How Much a Super Jumbo DSCR Lends on a Luxury Airbnb With Distant Comps

How Much a Super Jumbo DSCR Lends on a Luxury Airbnb With Distant Comps

The Quick Read: The loan is the lowest of several limits, not one number. Leverage is applied to the lower supported appraised value, the rent used for lender review has to cover the full payment, and size-triggered rules cap the rest. Distant comps hit the first limit directly, because a softer value opinion shrinks the loan before income is ever tested.

  • Leverage steps down as the loan grows, with the highest leverage available on smaller purchase loans and more conservative limits on review at the largest loan sizes.
  • Two appraisals are required above $2,000,000, and the lower value usually sizes the loan.
  • Short-term-rental income files stop at $2,000,000, so a true super jumbo Airbnb is generally reviewed on long-term rent.
  • Loan size, not finishes, triggers the tighter credit and reserve rules.
  • All figures are ceilings through select wholesale programs, subject to underwriting.

Most investors expect the income to be the hard part on a luxury Airbnb. On files like this, the appraisal is usually where the number moves. A one-of-a-kind house in a thin resort market gets valued off sales that are older, farther away, or different in character. The lender sizes the loan on whatever survives review.

Key Terms Defined

Super jumbo: an informal lender label for very large loan balances, not a legal category.

Comps: recent sales of similar properties that an appraiser uses to support a value opinion.

Adjustment: a dollar change an appraiser makes to a comp to account for differences in location, size, condition, or timing.

Form 1007: the rent schedule that gives a long-term market rent opinion on a one-unit home.

Form 1025: the appraisal form for 2-4 unit properties that carries the rent analysis inside the report.

Coverage ratio: qualifying monthly rent divided by the full monthly payment, including principal, interest, taxes, insurance, and association dues.

Reconsideration of value: a formal request asking the appraiser to revisit a value using factual errors or better comps.

What Does “How Much” Actually Mean?

The loan amount is the smallest result from three tests. Each one can bind on a different file.

Limit What it tests Typical failure on a luxury Airbnb
Value Lower appraised value times the leverage cap Thin, distant comps pull value down
Income rent used for lender review against the full payment Low rent-to-price ratio on luxury homes
Size rules Credit, reserves, appraisals, STR ceiling Loan lands above $2,000,000 or $3,000,000

Think of it as a funnel. Value sets the first ceiling. Income decides whether the payment fits under that ceiling. Size rules then add conditions. A strong rent figure does not rescue a weak appraisal, and a strong appraisal does not rescue weak coverage.

Why Do Luxury Airbnbs End Up With Distant Comps?

Unique homes have few true twins. An oceanfront estate, a ski chalet, or a design-forward villa sells rarely, and the recent sales that exist may sit in a neighboring community or be several months old. Two comp sets are involved, and they fail independently: sales comps for value, and rental comps for income.

The profession expects this. The Appraisal Institute says that when comparable sales are lacking, an appraiser should widen the geographic search and/or use older sales, then adjust for location or market conditions.

The appraiser is allowed to reach. The lender then decides how much weight the result deserves.

What Can an Appraiser Do With Distant Comps?

An appraiser can stretch along three axes. McKissock calls them the Three D’s: dated, distant, and dissimilar sales. Each carries tradeoffs, and the goal is the path that best reflects how buyers actually behave.

Stretch What the appraiser must show Risk to the loan
Older sale Market conditions adjustment Value reads stale if the market moved
Farther sale Why the other area competes for the same buyer Location adjustment gets questioned
Dissimilar sale Size, quality, and feature adjustments Large adjustments weaken reliability

McKissock’s rural appraisal guide adds that when an appraiser uses distant or dated sales, the report must explain and justify the choice. That written explanation is what a reviewer reads first.

Is there a maximum distance? No hard cutoff exists in the materials we work from. An Enact training deck notes that the agencies set no maximum comp distance. They require only that distant sales be the best available indicators of value, with a written explanation. DSCR loans are not agency products, so each investor sets its own review standard. Across the wholesale network, that standard tends to be tighter on large balances.

What Does the Lender Do Next?

The lender reviews the report and applies leverage to the lower supported value. Above $2,000,000, two appraisals are required. The reason is simple: unique homes have thin comps, and a second set of eyes tests the first.

Three points matter here:

1. Both reports must be completed and pass program review.

2. The two values do not have to match.

3. Nothing is averaged, and the higher number does not win. The lower value usually sizes the loan.

A very wide gap, or comps that cannot support either number, raises the odds of a decline. A modest gap just means the loan is sized on the lower figure, and the buyer brings more cash to closing.

How Does Leverage Step Down as the Loan Grows?

Leverage is a ceiling that drops with loan size. The figures below are for investment property at 1.00 coverage or better, through select wholesale programs, subject to underwriting. These are loan bands, not purchase prices: multiply price by leverage first, then read the band for the resulting loan.

Loan band Purchase Rate-term Cash-out
$150K–$1M 80% 80% 75%
$1M–$1.5M 75% 75% 70%
$1.5M–$2M 75% 75% 60%
$2M–$3M 75% 75% 60%
$3M–$4M 65% 65% —
$4M–$6M 60% on review 60% on review —
$6M–$10M 60% on review 60% on review —

The top cell in each band needs a certain score: 660 or better at the first band, 700 or better from $1M to $1.5M, 720 or better from $1.5M to $3M, and 700 or better above $3M. The program floor is 660 on loans to $3,000,000 and 700 above it. A lower score takes a lower leverage cell inside the same band. Above $4,000,000, every request is reviewed case by case before submission.

