The Quick Read: Yes, usually, because a payoff-only refinance of the hard money loan can happen early, while a cash-out refinance on the same property typically waits for about 6 months of ownership, measured from title recording. The new lender orders its own appraisal, tests rent against the full payment, and may size the loan on cost until the property has seasoned. Whether you get cash back is the real question.
- A payoff-only refinance retires the bridge loan and returns no cash, so it is the early-friendly route.
- A cash-out refinance on a DSCR loan tops out at 75% LTV and typically wants about 6 months of seasoning.
- Inside the window, many lenders size the loan on cost basis (purchase price plus documented rehab spend), not on your after-repair value.
- The rent still has to cover the new payment, and that payment is usually bigger than the interest-only payment on the bridge.
- Seasoning is lender policy, not law, so policies differ across the network.
Key Terms Defined
Payoff-only refinance: a refinance that pays off the old loan and returns no cash at closing. Lenders call it rate-and-term.
Cash-out refinance: a refinance that pays off the old loan and returns extra cash from the equity.
Seasoning: the waiting period a lender wants between buying a property and a cash-out refinance on it.
Cost basis: the purchase price plus the rehab money you can document.
ARV (after-repair value): what you expect the property to be worth once the work is done.
DSCR (debt service coverage ratio): monthly rent divided by the full monthly payment, meaning principal, interest, taxes, insurance, and any association dues (PITIA).

Why Payoff-Only Works Early and Cash-Out Doesn’t
Hard money is built to be short. The program Lendmire arranges runs 6 to 18 months, interest-only, and varies by lender, property, and experience. Many investors plan to refinance out into long-term rental financing once the property is stable. AirDNA’s BRRRR explainer describes the same pattern: short-term loans to buy and renovate, then a long-term mortgage. It also warns that first-time investors often assume they will qualify for that refinance.
A payoff-only DSCR refinance replaces the bridge and sends no cash to you. Across the wholesale network, lenders treat that as lower risk than handing out equity, so the wait is often lighter. Treat that as a pattern, not a promise. Get the wording in writing from the specific program.
Cash-out is different. Lenders worry the rehab value is unproven. So they wait about 6 months from the deed recording before they size the loan on a fresh appraisal. Inside that window, a number of programs apply the LTV to the lower of appraised value or cost basis. Some won’t do a cash-out at all.
Note what does not start the clock. Finishing the rehab doesn’t. Signing a lease doesn’t. Funding the hard money loan doesn’t either. The deed recording does. Retitling the property between entities can disturb the count, so ask before you move title.
How Much Does Going Early Cost You?
Here is the indexed picture, in modeled units rather than dollars. Say the appraised value is 100 and your cost basis is 70. A 75% cash-out cap gives a maximum loan of 52.5 when the lender sizes on cost. Once the property has seasoned and the appraisal governs, the maximum is 75. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
That gap is the trapped equity. The rehab created it, and an early cash-out strands it. The decision is simple to frame. Compare the gap between the cost-based loan and the appraisal-based loan against what that idle capital could earn elsewhere. Then add the carry you would keep paying on the bridge while you wait.
| Exit path | Value basis | Cash back | Main risk |
|---|---|---|---|
| Early payoff-only DSCR refinance | Appraisal or cost, per lender | None | Payoff exceeds the cap |
| Early cash-out on cost basis | Lower of appraisal or cost | Limited | Equity stays trapped |
| Seasoned cash-out (about 6 months) | Appraisal | Cash-out sized on appraised value under the DSCR program’s own loan-to-value limit | Bridge carry while you wait |
| Payoff-only now, cash-out later | Each loan separate | Second step only | Two closings, possible prepayment charge |
What a Larger Appraisal Does and Doesn’t Do
A bigger appraisal never sizes the loan inside the seasoning window. The new lender orders its own appraisal, and a miss against your ARV cuts into your gains. Inside the seasoning window, a bigger appraisal doesn’t mean more cash.
Run the break-even before you apply. The appraisal has to be at least your payoff plus exit costs, divided by the LTV cap. If it comes in below that, you bring cash to closing, extend the bridge, or pick a different exit. Also watch the case where the bridge was funded near its own cap. The exit cap may leave no room for closing costs.
Does the Rent Still Cover the Bigger Payment?
