The Quick Read: A closed-end super jumbo DSCR loan tests the rent a luxury property earns against its full obligation and delivers one lump sum, while a line of credit tests the owner’s personal profile and title and gives revolving access, so the right choice turns on whether the property or the borrower carries the file. The DSCR path qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The line path leans on personal credit, debt-to-income, and who holds title.
- review basis: DSCR looks at the property’s rent. A line looks at you.
- Structure: one lump sum versus a draw-and-repay credit line.
- Title: entity vesting is welcome on the DSCR side. Many retail lines want an individual or revocable trust.
- Size: the DSCR ladder runs to $10,000,000, with leverage stepping down as the loan grows. Lines on rentals tend to top out well below luxury equity.
- Paid-off property: with no first mortgage to protect, the usual reason to prefer a line mostly disappears.
The honest answer: a super jumbo DSCR cash-out fits an investor who holds the property in an LLC, wants a defined amount in one draw, and has rent that covers the obligation. A line of credit fits an owner with a strong personal profile, individual or trust title, modest and repeated cash needs, and a tolerance for a floating balance. Neither is better in the abstract. Each answers a different underwriting question.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
“Super jumbo” is an informal market label, not an official category. Across Lendmire’s wholesale network, it means loans well above the standard program’s $3,000,000 stopping point. Lendmire is a broker. It arranges DSCR financing through select lenders in the network and does not lend itself. Everything below is subject to underwriting and is not a commitment to lend.
Side-by-Side
The DSCR column reflects select lenders in Lendmire’s wholesale network. The line-of-credit column reflects published industry norms, which vary lender by lender.
| Factor | Super Jumbo DSCR Loan | Line of Credit (industry norms) |
|---|---|---|
| Review basis | Property rent vs. full obligation | Personal credit, income, DTI |
| Documentation | Appraisal, lease, entity papers, credit | Personal income documents, equity proof |
| Property types | 1-4 units, condos, some condotels | Often limited on non-owner-occupied |
| Entity vesting | Welcome, no layered entities | Often individual or trust only |
| How funds arrive | One lump sum | Revolving draws, then repayment |
| Reserves | 6 months on the subject, 12 for first-timers | Varies; often several months |
| Appraisals | Two above $2,000,000 | Sometimes more than one |
Read the table by row, not by column. The first two rows decide most outcomes. If you cannot document personal income cleanly, or the property sits in an LLC, the line column narrows fast.
What a Paid-Off Property Changes
A paid-off property has no first lien. Whatever you borrow becomes the only mortgage on the asset.
That removes the main argument for a home-equity-style line on a financed property, which is keeping a cheap first mortgage in place. Here the choice is simpler. You are picking one new lien and one underwriting basis.
It also changes the stakes on structure. A fixed closed-end loan puts one balance against the property. A revolving line puts a balance that moves up and down against the same asset. On a property with no other debt, both are workable. They just behave differently.
How the Line of Credit Side Actually Works
NerdWallet reports that credit lines on investment properties exist but come with a smaller pool of lenders and strict requirements. Market surveys report typical credit scores near 720, a maximum LTV of 80% with many lenders setting thresholds lower, at least 20% equity, and DTI in the 40% to 50% range. Those are market-wide figures for investment-property lines, not Lendmire network parameters. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.
The mechanics run in four steps.
1. Title and borrower eligibility. Many retail lines lend to an individual or a revocable trust. Lines to an LLC are uncommon. Some investors deed the property into a personal name to qualify, which gives up the entity wrapper.
2. Personal underwriting. Credit, DTI, income documents, and equity all count. Moving a rental into an LLC does not take the mortgage out of your personal debt picture.
3. Valuation. One or more appraisals set the equity base.
4. Draw, then repay. The Consumer Financial Protection Bureau explains that once the draw period ends you can no longer borrow, and a repayment period begins, often over ten or 20 years. Because the rate is usually variable, payments can change month to month. The agency’s HELOC brochure adds that some plans carry interest-only draw periods and end with a balloon payment.
A separate category exists: the commercial or portfolio line. It is relationship-driven and not really a HELOC. A true blanket line against free-and-clear rentals is uncommon. It tends to go to seasoned borrowers with strong credit, deep assets, and real tax-return income. If you already bank with an institution that does this, it is worth a conversation. If you do not, plan on a long search. Lendmire’s piece Where to Find a Rental Line of Credit on a Paid-Off Property covers that hunt in detail.
