How to Pull Equity or Sell an Airbnb Carrying a Low First Mortgage

How to Pull Equity or Sell an Airbnb Carrying a Low First Mortgage

The Quick Read: An Airbnb with a cheap first mortgage gives you three paths: replace that loan with a DSCR cash-out refinance, keep it and add a separate second lien behind it, or sell the property and redeploy the proceeds, and each path treats the old loan very differently. DSCR, short for debt service coverage ratio, compares the property’s rent to its full monthly payment. A cash-out refinance reprices the whole balance, while a second lien prices only the new money.

  • A DSCR cash-out refinance pays off your cheap loan, so you give it up for cash and entity-friendly title.
  • Cash-out on short-term-rental collateral tops out around 70% LTV, and about 12 months of hosting history is the usual expectation.
  • Selling ends the cheap loan for good, because most buyers cannot take it over.
  • A larger loan means a larger payment, so check what happens to your coverage ratio before you commit. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Why the Cheap Loan Is Hard to Give Up

Your first mortgage is an asset in its own right. Many owners hold a low-cost loan they are reluctant to give up, which is why so few homes and rentals change hands. Wolf Street’s analysis of federal housing finance data shows this lock-in is fading only slowly.

That is the tension in this decision. The Airbnb has built equity, and you want some of it. But every route to the cash either replaces the cheap loan or works around it.

Pull Equity or Sell an Airbnb Carrying a Low First Mortgage: The Three Paths

The paths differ most in what they do to the first loan, who underwrites the new money, and what you give up. This table lays out the differences.

Factor DSCR cash-out Second lien Sell
Old first mortgage Paid off Stays in place Paid off at sale
New money priced Whole new balance New money only Not applicable
Underwritten on Property income Mostly your profile Buyer’s financing
STR friendliness Built for it Few lenders accept it Not applicable
Title in an LLC Often workable Often restricted Not applicable
Main tradeoff Lose the cheap loan Narrow lender pool Lose the property

A cash-out refinance is the cleanest path for a host who wants a large lump sum. The new loan is a new first lien, so it is sized on the property’s value and income. Your traditional personal-income documentation is not the main test.

A second lien is a separate loan recorded behind the first. Lenders that write them against rentals are a small pool, and most of them look at your personal income more than the rent. For more detail on that route, see Lendmire’s piece Is a HELOC the Right Way to Tap Equity and Keep a Low First Mortgage?.

Selling is the third path. It pays off the cheap loan and puts cash in your hands, but it also ends your ownership.

How Does DSCR Underwriting Treat an Airbnb Cash-Out?

A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lender divides the property’s income by the full monthly payment on the new loan. That payment includes principal, interest, taxes, insurance, and any association dues.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Here is how the file usually moves across our wholesale network:

1. Leverage is checked first. Cash-out on short-term-rental collateral tops out around 70% LTV, versus around 75% on standard long-term rentals. Your payoff amount and the new loan both have to fit under that cap. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

2. Seasoning is checked next. Seasoning is how long you have owned the property. About 6 months is the common expectation on a cash-out.

3. Credit is reviewed. Short-term-rental files generally want a score of about 640 or better, and stronger scores open better terms.

4. Income is documented. Lenders usually want about 12 months of hosting history, backed by platform statements and deposits.

5. The appraisal is ordered. The appraiser estimates value, and the lender decides how the income is counted.

Appraisals are where Airbnb files get tricky. McKissock’s appraisal guidance explains that the standard rent schedule form, Form 1007, cannot capture nightly pricing, seasonality, or the expenses of running a short-term rental. The same source notes that the lender, not the appraiser, makes the final call on income. Form 1025, the income form for 2-4 unit properties, comes up on multi-unit files.

So your own booking history does most of the work. Many lenders in the network want platform statements, bank deposits, or both.

Reserves vary by lender, leverage, loan size, and transaction type. They are commonly around 6 months of PITIA, which is the full monthly payment including taxes and insurance. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months. Standard programs run up to $3,000,000.

What Happens to Your Coverage When the Cheap Loan Goes Away?

Your coverage ratio gets thinner, and that is the real cost of a cash-out. The ratio is measured against the full new payment. A bigger balance on a repriced loan pushes the payment up on both counts.

Run the numbers on a modeled Airbnb. These are illustrative assumptions, not market data.

  • The property is worth 100 units of value.
  • The cheap first mortgage is 40% of value.
  • The documented short-term-rental income covers the old payment at around 1.8x.

A cash-out at 70% LTV on short-term-rental collateral replaces that 40% balance with a 70% balance. The payment on the new loan is far larger than the old one. Coverage can fall from comfortable territory toward the 1.0x range, depending on terms. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

That outcome is not a failure. It means you are using most of your cushion, and it is better to know that before you apply.

Clearing 1.00 also does not mean the property cash flows. DSCR compares income to the mortgage payment only. Repairs, vacancy, cleaning, utilities, management fees, and capex all sit outside the calculation. Short-term rentals swing with the seasons, so a ratio that looks fine in peak months can look thin across the year.

If coverage lands below 1.00, programs below 1.00 are available through select lenders in the network, with leverage and terms adjusted. A smaller draw is another fix. Many investors take less cash than the maximum so the new payment stays manageable.