This is where early refinances stall quietly. The bridge was interest-only. The permanent loan has a larger payment, and the DSCR divides rent by all of it, taxes and insurance included. A bigger loan means a bigger payment and a lower ratio.
A DSCR loan is sized by the lower of two limits: the value limit and the rent limit. Many select programs start at 1.00 coverage, and stronger ratios open better terms and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Both are different paths, not one program with a moving floor.
One more point. Clearing 1.00 is not the same as positive cash flow. The calculation compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.
A half-finished rehab usually can’t support the appraisal or the rent test. A DSCR loan is a rental loan. Plan on a complete, rent-ready property.
Does Delayed Financing Rescue an Early Cash-Out?
Usually not. Fannie Mae’s Selling Guide names a delayed financing exception to its six-month wait, and it requires an arm’s-length original purchase. That is an agency concept, and agency loans run on borrower income, not property rent. It does not govern DSCR files. Whether a DSCR lender borrows the idea is that lender’s call.
For a rehabber the problem is the funding. The exception is generally built for cash buyers. A purchase financed with a hard money first mortgage generally fails that cash-purchase condition. Even where a lender applies something similar, proceeds track documented cost, not post-rehab value. It waives a wait. It doesn’t waive the rent test.
What to Prepare for an Early File
- The payoff statement from the hard money lender, with a valid-through date, the per diem (daily interest), and any exit fee or minimum-interest clause
- The settlement statement from your purchase
- Draw history and rehab invoices, which prove your cost basis
- A signed lease and proof of insurance
- Reserves, commonly around 6 months of PITIA across the network, and about 9 months above $1,500,000
Read the old note first. Check maturity, extension terms, and any prepayment penalty. The hard money program Lendmire arranges carries none, but individual notes vary.
What If Something Goes Wrong?
| Problem | Typical fix |
|---|---|
| Appraisal comes in low | Bring cash, extend the bridge, or switch to payoff-only |
| Rent misses the coverage test | Lower the balance, use a program with adjusted leverage, or consider interest-only structuring |
| Bridge matures first | Request an extension while the file finishes |
| Rehab not finished | Finish and lease first |
Pick the exit lender before renovation starts. The bridge term has to outlast the rehab, lease-up, seasoning, and the appraisal.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
When Not to Refinance Early
Skip it when the early loan sizes so far below the appraisal that the stranded equity outweighs the carry you save. Skip it when the new loan carries a prepayment penalty that would block the later cash-out. A prepayment charge on the early loan is the hidden trap in a two-step plan.
This one is a genuine toss-up for many deals. A payoff-only now and a cash-out later costs two closings. Waiting costs more months of bridge interest. The break-even depends on the gap between cost-based and appraisal-based proceeds. If it’s small, take the single cash-out. If the bridge is about to mature, extending is often smarter than forcing a thin early file.
Also check the property type. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.
Questions to Ask a DSCR Lender First
1. Is the wait measured from title recording, and does it differ for payoff-only versus cash-out?
2. Inside the window, do you size on cost basis or on the appraisal?
3. What is your coverage floor, and is there a path below 1.00?
4. Is there a prepayment penalty on this loan?
5. Which documents do you need on rehab spending?

Frequently Asked Questions
Do I need a tenant before I refinance out of hard money?
Usually yes. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so a lease or documented market rent matters. The property also needs to be finished and rent-ready.
Does a payoff-only refinance count as cash-out?
Generally no. If no cash comes back at closing, lenders treat it as rate-and-term. Confirm the wording with the specific program, because policies differ.
Can I refinance twice, payoff-only now and cash-out later?
Often. Each loan has to clear its own lender’s tests, and the second step pays off only if the extra cash outweighs a second closing. See Lendmire’s piece Can a Rehabber Refinance Twice to Exit Hard Money and Cash Out?.
What is the cash-out cap on a DSCR refinance?
Across the network, 75% LTV on a standard rental cash-out. Short-term-rental collateral runs lower, around 70%. Equity available also depends on rent, PITIA, and reserves, so it isn’t a guaranteed cash figure. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Does a bigger down payment skip the other tests?
No. More equity can lift the coverage ratio, but it never erases credit floors, reserve rules, or property eligibility. Credit floors start at 620 in parts of the network.