How the Super Jumbo DSCR Side Works
DSCR is a closed-end investor loan. The lender compares the property’s rent, from a lease or the appraiser’s market rent schedule, to the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Documents are the appraisal, lease, entity papers, and credit. Personal W-2s and traditional personal-income documentation are not the focus. For more on the product itself, see the complete DSCR loans guide.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Here is the size ladder. Every figure is a ceiling through select wholesale programs, at coverage of 1.00 or higher, subject to underwriting. The bands are loan amounts, not purchase prices.
| Loan Amount | Purchase | Rate-and-Term | Cash-Out |
|---|---|---|---|
| $150K–$1M | 80% | 80% | 75% |
| $1M–$1.5M | 75% | 75% | 70% |
| $1.5M–$2M | 75% | 75% | 60% |
| $2M–$3M | 75% | 75% | 60% |
| $3M–$4M | 65% | 65% | — |
| $4M–$6M | 60% on review | 60% on review | — |
| $6M–$10M | 60% on review | 60% on review | — |
The credit score a band’s top cell needs is not the program floor. The floor is 660 on loans to $3,000,000 and 700 above that, where the super-jumbo overlay applies. Top cells in the middle bands ask for more: 700 or better in the $1,000,000 to $1,500,000 band, and 720 or better from $1,500,000 to $3,000,000. A lower score drops you to a lower-leverage cell in the same band.
Cash-out has its own rules. Proceeds are unlimited at or below 60% LTV, with a $1,500,000 cap above 60%. There is no cash-out above $3,000,000. For a paid-off property, that matters: the whole loan is cash-out, so the ladder above is your real ceiling, not the property’s value. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
When a Super Jumbo DSCR Loan Is the Better Fit
A DSCR cash-out fits when the property, not the person, is the strongest part of the file. Four situations come up most.
The property sits in an LLC and should stay there. Entity vesting is welcome on the DSCR side, with no layered entities, and a personal guarantee is typical. A personal line may require deeding the asset out of the entity first, which some owners will not do for liability reasons.
Personal income is hard to document. Owners with real estate income, large write-offs, or irregular distributions often show thin taxable income against large assets. A line stacks DTI on top of that. DSCR is reviewed on documented rent under the applicable program, subject to lender guidelines.
You want a defined amount, held at a fixed structure. A floating balance on a large draw carries payment risk. A closed-end note gives a known structure. If the use is a single purchase or renovation, that fit is natural.
You plan to keep scaling. Because DSCR does not run through personal DTI, the loan does not crowd out the next acquisition the way a personal line can. The network allows up to 20 financed properties.
Interest-only is a real tool here. Select programs offer a 120-month interest-only period on 30- and 40-year terms, up to 75% maximum LTV, with coverage of 0.75 or better, qualified on the interest-only obligation. Reserves run six months on the subject property, or twelve for first-time investors. Cash-out proceeds do not satisfy reserves.
Some files fall under 1.00 on rent alone. That is common at luxury price points, where rent often does not scale with value. Select programs in the network review coverage between 0.75 and 0.99 on loans to $2,000,000, with LTV and terms adjusting, subject to underwriting. Interest-only restructuring can help the ratio. Short-term-rental income is another route: it requires coverage of 1.00 or higher, loans to $2,000,000, and experienced investors only. Income is counted at 80% of gross, from twelve months of operating history on a refinance. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
When a Line of Credit Is the Better Fit
A line wins when flexibility matters more than size and the borrower profile is strong. Three situations favor it.
Repeated, smaller cash needs. If you expect to pull money out in pieces, such as a renovation in phases, a line can mean paying interest only on what you draw. A lump sum charges you on the full balance from day one.
Strong personal profile, clean title. An owner with high credit, low DTI, ample documented income, and the property in an individual or trust name is the borrower these lines were built for. This is the easiest route for that profile.
Cash need beyond what the DSCR ladder can offer. Say the proceeds you want exceed the cash-out ceiling for your loan size, or your property sits in a band where cash-out is not offered. A portfolio-bank line against a relationship may be the only structure that reaches the number. Phasing the draw, or splitting it across properties, is another option.
Two cautions apply. Variable-rate exposure on a large drawn balance can raise carrying cost without warning, and the CFPB notes that only some plans allow conversion to a fixed rate. And availability varies sharply by lender. Expect document-heavy review.
