The Quick Read: A super jumbo DSCR lender usually counts the lower of the signed family lease and the appraiser’s market rent, so a discounted lease caps the coverage ratio. That lower figure is divided by the full monthly obligation, which includes principal, interest, taxes, insurance, and any HOA dues. At large balances, leverage already steps down, so a weak ratio leaves little room.
- Eligibility comes before math: a relative living in your household is owner occupancy, which is not a business-purpose rental.
- A relative in a separate household is a related-party tenant. Programs differ on whether that is allowed.
- A lease above market earns nothing extra. A lease below market becomes the ceiling.
- A fresh lease at documented market rent can fix the problem, subject to what the existing lease allows.
- Every figure here is subject to underwriting and lender guidelines. Nothing is a commitment to lend.
If you own a luxury duplex or a high-value single-family rental and your brother, parent, or adult child rents it at a friendly price, this is your article. The lender does not care that the rent is a kindness. It cares which number it can count.

What Is a Below-Market Family Lease?
A below-market family lease is a signed rental agreement with a relative at a rent under what the open market would pay. The discount might be generous or small. Either way, the lender treats it as a related-party lease, because the two sides are not dealing at arm’s length.
That matters because DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. If the rent is soft because of a family deal, the income the lender can count is soft too.
Key Terms Defined
- DSCR (debt service coverage ratio): the rent the lender counts divided by the full monthly obligation on the property.
- PITIA: principal, interest, taxes, insurance, and association dues. On an interest-only loan, the lender uses ITIA, which drops principal.
- Market rent: the monthly rent an appraiser estimates from comparable rentals.
- Lease rent: the rent written in the signed lease.
- Related-party tenant: a tenant tied to the borrower by family or ownership, outside the borrower’s household.
- Arm’s length: a deal between parties with no personal tie, priced as strangers would price it.
- Super jumbo: a loan size above the usual jumbo range. No regulator defines it, so each lender draws its own line.
- LTV: loan-to-value, the loan amount as a percentage of the property’s value.
How Does the Lender Test the Lease, Step by Step?
Across the wholesale network Lendmire works with, the test runs in a fixed order. Each step can end the file before the next one starts.
1. Occupancy screen. The borrower and the borrower’s household cannot live in the property. A relative in your household makes it owner-occupied, and a DSCR program will not take it.
2. Related-party screen. A relative in a separate household is a related-party tenant. Some programs exclude these leases outright. Others allow them with market rent and proof of payment. A few care only about occupancy.
3. Appraisal. The appraiser estimates market rent from comparable rentals. For a single unit, the appraiser uses Form 1007, the rent schedule. For two to four units, the matching form is the 1025. DSCR lenders borrowed these standardized forms, but the agencies’ loan rules do not govern a DSCR file.
4. Rent selection. The lender compares the signed lease to the market figure and typically uses the lower. Some lenders in the network use market rent alone and ignore the lease.
5. Ratio. The rent used is divided by PITIA. A lease that supports about 1.05x against a market rent that supports about 1.30x reads at 1.05x.
6. Documentation. The lender wants a signed, current lease and a payment trail showing the tenant paid from the tenant’s own funds.
7. Size overlays. Loan amount, leverage band, credit, and reserves are then checked against the large-balance ladder.
One detail helps you here. The rent schedule form tells the appraiser to adjust rent concessions to the market, not to the subject property. So your family discount should not drag the appraiser’s market figure down. The gap shows up between the lease and the appraisal, which is exactly where the lender looks.
What Does the Lender Do With the Lower Rent?
It uses it. A below-market lease becomes the ceiling on income. An above-market lease does not lift the ratio, because market rent caps what counts.
Many lenders go a step further on related-party tenants. They substitute market rent for the lease rent and ask for payment history instead. In that case, your discount may not hurt the ratio at all, but the payment trail matters a lot. Programs vary here, so a broker who sees many guidelines can tell you which camp a given lender sits in before you apply.
A month-to-month or expired family tenancy is often replaced by market rent. Fixing it usually means signing a fresh written lease. A vacant property works differently: market rent stands alone.
Why Does Super Jumbo Raise the Stakes?
Because leverage and cushion shrink as the loan grows. A discount that is a rounding error at a small balance can decide a large file.
Here is the ladder for 1.00x coverage or better, a ceiling through select wholesale programs, subject to underwriting. The standard program stops at $3,000,000. The large-balance program carries qualified investors from $150,000 to $10,000,000.
| Loan amount | Purchase | Rate-term | Cash-out |
|---|---|---|---|
| $150K–$1M | 80% | 80% | 75% |
| $1M–$1.5M | 75% | 75% | 70% |
| $1.5M–$2M | 75% | 75% | 60% |
| $2M–$3M | 75% | 75% | 60% |
| $3M–$4M | 65% | 65% | — |
| $4M–$6M | 60% on review | 60% on review | — |
| $6M–$10M | 60% on review | 60% on review | — |
The bands are loan amounts, not purchase prices. Multiply price by leverage first, then read the band for that loan. Above $4,000,000, every request is reviewed case by case before submission, and cash-out is not offered above $3,000,000.
