How Much Guest House Rent Adds to a Luxury Airbnb Super Jumbo DSCR Loan

How Much Guest House Rent Adds to a Luxury Airbnb Super Jumbo DSCR Loan

The Quick Read: It depends on whether the guest house is legal, recognized by the appraisal, and eligible under the program, and no fixed dollar amount or percentage applies. When those conditions hold, its rent raises the income side of the coverage ratio, but a larger property usually means a larger loan, so the net lift can be small. Short-term-rental (STR) files add a size cap and an income discount on top.

  • A guest house adds income only if it is lawful, appraised, and accepted by the program.
  • The ratio divides rent by the full housing payment, so guest house costs do not reduce it.
  • STR files stop at $2,000,000, so a $4M estate with a guest house usually gets underwritten on long-term rent.
  • Unpermitted or personally used guest houses are typically counted at zero.

Most of the confusion comes from treating the guest house as a bonus line. Underwriters see it differently: it is a question about collateral, and the file has to prove the answer. This explainer walks through what the unit is, how a file reads it, the structures that exist, where the usual rule breaks, and how an investor should decide.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Key Terms Defined

  • DSCR: the debt service coverage ratio, which compares a property’s rent to its monthly housing obligation.
  • PITIA: principal, interest, taxes, insurance, and association dues, the full monthly housing obligation that sits under the ratio.
  • ITIA: the same obligation on an interest-only loan, with no principal.
  • Guest house vs. ADU: a guest house is the everyday label; an accessory dwelling unit (ADU) is a legally recognized second dwelling on the lot.
  • Market rent: the rent an appraiser reports for a property based on comparable rentals.
  • STR haircut: the discount a program applies to short-term-rental income. On this network’s STR files, income counts at 80% of gross.

What Does DSCR Math Do With a Guest House?

Residential DSCR is rent divided by the monthly housing payment. The denominator is PITIA, not net operating income. So guest house rent only adds to the top of the fraction. Its utilities, upkeep, and cleaning do not reduce the number.

That is good and bad. Coverage ignores repairs, vacancy, and management, so a ratio can look healthy while real cash flow runs thin. Lendmire’s complete DSCR loans guide covers the basic formula. Across the wholesale network, 1.00 earns full leverage. Coverage from 0.75 to 0.99 is a real path through select programs to $2,000,000, but LTV and terms adjust, subject to underwriting.

Does the Guest House Rent Count at All?

Usually only when five conditions line up. The unit must be real, lawful for rental use, supported by the appraisal, allowed by the specific program, and used the way the file says it is used. Miss one and the lender typically counts the unit at zero.

The common failure triggers are an unpermitted structure, a nonconforming one, a vacant unit, owner or manager use, a restriction on separate rental, and an appraisal that gives it no value. A guest house used by the family a few months a year is a fact pattern the file must disclose and the program must accept.

Here is the quiet friction. Many guest houses are real buildings with real furniture, but no permit history. On those files the loan often still works on the main dwelling while the guest house income is ignored. Investors who price the deal with the guest house income included get a lower ratio than planned.

How Does the Lender Read a Main House Plus Guest House?

The first decision is classification. A detached guest house that is a legal ADU on a single-family lot is generally handled as a single-family appraisal with a rent schedule. A recognized two-unit property is generally handled as a 2-4 unit. Programs in the network cover 1-4 units.

The forms follow the classification. McKissock’s appraisal education explains that Form 1007 is built for monthly market rent on one-unit properties and was not designed for short-term rentals, while Form 1025 covers duplexes, triplexes, and fourplexes. Fannie Mae’s appraiser update likewise describes Form 1007 as the monthly market rent schedule for a one-unit investment property.

Why this matters: one-unit files often size on one appraised rent figure for the whole property. Multi-unit files may sum rents unit by unit. The same guest house can therefore land in the number as a line item or be folded into a single market-rent opinion. The appraiser’s treatment decides which.

Agency rules are a different world. Freddie Mac’s ADU fact sheet allows ADU rent only for a one-unit primary residence on a purchase or no-cash-out refinance, capped at 75% of the documented lease amount and 30% of total qualifying income. Those are borrower-qualifying rules for agency loans. They do not govern DSCR investor loans, and the network’s programs set their own treatment. The useful signal is the order of operations: legality and appraisal support come first.

How Much Does the Guest House Add? Three Modeled Cases

No rule gives a fixed number. The honest way to see the effect is to compare cases. The table below uses modeled, illustrative coverage ratios only, not market data, and assumes a loan at full-leverage coverage before the guest house is considered.

Case Income counted Modeled coverage effect
No guest house credit Main house only Baseline, about 1.00x
Guest house on long-term rent Main plus appraised guest rent Rises, perhaps toward 1.1x-1.2x
Guest house inside STR income Combined revenue at 80% of gross Depends on history; may rise or fall

Here is the thinking. Say the main house alone covers the payment at about 1.00x. A legal guest house supported by the appraisal might lift that into the low 1.1 range. The lift is real but modest, because a guest house usually adds value, and value can raise the loan if the investor is buying. Where the guest house was already in the price, the extra rent goes to the numerator while the payment stays tied to the same loan.

Rent rarely scales with price at the high end. A legal, documented guest house is one of the few levers that raises rent without necessarily raising the payment on a refinance. On a purchase, the lever is weaker.

Treat any projection with care. Appraisers themselves struggle to value accessory units. An accessory dwelling research note describes contributory-value estimates for the same type of unit ranging from $10K to $100K. The broker’s caution is to underwrite to evidence, not to the optimistic case.