One more point on use of proceeds. A business-purpose loan is defined by how the money is used, not just by the collateral. If proceeds go toward personal spending, the loan can lose its business-purpose character, and most DSCR programs restrict personal use. Keep records of where the money goes.
Worked Example in Ratios
Consider a paid-off luxury rental held in an LLC, where the rent covers the full obligation at roughly 0.9x. That is common when price outruns rent.
On the DSCR path, the ratio sits in sub-1.00 territory. Select lenders in the network review that range on loans to $2,000,000 at reduced leverage, with LTV and terms adjusting. An interest-only structure, qualified on the interest-only obligation at 0.75 or better, may improve the ratio. The file also needs two appraisals above $2,000,000, six months of reserves on the subject, and credit meeting the band’s leverage cell.
On the line path, the 0.9x is irrelevant, because a line is not rent-tested. What matters is whether you or a trust can hold title, whether your DTI clears with the new line counted, and whether a lender in your area writes lines on investment property at all. If the property is in an LLC, the deed question comes first.
Now reverse it. Say rent covers the obligation at about 1.3x, but the owner’s taxable income is thin. DSCR is straightforward. The line may stall on DTI.
Now reverse it again. Say the owner has strong personal income, individual title, and wants only part of the equity, in installments. The line may be simpler, and DSCR’s lump sum may be more than needed.
This is the pattern across files in this size range. The deciding factors are title and documentation, not preference. Run title first, then coverage, then DTI.
Where Each Path Runs Out of Room
DSCR limits:
- No cash-out above $3,000,000.
- Above $4,000,000, every request is reviewed case by case before submission, purchase or rate-and-term only.
- Above $3,000,000: no rural property, and no more than ten acres on a non-rural one. Credit must be 700 or higher, with 0x30x24 housing history, and citizens and permanent residents only.
- Thin rent coverage reduces available leverage.
Line limits:
- Smaller lender pool and strict requirements on investment property.
- Lower ceilings than a luxury asset’s equity can support.
- LLC title often blocks eligibility.
- Variable payments and possible balloon structures.
If you hit both ceilings, the options are phasing the cash across two transactions, cross-collateralizing with other assets through a portfolio bank, or reducing the amount.
Key Terms Defined
DSCR (debt service coverage ratio): The property’s monthly rent divided by its full monthly obligation.
PITIA: Principal, interest, taxes, insurance, and association dues, the full obligation that rent is measured against.
ITIA: The interest-only version of the obligation, used to qualify on interest-only loans.
Line of credit / HELOC: A revolving credit line secured by real estate, with a draw period followed by repayment.
Draw period: The stretch when you can borrow against a line before repayment begins.
Cash-out: Borrowing against existing equity in a property you already own.
Super jumbo: An informal label for loan amounts well above standard jumbo limits. It has no official definition.
Balanced Verdict
Pick the DSCR loan when the property carries the story: entity title, rent that covers the obligation, a need for one defined amount, and an investor who may keep scaling. Pick the line when the borrower carries the story: individual or trust title, clean personal income, smaller staged needs, and comfort with a floating balance.
On a paid-off property, there is no cheap first mortgage to protect, so the decision comes down to title, documentation, and how you want the balance to behave. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Is super jumbo an official loan category?
No. It is an informal market label for balances well above standard jumbo limits. In Lendmire’s network, the DSCR ladder runs from $150,000 to $10,000,000, and the standard program stops at $3,000,000. Each lender sets its own overlays, subject to underwriting.
Can an LLC take out a line of credit on a rental?
Sometimes, but it is uncommon at retail banks. Many lines go only to individuals or revocable trusts, and a commercial line to an LLC usually carries a personal guarantee. DSCR programs welcome entity vesting, with no layered entities, subject to program terms.
Does a line of credit change my DSCR on the property?
A line is not rent-tested, so it does not enter a DSCR calculation the same way. It does show up in your personal debt-to-income picture, which matters for future personal-profile lending. A DSCR loan is reviewed primarily on property rent, subject to lender guidelines.
What if I need more than the cash-out ceiling allows?
Cash-out is unlimited at or below 60% LTV, capped at $1,500,000 above 60%, and not offered above $3,000,000. If your need exceeds that, phasing the draw, using a portfolio-bank line, or a different structure may fit. Each is subject to underwriting. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Can I use short-term-rental income to qualify?
On select programs, yes, for experienced investors. Coverage must be 1.00 or higher, loans run to $2,000,000, and income counts at 80% of gross from documented operating history. Local permission must be documented for the specific property.
