or wait and re-run the numbers. A low appraisal also hits cash-out hardest, since proceeds depend on the 75% ceiling applied to the appraised value.

Does the lender need to see my income?

The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, entity documents, and property eligibility still get reviewed. Qualification does not run on your personal income documentation, but the file is not skipped either.

What causes the most delays?

A missing document, an expired payoff statement, and a stretched appraisal are the usual culprits. Added rounds of underwriting conditions also stretch the calendar. A complete file, an early payoff request, and an early appraisal order cover most of them.