What Proves Guest House Income on an STR File?

On the network’s STR files, income is twelve months of operating history on a refinance, or the appraisal’s short-term-rent analysis on a purchase, at 80% of gross. Coverage must be 1.00 or higher. These files are for experienced investors only, meaning twelve months owning income property in the last thirty-six. All of it is subject to underwriting.

The haircut applies to the combined revenue. Whatever discount the main house takes, the guest house revenue inside the total takes too. It is not a separate, friendlier line.

Scenario Evidence that helps
Refinance of an operating STR Twelve months of platform payouts showing the guest house
Purchase The appraisal’s short-term-rent analysis
Recently converted guest house Short history; a lender may fall back to long-term rent

A projection tool compares properties by proximity and by bedroom, bathroom, and guest count. It estimates the whole address. A guest house that adds bedrooms and sleeping capacity changes the comp set. It does not create a separate guest house rent line.

Purchase files lean on the short-term-rent analysis in the appraisal, and the lender decides how much of it to credit. The appraiser does not certify Airbnb income. McKissock notes that income review ultimately falls to the lender.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Municipal permission is documented per property.

Where the Rule Breaks: Named Edge Cases

The $2,000,000 STR cap. This is the key super jumbo tension. STR files stop at $2,000,000. A $4M estate that performs well on Airbnb often gets underwritten as a long-term rental with a lower rent figure. The guest house nightly income may not count at all.

Unpermitted unit. The loan may still work on the main dwelling with the guest house income ignored. A Freddie Mac ADU presentation hosted by LISC shows the same instinct on the agency side: income from an illegal ADU may not be used.

Personal use. A guest house used by the owner, family, or staff is not rental income.

No comparables. If the appraiser finds no guest house or ADU rentals, support for the rent figure is thin, and some programs ask for ADU comps in the area. Program details differ lender to lender.

Agency caps that do not apply. The 30% and 75% agency ADU caps are owner-occupied borrower rules. They are not DSCR limits.

Consider the worst-case combination: an unpermitted guest house on a $4M property, sold on STR income. The STR path stops at $2,000,000, the guest house counts at zero, and the investor is left with a long-term-rent ratio against a large payment. Nothing is broken. The file just was never what the pitch said.

Where Does Super Jumbo Size Change the Answer?

At super jumbo size the leverage ladder tightens. For a DSCR of 1.00 or higher, typical ceilings through select programs, subject to underwriting, run: purchase 80% to $1,000,000; 75% from $1,000,000 to $3,000,000; 65% from $3,000,000 to $4,000,000; and 60% from $4,000,000 to $10,000,000, reviewed case by case before submission. The program floor above $3,000,000 is 700 credit, along with 0x30x24 and citizen or permanent-resident status. Two appraisals are required above $2,000,000.

These bands are loan amounts, not purchase prices. A buyer should compute price times leverage first, then read the band for that loan. A guest house that lifts the price pushes the loan up the ladder, where leverage steps down. The extra rent must outrun the extra payment.

On a refinance, cash-out is limited to 60% LTV above $1,500,000, with none above $3,000,000. Interest-only runs up to 120 months on 30- and 40-year terms, 75% maximum, qualified on ITIA, with coverage of 0.75 or better. That interest-only runway can help coverage when the guest house rent is modest. Reserves are 6 months on the subject property, 12 for first-time investors, and cash-out never satisfies reserves. Lendmire’s piece on how a $4M interest-only super jumbo resets for a luxury STR operator covers that structure. Leverage, reserves, and terms vary by lender and program; final terms follow the full file review.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What If the Ratio Still Falls Short?

Options exist, each subject to underwriting. Coverage from 0.75 to 0.99 is a real path through select programs to $2,000,000, with LTV and terms adjusting. No-ratio reaches $2,000,000 through a handful of lenders in the network, subject to underwriting, with a seven-year clean housing history and 0x30x24, and it is not available on STR files. Lower leverage, interest-only structuring, or a long-term-rent basis are other levers.

The weak move is forcing the guest house into the number. A file that depends on an unsupported unit tends to pend, not pass.

Does My Guest House Count? A Checklist

1. Is the structure permitted and lawful for rental use?

2. Does the appraiser recognize it and report its rent or value?

3. Is it used for rent, not by family or staff?

4. Is the income evidence clean, either a lease or twelve months of history?

5. Does the program accept it, and is the loan at or under $2,000,000 for STR?

6. Does the extra rent outrun the extra payment at the loan size you need?

If any answer is no, model the file with the main house alone.

Frequently Asked Questions

Can a guest house be counted as a second unit on a DSCR loan?

Sometimes. If it is a legal ADU, it is typically a one-unit file with a rent schedule. If the property is recognized as two units, it is generally treated as 2-4 units. The appraisal and the program decide, subject to underwriting.

Does guest house income count on an STR file above $2,000,000?

Usually not as STR income. STR files stop at $2,000,000, so larger properties are generally underwritten on long-term rent. The guest house then counts only if the appraisal supports its market rent.

Is the guest house underwritten as its own separate rental?

No. The STR income is a whole-property projection. On a purchase, the appraisal’s short-term-rent analysis is used, counted at 80% of gross on this network’s STR files, and on a refinance the lender looks at twelve months of operating history.

Do guest house operating costs lower the ratio?

No. The denominator is the full housing payment, so utilities and upkeep do not reduce it. The same fact is why a strong ratio can still sit on thin cash flow.

Do agency ADU limits apply to DSCR loans?

No. Those are owner-occupied borrower rules. DSCR programs set their own treatment, and they qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