On credit, the program floor is 660 through $3,000,000 and 700 above it. The top-leverage cells need more. The $1M–$1.5M band needs 700 for its top leverage, and the $1.5M–$3M bands need 720. A lower score takes a lower cell inside the same band. Above $3,000,000, the overlay also calls for 0x30x24 housing history, citizens or permanent residents only, and no rural property. Reserves are typically six months of PITIA on the subject property, twelve for first-time investors. Two appraisals are required above $2,000,000.
Those two appraisals add a wrinkle. If the two market-rent opinions disagree, the lender has to reconcile them. A family discount sitting on top of a spread between appraisers is the weakest version of this file.
How Does a Discount Change the Outcome?
Take three runs of the same hypothetical high-balance duplex. These are modeled assumptions, not market data.
| Scenario | Rent counted | Coverage read | What gives first |
|---|---|---|---|
| Market lease, stranger tenant | Market | Roughly 1.30x | Nothing |
| Family lease at a discount | Lease | Roughly 1.05x | Cushion |
| Re-leased at documented market | Market | Roughly 1.30x | Nothing |
At 1.05x, you clear 1.00, but barely. Coverage between 0.75 and 0.99 is a real path through select programs, up to $2,000,000, with reduced leverage; LTV and terms adjust, subject to underwriting. Interest-only on 30- and 40-year terms runs 120 months to 75% maximum, qualified on ITIA, with coverage of 0.75 or better. That can help a thin ratio, but it does not fix a lease problem.
Clearing the ratio is a lender test. It is not proof of positive cash flow. A family discount can pass underwriting and still leave you with thin real-world returns.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Documentation That Makes a Family Lease Credible
A strong file looks like a stranger’s file. A weak one looks like a favor.
| Weak file | Strong file |
|---|---|
| Verbal or expired lease | Signed, current written lease |
| Cash handed over | Bank-record payment trail |
| Tenant paid from the borrower’s funds | Tenant’s own funds |
| No payment ledger | Full ledger from lease start |
Show rent leaving the tenant’s account and landing in yours. That trail is what lets a lender treat the lease as real income rather than a paper arrangement. Pooled portfolio loans add one more factor. Coverage is measured across the pool, so strong rentals can offset a weak one, and a bad family lease can drag the pool down. If only a few properties have family tenants, whether to pool or finance separately is a real decision.
Where the General Rule Breaks
- Program variation. Treatment runs from outright exclusion of related-party leases, to allowed with market rent and proof, to an occupancy-only rule.
- Short-term rentals. These qualify on documented operating history at a discount to gross rent, to $2,000,000 and experienced investors only. Form 1007 is a monthly-rent form, and multiplying a nightly rate by 30 is not supported. Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.
- Entity vesting. An LLC can hold title, with no layered entities, per lender program requirements. It does not erase the occupancy or related-party analysis.
- Agency rules. Conventional agency loan rules do not set the rules for a DSCR file, so a lender’s treatment of family leases can differ from what you have seen on a conventional loan.
- Business purpose. DSCR loans are designed for non-owner-occupied investment properties, so they are reviewed differently from a standard owner-occupied mortgage. The test looks at the loan’s purpose, which the CFPB‘s Regulation Z commentary says is decided case by case.
What Are Your Fix Paths?
Think of it as a decision, in order of how often it works.
1. Re-lease at documented market rent before you apply, if the current lease allows it. Lendmire’s piece How to Reset a Below-Market Lease Before a Super Jumbo DSCR Refinance walks through this first move.
2. Change programs. Some lenders in the network accept related-party tenants with market rent and proof; others do not.
3. Change tenants. An unrelated tenant at market makes the cleanest file.
4. Change structure. A lower loan amount, a lower leverage cell, or a pooled loan can absorb a thin ratio.
Do not sign a rushed lease just to show the unit as filled. A lease that looks staged can hurt more than an honest vacancy, where market rent stands alone. Timing matters too: settle the lease before the appraisal is ordered, so the file tells one story. The complete DSCR loans guide covers the basics.
Common Mistakes
- Assuming your lease is the rent that counts. Many programs use the lower of lease and market.
- Thinking a higher family lease boosts coverage. It does not.
- Treating a relative in your household as a tenant. That is owner occupancy.
- Believing DSCR means no paperwork. Credit, reserves, and appraisals are still reviewed, and the file is reviewed on documented income under the applicable program, subject to lender guidelines.
- Assuming super jumbo has a legal threshold. It is an informal label.
Frequently Asked Questions
Can my sibling rent the property?
Usually yes, if your sibling lives in a separate household and the program accepts related-party tenants. Some programs exclude these leases. Others allow them with market rent and a payment trail. The file is reviewed against lender guidelines and underwriting.
Does on-time payment from a relative help?
It helps credibility. A clean bank-record trail from the tenant’s own funds shows the lease is real. It does not raise the rent the lender counts above market.
Does an above-market family lease help my ratio?
No. Market rent caps what counts, so an above-market lease earns nothing extra.
What if the appraisal comes in low?
A low market-rent opinion lowers the ceiling for every tenant type. Above $2,000,000, two appraisals are required, and the lender reconciles them. A thin ratio may mean lower leverage or a smaller loan, subject to underwriting.
Does an LLC change this?
Not the core test. Entity vesting is welcome, subject to program terms, but occupancy and related-party rules still apply to who lives in the property.