The cash-out column matters for refinancing a luxury Airbnb. Proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. None is available above a $3,000,000 loan. For standard rentals, the 75% cash-out ceiling applies only to the lowest band. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Here is the distant-comps effect in ratio terms. Say a buyer contracts at a price that implies a 75% purchase loan in the $2M–$3M band. If the lower appraisal comes in at 90% of the contract price, the same 75% leverage now applies to a smaller number. The loan shrinks, and the gap comes out of the buyer’s cash. A deeper shortfall can also push the loan into a lower band, where the leverage cap steps down again. That is the quiet compounding effect on luxury files. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Where Does the STR Income Path End?

Short-term-rental income files stop at a $2,000,000 loan amount. Super jumbo starts above $3,000,000 on the standard ladder. That gap is the biggest surprise for luxury Airbnb buyers.

A true super jumbo luxury Airbnb is generally underwritten on long-term market rent, not nightly income, subject to underwriting. A nightly-rate pro forma may not carry the file above $2,000,000.

Where the STR path does apply, the mechanics are specific:

  • Coverage of 1.00 or higher is required.
  • Income counts at 80% of gross.
  • On a refinance, the evidence is twelve months of operating history.
  • On a purchase, the evidence is the appraisal’s short-term-rent analysis.
  • The investor needs experience: twelve months owning income property in the last thirty-six.
  • STR files are not available on the no-ratio path.

The 80% factor exists because the payment test ignores cleaning, management, utilities, and vacancy. Multiplying a nightly rate by thirty is not market rent. An appraisal supports value and a rent opinion, but it does not prove Airbnb income. Municipal permission to operate must also be documented for the specific property. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

How Does Coverage Bind on a Luxury Home?

Luxury homes carry low rent-to-price ratios. So even when the appraisal holds, the income test can be the binding limit. The loan is the smaller of two results: lower appraised value times the leverage cap, and the loan whose payment keeps rent used for eligibility review at or above the coverage floor.

Coverage is rent used for the lender’s review divided by the full payment. At 1.00, rent covers the payment and full leverage is available. Coverage from 0.75 to 0.99 is a real path through select programs to $2,000,000, with LTV and terms adjusting, subject to underwriting.

Interest-only helps here. A 120-month interest-only period is available on 30- and 40-year terms, to 75% leverage, with coverage of 0.75 or better, qualified on the interest, taxes, and insurance. That can widen the gap between rent and payment on a high-balance file. Lendmire’s piece on how a $4M interest-only super jumbo resets for a luxury STR operator covers the interest-only runway in more depth. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

What Operators See on These Files

Across the wholesale network, thin-comp files fail in a predictable order. First the appraisal lands light. Then the buyer discovers the STR income path does not reach the loan size. Then reserves get checked against a larger balance than planned.

The files that stay clean ask questions before ordering. Which comps will the appraiser use? How far do they reach? Is there a competing-market argument, such as two resort towns drawing the same buyer? What is plan B if the value lands short? Contract language that allows a price reset or a cash bridge protects the buyer. Lenders in the network differ on whether they weight the 1007 rent schedule or market-data projections, so the program choice matters as much as the property.

Where Does the General Rule Break?

Several collateral types change the math:

  • Non-warrantable condos cap at 75% and $1,500,000.
  • Condotels reach 75% on a purchase and 65% on a refinance, to $1,500,000, with $250,000 cash-in-hand.
  • Rural property reaches 75% with five acres or less, and only on loans at or below $3,000,000. Above $3,000,000: no rural property, and no more than ten acres on a non-rural one.
  • Acreage runs up to twenty acres on loans to $3,000,000.
  • Unpermitted STR use removes the STR income path for that property.

Two other limits matter above $3,000,000. The credit floor rises to 700 with 0x30x24, 48-month event seasoning is required, and borrowers must be citizens or permanent residents. Reserves run six months on the subject property (twelve for first-time investors), and cash-out proceeds never satisfy them.

Can You Challenge a Low Appraisal?

Yes, with the right evidence. A reconsideration of value moves when it points to factual errors, missing improvements, or better comps. The argument that the house is unique rarely moves a number by itself. A packet with closer sales, documented upgrades, and a clear buyer-behavior case does more than adjectives do.

What Is Plan B When Value Lands Short?

Three options exist. Bring more cash to closing. Renegotiate the price using the lower appraisal. Or move to a smaller loan band where leverage is higher. Entity vesting is welcome on these files, with no layered entities, subject to program terms. Frequently Asked Questions

Is there a maximum distance for comps on a super jumbo DSCR loan?

No published cutoff exists. Agency materials say the same: distant sales are acceptable when they are the best indicators of value and the appraiser explains the choice. Each investor in the network applies its own review standard, so a stretch that passes on one file can draw questions on another.

Do two appraisals get averaged?

No. Above $2,000,000, both reports must be completed and pass review, but the values are not averaged and the higher one does not win. The lower value usually sizes the loan.

Can I qualify on Airbnb income for a loan above $2,000,000?

Generally not. Short-term-rental income files stop at $2,000,000. Above that, a file is typically reviewed on long-term market rent, subject to underwriting.

Does a luxury finish level change the rules?

No. Loan size triggers the tighter rules, not finishes. The same house can pencil differently at a $1.9M loan and a $3.1M loan because leverage, credit, and reserve requirements step up with the balance. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

What happens to the loan if the appraisal comes in low?

Leverage applies to the lower value, so the loan shrinks and the buyer brings more cash. A deeper shortfall can drop the file into a lower band with a lower leverage cap. All terms remain subject to underwriting and are not a commitment to lend.