A larger down payment on a purchase lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

What Does Selling Really Cost You?

Selling gives up the cheap loan permanently, and most buyers cannot inherit it. A due-on-sale clause lets the lender demand the full balance when the property transfers. Nolo’s legal guide on assuming a mortgage explains that most conventional loans cannot be taken over for exactly this reason. Do not count on a buyer paying extra for your cheap financing.

If you sell and want to defer gain by buying another investment property, a 1031 exchange has strict timing. Pease Bell’s exchange guide lays out the 45-day identification deadline and the 180-day exchange period. They run at the same time, not back to back. If the tax-return due date comes earlier, that date controls. A qualified intermediary has to hold your proceeds, because you cannot touch them.

Those are tax-code deadlines, not loan timelines. They matter to financing because you need your next purchase funded when the exchange clock runs out. Many investors line up a DSCR purchase loan or cash before the sale closes. Purchases on short-term-rental collateral go up to 75% LTV, subject to lender guidelines.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where the General Rule Breaks

The rules above work for most files. These edge cases are where the answer changes.

Moving title to an LLC. Many hosts want the property in an LLC. Moving it with the cheap loan still attached can trigger the due-on-sale clause. Federal law generally lets lenders enforce that clause, and WealthCounsel’s article on transferring mortgaged property notes that protected transfers do not extend to moving mortgaged property into an LLC. A DSCR cash-out can solve this, since the new loan is written to the entity, subject to lender program eligibility.

No hosting history. A new or recently converted Airbnb has no booking record. That limits the income methods available, and lenders usually discount projections. Waiting until you have a full year of statements often helps more than pushing early.

Thin equity. A recent purchase with a small down payment can leave no room under the leverage cap. The first loan may be perfectly fine, yet there is nothing left to pull.

Multi-unit properties. Duplexes through fourplexes often need unit-by-unit analysis. Mixed-use setups, such as an owner-occupied half, can split the tax treatment between the rented and lived-in portions.

Property type. Manufactured homes, log homes, and barndominiums are not offered through these DSCR programs. This matters if your Airbnb is a cabin or a rural conversion.

Local rules. A rule change can cut your income and your coverage ratio at the same time.

How Do You Decide? Five Questions in Order

Work through these in order. Each one narrows the field.

1. Is the first mortgage worth keeping? If your current loan is far cheaper than anything you could get today, a smaller draw through a second lien may beat a refinance. If the gap is modest, the refinance is easier to justify.

2. Is the cash need one-time or staged? A one-time large amount fits a cash-out. Small, repeated needs fit a second lien better.

3. How is the property titled? If you want an LLC and the title is personal, a refinance is the cleaner route.

4. What does coverage look like after the pull? Model the new payment against 12 months of income. If coverage drops near 1.0x, either draw less or reconsider.

5. Does the cash earn more than the new debt costs? If the proceeds fund a better purchase, the math can work. If they fund something with no return, the case is weaker.

Selling is the other path to weigh against a cash-out. Count your net proceeds after costs, then price the financing for the replacement property. A sale makes the most sense when the property is no longer earning its keep or you want out of hosting entirely.

Mixed answers are common. Some investors take a modest cash-out and hold the property, then sell later when the market suits them. Others keep the Airbnb as a rental and use the equity to fund the next purchase. Both are reasonable ways to stage the decision.

One Pattern From Working These Files

Many Airbnb cash-out files look strong on the old payment and then tighten once the new loan is sized. The hosts who do best run both numbers before they apply: coverage on the old structure and coverage on the new one. They also pull their platform statements early, because gaps in the history are the most common thing that slows a file down.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s rental income divided by its full monthly payment. A ratio of 1.00 means the income matches the payment.

LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value.

Seasoning: How long you have owned the property before you refinance it.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the full monthly payment the DSCR is measured against.

Due-on-sale clause: A loan term that lets the lender demand the full balance when the property is sold or transferred.

Second lien: A separate loan recorded behind the first mortgage. It leaves the first loan in place.

1031 exchange: A tax-deferral structure for swapping one investment property for another within strict deadlines.

Frequently Asked Questions

Will I lose my low first mortgage with a DSCR cash-out?

Yes. A cash-out refinance is a new first lien that pays off the old loan, so the whole balance moves to new terms, not just the cash you take. If keeping the cheap loan is your priority, a second lien leaves it in place, though that product sits outside DSCR programs.

How much can I pull from an Airbnb through a DSCR loan?

Cash-out on short-term-rental collateral tops out around 70% LTV across the network, and select programs may differ. Your existing balance comes out of that number first. Credit, reserves, and property eligibility still apply, and every file is underwritten individually. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Does putting the Airbnb in an LLC change anything?

Yes, it can. DSCR loans can be written to an LLC, subject to lender program eligibility, but moving title while the old loan is in place can trigger the due-on-sale clause. Refinancing into the entity avoids that problem because the old loan is paid off.

Can a buyer take over my low first mortgage if I sell?

Usually not. Most conventional loans carry a due-on-sale clause, so the lender can call the balance when the property transfers. The buyer typically brings new financing.

What if I have less than a year of hosting history?

Expect more limits on how income is counted. Many programs look for about 12 months of hosting history on short-term-rental files, and projections are usually discounted. Building a clean booking record first often improves the file.
